World Giraffe Day! By RoxAnna Breitigan/ Director of Animal Care June 21st is known for being the start of summer and the summer solstice, which is the longest day. For us, here at The Living Desert, this date

marks the day we celebrate our longest-necked animals that call the zoo home, the giraffe. Today is World Giraffe Day, a worldwide celebration for the tallest animals on the planet. This is when all the

giraffe lovers in the world spread awareness for these long-legged beauties and share the challenges they face in the wild. We hope you will join us in supporting these efforts today.

In the past few years, we have spread the message that giraffe is in silent extinction, which means many people were unaware that their numbers had drastically decreased in the

wild and this species was in trouble. It is estimated that there is approximately only 117,000 giraffe in the wild, and the IUCN lists them as Continues on Page 5

Two Teenage Girls Die, One Suffers Major Injuries In DUI Crash

By NBC PS City News Service Two teenage girls were killed and another suffered major injuries when a car went off a road north of Indio, hit a tree and overturned at a high rate of speed in a crash blamed on driver intoxication, authorities said Monday. The crash was discovered at 5:15 a.m. Sunday on eastbound Dillon Road west of Berdoo Canyon Road, according to California Highway Patrol Officer S. Zatarain. A 17-year-old girl was driving a 2012 Nissan Altima at 80-90 mph while intoxicated and veered to the right off the road into the open desert area, Zatarain said. The car crashed into a tree, then

overturned in the air, causing the front seat passenger to be ejected and causing the right rear seat passenger to suffer chest trauma before it landed back on its wheels. The two passengers were pronounced dead at the scene, the officer said. The Riverside County coroner’s office identified Valerie Castellanos and Jade Torres, both 17 and Indio residents. The 17-year-old girl driving the car was taken by paramedics to Desert Regional Medical Center with significant injuries and was subject to arrest, Zatarain said. Source: NBC Palm Springs

HOA Homefront – Closed Sessions (part 2) should be alert to remind boards when a topic is outside closed session eligibility. Boards should know and carefully observe closed session boundaries. By Kelly G. Richardson, Esq. CCAL [Part 2 of a 4-part series] Mr. Richardson: Our board has had several closed meetings to discuss revisions to our governing documents. What it Means to Get ‘Ghosted’ and How to Prevent It Happening to You

By Desert Star Staff Have you been “ghosted” and don’t know why? Whether you’re a seasoned dater or fresh on the market, understanding ghosting can mean fewer surprises and bring romantic success. “To ‘ghost’ is to vanish from a romantic or prospective partner’s life. And when girls ghost on you – or guys – it can sting. Unfortunately, as more of our lives go digital, it’s increasingly common,” says Chase Amante, founder of Girls Chase, one of the most popular men’s dating advice sites in the world. He specializes in helping men build confidence to bring the women they want into their lives and keep them. Dating experts say 74% of people have been ghosted and while it’s tempting to blame callousness or uncaring, these are the top reasons ghosting happens: • Mismatched expectations. If your date is less invested in the relationship, they may not know how to communicate that. For instance, if you reach out but they’d prefer to deescalate things, they may think, “I’ll come back to this later,” and put it off. As more messages come in, responding gets more awkward. • Someone new comes

along. If things get serious with someone else, your date may ghost to avoid giving an explanation. • Personality disconnect. You and your date may just not be a match. Whether it’s a personality disconnect or a deal breaker scenario (e.g. one person doesn’t want kids) this can lead to ghosting. • Something happens to them. From job loss to unforeseen health issues, it’s possible you simply met at the wrong time. Life circumstances can lead many to retreat from the dating scene. Dodging It: Chase notes you can avoid being ghosted by following these habits: • Make a strong impression. Someone is more likely to keep talking to you when you stand out in their mind. • Follow texting best practices. Online guides like “How to Text a Girl” will help you become a pro texter who can keep dates interested. • Listen. If you’re in a relationship, be a better listener. When someone feels like you’re on different wavelengths, they’re more likely to ghost. • Resolve issues. Festering issues affect people unpredictably. Some may just opt to cut

