Edito r’s V iew Dear Readers, Once again, it’s time for celebrations and proud moments for all Indian Americans. It’s summer, that time of year when we report about the success of Indian Americans kids across the United States. These hard working kids are achieving new heights every year. For the first time in the 94-year history of the Scripps National Spelling Bee competition, more than two co-champions were named. Of the 16 spellers participating in the championship round, 11 were Indian-American. Seven of the eight winners this year are of Indian descent. As CNN reports, “They’re not born great - they’re made great through a culture that instills a drive for achievement and mastery of the English language.” Dr. Jacques Bailly, the Bee’s official pronouncer even told the “champion spellers,” “We’re throwing the dictionary at you, and you’re showing the dictionary who’s the boss.” The success story of Indian American kids does not stop at spelling bees. Nihar Janga, 14, of Texas became the new National Geographic GeoBee champion this year some three years after he was declared co-winner of the Scripps National Spelling Bee. He is the only student in America to win both prestigious competitions – an incredible success! Moreover, nine of the 10 finalists in the National Geographic GeoBee competition are Indian-American. The most interesting fact is that one of the top 10 finalists is Kaylan Patel from Orlando, Florida. Read a short article about Kaylan in this issue and a detailed interview in an upcoming issue of Desh-Videsh. Of course, Indian American students continue to earn high marks in high school with several on the growing list of Valedictorians/Salutatorians. Be sure to read our Q and A with some local students. In discussing these champions, I do not want to forget the talented Vanaja Raju, an eight-year-old girl from Davie, Florida, who contributed her poems in this issue. As you may have noticed, over the last year, we began including poems in DeshVidesh. To inspire our young kids, we are restricting these sections only for young and young adult students. If you or your child would like to submit poems, please email us at editor@deshvidesh.com. Now let me turn to another topic which is very dear and near my heart. It is my mentor, my role model, idol and hero Gandhi ji. As I have said in previous DeshVidesh issues this year is the 150th birth anniversary of our beloved, Father of Nation, Gandhi ji and on behalf of the Desh-Videsh team, I have promised to include one article about Gandhi ji in every issue. Professor McGetchin from Florida Atlantic University has written an informative and inspiring article on one of Gandhi ji’s teachers, his wife Kasturba. This shows modesty and humility in the person who single handedly united all Indians against the British and gave us independence. In our last issue, we announced our upcoming MyShadi Bridal Expos! You’ll find us next in Charlotte on August 4, Fort Lauderdale on August 25, and at our flagship Expo in Orlando on September 15! Booths are going fast! Indian-American students have been dominating the grueling competition since 2008. This year, not one or two, but eight students were announced co-champions, seven of which are of Indian origin! The winners also took home a cash prize of $50,000, along with $2,500 in savings bond and reference books.

This domination of IndianAmericans over the Bee is certainly impressive. It is something that the community should be proud of and continue to encourage.

In 2018, Karthik Nemmani, a 14-year-old from Texas won the National Spelling Bee. He was the 14th Indian-American champion of the competition. The year before that, Ananya Vinay of California won the title by beating another IndianAmerican Rohan Rajeev. In 2019, 25 of the 50 finalists were Indian-American. This streak of Indian-origin students winning the Spelling Bee competition has been much talked about and analyzed over the years, especially in documentaries such as Spellbound (2002) and Breaking The Bee (2018). In an interview, Sam Rega, the filmmaker behind Breaking the Bee said, “We were wondering if there was more to this trend than just numbers. And what we found was, it was from 1965 when there was a change in immigration laws and that allowed highly educated individuals to come into this country. So we brought in a big wave of Indian-Americans and that really set the foundation. Then the rest of the time-

I love building LEGOs and can spend days on a build. I also thoroughly enjoy helping my dad with growing organic fruits and vegetables. Planting seeds and watching them grow helps me learn about the growth process, the environment and the food I eat. I love to water the plants and get some physical exercise at the same time. During my free time, I love to play on my saxophone. I also love to hang out with my young toddler cousin whenever I can. My family is very adventurous; we go hiking and biking whenever we can. She has also been learning Indian Classical music and is a part of a musical group that performs for seniors in care centers. She enjoys playing and watching sports. She plays on her school's field hockey team and also plays for her local club, who she went to nationals with. Solving the alcoholism and substance abuse epidemic is very dear to my heart. Growing up, many of my close family members were alcoholics and could not quit even if they tried. According to the World Health Organization, roughly 30% of India consume alcohol regularly. This is just one country out of 195 and my family is just one of many. I don't want any more lives to be in shambles just because of one simple drink. What is your little-known talent ? I'm a great baker, especially chocolate cakes.

