So notwithstanding Walt Disney’s depiction of “Dan’l” Boone, where does the man really fit into American history? Importance of Veterans Day

Veterans Day is an opportunity to honor those who have or are serving in the United States military. To give them thanks for their hard work and their courage of leaving behind there jobs, homes, and families. For protecting all of the freedoms we enjoy each day. Veterans are the real heroes and we should look up to and pray for them everyday to stay safe. - It is difficult to repay someone that has done so much. The government has made efforts to provide a myriad of services that the veteran can utilize to make life better. One of those is to provide home loans for the veteran. They face many challenges and home ownership need not be one of them. Although, the Department of Veteran’s Affairs (Federal VA) makes a strong effort to provide the Veteran with home ownership opportunities; they also seek to make sound financial decisions. Federal VA has a 100% loan program. This allows for the Veteran to buy with No Down-payment. The money he or she has saved can go towards the closing costs that accompany a loan. Another option is that the Seller can contribute the closing costs and the Veteran can use the funds saved for moving and settling into the home or save the funds for the future. Anyone that has a veteran status of active or non-active military can apply. Federal VA also offers Refinance programs. There are some enhanced options for those that may need to refinance due to the economic distress we have been enduring. Please call or see a mortgage loan specialist for additional information. You need not be in a VA loan now to take advantage of your VA benefits to refinance. Oregon Department of Veterans Affairs or ODVA also offers a program. It also is open to anyone active or nonactive military that has served in the last 30 years. The rate is lower but comes with a few more regulations than the Federal program. Seek a mortgage loan specialist to see if this program serves your needs best. ODVA does ‘not’ offer a Refinance program. VA programs offer financing for nearly all home types that will be used for a primary residence for purchases and refinances. It is best to call a mortgage loan specialist that can help you determine what is best for you. You may also call 1-877-827-3702 and speak with a VA Representative or refer to www.homeloans.va.gov. The VA Programs have been around since 1944 and has guaranteed more than $18 million in home loans equaling $911 billion. In the past year an estimated 180,000 veterans received VA home loans. A final reminder is to be gracious and respect the people that make it possible for us to do whatever we want to do every day. And a smile or a hug is in order too Call Loan Specialist Chris at 541-574-9250 or 541-272-7014