their losses and ghost. Handling Ghosting: Being ghosted can happen to anyone, despite best efforts. Chase recommends the following strategies for handling it: • Figure out why. Were there any complaints or disconnects? Did you have a sense something was wrong? • Address possible complaints. “Hey I know we might’ve crossed signals on XYZ issue. I just want try to get back on the same page.” • Change tactics. Ignoring texts can be easy. Switch things

up. Send a voice message. Even pick up the phone and call. “Lots of people are scared to call, but it still works, even for Gen Z,” says Chase. • Spark curiosity. If the standard “let’s hang out” isn’t working, try an invitation to an art opening or hike. • If you get your ghost out, make it count. Undo any negativity. Provide value and make it fun so that next time you text, your date is thrilled to hear from you. “In our study we found when men manage to get in

touch with their ghosts, they’re more than twice as likely to get dates that lead nowhere than they are to get a new girlfriend,” says Chase. So how do you make your date pay off? Check out “One Date,” which focuses on helping men deliver a date good enough to turn a girl into a girlfriend. For more information and dating advice, visit girlschase.com. For better or worse, ghosting is a trend. However, there are steps you can take to avoid it, and great ways to handle it. StatePoint

Highest Scams Targeting Seniors are Romance Scams

By Janice Gough Seniors spend a lot of time on the computer and don’t always know how to stay safe. Shockingly, romance scams account for the highest number of internet-facilitated crimes and are on the rise. Every year more seniors become victims of “sweetheart scams.” Dating websites and social media are primary sites used, where thousands of victims get taken. The potential “date” could end up being a crime syndicate in Nigeria. Seniors are very vulnerable to romance scams. The FBI and Federal Trade Commission

logged 15,000 romance-scam complaints in 2016 in which victims were defrauded of about $230 million. Unfortunately, only 15% of fraud victims report the crime, so the extent of confidence fraud is likely even higher. The most vulnerable are seniors living in nursing homes or apartments on their own. They are the primary targets for romance scammers because they don’t get out much and generally have a more trusting attitude. These schemes are also known as Confidence fraud, wherein scammers prey on people of both genders, young or old, to defraud them of money and often life savings. It happens year-round. However, it is particularly prevalent around Valentine’s Day. “Sweetheart scammers” steal people’s personal and financial information to swindle them out of money. These con artists are sophisticated operations, many organizedcrime, based in Nigeria and North Korea. There are about 3,000 romance websites, including those specializing in cougar dating, interracial dating or big, beautiful women (BBW) dating. Approximately 1,000 new sites open every year. WWW.RomanceScams. org is a watchdog and dating site reviewer who reports these scams. The FBI says the States with the most romance scam victims are California, New York, Texas, Florida and Pennsylvania. One Texas woman lost $2 million to a sweetheart scammer. Scammers defraud trusting types in a host of ways, including bilking men with “mail-order brides.” Other con artists may lure victims into videotaping themselves nude on Skype, then blackmail them by threatening to post the tapes on Facebook. Targeting these victims is done by getting lists of people in nursing homes. They also have ways to get the names of financial advisors’ clientele. They check obituaries in the newspaper to find widowers and then reach out to them. The level of sophistication can get very complex. Widowers are a target for “Mail order” brides, who are being trafficked out of former Soviet countries, like Romania, Bulgaria, Uzbekistan, and sent here. Some people have paid $25,000 to $50,000 for a bride. The girl shows up; the guy pays the money. They go through a marriage ceremony and start living together. Then the girl runs off with whoever brought her over here, and the guy is out the money. Romance scams are not gendered specific. There are a lot of scammers behind keyboards posing as young women going after older men. Rarely is the scammer the person they’re purporting to be? Instead, they create a synthetic or fake identity. Organized scammers often post the names of victims on

