Edito r’s V iew Dear Readers, It’s election time in India as well as in the United States. India’s elections began on April 19 and will end on May 19. In the US, more than 20 democrats have announced their candidacy for the presidency against President Trump. There are many similarities in both the elections. In India, the economy is doing very well compared to other nations in the world under Prime Minister Modi’s leadership. Similarly, the US economy is doing very well under President Trump’s leadership compared to the several past years. In India, the opposition parties are united in their messages of all things anti-Modi. In the US, seemingly many of the Democratic Party candidates do not have their own message except for anti-Trump sentiments. Lastly, many mainstream media outlets in India as well as in the US are against the incumbent. In terms of differences, the US does not have a family dynasty at the presidential level similar to that in India. Over the last 60 years, the nation has seen Nehru family members ruling as prime minister or president of the Congress Party. First Nehru, then his daughter Indira Gandhi, followed by her son Rajiv Gandhi - all three held the position of Prime Minister of India. Currently Rahul Gandhi, Rajiv’s son is Congress Party leader and is set to become Prime Minister if the Congress Party wins. To a certain extent, Nehru and Indira Gandhi were tolerated as Prime Ministers considering they had some experience being leaders. The situation is now different. Rahul Gandhi does not have any experience as a leader, and he is not even an Indian citizen, a good policy maker or a good speaker. Yet over 40 million Congress Party members cannot find anyone else to be their leader outside of the Nehru family. I hope Indian voters are not blinded by the charismatic personalities of Nehru’s family members in an effort to reject Prime Minister Modi’s leadership. Now let me turn to another burning topic in the US - immigration. Recently, there have been several issues at the forefront where immigration is concerned, from illegal migrants coming from South America to proposed changes in the H1 application and family members getting green cards. As of yet, Congress has not passed any new legislation. To learn more about H1 visa alternatives, be sure to read the article written by Manju Kalidindi, a South Florida immigration attorney. Now onto a topic I love to discuss - the achievements of one of our own community members. For those of you living in South Florida, you are well aware about Ranjana Warrier and her talent, from choreographing Indian Classical dances to fusion dances for Florida Grand Opera’s The Pearl Fishers. Rina Shah from The Arpan Group interviewed Ranjana to learn more about the accomplished artist for the latest “Get to Know” article. ndia, one of the oldest and largest democracies in the world, stands at the brink of the 2019 general elections. The 2019 Indian general election is currently being held over the course of seven phases, which began April 11 and will continue through May 19, 2019. The elections constitute the 17th Lok Sabha (House of the People, the lower house of India’s bicameral Parliament). Approximately 900 million Indian citizens, 18 years of age or older, are eligible to vote, and they will elect 543 Members of the Parliaments. The opposition between the two major contenders, the Congress party and the Bhartiya Janta Party (BJP), grabs the spotlight. This election is a fight between perspectives and viewpoints as well as between the dynasties-led Congress party and the more traditional feel and approach of the BJP. From the point of view of the stakeholders of the Indian democracy, this election is hardly a fight. The tenure and the progressive leadership of the BJP governance don’t really have a competitor in the Congress this time with the their leadership being in the hands of an inexperienced contender.

According to the IMF, the Indian economy has been growing in recent years, and its GDP growth rate is among the highest in the world for major economies. India is expected to be the fastest growing major economy in 2019-2020 and 2020-2021, with GDP projected to grow at 7.3 percent. Prime Minister Modi’s government pursued demonetization in the national interest, and has identified and de-registered 338,000 shell companies, identified and recovered $18 billion in black money since 2014, which almost doubled India’s tax base.

PM Modi has highlighted this evidence stating that corruption is part of the Congress Party’s culture.
National security and terrorism