Nihar Janga: 2019 National Geographic GeoBee Champion

ihar Janga, an 8th grader at Canyon Ridge Middle School in Austin, Texas, earned top honors at the 31st annual National Geographic GeoBee National Championship. The annual geography contest was held on May 22, 2019, at National Geographic headquarters in Washington, D.C. The competition saw the best of young talent answering intense questions based on world knowledge and ideas.

The National Geographic GeoBee conducts the competition on three levels: school, state and national. School champions qualify via an online test to proceed to the state level. The state champions then travel to National Geographic headquarters to compete on a national level. The mental battle in Washington, D.C., was among 100 young brains with Janga finally winning the prestigious competition by answering to host Mo Rocca’s final question. Janga fell to his knees after being declared the champion of this year’s National Geographic GeoBee National Champion.

Nihar Janga placed first by surviving five tiebreaker question rounds. He gained an edge over Attreya Mallana, a 6th grader from William Diamond Middle School in Lexington, Massachusetts, by correctly answering “Finnmark Plateau” in response to the question “More than one-third of Norway’s northernmost county is located on what plateau?” Nihar has also received a $25,000 college scholarship, lifetime membership to National Geographic Society, and a Lindblad expedition to the Galapagos Islands aboard the National Geographic Endeavor II. This wasn’t Janga’s first time participating in the competition. Last year, he made it to the finals round. Janga also won the 2016 Scripps National Spelling Bee championship. For the last 30 years, National Geographic has held this annual competition, and Janga is a fresh entry on the list of winners. We congratulate Janga for the honors and wish him good luck for his studies and upcoming endeavors with National Geographic!

To promote the geographic knowledge among young students in the United States, National Geographic organizes annual competitions at school, state, and national levels. This year, the competition began 36

with more than 2 million students participating, and Patel earned a spot to compete on the national level. The winners are honored with the respective titles, scholarships, and membership to many events managed by National Geographic. Indians students are performing well across the US, and this year is no exception. Patel won back-to-back championships in 2019 and 2018 previously in the Florida State Geographic Bee. He beat more than 600,000 students across the Sunshine state to qualify for the National GeoBee rounds.

Gandhi’s Greatest Guru of Nonviolence: His Wife Kasturba

Marriages promise happiness and a rich journey that can be both harmonious and stormy. The marriage of Mohandas K. “Mahatma” Gandhi and Kasturba Gandhi lasted over 62 years, and the couple showed both remarkable common vision as well as an epic battle of wills in which Mahatma conceded she was his master, although it was their partnership that provided a solid grounding for the couple’s shared commitment to public service through nonviolent struggle. Kasturba often fades into the background of an imbalanced historical record. It is difficult to get her point of view as one needs to filter it largely through her husband’s writings. Gandhi left behind ninety-eight volumes of writings in his collected works. Kasturba was illiterate. Nevertheless, she left an important impact and played a central role in the nonviolent

campaigns of Gandhi. One can find her voice and her willpower, which Gandhi encountered headon when he tried to bend her to his own will as a young couple. British viceroys later found Gandhi to be frustratingly stubborn, but Gandhi learned these techniques when he met his match, confronting his own guru in nonviolence: his wife Kasturba. The young Gandhi was very different from the elderly freedom fighter with whom the world became familiar later. As a teenager, Gandhi was an Anglophile, a sharp dresser, jealous, and passionate. Married at age thirteen, he was extremely suspicious and possessive of his wife Kasturba. Although she was loyal, he set down strict guidelines, as he related in his Autobiography: “she could not go anywhere without my permission. us” (9). Rather than submit, however, Kasturba rose up to the challenge by invoking her own volition. Exasperated, Gandhi wrote, “She made it a point to go out whenever and wherever she liked. More restraint on my part resulted in more liberty being taken by her and in my getting more and more cross” (9). A half a century later, even Gandhi himself admitted, I used to be a tyrant at home…I used to let loose my anger at Kasturba. But she bore it all meekly and uncomplainingly…her unresisting meekness opened my eyes and slowly it began to dawn upon me that I had no such prescriptive right over her. If I wanted her obedience, I had first to persuade her by patient argument. She thus became my teacher in nonviolence…I literally used to make life a hell for her. Every other day I would… prescribe what dress she was wearing…She was not educated…[yet] Her guileless simplicity conquered me.” (Rajmohan Gandhi, Gandhi, 397-8; Gandhi CW Vol. 74, p. 147 [statement by Gandhi Oct 23, 1938]). Gandhi made the mistake of thinking he could improve his wife by educating her, and once again they wrestled with conflicting goals and

