Being flexible with your down payment could pay off. It’s a matter of considering the market, your future plans and your current needs.

3 times you don’t need a 20% down payment Saving up for a 20 percent down payment, while preferred, isn’t always the best strategy for buying a home. Here are three times you shouldn’t bother with it.

1. Prices are going up fast. You’re interested in a house selling for $500,000, but you only have $50,000 saved up. You can wait until you’ve saved the full 20 percent or buy now and pay insurance on the mortgage. The problem is that if prices go up, that 20 percent down payment will also increase. In these cases, it may be more advantageous to buy now. 2. You need the cash. Sometimes a problem with the house only becomes apparent after the purchase is finalized. Or, you may have planned to make some repairs or update the appliances. In such cases, putting down less than 20 per cent lets you deal with these expenses instead of having to take out an additional loan. 3. You don’t want to wait. If you’re starting a family, it may be worth it to pay insurance on your mortgage to ensure that you don’t miss out on a great home. Being flexible with your down payment could pay off. Is Christ Your King? by Pastor Ricky Kurth

Most Christians would answer this question with a resounding yes, but most grace believers would respond with an emphatic no. They know that the people of Israel lived in a kingdom (I Sam. 24:20), and they know that the Lord was born “King of the Jews” (Mt. 2:2) and will one day rule over them in the kingdom of heaven on earth. They rightly reason that a kingdom is ruled by a king, but that believers today are members of “the Body of Christ” (I Cor. 12:27), and a body is ruled by a head. Since Christ is our Head (Eph. 4:15), it is easy to see why some say He is not our King. But the same apostle who tells us we are members of Christ’s Body also tells us that “the Father…hath translated us into the kingdom of His dear Son” (Col. 1:12,13). Paul is speaking here of God’s overall kingdom of the saved of all ages, but any kingdom, by definition, is governed by a king. There are, of course, some dispensational differences. A kingdom has to be governed by law, so God gave Israel a law, a law that said that if your neighbor is hungry you should feed him (Deut. 15:8). But bodies aren’t governed by a law, they are governed by love. When your stomach is hungry, your head doesn’t need a law to tell you to feed it. You feed it because “no man ever yet hated his own flesh; but nourisheth and cherisheth it” (Eph. 5:29). In a kingdom, you have to have laws that say things like “thou shalt not kill,” and “thou shalt not steal,” so God gave the kingdom of Israel a law that said things like that. But our apostle says that laws like “thou shalt not kill” and “thou shalt not steal” are “briefly comprehended in this…Thou shalt love thy neighbor as thyself…” (Rom. 13:9,10). So after telling the Galatians that we are not under the law but under grace, Paul told them, “by love serve one another” (Gal. 5:13). Under grace, we don’t kill or steal from one another because we love one another! But what would happen in the kingdom of Chicago if the mayor announced that he was suspending all laws, and from now on everyone should just love one another? It wouldn’t take long for people to realize that love works well when it comes to governing a body, but a kingdom needs laws! But despite these dispensational differences, Christ is still the king of the overall kingdom of which we are a part. Someday He will “sit upon the throne of His glory” in the kingdom of heaven on earth (Mt. 25:31). In the meantime, does He sit on the throne of your heart? Five Things to Do After You Purchase a New Home If you’re a first-time home buyer who has just finished the closing process, you might be wondering what you should do as soon as you move-in. Maybe it’s unpacking or gathering new design ideas to make the home your own. Before settling in, there are a few tasks you should consider completing to help keep your home comfortable and family safe. To help you transition to the status of new home owner, consider adding the following items to your to-do list.

Keep Documents Related to Your Home Organized

Develop a Home Maintenance Checklist You should regularly check, clean and/or test a wide variety of interior and exterior systems and structures. A robust home maintenance list can help keep your home functioning at an optimal level and save you time and money in the long run. The U.S. Department of Housing and Urban Development has a checklist to help you get started with the basic guidelines for keeping different areas of your home in the best shape.

As a new home owner, you’ve likely gathered a mountain of paperwork, printed or electronic. Make sure to keep track of all the documents related to your home purchase, appliance warranties and insurance information. You might need to have those documents handy for future tax preparation or to keep track of items in your home that may need to be replaced or repaired in the future.

Prepare an Emergency Kit

Improve Your Home’s Energy Efficiency

You don’t have to wait for seasonal storms or wintry weather to prepare your home and family for an emergency. In the event of a natural disaster, basic services such as electricity, gas or water may be cut off for days or even weeks, so you should be prepared. The Department of Homeland Security recommends stockpiling at least three days’ worth of food and water for your family. Visit ready.gov for a list of suggested items to include in a basic emergency preparedness kit.

Even if you’ve purchased a brand-new home with the latest energy-efficient building materials and techniques, there are still some improvements you can make to save even more money on utility bills. For example, you can install a programmable thermostat that can be set to automatically adjust the heat or air when the home is most or least used. Visit energystar.gov to learn about more opportunities improve your home’s efficiency.

Change the Locks If you bought an existing home, you should rekey the locks right away. You never know who the previous owners gave keys to. The National Crime Prevention Council recommends purchasing high quality locks that have a long enough bolt so the door cannot be pried open. If you don’t have a deadbolt on your doors, now is a good time to install one or hire a locksmith.
