Real estate financing can be a daunting task. And that is especially true in today’s world where lenders are more cautious about lending due to economic uncertainty. I understand that choosing a mortgage is one the biggest decisions that you will make. You want the best interest rate and you want the pre-approval, application, and close of escrow process to be hassle-free. I understand. I listen to your needs. And I respond quickly and deliver. Let me put my nearly two decades of residential lending experience to work for you!

HURRY... BEFORE IT’S TOO LATE!
Many of you have already called to take advantage of our amazingly low interest rates through a purchase or refinance. And for those that haven’t yet called, we are starting to see rates rise again due to the changing dynamics of the economy.
Winter Retreats Right Here in Arizona
If your current rate is above 4%, it is time to lock in a historic-low rate before they are gone. Mortgage rates are so low today that we are seeing most clients lower their existing mortgage rate by 2-3%. As an example, a 2% reduction in rate on a $250k loan saves you $5,000 a year. Over ten years that saves you $50,000. These are mind-boggling savings numbers considering how inexpensive refinancing is. As recently as eight months ago the greatest barrier to refinancing was the fact that many people in the Greater Phoenix area owe more on their home than it is worth. And back then, if you didn’t have equity you couldn’t get a refinance. But times have changed with some newly introduced loan programs that allow us to refinance homes with no equity. Just last week I refinanced a client who owed $400k on a home worth $200k and dropped their rate almost 3%. They are saving $7k a year from our refinance despite being substantially upside-down on their home. But time is limited, as our federally backed program does expire in 2013.
As an added bonus, clients who refinance with us by year-end will enjoy a deferred mortgage payment during the holiday season. Please call or email me today for a free analysis to find out how much money I can save you with a refinance. I look forward to hearing from you.

Imagine if your home was damaged or destroyed by a storm or fire. Or, if your belongings were burglarized or vandalized. Even though you have homeowner’s insurance, did you know that your chance of recovering a claim on your home’s contents is nearly impossible if you don’t have some sort of record of your belongings? Documentation of your possessions is critical as many insurance companies will not cover you for items that you can’t prove you owned. Having a current and accurate inventory of your home will get your insurance claim settled faster, verify losses for your income tax return, and can even aid you in buying the appropriate amount of insurance. Besides having a record for an insurance claim, your home inventory will be very useful to financial advisors and estate planners to adequately understand your entire net worth and better help you in your financial affairs.

While recording every item and detail of your home may seem a daunting task, you can tackle this project just a little at a time. Perhaps start with going from room to room. Or beginning with newly purchased items and then finishing with older items that may take more research. You may also decide to document your most valuable items first, then return and finish with everything else. If you have not taken an inventory, the best time to do it is now of course. If you are planning a move, you might find it simpler to record items as they’re getting boxed up. Plus, the information you gather will be useful in the case that your belongings were lost or damaged in the move itself. If you have already completed a home inventory, be sure to add to it periodically as you acquire new things or in the event that your valuables such as jewelry or artwork may have appreciated. In addition to an inventory of your belongings, it’s a wise idea to document your actual home. Lighting fixtures, window treatments, door hardware and even your landscaping can provide a true picture of what your home looked like and how it should be comparably restored. There are several ways of documenting your home’s inventory: 1. You can simply keep written records with photos and receipts. Your insurance company can most likely supply you with a kit to aid you in the information they’ll need. 2. There are complete software systems available such as Quicken Home Inventory Manager in which you can upload photos, scan and attach your receipts, price tags, etc. 3. You can use an online site to help with the task such as KnowYourStuff.org. With this site, you can also archive your records online. 4. You may even choose to hire a local company to do all the legwork for you. Visit ArcadiaInventoryServices.com to learn about their services. Now that you’ve fully documented your home and its belongings, don’t forget to keep your records away from your property! Use a safe deposit box, or store them at a friend or family member’s home so that your valuable documents don’t become a victim of the destructive event too.