willpower. Gandhi wrote, “Kasturba was illiterate. I was very anxious to teach her, but…the teaching had to be done against her will” (Gandhi Autobiography 10). As his grandson Arun Gandhi writes, “He was going to teach his illiterate wife to read and write…keeping her awake late into the night outlining his course of instruction starting with the alphabet, and expecting her enthusiastic acceptance of the project. Instead, she seemed



wary, unresponsive” (Arun and Sunanda Gandhi, The Forgotten Woman, 23). Instead of staying up to study, the couple usually ended up going to bed. Once again Kasturba proved the master of the Mahatma, who was unable to overcome the determination of his wife. Despite years apart, Gandhi thought of himself as a good father. Gandhi spent years away from his family, three years pursuing legal studies in London and several more years in South Africa.

Once his family joined him in South Africa, Gandhi did spend time as a father directly caring for his children. He had a guidebook called Advice to a Mother, and he “nursed both my children according to the instructions given in the book.” The Gandhis did employ a nurse as well, but she helped Kastur, as she was “not for taking care of the babies, which I did myself.” He also delivered his last child, Devadas, himself, as the doctor was unavailable (Gandhi,Autobiography, Part III Chap VI, p. 178). Kasturba does not have a voice in the historical record, but it appears Gandhi was compensating here for not being around for years at a time, so he took pains here to show that he himself was contributing. er than Kasturba herself, however is a sign of his continuing determination to show he knew best. She had already had plenty of experience raising four sons, so could have been a better source of information than the book. Another point of contention was a divide between loyalty to family and commitment to public service. Although he refused to receive payment for his organizing work, the Indian community in South Africa nevertheless gave gifts to Gandhi and wife Kasturba as they were preparing to return to India. Gandhi had been insisting on simplifying their lifestyle, and even their children agreed to return the gifts. But Kasturba resisted, wanting to have gifts to give her own relatives and insurance in case of emergency. She fought back against Gandhi’s austerity, arguing he was trying to impoverish their children, and asked him, “what right have you to my necklace?” This argument Gandhi was able to win, eventually persuading her to relent. “I was determined to return the ornaments. I somehow succeeded in extorting a consent from her” (Gandhi,Autobiography, 193-194). Kasturba played a crucial role as Gandhi’s partner. She actively joined Gandhi in what became their political struggles, leading Indian women

in South Africa into the nonviolent fight in 1913, and into jail (Gandhi/Fischer, Essential Gandhi, 93). A vital element in Gandhi’s nonviolent movement was the involvement of a wide population in the struggle, with women playing a crucial part of the struggle. After having four sons together, in their mid-30s, Gandhi unilaterally decided to take a vow of celibacy. “After full discussion and mature deliberation I took the vow in 1906. I had not shared my thoughts with my wife until then, but only consulted her at the time of taking the vow. She had no objection” (Gandhi, Autobiography 182). At the end of her life, Gandhi acknowledged the critical role she had played in his life. In 1944 while in prison, “Kasturba died in her husband’s arms” (R. Gandhi, Gandhi, 490). He wrote, “She was a woman always of very strong will which, in our early days, I used to mistake for obstinacy. But that strong will enabled her to become quite unwittingly my teacher in the art and practice of non-violent non-cooperation” (R. Gandhi, Empire, 491). Their son Harilal had told him, “All the greatness you have achieved is only because of [Kastur]Ba” (R. Gandhi, Gandhi, 376). Gandhi himself recognized this truth, saying, “It is because of her that I am what I am” (R. Gandhi, Gandhi, 492). He honored her by affirming, “If I had to choose a companion for myself life after life, I would choose only Ba” (R. Gandhi, Gandhi, 492).

