There is something so glorious about dining al fresco on a sunny day. Whether you’re planning a romantic outing for two, or an adventure for adults and kids alike, follow these tips for a successful picnic:
• Bring along some necessities such as a picnic blanket and outdoor pillows for lounging. A small vase to hold flowers picked from the sight, hand sanitizer for preparing food, and frozen gel packs to keep food cool will also come in handy. • Some foods travel better than others. When designing your menu, avoid soft, crushable foods that won’t last through the journey such as berries or delicate pastries. Green salads are out – they tend to wilt. Bring heartier salads such
as a pasta or couscous dish. Pack sandwich toppings separately and assemble the sandwiches onsite. Avoid any mayonnaise-based foods and use oil and vinegar-based foods instead. Don’t pre-slice cheese. Once sliced, it starts releasing its oils and dries out more quickly. Instead, pack a small knife and cheese board. And especially in warm weather, don’t risk bringing any sushi or shellfish. • Some excellent picnic fare includes artisan breads, specialty cheeses, fresh fruits, locally made sausage, gourmet salads, roasted chicken, marinated olives, wraps and chilled soup such as gazpacho. If you’re not inclined to spend hours in the kitchen, a trip to your gourmet deli is in order!
ones at the Taylor House hospitality house. Summer Soiree The Arboretum, July 21st 928.774.1442 | TheArb.org Don’t miss this year’s premier fundraising event for • Get creative with beverages. Homemade lemonade with frozen raspberries, creamy iced coffee, iced mint tea or sparkling water infused with fresh fruit all make nice alternatives to sodas. If your picnic includes wine, a light and refreshing Sauvignon Blanc or Pinot Grigio would fill the bill nicely. • Put an extra “gourmet” splash into the entire affair by packing fresh herbs such as basil, mint and rosemary to garnish the plates.
• Having activities for the children will make the day just as memorable for them as well. Bring some jars so they can collect bugs, a kite or two and a ball to kick around. • To keep ants at bay, sprinkle talcum powder on the perimeter of the food plates or the entire blanket. Placing a few springs of fresh mint near the food is said to keep bees away. Now go out and have a picnic to remember!
HOME BUYER BENEFITS Buyers are more confident purchasing a home that has a warranty included in the sale. They can move into their new home with assurance that they are covered for unexpected home repairs or replacement costs. Their coverage is in force, regardless of the appliances’ age, make or model. Under a home warranty plan, if a covered item can’t be fixed, it will be replaced. A typical warranty on an existing home results in an average of nearly two buyer claims in the first year. Since many buyers stretch their budget to get into their dream home, the last thing they need is a mechanical breakdown to disrupt their budget. With a home warranty, buyers no longer have to worry about out-of-pocket expenses

Home Sweet Home: Is Yours Under Warranty? Whether you’re buying property, listing your property for sale or simply an existing homeowner, a home warranty is a very affordable way to preserve peace-of-mind and protect your most valuable asset. A home warranty, also known as a home protection plan, is a one-year residential service contract that provides repair or replacement coverage for electrical, plumbing and mechanical systems as well as built-in appliances such as an oven/range, microwave and dishwasher in a home that fail due to normal wear and tear.
The Arboretum. Mix and mingle among the gorgeous
due to unexpected repairs. A home warranty offers cash flow protection, so it just makes good sense to have one on your home. HOME SELLER BENEFITS Having a home warranty gives sellers a competitive edge over other homes on the market. By offering a home warranty plan with the purchase of their home, sellers can transact business with confidence and avoid after-the-sale disputes if something goes wrong. Home warranties also offer protection against costly repairs while the home is listed. Moreover, homes listed with a home warranty are often more attractive to potential buyers and tend to sell faster and closer to the asking price than those without one. When a buyer has confidence in your home, it discourages downward price bargaining. HOMEOWNER BENEFITS Perhaps you’re not planning on buying or selling at all. Your current home is also
eligible for a protection plan. It doesn’t matter how old your home is, or how often you call for service and repairs – you will still qualify for coverage. Check with a reputable Realtor in your area for recommendations on local and national home warranty companies that they’ve had good luck with. How much does a home warranty cost? A home warranty plan is affordable protection against unforeseen circumstances. The average cost is approximately $400-$500 a year. Additional coverage is available under most home warranties at an extra charge for pool and spa equipment, central air conditioning and free-standing appliances, such as refrigerator, washer and dryer. How does a home warranty work? When a malfunction occurs that involves a system covered by the home warranty plan, the homeowner calls the warranty company and requests a service call. The cost of the service
call, which averages $50 to $75 per visit, is paid by the homeowner. The warranty company assigns the call to an approved contractor, and the home protection company pays for the system repair or replacement. How long is the coverage term? A home warranty plan usually runs for a year, and may be renewed. Some people keep their home warranty policy in place for many years. If you need to cancel your warranty plan mid-term, it’s generally not a problem and you may be refunded any premium dollars on a prorated basis. Who pays for the home warranty in a sales transaction? The seller usually pays for the coverage; however, the cost is negotiable and should be addressed in the purchase agreement. The type of coverage, including what equipment is to be included and the maximum policy fee should also be specified.
