Peace of Mind As part of our management procedures we carry out regular inspections of the property and monitor all contractors.

Always on Call 24 hours a day you have the peace of mind to know that you can speak to someone within the company. At the outset, all residents are given the name, telephone number and email of those in our Team who look after the development, and also a mobile phone number for out of hours emergencies.

Communication We pride ourselves on our communication with our clients, regular dialogue with our points of contact at board level, and our presence at management meetings and the AGM. We also send out an Annual Report to all residents, as well as reporting back regularly to the Board of Directors. The board also have the direct telephone number and email for the MD. A free dedicated area for your block or estate is included within our website, offering online payment, fault reporting and information relating solely to your block or estate.


Budgeting As part of our accounts management we produce a Budget and Expenditure comparison for the Directors to ensure adequate funds are available for decorating and the other major planned projects.

Accounts In the addition to the year-end accounts which are prepared ready for handover to the accountant, we can produce reports at any time for the Board of Directors. All funds for your development are held in a designated client’s account fully bonded for peace of mind.

Buying Power Managing a large portfolio gives us the power to negotiate good rates with contractors for repairs and major projects, but more importantly the contractors are keen to please and ensure that work is up to a good standard with the prospect of future works.

Legal Secretary With all companies there are legal requirements to produce documents including the completion of the Annual Return. We have a legal secretary to complete the necessary paperwork for Companies House, including Annual Returns, changes to Directors, issuing share certificates when properties are sold and arranging the AGMs when called by the Directors.


Management Services a)

Regular inspection of property.

Collection of maintenance charges and administration of accounts.

Arranging day to day maintenance and obtaining estimates for Directors’ approval of larger repairs.

Submitting year end accounts to accountant and liaising with him on all matters including auditing, (where an accountant/auditors are used).

Regular Progress Reports to all Directors detailing routine management and any activities in relation to the management and security of the premises,

Attend Resident meetings as called by the Directors.

m) Project management of major works including internal and external redecoration; roof and window replacement; security systems etc. from consultation to completion including contractor payments from service funds.

Manage accounts (pay invoices, banking etc.).

Year end Report to Residents.

Arranging building insurance and administering any claims.
