Edito r’s View Dear Readers, Fashion, Beauty and Luxury - I am sure you all know by now that I am not into any of these subjects! So to write or comment on any of these is very difficult. But after reading the articles in this issue, you will notice there are many connections between beauty and Ayurveda, yoga and ancient Indian sciences. And I am sure you all know that ancient Indian science is definitely my field of interest. In this issue, our staff editors and contributors researched extensively to develop very interesting articles with ties our ancient Indian beauty traditions. First, be sure to read “Ayurvedic Essentials for Healthy Skin,” “ Indian Skin Care Brands That Stay True to Ancient Rituals,” and “ Must Try Natural Makeup Brands.” As we all know, without good health, nothing is possible and that goes for our skin also. Without healthy skin, beauty has no meaning. While commercial and popular products are available, many on the market have side effects. So it is essential to use natural products. The techniques and products defined in our Ayurveda science have no side effects. You may not get instantaneous results, but in the long run, it will definitely help without side effects. When we talk about Fashion, Beauty and Luxury to our readers, you cannot ignore jewelry or Bollywood. Be sure to check out the articles, “2019 Jewelry Trends” and “Hot Bollywood Trends Running High.” Now let me turn to another field which I am very much interested, Yoga and Meditation. Young and talented Yoga instructor and contributing editor Chahna Tailor goes one step further in her latest piece “Inner Beauty,” and she makes a bold statement that when you discuss beauty, you must also talk about inner beauty that can be achieved through Yoga. Now let me take this opportunity to introduce Shree-Sherrie Wade. Aruna and I have known Sherrie for the past 30 years. For those who have been reading DeshVidesh since the beginning, you may recall Sherrie Wade wrote articles for us in the late 1990’s. Sherrie moved to India for a few years and is now back in South Florida. This issue, she contributed an excerpt from her soon to be published book, Knowingness Meditation: Your Enlightenment is Now. Please check out her article and give us your feedback. We look forward to more articles to come. With all this talk about Fashion, Beauty and Luxury, we can’t forget about our Indian and South Asian weddings! So two reminders - the first is about our two upcoming MyShadi Bridal Expos, one in Fort Lauderdale on August 25 and one in Orlando on September 15. You definitely do not want to miss them. And the second is that September is our wedding issue. This is the time for all newly married couples to submit their wedding story. Please go to our sister website www.myshadi.com and click the “ Submit a wedding” button in the top right corner. Of course, for all our wedding professionals and vendors, be sure to also submit any exciting weddings for which you have recently worked. Happy Reading! Raj Shah Managing Editor

any of us think of DIY hair care as simply remembering to do as our grandmothers told us and apply coconut oil to hair every now and then! But take a few extra minutes and create your own completely organic DIY hair mask to improve all types of hair textures. Hair masks are the perfect hair treatment for damaged hair or when your tresses need a little extra attention. Though hair masks are always beneficial for hair growth, overuse of some ingredients can be detrimental. All hair masks are different, but usually can be applied for anywhere from 15 minutes to

an hour. Be sure to choose a hair mask based on your hair type or specific need. Get start-

Avocado Coconut Olive Oil
No need to buy expensive hair products - you have everything you need in your kitchen! For deep conditioning, try a mix of avocado, coconut oil, and olive oil. Simply blend equal parts of the ingredients together, and slather it on every strand of hair. Tie your hair up, and let the mask sit for at least an hour. Rinse it out and be amazed by the results.
Honey
Clay
Clay is a very useful ingredient for drawing out excess toxins from the hair and scalp and is even known for combating dandruff. Bentonite clay is well known for its health benefits and can easily be found at drugstores and on Amazon. Create your own mask by first mixing 1 tablespoon of apple cider vinegar and 3 tablespoons water. Add bentonite clay until the mixture is the consistency of yogurt. Do not use a metal spoon to mix as it can react with the clay. Apply the mixture to damp hair, tie up hair, and cover with a shower cap for 20-30 minutes. Rinse out with warm water and follow your normal hair cleansing routine.
This is one of the simplest ways to treat damaged hair from heat stylers. Honey can be directly applied to the hair, but if too thick, then mix some of this golden elixir with warm water. If your hair is excessively oily, then mix one tablespoon of apple cider vinegar with honey before applying to the hair. The antioxidants in honey work to thoroughly nourish hair cells. 18

