construction West Texas transplant builds own home, develops properties By Richard Zowie
After a successful career as a builder in Big Spring, Cavan McMahon sold everything, took a year off and lived on a sailboat in the Caribbean Sea. “My kids were young and I’d grown up sailing, so my wife and I decided to do it,” said McMahon. A hurricane brought them back to U.S. soil as they flew to San Antonio and contemplated where life would take them next. “We didn’t know where we’d live,” said McMahon. “On the flight, we sat next to Dr. Michael Braden (a Fredericksburgbased dermatologist), and he told us Fredericksburg is a great place to raise kids.” McMahon and his wife, Donna, took that advice and moved their family to Fredericksburg in 2005. Originally, they settled outside of town but then decided to relocate to town when their daughters, Carly and Kate, reached high school age. Home built here “The trend lately has been for a house to not be so big, to make it fit your family’s needs,” said McMahon. He spent a year building their current home where they’ve lived since 2013. It has 1,800 square feet, three bedrooms and two bathrooms, and he described it as having “modern flare
with a lot of Fredericksburg in it.” A home McMahon designed and built, he describes it as “a different type of house” where he incorporates steel and even used leftover building materials to construct the home’s furniture. One of the house’s features includes a garage door that’s been incorporated as the patio door. “I design my own houses and build then, and I make a lot of the decisions on the building,” he said. “I might hire three to four workers.” McMahon likes to incorporate local elements when he builds a house and did so with this one. “I also used the living patterns of the people next to me,” he said. “I took into account the orientation of north, south, east and west. To me, this house is a compound, and I try to use the whole lot and bring the outside in and the inside out. That way, you live on the whole piece of the property. With the decks and patio so close, it makes the place feel so much bigger.” Inside, McMahon has many local photos, including those he’s taken as a fine arts photographer. In his living room is an old sign that reads “Handy Liquor” and holds sentimental value for him. Handy Liquor was a liquor store his father ran after Prohibition was repealed in 1933. “That store was in the middle of nowhere, between Eden and

Menard,� McMahon said. “They were about to tear the building down, so I went and got the sign.� Local projects McMahon’s wife, Donna, is a broker with Simplicity Real Estate, and he keeps himself busy in Fredericksburg, building houses and developing property. Previously, McMahon did a lot of work as a concrete producer. Currently, he is working on South Elk Street on the Langerhans property, which he purchased and then removed the old building. “It’s an old nursery,� he said. “I’m currently subdividing it into seven lots. I like to build new, as opposed to remodeling. It’s kind of a palate that’s empty: you get to start fresh with it.� McMahon’s plans are to sell some of the lots and build on some of the others.

Another record year? Sales for 2016 hit ‘200;’ 2017 could do more By Richard Zowie
Gillespie County broke real estate sales records in 2016, and it’s on track to do it again in 2017. From Jan. 1 to Feb. 28 of this year, 30 listings within city limits sold for combined selling prices of $11.79 million. That’s an increase of more than $1 million from last year when, from Jan. 1 to Feb. 28, 2016, 32 listings within the city sold for a combined selling price of $10.6 million. In 2016, for the fourth year in a row, Gillespie County real estate figures reached record numbers as the county cracked the “200” mark. Sales figures in 2016 hit $216.8 million for homes and property sold in the county. Also in 2016, 524 units were sold, a decrease of eight from 532 in the previous year. “When you see an increase of 12.8 percent in total dollar sales, you know prices are going up,” said Mike Starks, Gillespie Economic Development Board realtor liaison. “As a result, the average home or ranch is a little more expensive today than it

