SPAGHETTI & MEATBALLS MEATBALLS: 1 egg 1/2 tsp. garlic, finely minced 6 tbsp. milk 3/4 c. seasoned bread crumbs 1 tbsp. olive oil 1/2 c. grated parmesan cheese 1 tsp. salt 20 oz. ground beef 1 1/2 tbsp. parsley, chopped 1. Combine garlic, bread crumbs, cheese, and salt together. Mix well by hand until all ingredients are evenly distributed. 2. Mix beef, parsley, egg and milk together with bread crumb mixture. 3. Mix only until combined and form into 16 evenly sized meatballs (approximately 2 oz. per meatball). 4. Heat olive oil in a large skillet over medium-high heat. Add meatballs and brown on all sides until cooked through. 5. Finish in a 350 degree oven for 10 minutes. PROCEDURE: 1 Jar Maggiano’s marinara sauce 1 lb. good quality dry spaghetti (such as Barilla or DeCecco) 1. In a sauce pan, heat marinara and meatballs until meatballs are heated throughout.

How can smaller spaces feel larger? Designing a home or space properly can also be quite an investment. If and when a homeowner decides to sell the property, the home should stand alone from the other choices on the market. Creating fascinating and compelling details is optimum, in that those remarkable elements and appealing design choices hopefully will remain in the memories of those who are viewing your home. In many instances, a touch of drama is a great way to create interesting spaces. The trick though, is to understand exactly what that means and how to achieve it. For larger spaces, there is usually a bit of a stronger challenge, but properly designing the space will certainly include focusing on at least one area in the room to add that touch of drama. Fireplaces, interesting art, important pieces of furniture, beautiful views and conversation areas will help determine those focal points. The opposite will be true when designing smaller spaces. In this case the challenge is usually to make the space feel larger. The best way to achieve this may be to simplify. For a smaller space, this may be achieved by determining a focal point in the room and addressing it with something that will demand attention when someone enters the space. It’s important to understand what legal responsibilities your real estate salesperson has to you and to other parties in the transaction. Ask what type of agency relationship your agent has with you:

UNDERSTANDING AGENCY RELATIONSHIPS

SELLER’S REPRESENTATIVE (also known as a listing agent or seller’s agent) A seller’s agent is hired by and represents the seller. All fiduciary duties are owed to the seller. The agency relationship usually is created by a listing contract.

BUYER’S REPRESENTATIVE (also known as a buyer’s agent) A buyer’s agent is hired by prospective buyers to represent them in a real estate transaction. The buyer’s rep works in the buyer’s best interest throughout the transaction and owes fiduciary duties to the buyer. The buyer can pay the licensee directly through a negotiated fee, or the buyer’s rep may be paid by the seller or through a commission split with the seller’s agent.

SUBAGENT A subagent owes the same fiduciary duties to the agent’s customer as the agent does. Subagency usually arises when a cooperating sales associate from another brokerage, who is not the buyer’s agent, shows property to a buyer. In such a case, the subagent works with the buyer as a customer but owes fiduciary duties to the listing broker and the seller. Although a subagent cannot assist the buyer in any way that would be detrimental to the seller, a buyer/customer can expect to be treated honestly by the subagent. It is important that subagents fully explain their duties to buyers. Subagency is not common in Texas.

DESIGNATED AGENT (also called appointed agent) This is a brokerage practice that allows the managing broker to designate which licensees in the brokerage will act as an agent of the seller and which will act as an agent of the buyer. Designated agency avoids the problem of creating a dual-agency relationship for licensees at the brokerage. The designated agents give their clients full representation, with all of the attendant fiduciary duties. The broker still has the responsibility of supervising both groups of licensees.

NON-AGENCY RELATIONSHIP (called, among other things, a transaction broker or facilitator)

DISCLOSED DUAL AGENT Dual agency is a relationship in which the brokerage firm represents both the buyer and the seller in the same real estate transaction. Texas does not allow dual agency, but rather intermediary, in which the consent must be in writing. Dual agency relationships do not carry with them all of the traditional fiduciary duties to clients. Instead, dual agents owe limited fiduciary duties. Because of the potential for conflicts of interest in a dual-agency relationship, it’s vital that all parties give their informed consent. Disclosed dual agency, in which both the buyer and the seller are told that the agent is representing both of them, is legal in most other states.

Some states permit a real estate licensee to have a type of non-agency relationship with a consumer. These relationships vary considerably from state to state, both as to the duties owed to the consumer and the name used to describe them. Very generally, the duties owed to the consumer in a non-agency relationship are less than the complete, traditional fiduciary duties of an agency relationship. In Texas, a non-agency relationship is not practiced. Instead, a Realtor in Texas either represents the buyer, the seller, or is in an intermediary relationship. Source: REALTORMag.
