We pay careful attention when helping you select beautiful finishes for your home. Listed below are the interior finishes we include at no extra cost.

Choice of paint colours from DFH Series 1 with one colour to ceiling, one colour to walls and one colour to woodwork.

Two coat paint system with walls painted in low sheen and ceilings painted in premium acrylic flat paint.

Internal woodwork and doors painted in gloss enamel finish.

Choice of ceramic wall tiles from DFH Series 1 range to kitchen, ensuite, bathroom, laundry, WC and powder rooms (areas as indicated on drawings).

Choice of ceramic floor tiles from DFH Series 1 range for ensuite, bathroom, laundry and powder rooms with matching 100mm high skirting tiles (as indicated on drawings).

Pre–primed MDF 67x18mm architraves and 67x18mm skirtings in ‘Single Bevel’ profile with a gloss enamel paint finish.

Exterior and interior colours, cabinetry handles and tiles selected from a range of designer Aspirations colour schemes.

Ceilings

2,400mm nominal ceiling height for single storey homes.

2,400mm nominal ceiling height for ground floor and first floor of double storey homes.

Note: Ceiling height subject to siting of the home meets RESCODE requirement.

75mm Cornices

75mm standard plaster cove cornice to ceilings throughout dwelling and garage.

Staircases

Closed timber stringer with MDF treads and risers. Pine handrail with square posts painted gloss enamel.

Round 14mm black steel balusters.

Lever handle passage sets to doors and dummy sets to cupboards and robes all in bright chrome. Radius flush pulls to cavity sliding doors (if indicated on drawings).

All hinged doors include chrome hinges, latches and striker plates.

External sliding door with keyed lock (as indicated on plans).

Cushioned plastic door stops included.

Redicote PMDF flush panel internal doors to all rooms, cupboards and robes (as indicated on drawings).

Exterior Finishes

When building your dream home, there are many important exterior features to consider. We’ve got you covered for everything including stylish aluminium, low maintenance windows, termite protection, and garden taps, just to name a few.

Painted 4.5mm fibre cement sheet infill with 42x19mm trim to top or brickwork above windows and doors (as indicated on drawings).

Maintenance free Colorbond fascia, barges, gutter and downpipes with colour selected from Colorbond standard range. Gutters in slotted quad profile.

Includes underground power, mains water, mains gas, mains sewer and stormwater connections based on a level building allotment up to 650m2 and a maximum 6m setback from the relevant point at the site boundary and availability (excludes additional connections outside the lot boundary).

Garden taps provided to front (at water meter) and rear (on home external wall).

Bricks

While bricks are the foundation of your home, they can be stylish as well as functional. Choose your favourite hue from our curated range of Aspirations Colour Boards.

Clay bricks from DFH Series 1. All brickwork with natural colour rolled mortar joints.

Brickwork above all front facade windows and entry door unless feature cladding is integral to the front facade.

Roof Tiles

The perfect roof tiles are a dynamic combination of function and style. We’ll help you select tiles that add texture to your home’s facade and complement your choice of brickwork with our Aspirations Colour Boards.

Windows

A&L Windows clear glazed maintenance free aluminium windows and sliding doors in a choice of powdercoat colours (colour range may be dependent on window types to achieve 7 star rating).

Keyed locks to all opening window sashes.

Construction Features

Up to a standard Class H1 engineer designed void former concrete slab.

Alfresco with plaster lined ceiling and concrete floor (if indicated on the plan).

Concrete pump included for slab construction. Constructed for low level of bushfire attack Bushfire Attack Level (BAL) – Low.

Based on N2 wind rating.

Part A termite protection to home with collars to slab penetrations (Part B house perimeter protection not included).

Heating

Bonaire gas ducted heating with manual thermostat. Unit installed in roof space and ducted to bedrooms, study and living areas through ceiling vents as per house design. The total number of points and unit size are home specific.

Hot Water

Rheem Electric HWS (Heat Pump 2.4kW) 280 litre.

Energy Efficiency

We take great care in providing the highest quality inclusions. All Dennis Family Homes’ standard floorplans are consciously designed to be as good for the environment as they are for you and your family.

All standard home designs include an independent 7 star energy rating (Victoria). Note: this is based on a standard home only. Any changes to the design may incur additional costs to reach the 7 star minimum rating.

CSR Bradford Gold High Performance Glasswool R6.0 batt insulation to ceiling (excludes garage, portico and alfresco unless these are below an upper floor).

CSR Bradford Gold Glasswool R2.5 wall batts to external walls of dwelling including garage/house wall. Wall wrap to external walls.

CSR Bradford Gold Glasswool R2.0 wall batts to indicated internal walls of dwelling (home specific where indicated on drawings).

Draught excluders (RP4) and bulb weather seals to house external hinged doors.

Draft excluder (RP17B) and foam seal (RP59) to garage/house access door.

Listed below are the electrical fittings we include in your home so that you can live as comfortably as possible.

Clipsal ‘Iconic’ switches and power points to rooms includes:

‑ Two double power points to kitchen benches, all living areas and bedroom 1.

‑ One double power point to all other bedrooms, study (if included in home) ensuite, bathroom, laundry and garage.

‑ Single power point to cooktop, dishwasher space and microwave space.

9W Energy saving light bulbs with batten fix white conical shades internally, portico and alfresco (as indicated on drawings).

Weatherproof batten holder to each exterior door, excluding garage.

 Mains power ionisation smoke alarms with battery backup located as indicated on plans. One TV point and 7m co‑axial cable to roof space as indicated on plans.

Safety switch, miniature circuit breakers and earth leakage to meter box.

Steel line (Melbourne and Geelong) and Dynamic (Regional) sectional door.

Remote control with three transmitters (one is wall mounted).

External weatherproof flush panel rear access door.

Front Entry Door

Painted timber front entry and rear garage door frames. Large 920mm wide single or 2 x 820mm double entry door (home specific refer to drawings). Clear sidelight glazing (if glazing indicated on drawings).