It is important to be more than informed. It is also important to become knowledgeable about how the loan programs can work for you. Whether it is for Refinancing or Purchasing. It is as much about stabilizing the housing trends as it is keeping our communities stimulated. It is important to have neighborhoods where people feel they have a part in their future. We do not want neighborhoods where homes are empty or run down. We want to be the “home owners” making a future for our families and making a difference. If you or a friend or family member is struggling with the current housing payment it is crucial for them to come and see me as a mortgage professional I can help. Let me talk to you and review what your current situation is and if or how we can help. If trust is an issue – so could apathy be an issue. I can be a resource. Market values are continuing to change. For a Refinance the value you have today is less than six months ago and may or will be less value six more months from now. The time to “explore” your options is at this moment. There is no obligation and there is no fee to inquire about what is best for you. The Feds have tried very hard to put programs and Central Coast Business Services LLC financing into place to accommodate high loan to values, and recent credit challenges. FHA has stepped up Rose Marie Nicolas with some new things and granted the documentation Certified Mobile Notary Signing Agent being asked is detailed, but that is the same for any General Bookkeeping loan product at this time. So with some patience and a “We’re here to make it easy!” good mortgage loan professional – I or we can help by giving you options and by being honest with you. ARE YOU READY FOR WINTER DRIVING? Winter weather is fast approaching and soon motorists will be operating their cars in heavy rain, standing water, on snow, on ice, and on hail. Is your vehicle ready? Aside from the standard maintenance for your vehicle, your Lincoln County Sheriff’s Office offers the following tips to make sure your car is ready for operation in bad weather. * When the rain is falling and the roadways are wet, light is absorbed and hinders your ability to see. Make sure that all of the lighting on your vehicle is in good condition and replace burned-out bulbs. Make sure the low and high beam headlight bulbs are working. If you see moisture condensed inside your headlight, your headlight seal is not working correctly and the headlight should be replaced. * Check your vehicle’s tires. Make sure they have sufficient tread depth and that the tread is not more worn on one side of the tire than the other. Uneven tire wear is an indication that your vehicle is out of alignment. If your tires displays more tread wear in the center or outside edges, then your tire pressure could be too high or too low. Be sure the tire pressure is at the level recommended by the manufacturer. Tires with little or no tire tread will hydroplane easily, which can cause you to lose control of your vehicle. Check your spare tire too. Knowing how to change a flat tire on your car and ensuring you have all the tools needed can be handy. Practice changing a tire in your driveway with a family member or friend to help if you are unsure. * Be sure to check your vehicle’s windshield wipers. Sun and heat cause the rubber blades of the windshield wipers to become hard and even crack. Ice can also damage wipers. The blades should be soft; otherwise they tend to bounce across the windshield leaving steaks or gaps where the water is not removed. This results in limiting driver visibility. Also make sure the inside of your windshield is clean and free of streaks. * Keep a travel kit in your vehicle. The kit should consist of at least the following items: 1 At least six flares.2 Flashlight and spare batteries. If your grocery store provides antiseptic wipes in the cart area, use those on the handles and seat to kill germs that are likely lingering. Guard against hypothermia when you venture outdoors. Not only do you need to dress warmly, but good nutrition can help the body weather a chill. Wear a hat! Heat rises, and we lose the majority of our body heat through the top of our head! Fingers and toes need special care, too. Mittens provide more warmth than gloves. Even indoors we need to stay warm -- staying chilled for too long lowers the body's resistance to germs. Light layers of clothing trap body heat better than one thick layer. The floors where you live might be colder than the rest of the room, even if you have carpet. Check doors to see if there is a draft coming in at the bottom. Even a rolled-up towel can block cold air and conserve heat in the room. Beware electrical room heaters. If you have an old one, check with senior services in your area to see if they are giving out new ones. Be sure to keep the heater away from furniture or anything flammable.

Old Tricks for New Dog Contact Lu 541-921-7281 and start making a DEAR PAW'S CORNER: I have a new dog! What are difference! some basic tricks I can teach her? -- Tammy J., Huntsville, Ala. DEAR TAMMY: Congratulations on bringing home a new member of the family! There are many tricks you can teach a dog to perform, but I'll cover just three. These should be taught following basic obedience training (which includes sit/stay and down commands). Each session should last about 30 seconds; let her play for a while afterward. Shake Hands: Popular and easy to learn, this is a nice skill for puppies to have, especially when visitors arrive. Begin teaching Shake Hands after she has developed a good response to the Sit/Stay commands. Once she is sitting, pick up one of her paws gently, release it and give her a treat. Do this for a couple of days, and then add a verbal command, like "Shake hands" or "Say hello." Give her a reward after you say the command. Play Dead: Another easy trick, once she follows the "Down" command, you can progress to "Roll Over." Give her the "Down" command, and note which side she leans toward. Gently push her over onto that side, and give her verbal praise and a belly rub. Follow up with a reward. Roll Over: Once she masters "Play Dead," start from that position. First, desensitize your puppy by rubbing her belly and touching her legs and feet while she's in the Play Dead position. Once she's used to this, give the command "Roll over," take hold of the back and front legs closest to the floor, and very gently pull her over to the opposite side. (If she gets frightened or is in pain, stop immediately.) Reward her with a treat or toy. (Or, tempt her around with a treat: Show her the treat, then slowly move it up around the back of her head to the other side. She may follow it around, rolling over automatically.) No matter what trick you teach your dog, she'll love the attention, so make this training a regular part of your day!
