Community Innovations’ doors were officially opened and became one of the fastest-growing real estate companies in the country. Verdana Homes Bacoor, a subdivision in Molino, Bacoor, Cavite was launched as its first residential development, selling out in 3 months. It was followed by the launch of its commercial lots, Verdana Village Center, in October 2003.
The Columns at Legazpi Village was launched. Its two condominium towers are 41 storeys high, and boast of the largest health and fitness facility in Makati.

Alveo’s first project in Makati was the first tower launch of The Columns at Ayala Avenue, a 30-storey, 3-tower high rise condominium. This also marked the first residential buildings project for Makati Development Corp (MDC).
2004 February 2004 Verdana Homes Mamplasan, an intimate subdivision in Binan, Laguna, was launched, boasting of a 2-hectare central park amenity.
March 2004 Two Serendra was launched. A combination of both mid-rise and highrise condos offering suburban condo living at the heart of Bonifacio Global City, it is Alveo’s first project in BGC and remains to be one of the company’s signature developments.
2005 September 2005 The birth of the new Community Innovations logo with the new proposition: “Live the life you deserve”, ideal for the upwardly mobile achievers
February 2006 Celadon Residences was launched in San Lazaro, Manila. It was ALVEO’s first townhouse development project.
Community Innovations moved to its new headquarters in BGC.
2007 February 2007 Celadon Park (Tower One) was launched. This 22-floor condominium tower in San Lazaro, Manila offers a variety of leisure facilities and open spaces.
March 2007 The Aston at Two Serendra was launched. This 30-storey condominium has water features, reflecting ponds and a 50-meter competition swimming pool.
June 2007 Marquee Place, an urban subdivision in Angeles, Pampanga was launched. Modern homes with modern amenities are a short walk to the Marquee Mall. This was ALVEO’s first project outside Metro Manila.
October 2007 Treveia NUVALI, a sustainable subdivision in Canlubang, Laguna was launched simultaneously with NUVALI as the country’s first large-scale development, built on the principles of sustainable design.

Sedona Parc was launched in Cebu. ALVEO’s first foray in the Visayas is a stylish condominium tower with only 114 units offering exclusive, designer parkside living.
Kroma Tower was launched, setting a new condominium living standard in Makati.
Solstice Tower 1 was launched in Makati’s newest destination, Circuit Makati.
Senta in Makati was launched. Just a few blocks away from Greenbelt, this high-rise condominium tower in Legazpi Village has a green roof, an outdoor pool theater and a designer lobby with an art gallery feel.
July 2008 The Red Oak at Two Serendra is a 4-floor high rise condominium tower that offers wellness for the mind, body and spirit. Community Innovations changed its name to ALVEO Land Corporation. ALVEO comes from the Latin word salveo, which means “to be well.”
2009 September 2009 Ametta Place, a boutique townhouse community and ALVEO’s first development in Pasig city, has less than 300 residences built over six hectares of land.
2010 March 2010 The Meranti at Two Serendra was launched. From the use of 65% green building materials to glorious water features and experiential amenities, truly it is a place where passions converge.
April 2010 The Lerato, a 3-tower development in Makati North targeted to young professionals, launched its first tower.
June 2010 Venare NUVALI was launched. This subdivision spans over 75 hectares and offers 5 multi-active amenity zones to address the needs of those with active lifestyles.
July 2011 ALVEO launched the most number of projects in one month—Marquee Residences in Pampanga, Ferndale Villas in Quezon city, and The Lerato tower two in Makati city.
September 2011 Abreeza Residences, ALVEO’s first venture in Davao City, was launched. All units were sold out in less than a year.
November 2011 Solinea was launched as ALVEO’s first multi-tower development in Cebu. Centrally located in Cebu Park District, it is the fastest-selling condominium in the city.
December 2011 Kasa Luntian was ALVEO’s first leisure development, and the first Ayala project in Tagaytay. This low-rise property promises the true sense of a timeless Tagaytay experience. ALVEO further strengthened its mark in BGC with High Street South, a prime residential condominium district at the heart of the city.
March 2012 The 10th anniversary of Alveo Land. ALVEO marked its 10th year with the launch of Sequoia, the final piece to complete the Two Serendra development.

A birthright he can’t run away from. “When I was a kid, I knew that someday I was going to be an artist,” enthuses Ferdinand Cacnio, son of revered visual artist Angel Cacnio. “My father never wanted me to pursue it because he said it would never give me a good life. Just be a doctor, he said, and I won’t be poor.”