what is called a suckers’ list and will share identification details with other criminals so that they can go after them in the future. There have been scams where a Senior was picked up (supposedly) by a family member, but it wasn’t a family member. There have been cases of kidnapping in which the scammer tried to shake down the victim or family. It can get very serious. The most problematic aspect for seniors to learn is not to trust people they meet online. Scammers know that seniors have been brought up to trust and be respectful, making them an easier target. It’s better to trust and verify than to trust and believe. Many times, verification is not made because the relationship is kept secret. Even after they’ve been scammed, they’re too embarrassed to talk about or report it. One should always get a second opinion about the contact you have made. Ask a friend or your financial advisor, who can help you validate if that person is legit. Some contributing factors are lack of technical competence and savvy. They may feel that it is okay to send their personal identity information, address, phone number, or club they belong to someone and even post it on their Facebook page. Once that information out there, there’s no control over it, and it can go everywhere. These scammers are hard to track because there’s more sophistication behind them compared to about five years ago. The FBI’s identity theft cases involve big scamming operations in Nigeria, North Korea, China, and Russia.

Some of it is organized crime, some supportive and sponsored by governments. One of the newest scams is one in which they will call you on your cellphone. They pretend to be calling from APPLE support and using a {408) number, which is the Silicon Valley prefix. Since most iPhones are Apple, it seems believable. They call to tell you that their computer indicates that you are being “hacked,” and their support team can block the Hackers with your help. They are the Hackers! They will ask to share your screen to put firewalls to stop the supposed hackers. It is them who are the hackers. They will ask you to log in to your bank accounts to block things. They will steal your money and any accounts they can get into. Once they have you in Fear, they will tell you that they must work fast to protect you. Always remember, No company is going to call you. They hire people that sound like the guy next door. By creating Fear, they will rob you blind. By targeting thousands of people at the same time, if they get caught, they move on. They’ll open a website and then shut it down, making it very hard to track when the site is up for a short time. They have large call centers where people are dialing out or using computers that are even more sophisticated than some of the legitimate call centers in the U.S. This involves romance scams, stolen credit cards and drug sales because some organizations are involved in the illicit activity of multiple scam lines, and they keep moving around. Anytime someone wants to make a significant life event change created by an online

relationship, it should be questioned. Non-reputable sites have many more scammers, but you still must be very careful even with a reputable site. The most important way to protect yourself is not to post personal identity information. Never give a credit card or bank account number to a stranger. If you are using a dating site, always validate that it’s a real person you are connecting with. Someone might be on Facebook, but it may be a huge indicator of a false identity if they don’t show up anywhere else in an online search. If anybody asks for money, hold onto your checkbook because real romance doesn’t rely on a checkbook. If you’re looking for love, make it long-term, and if it seems too good to be true, it probably is! Make sure you can verify the person through a third party. If you are scammed, you should avoid trying to go after them. They may be a part of organized crime. Instead, file reports with the Federal Trade Commission and your local police. If it’s proven to be a case beyond state bounds, the FBI will get involved. You can also contact your state attorney general. If you have suffered identity theft, Credit companies will give you free assistance and bring in the police. Janice Gough is a Financial Advisor in Palm Springs, located at 1111 E. 10 Refreshed Etiquette Tips for Today’s Wedding Attendees By Desert Star Staff Even before the pandemic, wedding etiquette was tricky. After a year like no other, the dos and don’ts around “I do’s” and being a good guest have become even more complicated. Some protocols remain true. Do RSVP quickly. Don’t be late to the main event. Others are less clear. Should you send a gift for virtual ceremonies? What’s the best way to greet others at in-person events? Hilton, a global hospitality company that hosts thousands of weddings annually, encourages travelers to make new memories and reconnect this summer. And to help you maintain perfect wedding guest status, they’ve partnered with international etiquette expert Diane Gottsman to provide these tips: 1. Put a stamp on it: Even if the invite says you