In response to the 2019 Pulwama attack from Pakistan, the Indian Air Force conducted surgical air strikes inside Pakistan — for the first time since the 1971 Indo-Pak war. According to the Pew Research Center, both before and after the outbreak of recent India-Pakistan tensions, their 2018 and 2019 surveys suggest that the significant majority of the Indian voters consider Pakistan as a “very serious threat” to their country, and terrorism to be a “very big problem.”
Rural distress
about the 2019 Indian elections have been traced to “employees of the Pakistani military public relations wing.” Some others have been linked to the Congress Party.
Dynasty politics
The BJP campaign has highlighted that the Congress Party has been in power for five generations of the Nehru dynasty, and its past promises and campaign issues to the farmers and people living in rural areas have been empty. The BJP campaign claims that recent farmer loan waivers by Congress have not reached “even 10% of the farmers” nor has it helped the financial situation of the farmers. BJP highlights that its “Kisan Samman Nidhi” helps small farmers at the time of seed planting through a direct deposit to their accounts.
The BJP has highlighted that the Congress Party has relied on Nehru’s dynasty for leadership since India’s independence and lacks internal party institutions. The BJP additionally claims that when Congress has been in power, freedom of press and Indian government institutions have “taken a severe beating.” During the election campaign, its leaders have mentioned the Emergency of 1975, nepotism, corruption and widespread abuses of human rights under Congress Party rule in the past. According to the India Spend report, the Congress Party has had about twice as many dynastic parliamentarians than BJP in each of those three recent general elections, and higher than all major political parties in India except the Samajwadi Party. This data was based on the research of Kanchan Chandra, professor of Politics, who

Many of these dynastic politicians in India who inherit leadership positions have never held any jobs and lack state or local experience, states Anjali Bohlken, a professor and Political Science scholar. This raises concerns of rampant nepotism and appointments of their own friends, relatives and cronies if elected.

In India, apart from religion, three other things that people worship are politics, Bollywood and cricket. As India goes through one of the most

year’s election. The Election Commission (EC) has put a stay on the release of the movie that was set to hit the theatres on April 11. The Financial Times writes that the film “depicts Modi’s rise from humble origins as the son of a railway station tea-seller to a strongman who vows to avenge Pakistani terror attacks.” While earlier the Supreme Court and Censor Board cleared the film, the EC banned it just a day before its release. The EC has asked filmmakers to defer the release of the film until the last phase of the elections on May 19.

Possible Alternatives to the H-1B Visa

The H-1B cap period opens on April 1st every year. This year, by April 5, 2019, the U.S. Citizenship and Immigration Services (USCIS) received a sufficient number of petitions needed to reach the congressionally-mandated 65,000 H-1B visa regular cap for fiscal year 2020. On April 11, the USCIS completed the H-1B Cap Random Selection Process and reached the 20,000 Advanced Degree Exemption Cap.
What can you do if your petition was not picked in the lottery? There are alternatives to the H-1B that, for some individuals, may be viable options.
This year, the USCIS received approximately 201,011 H-1B petitions compared to 190,000 in 2018 and 199,000 in 2017. As of this writing, most H-1B applicants have already found out whether their H-1B petition made the lottery or not. For some applicants, this may have been the second or third attempt. 24

Cap-Exempt H-1B Petitions Certain employers may be seen as cap-exempt, meaning that the H-1B petitions they file are not counted towards the cap. If the employee: (A) is employed (or has received an offer of employment) at an institution of higher education (as defined in section 101(a) of the Higher Education Act of 1965 (20 USC 1001(a)), or a related or affiliated nonprofit entity; or (B) is employed (or has received an offer of employment) at a nonprofit research organization or a governmental research organization. Indirect employment may still qualify as capexempt if the employee will spend the majority of work time performing job duties at either of the above entities and those duties “directly and predominantly further the essential purpose, mission, objectives or functions” of the qualifying entity.
L-1 Intracompany Transferee L-1A: This nonimmigrant classification enables a U.S. employer to transfer an executive or manager from one of its affiliated foreign offices to one of its offices in the United MAY 2019 - WWW.DESHVIDESH.COM
States. This classification also enables a foreign company that does not yet have an affiliated U.S. office to send an executive or manager to the United States with the purpose of establishing one. To qualify, the named employee must have been working for a qualifying organization abroad for one continuous year within the three years immediately preceding his or her admission to the United States; and be seeking to enter the United States to provide service in an executive or managerial capacity for a branch of the same employer or one of its qualifying organizations. L-1B: This nonimmigrant classification enables a U.S. employer to transfer a professional employee with specialized knowledge relating to the organization’s interests from one of its affiliated foreign offices to one of its offices in the United States. This classification also enables a foreign company that does not yet have an affiliated U.S. office to send a specialized knowledge employee to the United States to help establish one. To qualify, the named employee must have been working for a qualifying organization abroad for one continuous year within the three years immediately preceding his or her admission to the United States; and be seek 25
ing to enter the United States to provide services in a specialized knowledge capacity to a branch of the same employer or one of its qualifying organizations.
E-2 Treaty Investors The E-2 nonimmigrant classification allows a national of a treaty country (a country with which the United States maintains a treaty of commerce and navigation) to enter and work in the United States based on a substantial investment in a bona fide enterprise. The E-2 visa can be extended indefinitely provided all E-2 requirements are met. *NOTE: Bangladesh, Pakistan and Sri Lanka are signatories to the E-2 while India is not.
E-3 The E-3 nonimmigrant visa classification applies to nationals of Australia in certain specialty occupations. In order to qualify for the E-3, the individual must be a national of Australia; have a legitimate offer of employment in the United States; possess the necessary academic or other qualifying credentials and will fill a position that qualifies as a specialty occupation. 26
O-1 The O-1 nonimmigrant visa is for those who possess extraordinary ability in the sciences, arts, education, business, or athletics, or who have a demonstrated record of extraordinary achievement in the motion picture or television industry and have been recognized nationally or internationally for those achievements. To qualify for an O-1 visa, the individual must demonstrate extraordinary ability by sustained national or international acclaim and must be coming temporarily to the United States to continue work in the area of extraordinary ability.
TN The Trade National (TN) nonimmigrant visa allows qualified Canadian and Mexican citizens under the North American Free Trade agreement (NAFTA) temporary entry into the United States to engage in business activities at a professional level. To qualify for a TN, the individual must be a citizen of Canada or Mexico; the profession qualifies under the regulations; the position in the United States requires a NAFTA professional; the individual has a prearranged full-time or part-time job with a U.S. employer MAY 2019 - WWW.DESHVIDESH.COM
(but not self-employment); and the individual has the qualifications to practice in the profession.

