This checklist is designed to guide you through the essential items that need attention prior to a tenancy starting. Professional Lettings‌ Preparing your Property to Rent Increasing the desirability of your property by presenting it in the best possible way will maximise your rental figure by reducing marketing time and minimising void periods. It is important that the property looks inviting to prospective tenants. The rooms should be free from clutter with only the fixtures and fittings that are to be left for use by the incoming tenant on display. We recommend a choice of neutral colours for the decor. The property can be let either furnished or unfurnished. In either case, it should have curtains and carpets where applicable and a fridge and plumbing for a washing machine. Where a property is to be let furnished, it should have the appropriate number of beds, wardrobes and chests of drawers. The kitchen must have white goods and the extent of these is a major factor in tenants paying the highest rental values. Many tenants look for microwave ovens and tumble dryers in addition to the standard equipment. Crockery, cutlery and kitchen utensils are essential. Finding a suitable tenant quickly is the best way to maximise rental income‌

Positive Results… Tenant Selection

All lettings are agreed on a ‘Subject to satisfactory references’ basis. Prospective tenants are required to complete an on-line application with our referencing partners. Based on the result of their enquiries they then confirm to us if the prospective tenant(s) are considered suitable. They will check the applicants credit history for any adverse records (CCJ’s etc) and undertake an affordability check for the proposed rental amount. References will also be obtained where applicable from current / previous employers and landlords. Once a suitable tenant has been secured, we will arrange for an independent inventory company to attend and prepare a detailed check in form / statement of condition for inclusion within the Tenancy Agreement. This is the form that will be used to cross reference against when checking out the tenants at the end of the Tenancy. It will also include gas, electric and water meter readings, where applicable. All viewing appointments are accompanied by an experienced member of the lettings team. Once a tenant agrees to rent a property, a holding deposit is paid to secure the property. Once we have finalised all the details of the tenancy, we will arrange for all parties to sign the agreement and collect one months advance rent together with a security deposit, equivalent to six weeks rent prior to releasing the keys. The deposit will be collected in advance of any occupation and returned, subject to any agreed deductions, after the tenancy has expired.
