YOUR NEW HOME JOURNEY Congratulations on your dream home purchase and welcome to your new home journey. Now that you have chosen your perfect home design, the real fun begins! It’s time to select all your colours, finishes and fittings to suit your individual taste and style and truly turn your house into a home. We understand that this can be a daunting prospect and have developed this guide to help you understand the process. You will find colour schemes to inspire you, tips and tricks to guide you, plus stunning images to help you understand the types of selections you may need to make for each part of your home.

YOUR COLOUR CONSULTATION Your Colour Consultation is a very important and exciting opportunity to personalise your new home and truly make it your own. During the consultation, we will finalise all selections for the exterior and interior of your new home and provide you with a final schedule of your selections. Colour Consultations can take up to 6 hours to complete and are conducted at one of our 7 Colour Showrooms across Victoria and Regional NSW (see page 7 for locations). Our Colour Showrooms have been designed to make the selection process as quick and simple as possible, and showcase a broad range of options for you to choose from! To help you prepare for your Colour Consultation, we recommend that you:

• View as many Dennis Family Homes displays as you can. This will give you an idea of fixtures and styles that you like. If possible, note down the name of the home you were in and the particular elements that stood out to you. • Do some research and be inspired! Take notes of trends and colour schemes that appeal to you. You could also collect samples and photos of things you like and bring those along to your consultation, or why not create a Pinterest board of ideas to share with your Colour Consultant. Then, on the day of your consultation, remember to bring this guide, along with any notes you have made, samples you may have collected and photos or pictures showing design styles that interest you. Please note that we do rely on outside manufacturers for many of our colours, fittings and fixtures, so items may change from time to time and occasionally even become discontinued due to changing trends, in which case you may be required to make another selection. In this instance, your Colour Consultant will inform you of any changes and help you to make a new selection.

Generally, homes tend to follow an interior colour theme throughout. This helps to create a consistent, comfortable and inspiring environment you will love coming home to. Over the next few pages we have captured some of our favourite interior styling themes. Take note of any styles that appeal to you and we will help you create it in your new home.

DESIGNER Stylish and sophisticated, the Designer theme combines premium contemporary finishes and bold contrasts to bring a modern feel to any home. With a truly polished look that celebrates clean lines in cabinetry and furniture, Designer creates timeless poise for a refined lifestyle. The combination of monochromatic tones and rich timbers create warmth and definition, while the sleek, minimalistic feel gives your home a sense of hotel luxury every day.

SHORELINE The perfect balance of nautical charm with rustic undertones, this theme is full of character. Shoreline maximises natural light, along with feature oak and white washed timbers to bring a beachside feeling into your home. BASE AND BRASS

SCANDINAVIAN

UNDERSTANDING YOUR INCLUSIONS Inclusions are items that are included in the base price of your home. We have 3 different levels of standard inclusions which vary based on the home design you have chosen. Our 3 standard inclusion levels are Aspirations, Inspirations Essence and Inspirations Premium. It is important that you are aware of the inclusion level you have chosen and what is included as standard as these are the items you may need to select colours, fixtures or fittings for at your Colour Consultation. Refer to your sales paperwork for your chosen inclusion level.

In the Colour Showroom you will be able to view most of the standard inclusions, as well as a range of upgrade options. Additional charges will apply to selections made from the upgrade options list. Many of the standard inclusions are individual set items (e.g. ducted heating) while others require you to make a choice (e.g. choice of bricks from Series 1). In this instance, choosing a brick from Series 1 will be no extra cost as it is a standard inclusion, but upgrading to a brick from Series 4 would incur an additional cost as it is considered an upgrade option. If you are unsure whether an item or feature is included in your home, please refer to your Building Contract or speak to your Sales Consultant for further clarity. During your consultation, our experienced Colour Consultants will guide you through the whole selection process and will be able to provide further clarity, information and advice, as well as answering any questions you may have.

YOUR FACADE When you purchased your home, you would have chosen a facade type: ie. Classic, Boulevard, Resort etc. This refers to the structure and style of the front of your home. Each facade is different, not only in style and design, but often in the materials used.

PORTICO

There are many parts that make up the facade of your home, as well as plenty of additional colour and material options available. Depending on the home you have purchased, some of these facade options will be included in the base price, while others will incur an additional cost should you choose to add them. To help you better understand the various elements of a facade, we have highlighted some key terminology and optional features on the homes to the left.

Standard facade A standard facade is typically brick finish, with no render or other upgrades included. Upgrade options There are a great number of facade upgrade options available, including render, stacked brick, wall tiling, Colorbond roof, flat profile roof tiles and many others. These are available on most homes depending on the facade you have chosen, and will incur an additional cost.