was yesterday.” In 2016, 46 city lots were sold, at a total of $3.2 million. This was the lowest number in three years, but the average price per lot increased to $74,496. Homes on acreage in the county saw an increase of 108 units sold for $60 million. Those houses carried an average price of $586,169. Previous years Sales reached $189.1 million in 2015. In 2013, the county sales reached $137.7 million. This was followed by an increase to $143.1 million in 2014. Home sales reached $71.6 million in 2016. After the average city home price reached a record-breaking $298,640 in 2015, the number jumped higher in 2016, to $361,726, with 206 units sold at a record-breaking $71.6 million. The average price per square foot for homes increased to $180.66 in 2016. Starks said the increases can be good if they stay at steady rates and don’t increase too quickly. “Overall appreciation of homes in the real estate market is a good thing … provided it does not happen too fast,” he said. “If appreciation happens too quickly, it makes homes unaffordable to the residents and has the potential to produce ‘the dreaded bubble.’” Starks said while Fredericksburg had a few flat years, a growth of seven percent per year is considered “a heavy growth.” “If you’re looking to buy a home in Fredericksburg, I’m sure you would much prefer to be able to purchase that home at the 2011 price,” Starks said, noting that in 2011 the average home price was $232,589. The realtor liaison also said that the right investments, particularly in real estate, can be financially successful. “If you had invested your money in a home back in 2011, then you would be quite happy with the seven percent per year return on your investment,” he said. “In my opinion, there are very few investments as good as real estate in Texas and I think even the most savvy investor would be happy with the 35 percent return in five years.”

Tiny home builds up young minds By Scott Allen
In today’s fast-paced technology world, it can be tough to remember traditional, important skills such as carpentry, masonry and hands-on architecture. But for the Fredericksburg High School Building Trades Program, they honor those skills with the tiny home project. Starting on Sept. 1 of last year, the project has included approximately 85 FHS students from all grades in high school. “The biggest lesson is for the kids to actually practice what they learned in the classroom,” said Roger Condra, building construction teacher at FHS. “They know how to build a wall and truss and other things and should be able to be handed plans and take off with it. The electricity and plumbing of the home was recently finished. “Contractors came in and completed plumbing and electrical because we have to use licensed contractors,” said Todd Eidson, owner at Sierra Homes, which is part of the building trades committee that brought the program back to FHS. To date, 46 different contractors and other groups have participated in the project. “Of those, 40 have donated in-kind 100 percent of their time and materials,” Eidson said. “Of the six that did not donate 100 percent, all donated at least some portion of the cost.” Plans for home An online auction for the project will run until April 10. At 6 p.m. on Tuesday, April 11 a live auction at FHS will begin where the online one left off. Eidson said they plan to put the money raised toward an endowment fund for next year’s tiny home project. “We already have a $32,000 commitment to buy the home and are hoping for an even higher bid,” Eidson said. Since the Texas Builders Foundation is a 501(c)3 group, whoever buys the home will be eligible for a tax deduction. Additionally, a house mover donated $3,000 for the move,

prior to arriving,” Eidson said, “which must include plumbing and electricity.” Goals of project The project, which initially included juniors and seniors, quickly grew to all grades due to growing interest. “The ultimate goal for this project is to revitalize the trades program,” Eidson said. “It fell by the wayside for quite some time and we just wanted it back up and running.” Everything went science, technology, engineering and mathematics (STEM) years ago and Eidson said they just wanted to help change that. “We want to give them careers, not just hourly jobs,” Eidson said. “We know that there are a certain group of kids that don’t have a clear path to college and get hours to go to college when they’re not going to go to college.” The project plans to give back to the community, Eidson said. “We’re looking at it from a big economic development point of view, it’s very self-serving if we can train builders and they
can help us,” Eidson said. “If we can train people that have skills with their hands, maybe we can have an industry here that’s tied to people using their hands.” A final goal for the project is to help reduce the cost of housing by increasing the pool in the local construction labor force. “The long term is a small solution to affordable housing,” Eidson said. “If we can grow more skilled trades then the cost of labor should come down. If we could go down $10 a square foot, that’s a huge dent.” Also, by providing skill training for those not on a path to college, Eidson said they can offer employment directly after high school and not saddle families with unneeded debt. “Richard Laughlin is a local, prime example of someone who didn’t go to college, but is very successful because of what he’s built,” Eidson said. Tyler Neutze, FHS senior who’s worked on the project, said he’s learned so much in such a short period of time. “I discovered that mistakes happen and you learn from them, quickly,” Neutze said. “It taught me how to be safe and to really watch what I’m doing.”

