o most people not owning a house means there is no need to take home insurance. Fortunately or unfortunately, you are still carrying a big risk for the personal property/ contents that you own. Many people think, I don’t have many things, but in essence you are exposing yourself as, if you were to lose those belongings it could take you a long time to replace them or repairing will cost you a fortune.

Scheduled Personal Property

Whether you own or rent your home, the value of your stuff can quickly add up. But what if the contents of your home such as furniture, electronics, clothing etc were damaged or stolen? The good news is that renters and homeowners, the property insurance policies usually include coverage for the contents of your home, described in most policies as personal property coverage. This coverage typically helps protect personal belongings from certain risks, such as fire or theft. So, if someone breaks into your home and steals your laptop or your clothing and furniture are ruined in a fire, you may find that insurance helps cover the loss. It's important to understand, though, the type of coverage you have as well as how much your policy may pay after a covered loss. Here are some things to consider.

Actual Cash Value vs. Replacement Cost Coverage

When you purchase an insurance policy for your household contents, you can choose between two types of personal property coverage.

i. Replacement cost coverage Typically helps reimburse you for the cost of replacing a damaged item with one of similar type, a policy with replacement cost coverage would likely provide enough coverage for you to purchase a replacement in today's shilling value. ii.Actual cash value coverage usually factors in depreciation of the item. So if you filed an insurance claim after your five-year-old television was stolen, a policy with actual cash value coverage would likely reimburse you for a percentage of what you paid for it.

Coverage Limits

Regardless of what kind of contents insurance you have, you'll want to be aware of how much coverage your policy provides. Your coverage limit is the maximum amount your policy will pay out after a covered loss. Suppose your policy provides Tsh 50,000,000 in personal property coverage. If a fire damages Tsh 70,000,000 worth of your belongings, you would likely need to pay out of pocket to replace the Tsh 20,000,000 items that exceeded your coverage limit. You can typically set your own coverage limits when you purchase or update your policy. This is where you will find your broker like Shiv

Once you've considered how much personal property coverage is right for you, it's also a good idea to review any limitations that may apply. For instance, standard coverage typically limits coverage for certain types of valuable belongings like jewelry and furs. Suppose your diamond ring is stolen, while your personal property coverage may be higher than the value of the ring, you'll typically find that a standard policy provides more limited coverage — for example, only up to 100,000 for the theft of a piece of jewelry. This is where scheduled/itemised personal property coverage may help. It is often referred to as a rider, floater or endorsement — is an optional coverage you can purchase to provide additional protection for certain valuables such as art, antiques, furs, jewelry or musical instruments. To schedule an item, you may be required at times to have a valuation certificate or recent receipt (normally for high valued items, but some it may not be really necessary). The benefits of scheduled personal property is provision of coverage on a worldwide basis and wider range of risks (All Risks basis). Another benefit is normally there is no deductable in the event that you need to file a claim.

Taking Inventory

So, how do you know how much coverage and what type is right for you? One way to start is by taking inventory of your belongings. In addition to listing or taking pictures of your belongings, include details like serial


numbers on electronics, makes and models, and year of purchase. It's also a good idea to attach any official documentation, such as receipts and valuations, to your home inventory. Documenting the stuff you own, from electronics to shoes, can help give you a clearer picture of what you own and how much it's worth. That may help you decide how much personal property coverage you need, and may also come in handy in the event that you need to file an insurance claim.

Description of Contents/ Personal Property

Insurers may vary, but generally the definition will usually include household goods and personal effects, or more specifically: • Furniture, linen, home wares •Carpets (usually unfixed), curtains, and internal blinds • Portable domestic appliances, home computers and accessories • Pools, saunas and spas not permanently installed including accessories • Clothing and personal effects • Valuables such as jewellery, silver, gold etc (normally with monetary limit)

• Paintings (subjects to monetary limit) • Projectors, screens, and photographic equipment • Processed film, slides etc • Tapes, cassettes, discs, flash drives etc • Tools and equipment (non commercial and have monetary limit) • Sporting equipment (subject to monetary limit) • Personal money (subject to monetary limit) • Motor vehicle accessories and spare parts not installed in vehicle • Surfboards, sailboards, surf skis or small watercraft with specified sizes • Unregistered golf biggies, mowers, wheelchairs etc • Household goods not used for earnings et

Defined Events/Covered Events

The personal property coverage is basically arranged on a defined events, named perils, listed events or extraneous perils basis. This means the policy provides cover for only the very specific events outlined in the insurance contract. These events are normally as listed below: • Fire, explosion • Storm, lightning, rainwater, wind

• Earthquake (maybe qualified depending on geographical location) • Burglary, theft or attempted theft (usually there must be forcible or violent entry or exit) • Theft of money or negotiable items by force used to enter the building • Malicious damage or vandalism (except by a tenant) • Escape of liquid from fixed pipes, gutters, fixed tanks or drain, washing machine or dishwasher, aquarium or waterbed etc • Burning out of electric motors (may have age limit) • Accidental breakage of fixed glass, hand basins, baths and toilet bowels or cisterns • Riots and civil commotion • Impact by aircraft or aerial device, television antenna or dish, vehicles or animals • Storm, rainwater or runoff All these risks are covered should you take out personal property insurance coverage and it ensures you are at peace regardless of if you own the building you reside in.
