CRAB, MANGO & AVOCADO SALAD Ingredients: 3/4 cup diced mango 3/4 cup diced avocado 10 oz. Dungeness crab meat 4 Tbs. pomegranate reduction or light syrup 4 Tbs. citrus-flavored vinaigrette 4 Tbs. chive oil (see recipe below) 1/2 cup micro greens or spicy sprouts tossed in a small amount of the citrus vinaigrette, for garnish Preparation: To create the “tower,” place a 2-inch ring mold on a serving plate. Spoon 2 heaping tablespoons of diced mango into the mold. Layer 2 heaping tablespoons of avocado on top of the mango into the mold. Finish with 1 1/2 ounces of Dungeness crab meat to fill the mold.

Press down lightly to set the ingredients. Keeping your fingers or a spoon on top of the mold, apply pressure, and gently slide the ring mold up and off of the salad.

Rinse and dry the mold before moving on to the remaining plates.

Garnish the top of each salad with the micro greens.

Drizzle pomegranate reduction, citrus vinaigrette, and chive oil on the plate and around the tower.

CHIVE OIL Ingredients: 2 bunches fresh chives 1/2 cup vegetable oil Preparation: Blend the chives and oil in a blender for 5 minutes. Place the finished oil into a squirt bottle and set aside. The oil may be made a day ahead of time.

Serves: 4

However, within the last couple of years, the market has faced some challenges and many homeowners have found it difficult to sell their property. A solution for many is to remodel. Updating and making overall home improvements can put you in a position to sell your home quickly and for top dollar.

“For many homeowners, remodeling is essential. As a home-seller, the only way to get the price you want is to offer the home-buyer what they want,” says Bandele Oguntomilade, a Realtor with an architectural design background, and the owner of Bogun Enterprises, a real estate brokerage firm in Woodland Hills, CA. “With the number of homes on the market, if the house isn’t just what the buyer wants they’ll go on to the next, so it’s essential to put your best foot forward.”

And your best foot forward could mean something as quick and easy as a fresh coat of paint. “None of us would buy a used car with a bad paint job,” she says. “It’s the same principle.”

However, a significant overhaul may be necessary if the house has not been maintained or updated over the years. Yes, the cost of remodeling may be high depending on the work done, but Bandele says the seller could see a higher return on the house and possibly move it off the market faster. And remember, buyers have high expectations today. Your home can’t afford to be less than desirable.

So where to begin? According to Bandele, an area of the house that often needs updating is the kitchen.

“Many kitchens have Corian or ceramic counter tops; while granite or travertine slabs are currently preferred. Even just changing the countertop and back splashes can make a big difference.” The same thing goes for appliances. Bandele suggests updating appliances with stainless steel. It’s a move that could make the difference between going into escrow or having the home languish on the market. Sellers may also want to consider flooring options and evaluate how well the kitchen space flows.

Updating the bathrooms is another way to add value to a home. “Buyers today are looking for different bathing experiences,” she says. So think luxurious, spa-like retreats with multiple showerheads, steam showers, perhaps even an extended vanity area. New trends in bathroom finishes include mosaic and glass tiles. Bandele frequently encourages her clients to visit the annual Pasadena Showcase of Homes and the Spring and Autumn Home Tour Series sponsored by the Los Angeles Chapter of the American Institute of Architects to familiarize themselves with state-of-the-art trends in home design and remodeling ideas.

Another highly desired current trend is creating a home that’s energy efficient.

Bandele says, “You want to make sure you’ve installed the correct insulation in walls; ensure that the windows are energy efficient and the HVAC system is up to speed.”

A trend that many potential buyers are interested in is whether you’ve remodeled with our environment in mind. If you can incorporate “green” materials and eco-friendly fixtures, you’ve “upped” your desirability quotient, reduced your energy costs, and may have gained some tax benefits!

The Oaks Community - Market Update You heard it here first . . . the housing market is improving!

Homes sales are up and inventory is stabilizing.