ne topic that is getting more awareness is mental health. Mental health issues may be overlooked because the signs can be subtle and may be simply accepted as day-to-day
stress.
At some point, we have experienced thoughts that have a tendency to take us away from what is currently happening in the moment. Without realizing, we may grow attached to certain thoughts because they are based on what we fear or hold dear to our hearts - becoming a prisoner of our own past, or of the unknown future that lies ahead. 32

or stargazing, do not allow the mind to distract you from the moment and the beauty of being right here.
When was the last time you had your full attention on a task? Take this moment right here. Are you reading these words with your full attention or are you curious about what else is in this amazing magazine? This illustrates that even in some of the most routine daily exercises, we miss out on the beauty of the present moment due to entertaining too many thoughts at once.
encourages the mind to do it again - because these thoughts created a response. With mindfulness, rather than ignoring the thought completely or entertaining it, the process is to objectively accept the thought as it is (regardless of how it makes you feel), let it pass along, and bring your focus back to what you are doing in the present. Whether you are eating, talking, reading,
There is no such thing as a quick fix; it comes with practice. Think about anything you are good at: driving, writing, walking, teaching, talking, or even praying – these skills were sharpened through practicing. Staying grounded in the moment takes practice also. By teaching the mind to have full concentration in the present moment, the mind is able to break that habit of easily becoming distracted by a passing thought. Practicing awareness in the moment is one of the ways you can improve your mental health and exercise your metaphorical mindfulness muscle (say that three times fast!).
A way to create separation from these thoughts is to practice mindfulness - being present in the current moment and not having attachment to any of the thoughts that come and go. The mind has had a lot of practice repeating the negative thoughts we have had in the past, and it knows how we will react to it. We let ourselves fall prey to old thinking patterns, allowing them to provoke us, giving our mind consent to drive us right into the arms of overthinking, stress, tension, and anxiety. The more attention we give these thoughts, the more it 34

Try doing a simple task today, being present in the moment - whether it is eating, drinking, washing your hands, or taking a few breaths. Be completely in the moment and absorb as much of the moment as you can. Just to, you know, practice.