‘Reduce. Reuse. Recycle.’ City of Fredericksburg continues effort to eliminate waste, save space

In 2016, the City of Fredericksburg and private recyclers collected more than 879 tons of materials for recycling. That keeps the staff at the city’s recycling center busy and it keeps that much material out of the city landfill. Yet, the opportunity to do more exists. The city operates this service at a deficit, but it is something that local citizens want to have. And the savings in landfill space also accounts for a financial savings, estimated at more than $38,000 annually. Both city and county residents are welcomed to drop off their recycling materials at the center, yet, costs are only incurred by city residents. And even though everyone’s read or heard “Reduce. Reuse. Recycle” a million times, locals are still getting into the habit when it comes to recycling. To improve local recycling efforts, residents are encouraged to look to Germany, for which much of a person’s culture and tradition is owed. According to data published by the Organisation for Economic Co-operation and Development, Germany leads the world by recycling 65 percent of its garbage. Each German city came up with its own way of curbside recy-

But, expanding local recycling efforts would require a substantial investment. In truth, most small towns do little to any recycling, due to the smaller economy size required with the operation. Still, residents are encouraged to continue using the center. More recycling means less land that has to be used for the landfill. And for an area that prides itself on Hill Country beauty, the need for less landfill space is a prize in itself.

Indoor plants help clean the air By Scott Allen
It comes as no surprise that indoor plants help clean the air. As humans breathe out carbon dioxide, plants convert it to oxygen, providing a greater supply of cleaner oxygen. But what plants are best for indoors? â&#x20AC;&#x153;The best live house plant is the one that is the easiest to take care of,â&#x20AC;? said Beth McMahon, Horticulture County Extension Agent for Gillespie County. â&#x20AC;&#x153;And there are a lot of houseplants out there.â&#x20AC;? In 1989, the National Aeronautics and Space Administration (NASA) did a Clean Air Study to find the best ways to clean air in space stations in order to find out what was most effective at removing harmful toxins and pollutants in the air. This led them to indoor plants. â&#x20AC;&#x153;Their general recommendation for efficient air cleaning is to have one plant per 100 feet square of space,â&#x20AC;? McMahon said. Since a lot of people spend a great deal of time indoors, itâ&#x20AC;&#x2122;s important to make sure the indoor space is clean. According to lifehacker.com, NASAâ&#x20AC;&#x2122;s Clean Air Study â&#x20AC;&#x153;found the plants are effective at removing benzene, formaldehyde, and trichloroethylene, xylene and ammonia from the air â&#x20AC;&#x201D; chemicals that have been linked to health effects like headaches and eye irritation.â&#x20AC;? Some of these plants can be found at the local grocery store or nearby plant nurseries. In a report from the journal of Mississippi Academy of Sciences, which was published by wolvertonenvironmental.com,
out of 30 interior plants that were studied, the most effective for removing some of the previously listed toxins were the Boston fern, pot mum and dwarf date palm. Spring 2017 Quick plant care McMahon said “green-thumbers” should keep in mind light requirements when buying houseplants. “The tag should have that information if you don’t recognize the plant,” McMahon said. “Also, choose pots with holes. Some houseplants can die if they sit in water.” Make sure to water appropriately. If the soil feels wet, do not water the plant. “Plants will wilt the same when they are overwatered as when they are under watered,” McMahon said. “Be careful with how much you fertilize. Avoid using ‘softened’ water to water your plants.” Herbs sprinkled around Herbs are small plants that are used as flavoring agents, meant to spice up or add zest to any meal. There are hundreds of herbs available and they can be grown in flower beds, rock gardens or corner plantings inside. “You can grow some herbs indoors, but they honestly do better if you grow them outside,” McMahon said. “If you do grow them inside, find a sunny windowsill that gets six to eight hours of sunlight. Herbs that will do best in the lower light conditions include mint, thyme and lemon balm.” A problem with growing herbs indoors, McMahon said, is some species get spindly, and that might lessen the flavor. “It’s much easier to get a couple of containers, plant the herbs in them and set them out on a porch,” McMahon said. Some other herbs include basil, chamomile, catnip, comfrey, lemon balm, oregano, mints, rosemary, sage and thyme. “Remember that insects can be a problem for herbs, but if you fertilize and water regularly, they should be fine,” McMahon said. Flipping in Fredericksburg By McKenzie Wedel Flipping houses has become the latest trend but for Ron Maddux, of Fredericksburg, itâ&#x20AC;&#x2122;s been something that he has done for the past 10 years, under the name Two RMâ&#x20AC;&#x2122;s L.P. â&#x20AC;&#x153;I have a few different businesses and about 10 years ago, I decided this was an opportunity I wanted to take,â&#x20AC;? Maddux said. In 10 years, he has flipped multiple houses, including six to 10 in Fredericksburg, historical properties and a hotel. Ron begins the process of flipping by finding the right property to invest time and money into. â&#x20AC;&#x153;We start by estimating every facet of redoing the house, from electrical to air conditioning to insulation, etc.,â&#x20AC;? he said. Once he has laid out the cost of the remodel, he considers the profit when the house sells. â&#x20AC;&#x153;If I donâ&#x20AC;&#x2122;t think I am going to make a reasonable profit, I am not going to take on the project,â&#x20AC;? he said.

