A fresh coat of paint or touch ups,replacing carpet,outdated fixtures,or even a new front door color can be an easy idea to broaden a home?s appeal. Before going to market,we must de-clutter and remove all unnecessary items. When buyers go to tour the home, clutter distracts,and makes a home seem smaller. Organization is key! Items must be either kept staged, trashed,stored,donated, sold,and given away. That could mean PODS, estate sales,storage facilities,donation facilities,and on-line sale marketplaces such as Facebook or craigslist

There are many traditional and non-traditional financial tools to consider based on your employment,income,and savings.Reverse mortgages,equity lines, interest-free portfolio loans,bridge loans,fixed rate and adjustable rate loans spread out over varying amortization schedules all have different benefits. Having discussions with 1-2 local mortgage brokers and your wealth manager is a smart way to ensure the plan is sound.

Where t o next ?

Do you know what areas and price point? Explore new areas at different times like school drop off, rush hours,weekends,and evenings to get a feel Talk to friends and people in the community about the desirable and less desirable parts of the area. Visit the City Hall or browse it's website.Conduct research on crime statistics in those areas and check the sex offender list.

What does t ransit ioning t o a new home look like in t erms of t iming?

You may consider short term rentals,month to month,or yearly,to evaluate what you want or while you make upgrades on your new property. Some buyers will lease you back your home after you sell it to buy time in the market place. Though it's easiest to purchase first and sell after,closing on both on the same day is still common and the most succinct way to move.