have months to respond, it’s best to reply within one week. Waiting too long is a sign you are hesitant. 2. Dress to impress: Let the suggested attire on the invitation or couple’s website be your guide. Still unclear? Reach out to the hosts. As a general rule, dress up rather than down to show you put thought into the event. Finally, don’t wear white. It’s reserved for the bride. 3. Honor air hugs: “Everyone has a different comfort level with closeness right now,” says Gottsman. “Pay attention to non-verbal cues. If someone reaches out for a handshake, hug or fist-bump, reciprocate if you feel comfortable. If you’re not ready for physical contact, offer another friendly gesture, such as a heartfelt nod. It’s okay to pull back, smile and say cheerfully: ‘I can’t wait

until I feel comfortable with hugs; I’m just not there yet.’” 4. Know posting protocol: Unless the couple guides you otherwise, “They get the right to post the first photos on social media,” says Gottsman. If they encourage you to post at will, it’s A-OK to share your snaps. Use provided hashtags and remember that the official wedding photographer and videographer get first dibs on great shots. 5. Stash your smartphone: Use your phone to take photos, but once you’re done, tuck it away. It’s potentially distracting for you and off-putting for others. 6. Get accustomed with other customs: Before attending a wedding incorporating cultural customs unfamiliar to you, do some pre-nuptial prep. “Every culture has different customs,” says Gottsman. “Knowing June 23, 2021

how to dress, how to gift and what to expect is the responsibility of a good guest.” 7. Connect with courtesy. If staying at a hotel with friends and family, keep courtesy top-of-mind. For instance, if you booked connecting rooms through Hilton’s new Confirmed Connecting Rooms by Hilton option, “Think about how often you’ll spend time together and when you’ll keep the connecting doors shut and open,” says Gottsman. While you and your roomies may embrace the up-all-night slumber party vibe, nearby guests may not. Keep the volume down and the fun contained to your cozy cove of connecting rooms. To book two or more connecting guest rooms ahead of a wedding or summer reunion trip, visit Hilton. com/ConnectingRooms. 8. Duck debate:

“Conversation will no doubt turn to hot topics, like politics, religion and vaccines. A gracious guest will make every effort to steer clear of volatile debate,” says Gottsman. 9. Give comfortably: The first etiquette rule: send a gift, even if you can’t make the event. The second: don’t feel pressured to give more than is comfortable. Gone are the days when guests are expected to cover their per-head cost. Not sure what’s appropriate? Follow the registry. Cash and checks are great alternatives as well. 10. Get glam for the cam: Attending virtually? Grab the suit instead of sweats. “The same courtesies apply,” says Gottsman. “RSVP swiftly, dress for the occasion, arrive on time, show your smiling face and send a gift. Even if it’s virtual, a wedding is a celebration and time to reconnect.” StatePoint www.desertstarweekly.com

Tips for Surviving the First 5 Years of Small Business Ownership

By Desert Star Staff What motivates entrepreneurs to become self-employed? How do they measure success? What’s their cutoff for profitability and self-reflection on status? A new survey examining these

very questions provides important insights to small business owners and those looking to start their entrepreneurial journey. “The Tipping Point: Making the Jump to SelfMade” report from global

small business platform Xero surveyed 1,200 small business owners nationwide and, among respondents, 58% gave themselves five years or less to make it or break it with newer businesses giving themselves an even shorter timespan on average. Here are some of the survey’s key findings, along with tips for surviving your first five years of small business ownership: 1. Define what success looks like: When they made the move to branch out on their own, 48% of small business owners defined success as achieving profitability, and 34% defined it as making more money than they were previously. Fast forward to the present with their businesses up and running and 28% of business owners cite creating a legacy as their success measure. Having tangible and intangible benchmarks of achievement can help you stay focused. 2. Know your “why”: According to the survey, one of the strongest motivators for starting a small business is the belief that it provides greater flexibility and control when you’re your own boss (45%). Passion/purpose in work (28%) and financial