Occupational therapy opened up the doors of knowledge when it came to taking care of the Self first and leading a healthier life. This led her to the physical practice of yoga. Stagecoach to Pretoria: A Workshop in Gandhi’s Method of Nonviolent Resistance
By Doug McGetchin The young attorney Mahatma Gandhi’s first trip inland to Pretoria, South Africa, in 1893 by train and stagecoach was a highly symbolic journey, illustrating his resolve and the power of his methods of nonviolence. When Gandhi arrived in Durban, South Africa, he had a First Class ticket, but the racist South African conductor threw him 40
from the train at night at Pietermaritzburg for daring to cross the color barrier. This famous scene appeared in the Oscar-winning 1981 Gandhi film, for good reason, as it fueled his passion for justice, an important step on the road towards becoming a leader of the Indian independence movement. Gandhi refused to budge, saying "I will not… but I am prepared to sit inside." The bully became angry, using physical force to slap Gandhi around, trying to get his seat: “the man came down upon me and began heavily to box my ears. He seized me by the arm and tried to drag me down.” Another altercation a little later on the same journey on a stagecoach did not make the film and has remained largely unnoticed, but it is a striking reminder of how the power of nonviolent resistance works. The leader in charge of the stagecoach refused to let Gandhi sit inside the carriage with him and the other passengers, insisting instead the Indian visitor sit on top with the African driver, enforcing a racial divide. Gandhi initially decided to keep his mouth shut and obeyed. When they reached a rest stop, however, the leader wanted to get some fresh air on top of the coach. The man ordered Gan-

dhi to move from his seat to make room. Gandhi had enough, like Rosa Parks who also refused to give up her seat on a segregated bus in Alabama, USA, over a half century later. Gandhi’s quiet determination echoed the parallel triggering incident in 1956 that started the Montgomery bus boycott, leading to a sustained struggle for civil rights that resulted in a significant victory using nonviolence in North America. Gandhi refused to budge, saying “I will not… but I am prepared to sit inside.” The bully became angry, using physical force to slap Gandhi around, trying to get his seat:

At that point, Gandhi was manifesting the power of nonviolence. Gandhi’s courage and resolve in the face of an unwarranted physical assault aroused the sympathy of the other passengers, who came to his defense. Gandhi wrote, “Some of

International Hindu University Offering Summer Classes for High School and College Students
Summer Institute will conduct courses such as Calculus, Chemistry, Biology, Economics, Information Systems and Computer Applications and Social Sciences during summer 2019. The courses are primarily targeted for 10th and 11th grade students. 12th grade and college students are also welcome. There will also be research lab components for qualified students. This would entail an opportunity to work in university labs in chemistry, biology, IT and clinical research.
Duration: 6 Weeks The students who complete the courses successfully will be awarded and IHU transcript. Moreover, they would be encouraged to take the College Level Examination Program (CLEP) exam so that they can transfer credits to their university degree program. CLEP provides students with the opportunity to demonstrate their proficiency in subject areas and bypass undergraduate coursework. Courses will also help them in college preparedness. The courses offered in the summer institute will strictly follow the curriculum prescribed for talking CLEP exams. The test is offered by the College Board. Approximately 2,900 colleges and universities will grant college credits for each test.

the passengers were moved to pity and exclaimed: ‘Man, let him alone. Don’t beat him. He is not to blame. He is right. If he can’t stay there, let him come and sit with us.’” The active intervention by these third party witnesses had a decisive influence on the altercation, as the “somewhat crestfallen” man “stopped beating” Gandhi and instead took the seat of the African driver who chose not to defy the man. Gandhi had used nonviolence to awaken the conscience and compassion of the passengers, who then applied their social pressure, which in turn caused the man to relent. Nonviolence involves striving for a golden mean between the extremes of utter passivity and violent engagement. Gandhi could have given up his seat, or perhaps fought off the man. But by lowering himself to the physically abusive level of the bully, Gandhi would have been giving up the moral high ground. Gandhi was in the right, and by not fighting back physically, and yet also not yielding to the coercive demands of the leader, Gandhi was holding fast to the coach and his principles. 46
Taking the nonviolent stand he did took tremendous courage and creativity. Having dared to defy the fabric of white supremacy, Gandhi understandably feared for his life, as for the rest of the journey, the man eyed Gandhi angrily, pointed his finger, and threatened him with reprisal once they reached the next town. Gandhi wrote, “My heart was beating fast within my breast, and I was wondering whether I should ever reach my destination alive.” But the coach arrived at the town of Standarton and the Indian friends who were awaiting him there. The reprisal Gandhi feared never materialized. He even wrote a letter of complaint to the coach company and was able to travel the next day inside the coach, and the bully who had harassed him was not there. This scene the filmmakers of Gandhi pass over and Gandhi himself describes in his autobiography and yet does not emphasize enough the significance of this scene as a concise illustration of the power of nonviolent resistance. Although the bully was the leader of the coach, he was still dependent
on the goodwill of the passengers. They had paid for their passage and were racial elites in that society, equal in social standing to the leader, and thus had influence over him. In a sense, nonviolent resistance is a performance art. The late Gene Sharp (1928-2018) of the Albert Einstein Institute in his book Waging Nonviolent Struggle calls the important role bystanders play the “pillars of support.” Any ruler needs backing, support, from a critical mass of society. If the ruler loses this support, if the pillars that hold up the ruler’s regime start to crumble, then a ruler’s position is weakened and they usually cave in, either giving concessions, compromises, or lose power completely. Gene Sharp has documented 198 techniques of nonviolent struggle. Many of these actions such as marches, protests, parades, picketing, and strikes, involve a third party audience. Gandhi’s taking a principled stand got the attention of these crucial bystanders and won them to his side, undermining the bully’s pillars of support. Understanding

