I stepped away from the concrete industry for several years to help develop and work on other home and lifestyle publications for PCI. Since the launch of our first issue, the magazine has been the number one print resource for the industry and significantly improved the ability of the industry to recruit new builders, distributors, and generate interest in homebuyers. Today, through our national newsstand distribution and online publication, we are able to educate potential home owners about the durability, design versatility, energy savings, safety and comfort that can be achieved building a concrete home. In this issue, the 2016 ICF Directory is a key feature. It offers a handy reference guide to ICF manufacturers and related products and services developed to assist property owners, design/build firms, architects, specifiers, engineers and general contractors. This issue also showcases a wide range of projects. The beautiful lakefront home featured on the cover was a pet project for Cameron Ware of FutureStone, who coauthored the story, “Soaring Spaces & Inviting Interiors,” with our managing editor, Sherry Boyd. For something entirely different, “Savoring Sustainability,” tells the story of the new Bonobo Winery, created as a showcase for green building by brothers, Todd and Carter Oosterhouse. In our Concrete Monthly section, Michael Schaeffer, Vice President, Doka USA, contributed a story about a mixed-use high-rise in British Columbia. Our mission has remained the same over the years, although the scope of projects we cover has become much wider. In Concrete Homes + Low-Rise Construction, we provide builders, property owners and members of the construction trades with a media outlet, in print and online, catering to their professional needs and interest. Now, I am so happy to say that I am back as Associate Publisher for Concrete Homes + Low Rise Construction. I will be responsible for market development, marketing and advertising. I look forward to renewing old friendships and making new friends. As always, we enjoy hearing from our readers. REPORT FROM THE CICFI The Council of ICF Industries (CICFI) works with allied building industry associations -- NRMCA, PCA, Concrete Canada, EPS-IA, NAHB and CHBA -- to enhance the position of ICFs in the North American marketplace with the objectives of improving awareness and demand. A variety of presentations to construction professionals across North America are planned during 2016. Plus, work continues on the creation of an ICF industry approved training program for installers.

Marketing Initiatives In order to grow the pool of ICF builders, the CICFI helped host the ﬁrst annual ICF Summit at World of Concrete 2016 for over 120 attendees. We also, completed ICF presentations at the International Builders Show through the Building Systems Council of the NAHB. We are working closely with the NRMCA to support their 5 year/$20 Million program and developing ICF mid-rise marketing and technical collateral materials for their use. We have submitted up-to-date information to RS Means with accurate cost comparisons for ICFs vs. other construction methods.

Technical Initiatives The CICFI has engaged a consultant to assist a variety of ongoing issues relating to ASTM E2534 and the ACI and we will work to complete the changes needed to have ICF walls constructed with forms complying with E3624 recognized as an approved substrate for the attachment of gypsum wall board. With ACI, the priority is to publish the guide which has been written by Committee 560 Design and Construction with Insulating Concrete Forms. We participated in the industry-wide water intrusion testing program to determine the best practices for window installation and detailing in ICF walls. We also are working toward re-afﬁrming the Canadian ICF standard and get it into the Canadian building code.

by Kelly Stokes Brothers Todd and Carter Oosterhouse had dreamed of owning a winery in their hometown of Traverse City in northern Michigan. Drawing upon their backgrounds in green building and a shared vision of an energy-efficient, low-waste building to house their new winery, their choice of Insulating Concrete Forms (ICF) was a great fit. The high R-value of ICF walls keeps the wine at a consistent temperature and the airtightness reduces fluctuations in humidity. Famous for its cherry orchards, white wine, and spectacular sunsets from the banks of Grand Traverse Bay, Traverse City is a popular tourist destination alongside fingers of Lake Michigan that create long peninsulas with a microclimate particularly suited to viticulture. The region is known for mild, warm summers and punishing winters with an average of 80 inches of snow. The lake has a dramatic impact on weather patterns, creating sudden and large storms. To protect their state-of-the-art wine production facility from this wildly fluctuating and unpredictable climate, the Oosterhouse brothers chose BuildBlock ICF for 80% of the exterior walls and earth-bermed cast-in-place concrete for the remaining wall. The lower level houses offices and the production facility, including processing, bottling and the all-important barrel room where the wine is aged. The upper level features an event 12