reasons (15%) were also strong motivators. Running a business can be tremendously satisfying when you understand what your “tipping point” was for taking a leap of faith and venturing out on your own. 3. Be flexible: Twentynine percent of small business owners say the pandemic has increased their desire to run a business, particularly among younger business owners (43% of Gen Z vs. 18% of Boomers) and women (34% of women vs. 24% of men). But what do those businesses that thrived in the COVID-19 era have in common? “The majority of newer businesses have been set up on technology platforms and digitally enabled since their inception,” says Ben Richmond, US country manager for Xero. “They’re ready for and in many cases even expecting disruption, so they’ve established afoundation that’s open to pivots.” 4. Be realistic: While most business owners say they started their business for increased flexibility and control, being the boss doesn’t equate to less stress. In fact, that’s the biggest misconception about starting a business (47%). Another top misconception is that starting

a business will be more fun than working for someone else (25%). Understanding the realities of entrepreneurship can help you avoid surprises, and ensure comfort in the role as it changes. 5. Lean on digital tools: When you’re a small business owner, it can often seem like there are never enough hours in the day. Using software that streamlines the nittygritty can free your time so it’s better spent on the big picture. For example, the cloudbased accounting software platform Xero gives small business owners and their advisors access to real-time financial data on any device. Its 2.45 million subscribers are leveraging its array of tools that simplify tasks like paying bills, payroll, claiming expenses and sending invoices. To view the full report and for more information, visit xero.com. “It’s certainly been an unusual year for business, but entrepreneurs are generally feeling positive about the economic outlook in the months ahead. For enterprises still in the make-it-or-break-it period, that’s especially good news,” says Richmond. StatePoint

World Giraffe Day!

Continued from Page 1

Vulnerable. Comparatively, there are 415,000 elephants left across Africa. These numbers might seem like a lot but consider that the giraffe population has decreased by almost 40 percent in just the last 30 years. Through our work with the Giraffe SAFE program within the Association of Zoos and Aquariums, all the zoos that give a home to giraffes have worked hard to spread this message. On this World Giraffe Day 2021, we ask you to join us in spreading the message about the giraffe. The giraffe herd here at the zoo is often a place where you hear adoring comments about how beautiful they are, how majestic they are or how slimy their purple tongues are, usually followed by a giggle after feeding them a piece of lettuce. We know most people love the giraffe and admire them, but we really want to help broaden the reach of how many people know about their plight. You can help us keep them from disappearing from the planet. No matter what you do today, we hope you will celebrate these majestic giants of Africa with us. If you have visited the zoo, then just by visiting, you help us help wildlife, and we thank you for your support. www.desertstarweekly.com

We know we cannot save these incredible species like giraffes without your help. • Human fingerprints are unique to each individual on the planet. Giraffe coat patterns are the same. There are no two giraffes precisely alike on the planet. • Giraffes are built for the hot desert summers. They do not need to drink all the time and sometimes will only drink every few days or when water is available. • Giraffes are often mistaken for having horns or antlers. Actually, they have neither; both the males and females have ossicones at the top of their heads. This is ossified cartilage that hardens into the skull and is covered by skin. The purpose of ossicones is not entirely clear, but it is said that males use them when sparring with other males since the extra weight gives them a bit of an advantage when swinging their heads. • To many people’s surprise, the United States is part of the problem. Between 2006 and 2015, the United States imported 21,402 giraffe-bone carvings, 3,008 giraffe-skin pieces and 3,744 giraffe hunting trophies. We know this is a somber and difficult time for many communities across our country, bringing unprecedented change not only to the nonprofit sector, but to society as a whole. Investments in Electric Vehicles Help Power CA’s Recovery

By Suzanne Potter/PNS LOS ANGELES -- The U.S. economy would see a five-fold return from every tax dollar invested in electric vehicles and the grid, according to a new report. Researchers from a trade group called Advanced Energy Economy (AEE) found the Biden administration’s infrastructure bill, known as the American Jobs Plan, would spur economic growth and private investments and create jobs. Ryan Gallentine, policy director for AEE, said the data is based on Biden’s proposed public investment of $274 billion. “That number, invested in transportation electrification, would deliver $1.3 trillion to the U.S. GDP, create 10.7 million jobs, and generate $231 billion in savings for consumers, governments and businesses while accelerating the move to electric vehicles,”