Ranjana Warier
Indian Classical Dancer and Choreographer
By Rina Shah, The Arpan Group The sound of ghunghroos ringing, feet stomping, and tabla beating have been deeply ingrained in Ranjana Warier’s daily routine since she was six years old. Born in Thirunavaya, a small village situated on the northern bank of the Bharatappuzha (River Nila) in Kerala, Warier now resides in Ft. Lauderdale, Florida, where she spreads the love of dance amongst her students and the broader community. Founder of Rhythms School of Dance, Warier brings the beauty and history of Indian classical dance to life for students and dance enthusiasts in much the same way her own gurus did for her at a young age. Warier grew up in an art-loving family, and she began taking Bharatanatyam lessons from her gurus Kalamandalam Devaki and Kalamandalam Indira at the age of six. When she was 10-yearsold, she also began learning Mohiniyattam. Un52
der the guidance of her gurus, Warier performed at several festivals, which served to enhance her present commitment to promote the Indian culture and art forms. Warier credits her gurus for strengthening her passion, and over the years, she has progressed from an avid student sitting in her teacher’s lap to a teacher herself. “Because of the efforts my gurus, I feel committed to promoting priceless artistic treasures of India, through traditional and cross-cultural collaborations,” reflects Warier. Warier is currently working on hosting an “International Dance Day” in association with the International Dance Council (at UNESCO) to educate and engage the community on our art forms. Why Bharatanatyam? What drew you to this particular form of dance? What are some of your earliest memories of learning this art form? This ancient art form allows me stay connected to my heritage and be relevant to the current age. Bharatanatyam is a very colorful symbolic representation of everything India is. It provides me with the most effective canvas to engage, educate, and entertain an audience. My earliest memories of Bharatanatyam education are sitting in my teacher’s lap and watching the older kids dance. I was a very reluctant student in the beginning. I am grateful for my teacher’s patience and guidance that allowed me to eventually develop a strong passion for it. Your day job is in the world of cyber security, which is seemingly so different from the world of dance. How does your day job influence your creative side and vice versa?
Tell us more about your journey and how you came to be where you are today. Over the years, I transformed from an avid student to a dancer and then to a teacher with a mission to preserve it [dance] in its entire glory. This exploration for innovative ways to present Bharatanatyam has allowed me to stay connected to my heritage and yet reach a wide audience. I enjoy promoting cross-cultural understanding and collaboration in the community by showcasing Indian Classical dances through unique themes - bringing ancient mathematics textbook to life through dance, visualization of Afro-Caribbean poetry and Western fairy tales and integrated performance in Opera productions to mention a few. Art and dance are making computer science culturally relevant. Though seemingly different worlds, there is some overlap - in dance we do a lot more computation and pattern analysis than one might imagine; and in the cyber security field, the creative approach comes in handy often. I find an artistic workflow can be compared to a computer algorithm with built-in creativity. The exposure to these two worlds gives me a rare perception during the artistic decision process to connect with audience. I apply the same principles of analysis, creativity, structure and discipline in both of my professions. In 2015, you were a choreographer for Florida Grand Opera’s The Pearl Fishers. Fusing traditional Indian dance elements into an opera by a French composer must have been a unique challenge. How did you maintain the integrity of Indian dance while also staying true to the opera story line? This certainly was a unique yet welcome challenge. Given the fact that Georges Bizet is a French composer, the music for this opera was significantly different than traditional 53
Indian music. This difference was reflected in the choreography and artistic decisions. I kept the foundation of the choreography traditional while staying in alignment with the story and the culture that is represented in the Opera. The traditional Indian folk and classical moves were broken down as needed and blended with some contemporary transitions to support the music and delivery effectively. Opportunities like these force me to think outside the box and be creative.

