New Mexico to share their language, lifestyle, Not even a generation ago, grilling on the BBQ meant a trip to the store to buy lighter fluid, matches, a bag of Kingsford charcoal briquettes, ground beef, sliced American cheese and a bag of hamburger buns. As our tastes have become more refined in many aspects of living, so have our desires for the ultimate outdoor grill. Americans’ interest in a more sophisticated food culture and the trend towards more healthful eating has helped fuel the growth of these “super grills.” Although backyards all across the nation are upgrading, Arizona homeowners are truly fortunate as our weather allows us more backyard time than so many other parts of the country. Just as the latest innovations and gadgets have made their way into our kitchens, outdoor grills are offering better and better features. From dedicated warming racks to built-in smoker boxes, these higher-end appliances are poised to bring gourmet chefs out from the indoors.

Features available on today’s grills vary by manufacturer but some of the popular appointments include a high-heat sear zone, stainless-steel grilling grates to make clean up easier, the flexibility of cooking with charcoal, natural gas, liquid propane or wood, fold-down plate shelves and insulating liners to protect combustible areas from excessive heat. One such stand-out features in some high-end grills is the 115-volt rotisserie with its own infrared burner. It is designed with a ceramic plate with a myriad of tiny holes where the heat transfers into the meat creating a rotisserie that heats more evenly. Some manufacturers have also taken function into consideration, such as a lighter-weight lid that’s easier to maneuver when one hand may be occupied with a spatula. Built-in grills are becoming more popular than stand-alone units. In fact, many of today’s consumers aren’t simply installing a built-in grill, but are

Flagstaff Fine Arts & Crafts Festival Wheeler Park, May 26th – 28th 602.789.7222 | DixieGreenPromotions.com What better way to spend a glorious Flagstaff designing an entire outdoor kitchen with refrigeration, ovens, wine storage, water purifiers and more. As homeowners are entertaining more and more at home, cooks are looking for grills that have a larger cooking surface so that entire meals, or plenty of food for larger crowds, can be easily prepared. And in addition to the grill surface, gas side burners allow sauces, chili or other stove-top dishes to be prepared right alongside the main course. As our nation continues to be impressed with the most current

gadgetry and most up-to-date innovations, we can expect the trend in outdoor grilling to parallel that enthusiasm. Industry experts are forecasting that more and more homes will be eventually upgrading to these commercial-grade models over the next several years. As homeowners are constantly looking for ways to improve their home and its resale value, built-in grills and/or entire outdoor kitchens are moving up the list of common home improvements.

A Smooth Escrow Process: Your Key to Success For anyone that has bought or sold real estate before, they know first-hand that the escrow process can be the most challenging element of the entire transaction. But it certainly doesn’t have to be. Let’s review the role of the escrow process and present some tips on getting through escrow smoothly. In the simplest of terms, escrow is a process that provides for a fair and equitable transfer of real estate property from one party to another. To facilitate that goal, escrow provides the means for depositing – with a neutral third party – the funds, documentation and instructions necessary to complete the sale. That neutral third party is the Escrow Officer. They have the obligation to safeguard the funds during the process and to disburse the funds and convey title only when all of the provisions of the transaction have been met. Because most real estate transactions involve large sums of money and what seems like endless amounts of documents, the escrow process is filled with minute details, step-by-step procedures, and many opportunities for challenges. Whether you are the buyer or seller, your understanding and cooperation in the process

can make a remarkable impact on how smoothly the escrow process goes. • Most importantly, be sure to work with a certified escrow professional. In Arizona, most escrows are handled by a title company. There are many companies to choose from but don’t base your decision strictly on pricing or who your co-worker used for their escrow. The best reference source can be your Realtor. They want your transaction to close as quickly and smoothly as you do and they have the experience and knowledge of who the professional and reliable Escrow Officers are. • Respond quickly to all correspondence. Once escrow is opened, you will be receiving multiple packets and forms that need your attention. Reply immediately. Because escrow often needs

to follow a sequence of events, the hold-up of a particular item can unwittingly hold-up many other important items along with it. • Be available. Besides insuring that you will be available on the actual Close of Escrow day, it’s critical to be reachable throughout the entire process. Avoid going on vacation or taking on other time-consuming projects. Give all parties involved many ways to contact you – phones, fax, e-mail, etc. • If you are the seller, inform the Escrow Officer well in advance if there are any liens or judgments encumbering the property. If you are the buyer, inform your lender about any changes to employment, income, debt ratios or your credit rating that may have occurred during the escrow process.

• If you are the buyer, have your homeowners’ insurance policy all set up and ready to take effect as soon as you close escrow. Start this process early, as some homes may have insurability issues or require special coverage that could cause delay. • If you are required to deliver funds, follow your Escrow Officer’s instructions regarding the acceptable form of monies. Don’t arrive with a personal check, as the processing of a personal check can take 5-10 days. Generally a cashier’s check or wire transfer of funds is required to close on time. • If you have secured a loan for the purchase of the property, ask your lender for a copy of all pertinent loan documentation ahead of time. The day that escrow is scheduled to close is not the time to be raising questions about your loan program or interest rate.
