5 guarantee the accuracy of the information in this form. 6 TO SELLER: Your truthful disclosure of the condition of your property gives you the best protection against
7 that you violated your legal obligation to Buyer by concealing a material defect(s), lead-based paint, use as a site for 8 methamphetamine production or storage and/or any other disclosure required by law. Your knowledge of the property prior to 9 your ownership may be relevant. In the case of a material defect, for example, if information that you possess indicates some 10 persistent pattern of a problem not completely remedied, such information should be included in this disclosure in order to 11 achieve full and honest disclosure. Your answers or the answers you fail to provide, either way, may have legal consequences, 12 even after the closing of the sale. This questionnaire should help you meet your disclosure obligation, but it may not cover all 13 aspects of your property. If you know of or suspect some condition which would substantially lower the value of the property, 14 impair the health or safety of future occupants, or otherwise affect Buyer's decision to buy your property, then use the space at 15 the end of this form to describe that condition. 16 TO BUYER: THIS INFORMATION IS A DISCLOSURE ONLY AND IS NOT INTENDED TO BE A PART OF ANY 17 CONTRACT BETWEEN BUYER AND SELLER. If you sign a contract to purchase the property, that contract, and not this 18 disclosure statement, will provide for what is to be included in the sale. So, if you expect certain items, appliances, or equipment 19 included, you must specify them in the contract. Since these disclosures are based on the Seller's knowledge, you cannot be sure 20 that there are, in fact, no problems with the property simply because the Seller is not aware of them. The answers given by the 21 Seller are not warranties of the condition of the property. Thus, you should condition your offer on a professional inspection of 22 the property. You may also wish to obtain a home protection plan/warranty. Due to the variety of insurance, requirements, 23 products, and arrangements Buyer should contact appropriate party to determine insurance coverage needed. 24 Conditions of the property that you can see on a reasonable inspection should either be taken into account in the purchase price 25 or you should make the correction of these conditions by the Seller a requirement of the sale contract. 26 SUBDIVISION, CONDOMINIUM, VILLA, CO-OP OR OTHER SHARED COST DEVELOPMENT (if applicable) 27 (a) Development Name 28 (b) Contact Phone 29 Type of Property: (check all that apply) Single-Family Residence Multi-Family Condominium Townhome 30 Villa Co-Op 31 (c) Mandatory Assessment: #1 ________________________________ $ ______ per: month quarter half-year year 32 Mandatory Assessment: #2 ________________________________$ _________ per: month quarter half-year year 33 (d) Mandatory Assessment(s) include: 34 entrance sign/structure street maintenance common ground snow removal of common area 35 snow removal specific to this dwelling landscaping of common area landscaping specific to this dwelling 36 clubhouse pool tennis court exercise area reception facility water sewer trash removal 37 doorman cooling heating security elevator other common facility _______________________ 38 assigned parking space(s): how many _________ identified as _________ some insurance real estate taxes 39 other specific item(s): 40 Exterior Maintenance of this dwelling covered by Assessment: 41 (e) Optional Assessment(s)/Membership(s) Please explain ___________________________________________________________ 42 43 (f) Are you aware of any existing or proposed special assessments? 2525 Ossenfort Road Glencoe, Missouri 63038 Recent
2525 Ossenfort Road
Glencoe, Missouri 63038 Facts
1. House and detached garage/ofce designed by Lauren Strutman
2. The residence is an open-design, 1.5-story structure of 3,727 square feet, plus a finished basement with deep (10 foot) pour used as a recreation room with a full bath. There is an additional 1,000+ finished square feet of second-story residential/ofce/hobby space over the detached garage.
3. The general contractor was Pettibone Construction and Design; built in 1996.
4. House has Anderson windows and custom fixed pane windows with “low e” glass.
5. The house is built with 6-inch exterior walls, Tyvek Wrap, blown in wall and attic insulation and rigid exterior insulation board.
6. Current Ameren Budget Billing is $447/month.
7. Generac whole house stand-by generator, running on Propane (dedicated nominal 500-gallon tank) which has been professionally serviced twice annually since installation and supporting the entire Ameren 400-amp service.
8. The barn has 100-amp electrical service, the cabin has 20-amp service, and the detached garage/ofce has 200-amp service
9. Because we are on high ground, the residence, cabin, detached garage, and barn all have lightning protection, which a licensed professional installed according to the UL standards. This installation is expensive, and very few buildings in our area are adequately protected. As such, about one house in our fire district gets a damaging lightning strike yearly, which is usually a total loss.
10. Excellent quality well water requiring no treatment except water softener.
11. House and pool are oriented to the South for maximum advantage of passive sunlight for a winter heating efect which is substantial.
12. The sloping portion of the asphalt driveway also faces South, causing sun to melt snow of very quickly.
13. The pool is nominally 20’x40’ with a blue Pebble Tec finish.
14. Pool completely renovated in 2008 and converted to salt water. New coping and tile in 2023
15. The 10-foot pour basement was built with an Owens Corning Waterproofing System that drains to daylight making sump pumps unnecessary.
16. The house is built on solid rock, with all basement-level sewer lines jack hammered into the rock…absolutely no settling is the benefit with the first floor set 18 inches above the grade.
17. The Exclusive Road easement is lined with mature Liquidambar trees, planted in 1990 by the current owner.
18. The property has a total of approximately 3 acres dedicated to open pastures.
19. The property has a total of approximately 9 acres of untouched forest land with white oak, red oak, black oak, maple, sycamore, persimmon, ash, locust, and hickory trees dominating.
20. On the eastern edge of the property, directly downhill from the detached ofce/garage is a wildlife pond area of approximately 16,000 square feet…the pond and dam are lined with clay soil taken from the 18-foot-deep pond site as constructed by the current owner in 1990 on the site of a stock pond dug in the 1940’s. The dam has a corrugated steel pipe outflow that feeds a lake on the adjoining property (about 50 acres).
21. The property has abundant wildlife, including white tail deer and turkey.
22. The entire western and northern boundaries of the 16.35-acre Parcel #1 is adjoining land owned by the St. Albans Company, comprising about 200 acres in St. Louis County (Wildwood). There are no known plans to develop that land. It is bordered on the west by approximately 500 acres of land in Franklin County that also remains undeveloped.
23. The 16.35-acre Parcel #1 is zoned for residential/agricultural use with a 3-acre minimum lot size. With a 50-foot-wide Exclusive Easement Parcel #2, subdividing the 16.35 acres into as many as five 3 acres+ lots may be feasible, subject to approval by appropriate authorities.
24. The Easement Parcel #2 created small sections of land from the two southern lots of the Jaeger Farms Subdivision with no legal access or use. That area is largely creek bed. The creek crosses through the southern tip of the 16.35-acre Parcel #1 and transects the Easement Parcel at the bridge in the middle of the parcel. That bridge is built with four 21-foot sections of 48-inch diameter concrete drainpipe. The bridge has 200% of the flow capacity of the first downstream culvert under Jaeger Farms Drive. The bridge was built in 1990.
25. The cabin on the property was the original structure on this parcel (circa 1890) and was moved in 1997 for restoration at its present location. It sits on a solid concrete “great beam foundation”. It was restored authentically by Tim Kilby (The Country Gentleman), a recognized expert in early Missouri buildings. The cabin won an award from the St. Louis County council for “Best Adaptive Reuse” of an historic structure and is on the Wildwood Historic Registry.