Gallentine outlined. The report also found the public investment will translate into jobs in the broader advanced-energy sector, including energy efficiency, energy storage, solar, hydro, nuclear power and electric vehicles. The sector employs more than half a million people in California. Almost 90,000 of those jobs are concentrated in L.A. County, followed by Orange, Santa Clara, San Diego and Alameda counties. Gallentine added tax dollars act as an incentive for the private sector to go all-in. “For each dollar of public investment, it generates $2.60 of direct private investment,” Gallentine asserted. “So that’s a good deal for consumers. It’s a good deal for the U.S. economy, and it’s something that should have bipartisan support in Congress.”

The report found while the advanced energy sector lost 9% of jobs during the pandemic, it is projected to

bounce back, growing at 8% this year in California. More than half of the jobs are in energy efficiency, followed

“Bee” Happy – It’s Pollinator Week!

By Suzanne Potter/PNS PISMO BEACH, Calif. -- This week is Pollinator

Week, an annual event designed to draw attention to the plight of pollinators

like butterflies and bees. Populations of the western monarch butterfly

and many species of bees have collapsed. Andrea Williams, director of biodiversity initiatives for the California Native Plant Society, said home gardeners could create excellent habitat if you time the blooms right. “If you want to attract pollinators to your yard, you want to make sure that you’re offering up enough flowers throughout the growing season to keep them fed,” Williams explained. Early bloomers like Manzanita are pollinated primarily by bumblebees. Native lupine will attract bees, and for late-season blooms, try buckwheat and asters. For more information on beefriendly gardening, go to CNPS. org or endangered.org. Williams pointed out that the California Native

By Desert Star Staff A higher percentage of California’s children live in families where the household head lacks a high school diploma than any other state. In addition, a higher rate of California children lives in households that spend more than 30% of their income on housing than in any other state. These are just two of the findings of California in a new 50-state data report from the Annie E. Casey Foundation. California children were among those hardest hit by the pandemic, with California ranking among the bottom 20 states for most of the six pandemicperiod indicators, according to the 2021 KIDS COUNT® Data Book, a 50-state report

released annually to track child well-being in the United States. The report comes out on Monday, June 21, which will coincide with Child Tax Credit Awareness Day, hosted by the White House to get the word out on relief to families struggling from the pandemic. Permanent expansion of the Child Tax Credit is the main policy recommendation in this year’s Data Book. Experts predict it will lift more than 4 million children above the poverty line in 2021. The data show that 14% of California households with kids sometimes or often did not have enough to eat in March 2021, tying the state for 6th worst in the country. This figure was even higher for Black

households (28%) and Latino households (22%), underscoring the pandemic’s uneven impact on California’s children of color. The Foundation contends that an insufficient response to the crisis could erase nearly a decade of progress in child well-being following the Great Recession. This year’s book ranks the states from 1 to 50 in terms of child well-being on the eve of the pandemic and shows how the COVID-19 crisis exacerbated inequality. According to the report, California ranks as following out of the 50 states in these critical categories about children’s well-being: • Economic wellbeing: 43rd. Sixteen percent

of children in California lived in households with income below the poverty line. • Education: 36th. As of 2019, half of all 3- and 4-yearolds were not enrolled in an early education program, which is crucial to set kids up for success in school and beyond. • Health: 11th. While California has been a national leader in expanding coverage to all kids, there is a concerning uptick in the number of uninsured children in California — from 2018 to 2019, 35,000 more kids were found to lack health insurance, for a total of 334,000 children without coverage. • Family and Community Context: 36th. In 2019, more children in families where the

Plant Society offers a new garden planning tool called Calscape, which draws on a vast database to help you choose and find the right pollinator-friendly plants. “So it can match the plant type and what types of insects it will attract or birds, and then match that to your yard conditions,” Williams stated. “It will also show you which native plant nurseries around you might be carrying that plant and then connect you to additional information.” She added local gardeners could make a big difference, even if they only have a small space, because multiple pollinatorfriendly home gardens in a neighborhood can create habitat corridors to support a larger population of insects.

