ZIP code 85255 single family homes: • In March 2009, 49 homes sold, which is an 18% decrease from March 2008. • 2009 year-to-date unit sales are up 6% to the same period last year. • Inventory is down 8% to last March, and inventory has come down for the last three consecutive months. • Homes currently under contract are up 23% and represent the highest number of homes under contract for any month in the last 24 months. • With sales up and inventory down, the months of supply has dropped to 12 months. One year ago supply was 16.7 months, and last month it was 14.3 months. • Distressed properties in 85255 represent 14% of the listings, 38% of homes sold YTD and 58% of those under contract. Ready, willing and able buyers who are sitting on the sidelines and waiting for the “best time” to make a move may be ignoring the opportunities that may never come again – genuine bargains, great financing terms and little competition from those willing to make the decision to purchase. In turn, prospective sellers, unwilling to accept the best offer obtainable from the best buyer available, are failing to recognize that such an offer is the true present market value of their property, regardless of how unpalatable it may appear.
