Q: HOW DO I DETERMINE IF I HAVE THE APPROPRIATE HOMEOWNER’S COVERAGE ON MY HOME? A: Your home may be the biggest investment you will ever make. So, in order to protect your investment in this ever-changing real estate market, it is crucial to understand the key components to determining the appropriate coverage on your home. First, make sure your home is insured for at least 100% of its estimated replacement cost. Next, understand the difference between “Market Value” and “Replacement Cost.” Market value is the amount a buyer is willing to pay, including land, regardless of how much it would cost to rebuild the home. Replacement cost is the rebuilding cost necessary to repair or replace the entire home and is not considered the market value, the land value, or the outstanding mortgage loan owed on the home. Finally, be aware of any architectural details or unique building materials that may affect your estimated replacement cost, such as upgraded bathrooms or kitchens (including cabinetry); additional rooms or living space; custom molding or arched windows. If your household is like many others this time of year, you will be entertaining out-of-town visitors in the weeks and months to come. While there is an old joke about not making your guests too comfortable lest they stay longer than you’d like, by all means you’ll want to make your home as warm and inviting as you can for those that have come to visit! Most houseguests want to feel that they are not imposing too much on their hosts. Ease their anxieties by outfitting their quarters with as many conveniences and niceties as necessary so that they have everything they could need at their fingertips. Not having to constantly ask their host for things makes for a better visit for your guests as well as for you. Start with a private area or room where guests can retreat to.