The process Ron takes into consideration a few things before purchasing the home. He first looks at the houses in the area. He looks at the neighborhood the house is in and gets advice from local realtors about how much houses are selling for.
Once he decides on a property, he begins the process of purchasing the house. He has the house inspected. After the inspection, he makes an offer, makes the purchase and gets insurance. Next, is demolition.

“We start by taking out walls, stripping up sheet rock and pulling up the floors,” he said. Maddux likes to salvage the original flooring of the house, if possible. Then, carpenters, plumbers and electricians work on putting the house back together. His overall goals when putting the house back together is making it look like the best house on the block and have the house sell quickly. To accomplish this goal, he adds modern touches to his properties.
“I like to salvage the flooring, put in granite countertops, build custom cabinetry, and add energy efficient windows,” he said. Consequently, he may put a lot more into flips than other flippers might do. While TV series show the process taking around six weeks, Maddux says that realistically, the process takes two to three months. “Maybe if you just paint the exterior and landscape, that will See FLIPPER page 16

Making it unique While Maddux has been flipping houses for close to 10 years, no project is identical. “Each project is different from the others,” he said. “We want to make the house something that is appealing and a credit to the community.” First time flippers With the popularity of flipping houses rising, Maddux offers advice to first time flippers. “Unless you are really handy, you don’t want to do the entire project yourself,” he said. “In Fredericksburg, houses are expensive, so you want to make sure everything is done right, because if it’s not, you won’t be successful.” While there are universal codes, cities have certain codes that need to be adhered to. “There is always something there that you may not know about and it won’t be fun making a costly mistake,” he said. “Always have an exit plan if the house doesn’t sell.” At the end of the day, Maddux sees his work as rewarding for both himself and the communities he works in. “At the end of the day, it’s good to make the house nice for the community. It is very gratifying,” he said.

Fresh Pickin’s Locally grown and produced foods will again be the focus of the Fredericksburg Farmer’s Market on Marktplatz in downtown Fredericksburg. This year’s spring and summer market opens on Thursday, May 4, and continues each Thursday from 4-7 p.m., through Aug. 31. A fall Farmer’s Market will run Thursdays from Oct. 5 through Nov. 16 from 4 p.m. to 7 p.m. (or until dark) on the grounds of Pioneer Museum. The market takes place rain or shine. Celebrating its 10th year, the producer/grower market consists of farmers, ranchers and wineries located within the geographic neighborhood of Gillespie and adjacent counties, offering a wide variety of tomatoes, vegetables, peaches, blackberries and other fruits, meats, goat cheese, eggs, Gulf seafood, lamb, pork, chicken, beef, baked goods, wine, lavender and more. “We are thrilled and excited that this is the 10th year,” said Cynthia England, vice president of the board of the all-volunteer, non-profit group. Fredericksburg Farmer’s Market has 20 vendors plus seven rotating local wineries that use 100 percent Texas grapes. A new vendor this year is growing tomatoes for salsas, which will also be offered for sale.