center with areas for tasting and lounging, plus a small restaurant. An open layout and charmingly decorated conversation areas encourage relaxation. “Most wineries are set up to taste and leave, but we wanted to have people stick around and enjoy themselves,” explains Todd Oosterhouse. KEEPING THE WINE COMFORTABLE As beautiful as the winery is, its success is dependent on the quality of the wine, and the 2,000-square-foot barrel room is where the magic happens. “This room is the major reason we wanted to use ICF,” says Oosterhouse. “The barrels are very sensitive to changes in temperature and humidity. Not just the wine in them, but the physical shape of the barrels. If we start to lose some humidity the barrels will shrink a little bit, and then we’ll lose wine. If we have a lot of fluctuations that’s going to change the complexity of the wine, so there’s a lot of money tied up in each one of the barrels.” The wine is aged in the barrels for 18 months and the temperature and humidity levels have to be maintained at consistent levels year round. afternoon sun in the summers and cold winds coming off the lake in the winter. “In this area you’ll find that a lot of people have dramatic fluctuations in their basement because concrete can be such a conductive source,” says Oosterhouse. “But with the ICF we have more of a constant temperature.” Now that the winery is up and running, they have found that no air conditioning is needed in the summer and they can maintain 60 degrees inside by only turning the furnace on once a week in winter. “We do not need to run any HVAC systems in the lower production facility because the temperature stays constant,” says Oosterhouse. Humidity fluctuations are reduced by the air tightness of the ICF. “It is very tight construction, offering protection from water and air,” marvels Oosterhouse. “When you do other types of construction you’ll see different air pockets that come through the walls. Especially in this area you see snow that comes through anywhere it can. With the ICF there’s not a transference of the outdoor elements.” GREEN BUILDING MADE EASY Todd and Carter Oosterhouse have backgrounds in green construction and remodeling and are passionate about green building methods. On his shows for HGTV, diy Network, fyi,

and NBC, Carter has demonstrated the benefits of green building materials to a national audience. They wanted their winery to showcase everything they knew green building could offer: a lighter footprint, less waste, better preservation of resources, and a less expensive building to operate. They used LED lights, high efficiency HVAC systems and higher density insulation systems to reduce their energy load. Reclaimed wood and locally sourced materials contribute to beautiful design details that require fewer resources. “There is still a stigma that green building is more expensive and not really worth it,” says Todd. “The reality is that you don’t have to wait 20 years to get a payback. The ICF benefits are immediately delivered in ease of construction and lower heating and cooling costs.”

Four different construction methods – ICF, wood frame, poured walls and CMU – were used, requiring precise planning. “If you have to put your building above ground and you don’t have the earth to protect it or insulate it, without going to the extra cost of putting together materials that can break down or not work together right, this is a one-stop shop,” explains Oosterhouse. The ease of ICF construction became apparent when temperatures suddenly dropped below zero while the forms were being assembled. “We were doing both sides of the building at the same time,” recalls Oosterhouse. “It was very easy to put the ICF walls up compared to the people on the other side putting up the forms for the poured-in-place walls, so the ICF guys were able to get out of the conditions quicker.” Oosterhouse credits the quick and easy construction to the simplicity of the BuildBlock system, which arrives in pre-designed pieces that fit together according to plan. He has found that the labor savings offsets the higher materials cost of building with ICF. “There is a bigger perceived up-front cost for this type of construction but in reality what you get is a quicker product going up so it reduces your labor cost which reduces

the overall cost. Then with the continued benefit of the high R-value you get continued savings,” he says. The Oosterhouse brothers were able to build the perfect environment for their fledgling vintage. They consider ICF a “one-stop shop” for a building solution that provides protection, insulation and ease of construction. It helped them realize their dream of a comfortable, energy-efficient, relaxing retreat by creating the perfect environment for people and wine barrels alike. The homeowners, who relocated to the Dallas-Fort Worth area from Florida, put storm safety for their family at the top of their priority list. They even included a spacious, monolithic ICF safe room that stands alone inside their home. Built to last and to withstand the intense Texas sun, the high R-value of ICF walls keeps inside temperatures constant while also minimizing energy costs. To complete the total building envelope, 6 inches of open-cell spray foam was applied on the attic rafters to keep the heat out. Everything is said to be bigger in Texas, and this home is no exception. Soaring spaces meet the eye. The homeowners requested larger than average bedrooms, kitchen, dining room, family room, media room, office space and closets. The grand scale is made imminently cozy and livable with whimsical murals, decorative paintings and comfortable furnishings. In all, there are eight luxurious bathrooms, one for each of the five bedrooms and more situated near spaces used for entertaining. Two laundry rooms add to convenience, with one upstairs and one downstairs. Curving walls provide unique spaces for the breakfast room and the circular stairway that provides a dramatic focal point. Building designer, Mitchell Young of Grand Home Designs, appreciated the creative scope the homeowners gave him in designing the lakeside villa. He developed a floor plan that is wider than it is deep, grouping the main rooms to maximize views. The homeowners were particularly intrigued by the wedding cake ceiling in the master bedroom with four intersecting circles and a central floral medallion. When the homeowners first told Young they wanted curved walls and arches he had his doubts. When Young discovered April 2016 â&#x20AC;˘ Concrete Homes

customhome the versatility possible with ICF walls his concerns vanished. He says he would not hesitate to take on another complicated design with ICFs, which he recommends for their amazing insulating value. While the homeowners have only retreated to their safe room to “hunker down” during one particularly big storm watch, they chuckle at how often their neighbors just happen to drop in when high wind and possible tornados get mentioned in a weather report. Their solid walls have helped their home become a fun-filled gathering point in their neighborhood.

