SCOTTSDALE REAL ESTATE SHOWS HEALTHY REBOUND The real estate market in Greater Phoenix has seen a nice, robust recovery in the past year or so. The largest increases in sales volume and year-over-year price appreciation have been in the lower-priced point properties, generally those under $250,000. How does Scottsdale real estate compare? With overall higher home values, Scottsdale has not seen the same amount of appreciation and buying frenzy, but the market is absolutely rebounding as well. In the first quarter of 2013, 1,234 single-family homes in Scottsdale sold with an average sold price of $542,487. In the first quarter of 2012, the average sold price was $487,846. That’s an increase of over 11% in just one year. More telling perhaps, is the ratio of original asking price to the final sales price. This year, homes sold at an average of 93% of the asking price. The ratio was 88% in 2012 and just 83% in 2011. What this signifies is that there is less competition for sellers with fewer homes on the market. The days of buyers acquiring properties at a large discount are over. There are often multiple offers on the table, and homes are selling much quicker today (average of 95 days, vs. 159 days in 2011).
