WHAT RECESSION? HOUSING IS BOOMING AGAIN! It’s not just the weather that’s heating up around here. Our local real estate market is on fire! (And I don’t mean that people are burning their homes down to protest the recession.) I mean that home sales figures hit a historic milestone in May. This is remarkable news in spite of the fact that our country is in the middle of a recession. During the month of May, there were 9,290 homes sold in Metro Phoenix. The last time we had a month of home sales this strong was in July of 2005! And that was right at the height of the housing boom. In April of this year we were excited to see just over 8,000 homes sell. And In May we topped 9,000. So what’s going on here? And where are these homebuyers coming from? In May about 74% of the homes sold were either lender-owned or short-sale transactions. That tells us that the bargain hunters have been out in full strength. The bargain hunter buying trend will continue for some time until the home foreclosure inventory is dried up. We are also starting to see multiple offers on properties listed for sale and as a result, bidding wars are taking place. The low level of homes listed for sale combined with strong buyer demand is signaling a seller’s market in almost all areas of the Valley. Many forecasters are calling this a bottom with the expectation that home values in many areas are already on the rebound upward. What’s driving the strong home buying demand is low interest rates, low housing prices, and the $8K first-time homebuyer tax credit. The credit expires on December 1st of this year. It will be interesting to see if home buying numbers dip at the end of the year after the tax credit goes away. In the meantime, enjoy the ride. We’ve all been waiting for this type of progress for three years!