Shoppers are invited to come for the food and stay for the family-friendly party atmosphere where they can purchase meals and snacks while listening to live music. Pizza baked in a wood burning oven, soups and other prepared foods made with local ingredients will be available each week, and can be enjoyed picnic-style under the pavilion. Along with giving out samples, they offer printed copies of the recipes and have soup available for purchase. “Eating healthy is one of the important purposes of the Fredericksburg Farmer’s Market,” England said. And the hospital, in its mission to connect with the community, can get outside of the walls of the building to inform, educate and be a part of the community. Wine from local wineries can be purchased by the glass or bottle and non-alcoholic iced beverages are also served.
At the Chef’s Corner, which is manned by the Fredericksburg Farmer’s Market board, visitors will find free samples prepared by local chefs using ingredients from the market. Chefs and volunteers are happy to “talk shop” and answer questions about how to cook the dish being sampled. There is also an information booth and logo gear is also sold on the grounds. Under the restrictions, all outdoor irrigation may occur between the hours of 5 a.m. and 9 a.m. and again from 7 p.m. to 11 p.m. on designated days. Watering of plants with a bucket or other hand-held container, hand-held hose or drip irrigation shall be permitted through Stage 4 of watering restrictions without limitation as to the day of the week; however, it can only be done during the hours of 5 a.m. to 9 a.m. and again from 7 p.m. to 11 p.m. The day of the week restrictions
do not apply to the irrigation of commercial plant nurseries; however, these establishments shall curtail all nonessential water use. experience in the business dates back even farther. Walker’s dad, Greg King, started KingWood Fine Cabinetry in Llano over 40 years ago, and he continues to serve as CEO. Also at 401 South Lincoln Street is Fredericksburg Flooring Center, owned by Walker and Mike Kramer.
Both showrooms offer a feel for the different products offered. “Feel free to come in and look around,” Walker said. KingWood is open from 8 a.m. to 5 p.m. Monday through Friday. The process Whether it’s a new build, additional cabinetry or a remodel, KingWood has its own in-house designers or they are happy to work with the clients’ own designers. For those choosing to use an in-house designer, Walker said they are available to come out to the customers’ location to help get a feel for what the client

Spring 2017 wants. “We can help you head into a direction,” Walker said. “There are so many magazines and online photographs, that many people will come in with pictures of different design ideas that they like,” Walker said. “We help them put it all together.” Also, customers tend to get a lot of their ideas from home improvement shows. While cabinetry is most often associated with kitchens, Walker said they are used in almost every room of a house. Along with cabinets, KingWood also does entertainment centers, built-ins, bookcases, closet organizers and more. To create the cabinetry for each job, KingWood will work with the customers using computer drawings to design the project. When the client has given final approval for designs, the drawings are sent to production. Once in production, it takes approximately eight to 10 weeks before the cabinets are delivered and installed. From start to finish, the cabinets are manufactured at the warehouse on Lincoln Street. Among the many styles are modern, Shaker, traditional, rustic, contemporary, slab, Tuscan and more. â&#x20AC;&#x153;Right now,â&#x20AC;? Walker said, â&#x20AC;&#x153;the trend is modern slab or shaker doors. Everybody seems to be liking the clean modern look.â&#x20AC;? The trend also, she said, is painted cabinets versus stained. Customers are also choosing to mix light and dark cabinets and/or high gloss and matte finishes. â&#x20AC;&#x153;People like mixing things up with color and finishes,â&#x20AC;? Walker said. â&#x20AC;&#x153;I had a designer tell me that we have another three years of gray, and then it will trend back to more of the creams,â&#x20AC;? Walker said. â&#x20AC;&#x153;I thought that was very interesting because grays have been very popular.â&#x20AC;? While soft-close drawers and doors