Its leaders can speak to this report and about the state of child wellbeing in California. Please let me know if you would like to arrange an interview and if you would like more information about the 2021 KIDS COUNT® Data Book. The organization’s embargoed press release is below.

You should also be aware that the lien being auctioned off may be a junior lien. If you are the highest bidder at the auction, you are or may be responsible for paying off all liens senior to the lien being auctioned off, before you can receive clear title to the property. You are encouraged to investigate the existence, priority, and size of outstanding liens that may exist on this property by contacting the county recorder’s office or a title insurance company, either of which may charge you a fee for this information. If you consult either of these resources, you should be aware that the same lender may hold more than one mortgage or deed of trust on the property. NOTICE TO TENANT: You may have a right to purchase this property after the trustee auction if conducted after January 1, 2021, pursuant to Section 2924m of the California Civil Code. If you are an “eligible tenant buyer,” you can purchase the property if you match the last and highest bid placed at the trustee auction. If you are an “eligible bidder,” you may be able to purchase the property if you exceed the last and highest bid placed at the trustee auction. There are three steps to exercising this right of purchase. Third, you must submit a bid, by remitting the funds and affidavit described in Section 2924m(c) of the Civil Code, so that the trustee receives it no more than 45 days after the trustee’s sale. If you think you may qualify as an “eligible tenant buyer” or “eligible bidder,” you should consider contacting an attorney or appropriate real estate professional immediately for advice regarding this potential right to purchase. INCE’, VICE PRESIDENT CALIFORNIA TD SPECIALIST IS A DEBT COLLECTOR ATTEMPTING TO COLLECT A DEBT. ANY INFORMATION OBTAINED WILL BE USED FOR THAT PURPOSE. “NOTICE TO POTENTIAL BIDDERS: If you are considering bidding on this property lien, you should understand that there are risks involved in bidding at a trustee auction. You will be bidding on a lien, not on the property itself. Placing the highest bid at a trustee auction does not automatically entitle you to free and clear ownership of the property. NOTICE TO PROPERTY OWNER: The sale date shown on this notice of sale may be postponed one or more times by the mortgagee, beneficiary, trustee, or a court, pursuant to Section 2924g of the California Civil Code. The law requires that information about trustee sale postponements be made available to you and to the public, as a courtesy to those not present at the sale. If you wish to learn whether your sale date has been postponed, and, if applicable, the rescheduled time and date for the sale of this property, you may call 844-477-7869, or visit this internet Web site www.stoxposting.com, using the file number assigned to this case T.S.# 85404. Information about postponements that are very short in duration or that occur close in time to the scheduled sale may not immediately be reflected in the telephone information or on the Internet Web site. The best way to verify postponement information is to attend the scheduled sale.” For sales conducted after January 1, 2021: NOTICE TO TENANT: You may have a right to purchase this property after the trustee auction pursuant to Section 2924m of the California Civil Code. First, 48 hours after the date of the trustee sale, you can call (844) 477-7869, or visit this internet website www.STOXPOSTING.com, using the file number assigned to this case 85404 to find the date on which the trustee’s sale was held, the amount of the last and highest bid, and the address of the trustee. Second, you must send a written notice of intent to place a bid so that the trustee receives it no more than 15 days after the trustee’s sale. Third, you must submit a bid; by remitting the funds and affidavit described in Section 2924m(c) of the Civil Code; so that the trustee receives it no more than 45 days after the trustee’s sale. If you think you may qualify as an “eligible tenant buyer” or “eligible bidder,” you should consider contacting an attorney or appropriate real estate professional immediately for advice regarding this potential right to purchase.
