Are there trust issues, mechanic or tax lien issues,or any other conveyance matters such as a divorce decree that need to be figured out?

Are occupancy inspect ions required in your jurisdict ion?

Were all the permits required for upgrades both opened and closed by your contractors? Check your municipality website to schedule your inspection and request the occupancy permit.

What improvement s should I consider on t he home?

Generally pair down,lighten up, and neutralize decor.Decluttering and depersonalizing is the rule. A fresh coat of paint or touch ups,replacing carpet,outdated fixtures,or even a front door color can be an easy bang for your buck ideas to broaden a home?s appeal. Before going to market,we must de-clutter and remove all unnecessary items. When buyers go to tour the home, clutter distracts,and makes a home seem smaller. Organization is key! Items all must be either kept to staged,trashed,stored,donated,sold,and given away. That could mean PODS,estate sale contacts for sale and buyout options,storage facilities, donation facilities,and on-line sale techniques or certain items Ie facebook or craigslist.

Yes Has the HVAC been serviced, gutters cleaned,sewer line snaked, chimney swept,irrigation opened with its backflow device tested,landscape lights all on,furnace filters changed?

Are there any flaws/defects you want to mention to indemnify yourself from potential issues later like leaky basements,moldy areas,structural issues,or that a fireplace is nonfunctional.

How do we finalize each room for display t o t he open market ?

Deep clean your home by hiring a professional cleaning service,clean windows, power washing the exterior of the home or driveway, and re-sealing driveway make it looked well kept and managed.

What about light ing?

Ensure all rooms have ample lighting and it?s best to open all window blinds to allow the natural light in.

Do you know what areas and at what price point? Explore at different times like school drop off or rush hours,weekends,or evenings and get a feel Talk to friends and people in the community about the desirable and less desirable parts of the area. Conduct research on crime statics in the areas you are considering moving to.