Most Philippine-produced chocolates are basically compounded chocolates, where fat is extracted from the cocoa bean (cocoa butter). The bean is then grinded into the cocoa powder, and mixed with the necessary ingredients to make it into a chocolate bar. To thicken or harden the mixture, hydrogenated fat is usually added. With the bean to bar process, the whole bean is used to make a chocolate bar, and no component of the cacao bean goes unused.
Halfway there | Philo knows his business has a long way to go. Among his future plans is to come up with more innovative flavors like the well-loved Dark Chocolate Siling Labuyo, Milk Chocolate Barako Coffee (one of their bestsellers), and Milk Chocolate Calamansi. He also plans to expand his list of concessionaires. “What we offer caters to a niche market,” he stresses. “But the response we’ve received has been better than expected.” He cited that one of the biggest compliments he’s ever received actually came from a non-chocolate lover. “I had someone come up to me and say that although he wasn’t a chocolate lover, he really liked the Dark Chocolate Green Mango and Sea Salt.” Philo says that he was heavily influenced by his family’s business ventures and although he takes the pieces of advice they offer him, he says what it all comes down to is “you run your business the way you see fit.” For non-chocolate lovers, he jokes. “They’re a weird bunch of people. Non-chocolate lovers simply haven’t had a good bar of chocolate yet.”

WE QUIZ THE KITCHEN WIZ What constitutes a perfect dinner? A perfect dinner is first and foremost enjoyed in the company of your loved ones. Food comes second! Simply because food is enjoyed that way. A dinner should have an equal balance of starch, protein and vegetables and finally dessert to end the night. As a Chef I love to keep my dishes simple yet flavourful. Nothing too gourmet or scientific; that’s best left for work. A perfect dinner comes with the element of love around the table and simple flavourful food on your plate. Can you suggest any tips in preparing dinner parties? Get to know your guests. Know what they like and don’t like especially if they have any food allergies. Do they follow strict religious practices that may prevent them from enjoying the dishes you so slaved for in the kitchen? And so on. With that in mind, try setting a theme to add fun and colour to the party. Doing so may give you an idea on what menu to prepare for the night. Personally, I love setting themes because it sets me on track and gives me an idea on the ingredients I’ll be working with. What is your opinion of an ideal appetizer, entrée and dessert? And what can you recommend for all three? For an appetizer, I love something savoury or creamy to kick off the meal. An entrée must have its protein; think pork, lamb, beef, chicken, etc. Pasta should never be an entrée. It can come before the main entrée but in my opinion, (and as what my father told me) pasta should never be the main attraction of the night. And lastly for dessert, something sweet with a nice crunch can go a long way. . I’d say that my ideal menu would start off with a creamy spinach and capsicum cheese dip with toasted baguette on the side, a fresh garden salad with balsamic and infused garlic oil vinaigrette and probably the option of serving Osso Buso or Chicken Parmigiana as a main entrée. And to top it off, a Panna Cotta with apple cinnamon bits and crostoli as its toppings; I love the blend of creamy goodness from the Panna Cotta, the sweet applies in cinnamon light syrup and the crunch that the cristoli has to offer. Can you share a recipe for an easy-to-fix cocktail/aperitif to serve for the guests while waiting? For aperitif’s I always tend to give them my Strawberry Zinfandel and so far I’ve been getting nothing but good compliments about it. Enjoy!

Procedure First step is to prepare the simple syrup. Dissolve the sugar in boiling water. Let it cool down to room temperature and your simple syrup is done. Set aside. Divide the strawberries into two portions. One half will be coarsely chopped while the other half can be reserved for garnishing if you wish. Prepare desired glasses and put 3 Tbsp. of coarsely chopped strawberries inside the glass. Add 2 Tbsp. of simple syrup. Add 2 Tbsp. of grenadine. Add Zinfandel as needed and mix well. At this point feel free to adjust the sweetness with the use of either simple syrup or grenadine.

Comfort food doesn’t necessarily mean home-cooked food but something that everyone looks for. Like if a couple on a date shares the same love for Japanese food, then it’s best to serve them what they usually look for. Can you suggest any tips in preparing dinner parties? It’s best to cook food that you don’t have to mind too much. For example, when you prepare a braised dish, you could leave it for hours until it’s well done so you could concentrate on other things like preparing the table or entertaining your guests. Nothing too matindi. What is your opinion of an ideal appetizer, entrée and dessert? Can you give any recommendations as what to serve for all three? For an appetizer, it would be good to serve something that isn’t too filling or starchy. You wouldn’t want your guests to feel too full before you serve them the main dish. Dessert will also depend on the theme but let’s not forget the classics. An example of a classic dessert would be a Panna Cotta, a really good dark Chocolate Mousse or some Tiramisu. These desserts are actually better at home because you can use the good ingredients in making them.