Through performances and your school Rhythms School of Dance, you have had a unique opportunity to educate the general public, including non-South Asians about Indian classical dance. How receptive do you find audiences? Why do you believe it is important to understand Indian classical dance?

South Florida is a lot like India with regards to diversity. Indian classical dances are very diverse, colorful and a symbolic representation of every-
My Guru Kalamandalam Devaki. Her guidance allowed me to develop a passion for this art form and made the learning process more enjoyable. She patiently answered every question and allowed me to explore. She was a pioneer in innovation and was not afraid to take risks with her choreography. Her approach impacted me so deeply that I strive to be a better teacher every day. Many young Indian Americans choose to learn Bollywood and fusion dance over learning traditional dance such as Bharatanatyam and Kathak, finding these art forms to be rigid and tedious. How do you encourage students to continue their journey with classical dance? In today’s world of instant gratification, it is a struggle to keep the young generation interested in traditional art forms. The perceived complexity of classical dance and abstract nature of techniques coupled with traditional story lines hinders the enjoyment for most, especially for children. Though many youngsters learn it, very few pursue it seriously and the techniques and rigor are being lost often with attempts to modernize this art form. My primary goal today is to inspire and empower younger dancers to practice and preserve Bharatanatyam (Indian classical dance) passionately. I feel the only way to keep them engaged is through systematic training to develop the knowledge; allowing them to explore ways to better connect with the art and the audience; and providing unique opportunities to learn and collaborate with the best in the industry.

What advice do you have for young Indian Americans who wish to pursue a career in music or the performing arts? My advice is to make an effort to understand our heritage and take time to understand the symbolism and significance of everything they learn. Don’t be afraid to take risks and to make your own path. Art has the power to engage, educate, and entertain the dancer and audience.

Salman Khan & Katrina Kaif’s Bharat Trailer is Out
One of the most sought-after and successful jodi of Bollywood, Salman Khan and Katrina Kaif is back on-screen once again with Bharat. Bharat is an official remake of Ode to My Father, a 2014 South Korean blockbuster. It traces the journey of a man and a country together. The film follows Salman Khan’s character’s journey from the age of 18 to 70, showing the history of India through the life of an ordinary man named Bharat (played by Salman). The three-minute trailer shows Salman in five different looks, from a motorcycle stuntman to an employee in an oilmining company and then as a navy officer. 58
Apart from Salman and Katrina, the film also features Jackie Shroff as Salman’s father and comedian Sunil Grover as his best friend. The film also stars Disha Patani, Tabu, Sunil Grover, Satish Kaushik, Nora Fatehi, and Shashank Arora. Ali Abbas Zafar and Varun V. Sharma have written screenplay and dialogues of the film. Bharat’s music has been composed by VishalShekhar and Irshad Kamil has penned its lyrics. Kalank Review Abhishek Varman’s Kalank is a lavish period drama set in the 1940s. Pre-independent India provides a perfect background to this visually stunning movie featuring an ensemble cast. The cast includes Alia Bhatt, Varun Dhawan, Aditya Rao Kapur, Sonakshi Sinha, Madhuri Dixit and Sanjay Dutt in the lead roles. Kalank is set in the time of partition, in a fictional town on the outskirts of Lahore called Husnabad. At the center of the story are Roop (Alia) and Zafar (Varun). Zafar is a blacksmith and the illegitimate son of a courtesan Bahar Begum (Madhuri) and rich aristocrat Balraj Chaudhury (Sanjay). Roop is the second wife of Balraj Chaudhury’s legitimate son Dev (Aditya). When Roop finds herself attracted to Zafar, what begins as a revenge plot ends up becoming a love story with disastrous consequences. Kalank’s lavish and extravagant sets are definitely a visual treat. One look and you know that the film seems to heavily borrow a lot from Sanjay Leela Bhansali’s universe of period dramas. But Kalank is let down by its tiring, over-crowded and heavily melodramatic script. Not just the songs, everything from its action to the dialogues looks choreographed. Even though it has a talented multi-star cast to lift it up, Kalank’s story leaves little to the imagination. 60
Actress Surveen Chawla Blessed with Baby Girl Hate Story 2 star Surveen Chawla welcomed a baby girl on April 15. Announcing the happy news, Surveen shared a photo of her daughter’s tiny feet on Instagram and wrote, “We now have her tiny feet to fill the tiny shoes! Blessed by her wonderful arrival in our little family! Welcoming our daughter Eva.” The comment section of her social media was soon filled with congratulatory messages from her fans. Student of the Year 2 Trailer Launched Seven years after introducing us to his fictionalized and highly stylized version of Riverdale with Student of the Year (SOTY), Karan Johar is back with his college love story. The trailer of Student of the Year 2, featuring Tiger Shroff, Ananya Panday, and Tara Sutaria is out. Produced under the Dharma Productions banner, SOTY 2 has been directed by Punit Malhotra. SOTY 2 is quite similar to the first version - a campus triangle love story with a competitive background. This time too Karan Johar has introduced new faces in Bollywood, debutantes Tara Sutaria and actor Chunky Panday’s daughter, Ananya Panday. However, unlike the earlier offering, SOTY 2 has a brash villain in form of a rich, spoiled brat who beats the hell out of Tiger Shroff and gets him thrown out of the college, played by Aditya Seal. SOTY 2 also stars Hollywood actor Will Smith in a cameo. Will Smith will also be seen shaking a leg to the recreated version of the “Radha” song from SOTY. The film has recreated another classic song “Yeh Jawaani Hai Deewani” from Randhir Kapoor’s Jawani Diwani (1972). The film will release on May 10, 2019.