Operating Expenses Operating expenses are the costs associated with operating and maintaining a commercial property such as an office building, multi-family building or retail center. Depending on the lease structure, you will either pay operating expenses as a component of gross rent or in addition to base rent. In the South Florida market, triple net (NNN) leases are typical for most commercial properties, and operating expenses are paid in addition to the quoted NNN rental rate. In a multi-tenant building, each tenant typically pays their prorata share of operating expenses based on the size of their space relative to the building, whereas in a single-tenant building, the tenant is typically responsible for 100% of total operating expenses. By far, one of most discussed issues in commercial real estate is operating expenses. There are several methods to estimate operating expenses for a commercial property-Percentage basis, estimated, and actual. The preferred method for anyone seeking to make an investment in commercial real estate is to use the actual expenses supported by documentation and adjust those expenses for the future holding period. For example, property taxes for someone that has owned the property for the past ten years could be $10,000.00 annually. But if that property traded today for $2,000,000 the property taxes would be based on market value as deemed justified by the property appraiser department of the county.

Therefore, one should always use actual expenses to determine the current operating expenses of the property and estimate the future operating expenses to calculate the actual cash flow and projected cash

f low. Estimating future property expenses is an art and I could not emphasize enough the importance of utilizing a commercial real estate professional to assist you through this phase. So, what are some of the expenses that could be qualified as operating expenses? Property taxes, property insurance, liability insurance, flood insur-

ance, security, utilities, legal fees, professional fees, administration fees, management fees, construction management fees, leasing expenses, reserves and many others depending on the type of the property. To have a meaningful discussion on operating expenses we will use a commercial shopping plaza as an example today. In a commercial shopping plaza, it would be very common to have all of the expenses mentioned above. If the leases are triple net leases, the landlord will add all actual expenses incurred on an annual basis and invoice tenant as per the lease agreement. Most of the expenses are foreseeable such as property expenses, insurance expenses and security expenses. However, some expenses have to be budgeted such as legal fees, professional fees, leasing expenses and reserves. The reason being unless the expenses are accounted for in the annual budget they cannot be paid without disrupting the cash flow for the property. For example, if the entity that owns the commercial plaza is required to replace the roof at a cost of $100,000. Unless the funds are set aside in a reserve account it would be impossible for a small business to address the expense. Or if there is a lawsuit and the landlord has to defend the lawsuit in court at an expense of $100,000, chances are that unless those funds are set aside the legal expense could cause a strain on cash flow. Therefore, operating expenses should always be based on actual numbers and estimated accurately for the future holding period. Virat Kohli’s Record 11,000 Runs in ODI Cricket

ndia’s heartthrob batsman Virat Kohli created history by scoring the fastest 11,000 ODI runs in the cricket world, beating Sachin Tendulkar’s world record of 11,000 runs in 276 innings. Kohli achieved this hit-mark in less than 11 years of his ODI debut, beating Tendulkar’s record of more than 12 years to reach the same. Kohli’s record 11,000 runs came in his innings against the India-Pakistan World Cup match on June 16, 2019 in Manchester, United Kingdom. Coincidentally, the Indian captain also scored his 51st half-century with a combination of this record-breaking 50

success. He is the third Indian to score at the impressive 11,000 mark, after the legendary Sachin Tendulkar and Saurav Ganguly. Kohli broke Sachin Tendulkar’s record, who previously completed 11K runs in 276 innings. Cricket fanatics from all over the world have greeted Virat with appreciation and love. In the film, through Salman Khan’s character (Bharat), we see a nation’s journey through some of its best and worst phases after the partition all the way to the present day. Director Ali Abbas Zafar makes good use of two and a half hours to show us the ups and downs that the man and the nation go through. Bharat is the official adaptation of 2014 South Korean drama, Ode to My Father. After he is separated from his father and sister during the Indo-Pak partition as a child, Bharat’s entire life has been dedicated to keeping the promise he made to his father – he would always look after his mother and siblings, and keep his family together. 58

The rest of the film is about Bharat’s personal and professional choices set against the backdrop of its time as he constantly reminded of that promise he made as a child. Salman Khan once again delivers a crowdpleasing performance in Bharat, where he dons five different looks. Salman shares superb onscreen chemistry with Katrina Kaif once again. One of the highlights of the film is comedian-actor Sunil Grover who brings lightness yet sensitivity to his role as Bharat’s best friend, Vilayti. Though many critics have commended the film for its entertainment value, a few have criticized its length saying that it’s exhausting. Zeenat Aman Returns with Ashutosh Gowariker’s Panipat