A CONVERT TO ICF BUILDING BENEFITS Since his experience with this home, the builder has become a big fan of building with insulating concrete forms. Robert Pounds of Pounds Homes believes that any set of house plans can be used to build an ICF home and an ICF wall can be finished with any exterior finish. The walls are slightly thicker but otherwise, homeowners do not notice any other aesthetic differences between ICF and frame or block constructed homes. He says, “We use building techniques that make sense and keep costs as low as possible to create a home that will stand the tests of time.” Pounds is a big believer in the benefits of Insulating Concrete Forms (ICF) construction to provide homes the best in structural integrity to withstand extreme weather events, such as those in Northwest Florida. “The performance criteria of ICF construction cannot be compared to traditional frame or block construction. The criteria are significantly greater,” he says. “ICF may cost a little more during the construction phase of a home when compared to more traditional methods of construction, but homeowners experience a return on investment (ROI) in 3 to 5 years and enjoy the benefits for many more years to come.” With this formula, ICF costs significantly less than more traditional wood-framing construction over the life of the home, because of ICF ROI, due to superior performance related to energy conservation, health benefits, structural integrity, and low maintenance costs. Plus, ICF has high wind and impact resistance and also is resistant to termites. The material will not rot or decay, even in coastal climates. ICF handles inclement weather events and the material is fire rated. Both attributes may result in lower insurance costs and less maintenance over time. ICF has high performance R-values that contribute to energy conservation. There is no air infiltration and ICF does not degrade over time. The homeowner benefits by paying lower heating and cooling costs. Pounds promotes the fact that there are considerable health benefits of living in an ICF home. Dust and allergens do not infiltrate an ICF home. The walls have no cavities for mold, mildew, bugs or rodents to inhabit and ICF is made of nontoxic materials. For all these reasons, he is building his own home with ICFs.

ON THE JOBSITE Cameron Ware of FutureStone, the Texas NUDURA ICF distributor, reported that some members of the building team initially were skeptical that ICF could be delivered to the needed tolerances. It is very common for a builder new to ICF to want to stay in his comfort zone and to sometimes talk a homeowner out of building to the higher standard of ICFs. Windows were ordered prior to ICF commencement so it all had to be delivered perfectly. The Eagle Mountain Lake home included four radius walls, including a radius with poured arches and an elliptical radius wall with multiple openings. One ellipse was cut by hand since it has a variable radius, but for the other three radius walls NUDURA’s factory cut radius was delivered pre-cut. Four different radius wall were built, including compound radius work with arched windows and an elliptical radius wall. The Pella windows that had been purchased meant all window openings had to meet the exact measurements. Many installers will shy away from such complex jobs due to lack of confidence – not Tim Jackson, the ICF installer. Jackson commented, “As a matter of standard procedure, we pour arches instead of taking the common easy route of building a square opening and then having the framer come back and fill it in. Although honestly not that difficult, our challenge was to deliver perfectly poured arches in walls typical walls as well as radius

walls.” He added, “We believe in a first class installation and do not cut corners. We believe that our focus on quality is why we are seeing more growth here.” Robert Pounds, the home builder said, “The NUDURA installation was flawless. In doing my due diligence on ICFs, this was concern of mine because of the level of complexity associated with the several radius walls and an elliptical wall. The poured arches were provided exactly as requested. And the Pella Windows representative said they had never seen windows with virtually zero variance to the required opening.” He added, “The construction team did not experience any significant delays or problems during the installation of the 13,000 square feet of NUDURA ICF walls, although it was necessary to work a number of days in the rain. The safe room was poured monolithically with the ICF walls and ceiling all being poured the same day. The safe room does not share external ICF walls but was built free-standing in the center of the structure surrounded by other ICF walls. Although the NUDURA blocks come in a variety of thicknesses, we used the 6-inch core.” The home exterior is finished with synthetic stucco and stone. The resulting building is a beautiful combination of state-of-theart insulated concrete formwork along with complex dropped ceiling work in virtually every room. April 2016 • Concrete Homes

