Kathy Sherman Executive Broker
Why You Shoud Hire A Realtor®!
Your home is one of the biggest investments you will make. Making the right choices now, and making sure the process is handled correctly, will likely impact your life for decades to come. While there is a plethora of information on the Internet that can help you learn about buying and selling a home, it is no substitute for having someone who can guide you through the process, providing the personal attention to detail to handle the transaction from start to finish. Look for a Certified Residential Specialist®. Less than three percent of REALTORS® have completed the advanced training and transaction requirements needed to earn this prestigious designation. Kathy Sherman is one of them. She has the experience, knowledge, and skills to make your home buying or selling experience much smoother and more lucrative. Some of the knowledge and training Kathy brings to the table include: 1. Specialized knowledge. It’s nearly impossible to know everything you need to about buying or selling your property. Kathy is a highly trained professional who specializes in knowing the market, along with all the current ins and outs of the process. She is a wellspring of information and experience who can guide you away from the pitfalls of buying or selling your home. Tapping into that knowledge and experience is a tremendous resource. It’s like having an insider on hand who can clue you into what’s out there now or will soon be on the local market, current home prices and values, and all of the intricate details that must be accomplished for the transaction. 2. Information filtering. In addition to knowing a great deal about real estate, another thing that Kathy does for her sellers that is especially important is to filter phone calls, so you can focus on only those offers that truly have potential. This relieves you from frustrating and annoying calls from unqualified and or simply curious callers. A specialty Kathy enjoys is to serve as a buffer between you and the buyer’s agents. 3. Familiarity with the neighborhood. Part of Kathy’s job is to possess knowledge about Hot Springs Village so she can answer the questions of potential buyers. As your REALTOR®, Kathy can also find similar properties and allow you to compare them, regardless if you are buying or selling. Having this knowledge is important for helping you to decide on a competitive list price if you are selling or a competitive offer if you are buying!
6
4. Price negotiation and guidance. Many people think that REALTORS® select prices for sellers and buyers. In reality, all they do is guide their clients. When representing a buyer, Kathy will devise a negotiation strategy and try to get a better price for her client, but it is the client that must choose a price. If representing a seller, she will provide an abundance of information to help her client determine the best list price for a quick and profitable sale. 5. Information related to market conditions. Market conditions often dictate the price. Kathy has the insight to guide clients, providing information about similar homes, average sale prices, days on market, and more. Market statistics is of particular interest to Kathy, and she loves to share her knowledge! Together, you will be able to make a decision on appropriate pricing. 6. A guide towards other professionals. After you buy or sell your home, Kathy continues to be a valuable source of information, redirecting you towards other professionals who provide useful services. While she may not be able to refer you to a certain individual due to legal liability, she can provide you with a list of professionals she has worked with in the past. 7. Negotiation and representative skills. Kathy is more than just a mediator or messenger. She represents her client and presents the offer in the best possible light to attract buyers or sellers. Negotiation skills are crucial, and Kathy has the experience, knowledge, and ability to negotiate the best deal for clients. 8. Paperwork. One of the most important, but also tedious parts of buying or selling a property, is handling the paperwork. Every document needs to be analyzed closely, and it helps to know what and where to look for something important. 9. Problem-solving. You might think that everything ends when you sign the paperwork. Well, it doesn’t. Many problems can arise related to taxes, invoices, and all sorts of confusions. A simple phone call can often straighten it out. Just one more reason to have Kathy in your corner! 10. A background for future business. Credentials Matter. Make sure you are dealing with a licensed professional who is an active member of the National Association of REALTORS® (NAR). To take it to the top level, look for a REALTOR® like Kathy Sherman, who has achieved the highest level of expertise by becoming a Certified Residential Specialist®. Kathy is also an Executive Broker for RE/MAX of Hot Springs Village. No matter your skill level, you’ll enjoy the game. Play a different club every day of the week if you desire; no two courses or holes are the same!
BALBOA GOLF COURSE Practice your swing on Balboa Golf Course's walker-friendly course. Water hazards, bunkers, and par 3s offer some challenges. Balboa’s 18-hole golf course includes a driving range, putting green, and short game area.
CORONADO GOLF COURSE Short on time but still want to play golf? Coronado Golf Course's executive-length par-62 golf course is just the place. CORTEZ GOLF COURSE Play Hot Springs Village Golf! Cortez Golf Course, designed by Ault, Clark & Associates, offers elevation changes, water hazards, and five sets of tees that will keep most players happy. The course also has a driving range, putting green, and short game area.

PICKLEBALL The Hot Springs Village Pickleball Club consists of 14 fenced courts hosting 250+ players per week, and the courts have LED lights for night play. The Club conducts weekly planned play sessions for all skill levels of play, women’s, men, and mixed groups, as well as organizes free introductory lessons with loaner equipment. Competitive play is also offered for all skill levels. Each year the Club hosts two Open House events for residents and guests alike to try the sport.
BOCCE BALL The Bocce Ball courts are located across from the Coronado Community Center. The game of skill and concentration, rather than physical stamina, is fun and easy to learn. It is played on a flat surface (similar to a bowling lane) with the object to get game balls as close as possible to the target ball (pallino). All equipment is provided by the Village Bocce Ball Club.
LAWN BOWLING The Village Green Bowls Club is active all year. Lawn bowling is a game with moderate exercise. The game is played on a green with a target ball and is similar to regular bowling. However, the balls weigh only two to three pounds and are less strenuous on
the legs and back. The object of the game is to get balls near the target ball. The balls are biased, so they are rolled left to right or right to left making lawn bowling a challenge.

The certified, professional instructors at the Scuba and Archery Center will help you make your diving dreams a reality! Lake Ouachita has hundreds of miles of shoreline and an abundance of spectacular places to dive. All but a small handful do require the diver to use a boat. The DamScuba Park and Fearless Rock Memorial (features a memorial placed in honor of local fallen soldier and Navy SEAL Adam Brown) are both excellent beginner level dive sites. Whirlpool Rock, (named for the whirlpool of water that would form when the river rose) and Zebra Rock, known for its dark rock cliffs with pure white veins of quartz running through them) prove fun and invigorating for intermediate level divers. Advanced divers will be challenged by Railroad Tracks, (the lake was filled in the 1950s, the steel spikes from the railroad tracks were removed, but the cross ties and many of the railroad spikes remain). 121 Gilchrist Street, Hot Springs, AR 71913, 501-623-7062, Scuba-archery.com