Inner Beauty By Chahna Tailor
The practice of yoga and meditation is about non-attachment towards the material world and the thoughts that can take us out of the moment 22
amaste, my beautiful people! Happy August! This month’s issue is filled with awesome contributors focusing on Fashion and Beauty. While reading about beauty, it is appropriate to also consider our inner beauty. I am sure you have heard the saying, “beauty is in the eye of the beholder.” Have you heard this one, “outer beauty attracts, but inner beauty captivates?” So, what is inner beauty? While we notice outer beauty through our eyes, the inner beauty is described by our character. It is something that makes us whole. It is generosity, sincerity, kindness, empathy, and mindfulness towards ourselves and others. It can be incredibly powerful moving, and even liberating. One way to work on your inner beauty is through yoga and meditation. The practice of yoga and meditation is about non-attachment towards the material world and the thoughts that can take us out of the moment. There are several aspects of yoga that allow us to focus within. One such aspect is sauca, cleanliness. Aside from keeping ourselves clean on the outside, are we keeping ourselves pure internally? Are we thinking positive thoughts? Are we purging the mind of negative emotions such as anger, jealousy, or egoism? Another facet of yoga teaches us about santosa, contentment. We were born with this form and given this body to propel us through life. Are we showing gratitude for it? Are we content with what we have? Do we recognize how complete we actually are? Fashion and beauty can sometimes help with self-confidence.
AUGUST 2019 - WWW.DESHVIDESH.COM
However, yoga teaches us that true self-confidence and selfesteem comes from within. The way you think, speak, hold, feel, love, help, listen, care, and be these are the real characteristics of inner beauty. Just as external self-care is important (taking care of your skin, staying physically fit, etc.), don’t forget the importance of internal self-care. A camera lens may not be able to capture your inner beauty but the people that you interact with will surely notice.

The mind would just be insentient matter without the Self or source of Pure Consciousness. As Swami-ji has said: “The mind thinks and the Self realizes!” As it says in the Bhagavad Gita III:42: The working senses are superior to dull matter; mind is higher than the senses; intelligence is still higher than the mind; and he (the Self) is even higher than the intelligence. Without the Self shining its power the intellect, mind and sense would not function. (Bhagavad Gita commentary, Swami Shyam / Swami-ji). Sootra I:41. Patanjali makes us aware that the mind can

The mind now functions as a higher mind that is not bound by vrittis, or thoughts. Sootra I:42-47. Here is given the discussion of the various states of samaadhi (transcendence of the mind). This is

You can observe how the true Self gets mixed in the waking state and, through this observation, you can now sift the true Self out of the mixture in the mind. The initial stages of samaadhi are still considered to be with the seed, or covering, as one can easily revert back to the waking state after practicing. Just like if there is a seed in the ground it may sprout at anytime. However, in asampragyaat samaadhi, which is the highest attained
state, one remains aware and free even while acting in the worldly dramas. As Swami-ji has suggested, we need to experience this samaadhi state directly, as then, even if we lose it and revert back into the other lower levels or the waking state, we will have that faith that it will return. Then, due to our own direct experience of samaadhi, we continue our practice as we begin to know that this highest attainment is already there. We are that samaadhi, so how can we ever be anything else? This question must be contemplated on in order for one to know the ultimate answer. After hearing this knowledge, know it, right