Ware says, “The home demonstrates that complex shapes can be created quickly and accurately utilizing NUDURA ICF. The home ultimately led to several additional high-end home designs and new projects in the Dallas/Fort Worth area as well as additional homes across the state. Local ICF installers are becoming very proficient in the accurate and timely delivery of complex insulated concrete form construction.” He added, “As is typical with successful completion of yet another complex home, we continue to receive calls on additional homes of this type. One is nearly completion now and is another example of complex work made simple. RHAPSODY IN CONCRETE Architectural details for the new mixed-use, high-rise at 3 Civic Plaza in British Columbia help unify diverse building elements. AS SUCH, CONSTRUCTION IS BOOMING, PARTICULARLY IN SURREY’S CITY CENTRE AREA. HERE, A NEW 57-STORY HIGH RISE PROJECT KNOWN AS 3 CIVIC PLAZA WILL MEET THE RISING DEMAND FOR RESIDENTIAL SPACE IN THE CITY’S ECONOMIC, SOCIAL AND CULTURAL HUB. In picturesque British Columbia, the city of Surrey is on the rise. With an expanding population, Surrey is estimated to become home to 766,000 residents by the year 2040 – equal to nearby Vancouver. As such, construction is booming, particularly in Surrey’s City Centre area. Here, a new 57-story high rise project known as 3 Civic Plaza will meet the rising demand for residential space in the city’s economic, social and cultural hub. Doka’s formwork and the ability to provide a complete solution for the project played a key role for concrete contractor SYBER Concrete Forming Ltd. of Surrey. ITC Construction Group of Vancouver served as General Contractor. The 3 Civic Plaza project encompasses a luxury, 144-room hotel and 349 high-end residential units. It’s part of a new, $400-million urbanization effort by the City of Surrey, which will include new recreation centers, fire halls, and park and cultural space.

One of the project’s major challenges came with its architectural design. Instead of opting for a traditional tower design with a rigid core, the architect chose to create an external concrete shearwall structure that supports the tower itself. The structured concrete shearwall is broken up by a series of guitar pick-shaped window openings that reference the interplay between the surrounding structures, including a brand-new library. Doka provided a custom form to accommodate the unique openings with an easy-to-use and cost-effective solution. For the exterior shear walls, Doka supplied Top 50 forms which were used in conjunction with SYBER’s previously purchased Doka MF240. The design required an architectural finish using a full liquid head self-compacting concrete. Pours for the walls measured 4.4 m high by 3.75 m wide (approx. 14'5" by 12’3"). At the time of curing, SYBER achieved 75°F in the April 2016 • Concrete Monthly

concretemonthly center and 60°F on the exterior. “I’m very happy with the Top 50,” says Derrick Fedosenko, Construction Manager at SYBER. “The windows are large and the walls are 3.75-m (12’ 3’’) wide, but there’s no deflection with the Top 50 system.” In addition, Doka supplied 19,680 sq ft of Dokamatic tables for the suspended slab. With the adjacent Skytrain rapid-transit system, SYBER couldn’t fly tables out one side of the building, but Doka’s DoKart allowed crews to move tables through the building to the west side to fly to the next level. The customer is an owner of several Doka systems, including Framax, Universal columns and the D22 One-Sided forming system, which were also used for the project. “Framax panels go together simply,” says Fedosenko. “And it’s versatile. The large gangform design allows you to grab large sections and put it up at many different heights. It’s saved tremendous amounts of labor and time.” Doka’s ability to serve the contractor’s needs was critical to the project’s success. Doka’s careful coordination and preplanning with SYBER allowed for adjustments to meet design changes as they occurred. The concrete portion of the project was completed in November 2015. Upon final completion, 3 Civic Plaza will become Surrey’s tallest tower and the only luxury hotel and residential condominiums in City Centre. CM

APF Acquires SuperKrete Arizona Polymer Flooring (APF), a manufacturer of high performance flooring products and concrete coating systems, announced its acquisition of California-based Super-Krete International, a globally recognized manufacturer of highquality concrete repair and restoration materials. Malisch Legacy Recognized by WOC Ward R. Malisch, Ph.D., PE, concrete construction specialist, American Society of Concrete Contractors (ASCC), received the World of Concrete (WOC) Legacy Award prior to the 2016 show opening in Las Vegas. WOC established the Legacy Award to recognize individuals who have made significant

contributions to the concrete and masonry industries, and who have left a lasting mark on the show. Known for his generosity in helping others throughout his distinguished career, he has also made a lasting mark on the industry. He was recognized by ASCC with a Lifetime Achievement Award in 2011 and named one of 2009â&#x20AC;&#x2122;s Most Influential People in Ward Malisch the industry. He received the 2008 Richard D. Gaynor Award presented by the National Ready Mixed Concrete Association (NRMCA), among his other awards. Malisch earned B.S., M.S. and Ph.D. degrees in civil engineering at the University of Illinois and began his career as a civil engineering educator at three universities. He left teaching to work for the Aberdeen Group where he served as editor of Concrete Construction magazine. He also held positions with the Portland Cement Association as director of construction information services and with the American Concrete Institute (ACI) as managing director of engineering and publisher of Concrete International magazine. He was a senior managing director of ACI when he left in 2007 to work for ASCC. The annual World of Concrete event is dedicated to the commercial concrete and masonry industries.