Deepika Padukone joins Ranveer Singh in Kabir Khan’s ’83 Veteran Bollywood star Zeenat Aman is making a comeback to movies with Ashutosh Gowarikar’s period drama Panipat. Gowarikar’s magnum opus is one of the most anticipated films of the year and already boasts of a stellar star cast. Panipat stars Arjun Kapoor, Sanjay Dutt, and Kriti Sanon in pivotal roles. The actress will be playing the role of Sakina Begum, who led the province of Hoshiyarganj, and played an important part in the battle when the Peshwas turned to her for help. In discussing working with Zeenat Aman, director Ashutosh Gowarikar said, “It is an absolute honour and a fan moment to be directing Zeenatji. There are many many of her films that I have loved and especially her work in them. What is most fascinating about her, is her humility despite all the stardom.” Gowarikar worked with Zeenat Aman as her costar in Gawaahi (1989). The actress was last seen on-screen in the film Strings of Passion (2014). The film is based on the third battle of Panipat that took place on January 14, 1761, at Panipat. It is considered to be one of the most eventful and epic battles of the 18th century. The battle was fought between the Maratha Empire, led by Sadashiv Rao Bhau, and the invading forces of the King of Afghanistan, Ahmad Shah Abdali. Arjun is reportedly playing the role of Sadashiv Rao Bhau in the film. Panipat is slated to release on December 6 this year. 60

Here’s some happy news for Deepika Padukone and Ranveer Singh fans! One of Bollywood’s mostloved on-screen and off-screen jodi is coming together once again for Kabir Khan’s ’83. Deepika Padukone has been officially signed by the director to star in the upcoming sports drama, where she will be seen playing the on-screen wife of her real-life husband Ranveer Singh. Ranveer made the announcement for the same on his social media profile. He wrote, “Who better to play My Wifey than My Wifey?! @deepikapadukone plays Romi Dev in @83thefilm! Genius casting courtesy @kabirkhankk.” This will be Ranveer and Deepika’s first film together since they tied the knot in November last year. This is also their fourth film together, after Goliyon Ki Raasleela: Ram Leela, Bajirao Mastani and Padmaavat. ’83 is based on Indian cricket team’s 1983 World Cup victory. Ranveer plays the role of squad captain Kapil Dev; and Deepika plays his wife, Romi. Deepika will not just be starring in the film, she is also co-producing it along with Kabir Khan, Sajid Nadiadwala, Madhu Mantena and Vishnu Induri. Kabir Khan is well-known for delivering hit films like New York, Ek Tha Tiger, and Bajrangi Bhaijaan. His last film Tubelight, however, did not perform well at the box office. This is the first time he is collaborating with actor Ranveer Singh. The film will also feature Saqib Saleem, Tahir Raj Bhasin, Jiiva, Ammy Virk, Harrdy Sandhu, and Pankaj Tripathi. Director Sanjay Gupta pulls off Casting Coup for Mumbai Saga Filmmaker Sanjay Gupta, who has completed 25 years in the entertainment industry, has announced his next film, Mumbai Saga. A gangster drama, Mumbai Saga is set in the 80s and 90s. The film will trace the journey of the city from Bombay to becoming Mumbai. Not only is Gupta back after a hiatus of two years, he is also back to the genre for which he is well-known - gangsterthriller. He has definitely pulled off a casting coup with this one. Mumbai Saga’s star cast boasts of big names like John Abraham, Emraan Hashmi, Jackie Shroff, Suniel Shetty, Prateik Babbar, Gulshan Grover, Rohit Roy, and Amol Gupte. T-Series’ Bhushan Kumar will produce the film. Talking about the project Bhushan Kumar in an interview said, “Mumbai Saga is our first in the gangster drama genre and who better than Sanjay to direct it. The film is inspired by true events yet makes the characters so larger than life. The entire cast will bring so much to the table.” Talking about the upcoming film, Sanjay Gupta in an interview said, “25 years, 17 films later I had to give my audience something bigger and better. Mumbai Saga is by far my most ambitious film which needed a visionary producer.” He further added, “It is one such story that needs to be said on screen.”

The director is known for films like Kaante (2002), Musafir (2004), Shootout at Lokhandwala (2007) and Kaabil (2017). Mumbai Saga is slated to release in 2020.