Arjun Kapoor’s India’s Most Wanted Teaser Out Arjun plays Prabhat Kapoor, a man who volunteers to catch the most dreaded terrorist, referred to as India’s Osama. It is a secret team mission to track down the terrorist who has engineered 52 bomb blasts and killed 433 people between 2007 and 2013 in different cities of India. The most thrilling part of this manhunt is to see the team of five catch a terrifying terrorist without any guns. Arjun Kapoor shared the teaser on his social media with description “The unbelievable story of the manhunt for India’s Osama. An operation that had no guns, only guts.”
Arjun Kapoor will soon be seen back on the big screen with Raj Kumar Gupta’s actionthriller India’s Most Wanted. The teaser of the movie was recently released and it looks thrilling and intriguing to its core.
Apart from Arjun, India’s Most Wanted also stars Amrita Puri, Rajesh Sharma, Prashanth Alexander, Shantilal Mukherjee, and Gaurav Mishra. Managing Vacancy and Losses for Commercial Real Estate One of the largest expenses incurred by commercial real estate property owners is turnover. Turnover is when the property owner has to replace a tenant for vacancy or non-payment of rent, also known as credit loss. Vacancy and credit losses in real estate is the amount of money or percentage of rental income that will not be realized due to non-payment of rents and vacancies. Generally, a percentage that is comparable to similar properties’ actual vacancy factor is used to estimate the vacancy and credit loss for a subject property. However, most banks will estimate the vacancy and loss factor to be ten percent (10%). When an investor acquires a commercial real estate property, the goal is, of course, to keep the occupancy at one hundred percent. But the reality is that there will be vacancies and losses during the hold period. Vacancy isthe time between when a tenant moves out and the new tenant begins to pay rent. However,the commercial property owneris also liable for tenant improvements and rent concessions. Tenant improvements is cost of building out the space to accommodate the new tenant. And rent concessions is the amount of rent that will be offered as free rent to the tenant to allow the tenant to establish their business. Most commercial lease documents are structured to minimize the loss to the landlord. However, when the business can no longer generate revenue to manage their expenses and generate profit for
the business owners, tenants can and will break their lease, and often the landlord will only get to keep their deposits as damages. Most times the com-
mercial leases will have a personal guarantee clause that protects the landlord if the tenant defaults on the lease agreement. Vacancy losses can be reduced by continuously marketing the commercial property and creating a waiting list versus marketing only when the property is vacant. At the very least, marketing should begin at least three months before
Credit Lossesare losses created by non-payment of rents. This can be very damaging to the property cash flows if not addressed in a timely manner. Usually, the non-payment of rent triggers an eviction lawsuit which is subject to State landlord and tenant law. Managing the property is key to limiting credit losses. For example, if a tenant is consistently late on their rent payments and is not maintaining the leased premises, chances are that they not be around very long. The proactive property manager will create a marketing plan to replace the non-paying tenant with a new paying tenant and in some cases offer to release the non-paying tenant from the lease agreement to avoid the legal costs of eviction and reduce the turnover period. The best defense here is a good offense. Qualifying the tenant and qualifying the business is the best approach. The success of any commercial real estate property owner is equal to the success of his or her tenants. And most importantly, being represented by an attorney experienced in landlord tenant issues goes a long way to ensure your success as a commercial property owner. Star Plus is bringing to you an unconventional new show, Ek Bhram Sarvagun Sampanna with Shrenu Parikh in the lead role. The show premiered at the early primetime slot of 7 pm. Shrenu Parikh will play Jhanvi Mittal, the eldest daughter-in-law of the Mittal family, who has a hidden motive behind her goodness. It is more of an anti-hero sort of character. Shrenu was last seen in Nakuul Mehta and Surbhi Chandan’s Ishqbaaaz. She is also known for her roles in Byaah Hamari Bahoo Ka, Iss Pyaar Ko Kya Naam Doon?...Ek Baar Phir, and Dil Boley Oberoi. Sarvagun Sampanna also stars Zain Imam, of Tashan-E-Ishq fame, in the lead role. It also features Ayub Khan, Tanvi Dogra, Tina Ann Philip, Ishaan Singh Manhas, and Anuj Sachdeva.