Ayurvedic Essentials for Healthy Skin
T
he Indian subcontinent has been gifted with a world-famous, thousand-year-old culture as well as a lush climate complete with natural herbs and plants. Ayurveda is another element important to India, making the nation stand out from the rest. This ancient Indian science has magnificent powers to cure all sorts of diseases, whether physical or mental. For these reasons, Ayurveda is widely popular when developing the best skin care regime for all skin types. Women and men are shying away from chemical-laden practices such as taking pills for skin beautification and are adopting natural ayurvedic remedies. Net Operating Income
Net operating income measures a property’s ability to generate a positive cash flow from operations. Investors that deal in the development, purchase, rental or sale of commercial properties must consider dozens of factors before committing their money, and that of their investors, to their deals. Naturally, the profit on the investment, and the amount of risk associated with earning that profit, are important factors in the decision-making process, and net operating income is one of the numbers used to calculate expected profit and underlying risk. Thus, the term net operating income (NOI) is central to any discussion of commercial real estate. The following table breaks down the components of revenue and operating expenses: Term Type Description Potential Revenue The amount of rent you would Gross collect if the property was Income 100% leased. If less than full occupancy, a total rent is estimated based on market conditions at comparable properties. Vacancy Revenue Rent not collected because and tenants moved out or did no pay Credit Losses the rent owed. Can be estimated using comparable properties. Effective Revenue Rental income minus vacancy and Income credit losses, which is the actual income the landlord will collect. Operating Expense All money spent on operating Expenses a property in order to collect revenues, such as property taxes, vendor and supplier costs, salaries, maintenance and repair expenses, insurance, etc. Net Revenue Effective Gross Income minus Operating Income operating expenses.
How to Calculate Net Operating Income The following example illustrates the calculation of NOI. A small retail center had the potential for generating $275,800 in annual rent if the property had been 100% occupied. However, $27,580 was lost on vacancies, leaving the effective rental income at $248,220. The building owner specified five categories of operating expense totaling $83,378 in the table below. When these expenses are subtracted from the effective rental income the net operating income for the retail center is $164,842.
Gross Operating Operating Income Expenses
Potential Rental Income $275,800.00 Vacancy and Credit Losses $ 27,580.00 Effective Rental Income $248,220.00 Property Taxes $(25,775) Insurance $(10,750) Maintenance $(12,682) Management $(18,326) Reserves $(15,845) Total Expenses $(83,378) Net Operating Income $164,842 Interpreting Net Operating Income NOI is a key metric for commercial real estate investors. NOI not only assists the investor to determine the valuation of a property but also assists the investors to determine the capitalization rate of an investment property and the amount of debt that can be serviced by the commercial investment property. • Capitalization rate: Known as “cap rate,” it is equal to NOI divided by the property’s value. This can be viewed as the rate of return on a property you purchase in all cash. For example, if you pay $1 million for a property with an NOI of $100,000, then the cap rate is 10%. The higher the cap rate, the larger the return on your investment. • Property value: The cap rate equation can be arranged to determine property value, which is NOI divided by cap rate. This is handy for making a rough calculation on the fair value of a property given the NOI and cap rates of similar properties in the same neighborhood. • Debt service coverage ratio (DSCR): DSCR is equal to NOI divided by annual debt service, which is how much principal and interest you must pay each year to repay a loan. It is an indication of whether you have sufficient income cash flow to meet your debt service obligations.

Richa Chadha a Rebel of Bollywood
Richa Chadha is one of the few character actors who has done versatile roles in a very short span of time in Bollywood. She made her mark and is still running high with major film offers. The Masaan fame actress claims that she is a rebel by character, and her role in Masaan is opposite of what she is like in reality. Masaan took four years to complete. The film depicts society’s caste mentality with Chadha in the role of Devi, a character who faces problems due to premarital relationships. “I don’t identify with my character in Masaan because I am somewhat a rebel. I have found my way. I have, despite all the challenges in life, fought and created a space for myself. In her way, Devi also fights, but I feel she stumbles a lot more than I ever would. That is where she gets stuck in life. Masaan gave me a beautiful exposure at Cannes and Marrakech film festival. I developed lots of strong relationships with people and I became better friends with all the people I worked within the film — like Neeraj, Vicky, and Shweta. They have become a part of my life” Chadha told. However, Richa is so caught up with the film that she feels like four years have barely passed. She believes that the film deserves better distribution and promotion. 60

ute generously to the CM Relief Fund .. I just did .. HAVE YOU ..? (sic).” He also urged the fans to donate as much as they can for bringing relief to the affected people. Varun Sharma Breaks Six-pack Stereotype “Today people know me by my name and it is an achievement. I have always stayed true to my craft. I have come this far by giving auditions until Fukrey happened. I am not the fittest guy, I don’t have biceps and six-pack abs. I am not a conventional hero. I am a regular guy trying to entertain people. So if someone like me can be here, then anyone talented can reach here through hard work,” Varun told PTI.
Varun Sharma isn’t like Varun Dhawan, with a top-class fit body and cute heroic face. But unlike Varun Dhawan, he has made his way into Bollywood without six-packs and attractive biceps. Varun Sharma’s fans can relate based on the average man’s feelings, looks, and character. Hence, the main reason for Varun’s huge popularity. 62
No doubt Varun had made it big in Bollywood and broken stereotypes of the traditional goodlooking hero figure. He is busy living his dreams and currently shooting for his upcoming movie, Roohi Afza. “I don’t want to commit some stupid mistakes for any reason or to show myself in a different light. I don’t want to do films for the sake of it. I am looking at long-term goals. I want to be associated with content and characters that will be embedded in the hearts and minds of people for a long time,” he added. AUGUST 2019 - WWW.DESHVIDESH.COM
