What are the costs we should consider for a typical Knockdown Rebuild project?

• Base price of house.

• Site cost, including slab upgrades, traffic management cost, Health and Safety related costs, double handling cost, site excavation cost.

• Relevant promotional extras: These may include upgraded floor covering, cooling system, luxury boutique sliding doors and windows or personalised kitchen upgrades.

• Your personalised upgrades/your family’s wish list.

Other prices to consider

• Demolition.

• Vegetation removal.

• Disconnection of services – water, electricity, stormwater, gas and sewage.

• Council related cost. This may include a report and consent application or town planning application.

What is involved with the Knockdown Rebuild process?

Dennis Family Homes has a step-by-step process that makes building your brand new home easy.

1. FREE site inspection and preliminary research.

2. FREE one-on-one design consultation with Knockdown Rebuild Specialist.

3. Initial deposit – $3000 to proceed.

4. Confirmation – documentation with plans and pricing.

5. Prepare for demolition.

8. HIA contract signing.

9. Building permit application & demolition.

What can I expect from my free site inspection?

Your Knockdown Rebuild Specialist will perform a no-obligation preliminary site inspection.

Site considerations assessed

• Site fall: We assess the natural fall of your land.

• Site access: Assessing parking and traffic management requirements necessary for the construction phase.

• Powerlines and telephone lines: We evaluate the impact these may have on your build, material deliveries and OH&S requirements.

• Easements: Assessed to navigate any potential limitations.

Regulatory compliance

• Property setbacks, maximum building height, and site coverage regulations.

• Vegetation and special building overlays that may influence your design choices.

• Design and Development Overlays, ensuring your new home meets specific aesthetic and functional criteria set forth by local governance.

Demolition for your Knockdown Rebuild will be done by our preferred contractor, Dig Dig Demolition.

Dig Dig Demolition will conduct a site inspection, organise council approval and a building surveyor, and provide a quote for their services.

Who will complete the town planning and the report and consent?

Town planning consultants can assist with your town planning application process from start to finish.

Dennis Family Homes can apply for a report and consent on your behalf.

Town planning application

Dennis Family Homes can refer customers to Ratio Consultants, a town planning partner.

A town planner will generally:

1. Responding to any request for information from the council.

2. Working with referrals to address any further requests, e.g., Southeast Water, CFA.

3. Receiving a Notice of Decisions.

4. Obtaining endorsement from the council.

Any fees payable by you will made directly to the town planning consultants. These may vary, depending on the scope and complexity of the town planning application. Please consult your nominated town planner for further details and associated costs.

Report and consent application

Dennis Family Homes (DFH) will apply to our local Council for Report and Consent approval(s) on your behalf.

Application fee(s) and Council fee(s) must be paid to DFH before the Report and Consent application is prepared and lodged.

DFH cannot guarantee how Council will respond to the Report and Consent application, however DFH will endeavour to do its reasonable best to advocate for a favourable outcome where possible.

Will I receive updates during the construction of my new home?

Yes. Before construction begins, you will have a consultation with your dedicated Site Supervisor.

Our skilled construction team will then build your dream home.

Your Site Supervisor will communicate with you frequently about the progress of construction so that you can relax while your dream becomes a reality.