Color TV’s Roop-Mard Ka Naya Swaroop Off Air Recently there have been a lot of rumors regarding a few TV shows that might be going off-air soon, such as Star Plus’ Yeh Hai Mohabbatein and Nazar. One show, however, that is going off-air for sure is Color’s Roop-Mard Ka Naya Swaroop, starring Shashank Vyas and Donal Bisht. The show’s lead actor Shashank Vyas confirmed the news. In an interview with a leading portal, he said, “Yes, the show is ending. Everything good comes to an end. It was a fantastic run until it lasted.” The show is directed and produced by Rashmi Sharma, of Rashmi Sharma Telefilms. The show will be going off-air in May, just a year after it went on-air. In discussing the reason behind its early wrapup, a source associated with the show told TOI, “Though the show has a unique storyline, it couldn’t rake in the expected ratings. We have been informed that the show will end in the second week of May.”

Bigg Boss 12 Winner Dipika Kakar Returns to TV with New Show V Grover in the new show. The show is also rumored to star actors Deepak Sandhu, Tanaaz Irani, and Ashish Nayyar. The show will be an unrequited love story about two individuals who are willing to give love a second chance. It will be a mature love story. Dipika will be seen in a new avatar, playing a Bengali girl.
After winning Bigg Boss season 12, Dipika Kakar will soon be seen back on the small screen with a new show, tentatively titled Pani Puri. Produced by Sandiip Sikcand, the show will air on Star Plus Dipika, who is well known for playing Simar in Sasural Simar Ka, will be seen romancing Karan
According to reports, another Bigg Boss 12 contestant will be a part of the show as well. Dipika’s BB12 rival Romil Chaudhary has been offered a role in Pani Puri. During the course of BB12, Dipika and Romil never saw eye-to-eye and were often seen pitted against each other. After winning BB12, Dipika has been holidaying and enjoying herself with her husband Shoaib Ibrahim. The couple went to Dubai to celebrate their first wedding anniversary.
Kasam Season 2 and Kavach Season 2 On Screen Ekta Kapoor is currently working on launching the second seasons of two of her hit TV shows - KasamTere Pyaar Ki and Kavach - Kali Shaktiyon Se. Kasam, starring Kratika Sengar and Ssharad Malhotra, ran for almost two years before going off air in 2018. The first season of the show was based on a re-incarnation storyline, featuring two star-crossed lovers, Rishi and Tanu. The second season of Kasam will see Pearl V Puri romancing Ishita Dutta, and is said to be a love story-cum-thriller. Pearl Puri is currently shooting for Naagin 3, and Ishita was last seen in Bollywood movie Firangi, opposite Kapil Sharma. Kavach was a supernatural, horror drama that starred Mona Singh and Vivek Dahiya. The first season was a story about a couple Paridhi and Rajbeer, who get embroiled in a supernatural web of deceit woven by a witch Manjulika who has her eye on Rajbeer. Kavach 2 will star Deepika Singh, Namik Paul and Vin Rana in lead roles. Deepika was last seen playing the role of Sandhya Rathod in hit TV show Diya Aur Baati Hum on Star Plus. Interestingly, her character’s name in this show is also Sandhya. Namik was last seen in Sony TV’s Ek Deewaana Tha. 72