Go Native: Plants with a purpose By Joyce Studer
Spring is the perfect time to add native plants to your landscape. Native plants not only add color and that Hill Country aesthetic, these special plants also attract native butterflies and birds. Whether your yard is a blank canvas or an established yard, there is always a spot to add plants that feed birds, butterflies and pollinators. If you are fortunate enough to have large trees in your landscape, consider adding smaller understory trees and shrubs. No large trees? Look for areas of partial shade around your home where you can tuck in small understory trees or shrubs. Knowing what conditions a plant prefers is critical to success in gardening. Many of the most exquisite natives are canyon plants. They grow in part sun/part shade, well-drained soil, and will thrive with a minimal amount of moisture. Gardeners can duplicate these conditions in their landscapes. Short on soil? Add a raised bed with a blend of native soil, compost and some decomposed granite.

If you have a dry sunny area, choosing the right plants can provide color and texture all season long. Some natives prefer shady, moist conditions, but be careful not to overwater. NATIVE PLANTS Cont. from page 30 Anacacho Orchid Tree Bauhinia lunaroides A graceful understory tree that does well in our area is the Anacacho Orchid Tree. Lovely white butterfly-like blooms adorn the tree in spring and sometimes fall. Butterflies, bees, and hummingbirds are attracted to the fragrant blooms. Occasional moisture and a small amount of iron supplement formulated for the Hill Country will produce fairly rapid growth. Courtyards or near a porch are popular spots for this tree. The Anacacho are limestone canyon plants, so well-drained soil is a must. Place it in a spot that has morning rays, but is shielded from the hot, mid-afternoon sun, and cold winter winds. Planting along a stone or masonry wall of a residence helps to create the canyon effect. A courtyard or a southern exposure will prevent possible freeze damage; however, this tree has proven to be hardy as far north as Dallas. Rusty Black-Haw Viburnum Viburnum rufidulum For early spring blooms, shiny foliage, and fall color, this small tree performs. Our native viburnum grows naturally in our area as an understory with post oaks

or other mature deciduous trees, and may grow to 15-20 feet. Plant in deep, well-drained soil, and provide occasional moisture to thrive. Regular watering can accelerate the growth but is not necessary for survival. Prune if tree form is desired. Wild turkey and birds feast on the fall fruit. Because of heavy deer browsing, this Hill Country treasure is becoming a rarity. This plant is worthy of conservation. American Beautyberry Calicarpa americana This native understory shrub has striking purple fall berry clusters that attract birds. Weekly drip irrigation and good soil are
generally required. This plant does well in the constant shade of mature live oaks, or will also grow in full sun. Gracefully grows to six feet. Prune as desired. Coralberry Symphoricarpos orbiculatus Said to be the natural understory ground cover for the post oak, this Blackland Prairie native prefers deep, enriched soil, and is excellent for erosion control. A two-to-three-foot-tall colony will form providing cover and berries for birds. Easy to grow. If desired, cut back in winter.

Butterflies and hummers seem to prefer the red shades. Most bloom until a freeze and can produce a splendid display in fall, if given a cut-back in summer.

Crossvine Bignonia capreolata Evergreen in our area, crossvine covers its tendrils with profuse coral or brick-red and yellow blooms just in time to welcome the hungry hummingbirds in the spring. butterflies. A spring bloomer, this plant responds to a summer trim and produces clouds of white blooms during the fall migration of the monarch. This plant grows in the wild at Enchanted Rock and disregards the late summer heat to bloom and attract many different species of butterflies. Cut back in late winter to begin again.
Red-Yellow Columbine Aquilegia canadensis The Edwards Plateau native columbine is another canyon plant. It sends up flower stalks one to two feet tall and sometimes taller. The red and yellow flowers thrive in deep shade with moist soil. Trim spent foliage and seed heads in late May.
