PA R A D E W E L C O M E Welcome From Our Association President The Greater New Braunfels Home Builders Association welcomes you to the 2022 Parade of Homes. This event would not be the Ronnie Shikoski success it has been President without the support Greater New Braunfels of our sponsors, and Home Builders Association all the individuals that purchase tickets and tour the homes. Your support enables us to be stewards of our industry. I am very excited about this year’s Parade of Homes. This year you will notice we have a couple of new neighborhoods and builders on our parade tour, we also have some that were participants last year. The feedback from the builders and neighborhoods that participated last year has been excellent, I am confident those new to the parade will feel the same this year. In the last year, we have continued to see the New Braunfels & Hill Country market grow at an incredible pace. One of the largest challenges we face in this growth is the shortage of an able workforce. GNBHBA has really stepped up and established 2 strong construction trades programs at the high school level. Comal ISD’s Canyon High

School was the first program and is now joined by Canyon Lake High School. Our local efforts, combined with the Texas Builders Foundation scholarships for students who are enrolled in construction programs in Texas’ technical and trade schools, colleges, and universities, are creating an impact in this area and I’m eager to expand on this and make a lasting impact in this industry. One last “thank you” goes to all those that toured last year for being very respectful to each of the homes you toured. With so many people coming through a home over the course of just two weekends, there is ample opportunity for unfortunate things to happen. Luckily none of that happened last year. I want to remind everyone that these homes are either for sale or have already been sold. Either way, your utmost respect for the home, builder, and owner is much appreciated. I look forward to seeing everyone touring, please drive safe and enjoy the tour!

The homes you are seeing in this Parade of Homes have all gone through an extensive judging process by other builders, architects, interior designers, and realtors from the surrounding areas. Each home was evaluated in different categories, such as the best overall kitchen and living room, best outdoor space, master suite, bedroom, etc. These awards have already been handed out, so while you are touring the homes make sure to take notice of the winners. The Greater New Braunfels Home Builders Association was started in 1996 and is a 501c6 Not for Profit Trades Association. The GNBHBA is a way to not only help builders and trades network with one another but also a way to stay up to date on the building industry. The Association offers instructional classes, events, mixers, and works on staying relevant in the local government that affects both New Braunfels and the building community. Our members are also a member of the Texas Association of Builders which offers representation at the state level of government, additional literature and classes for builders, as well as discounts for all members. Another perk of being a member of the Association is that you are also a member of the National Association of Home Builders. This membership not only offers more information on the building industry, but helps fight for the building industry interest at the national level. With the GNBHBA growing at a rapid rate with some of the top companies in the industry we also strive to give back to the community. Preparing For Your Next Home Improvement Project

With the widespread availability of design inspiration that we are all exposed to, we get to see different ideas throughout the building and decorating process, for all types of budgets. What we don’t see is what’s often involved in a construction project, big or small. Especially the endless hours spent at the computer doing all of the back-end necessities: creating budgets, reviewing contracts, scheduling contractors, sourcing materials, etc. If you’re interested in starting a project, you should consider many things and prepare to the best of your ability before you start the interviewing process. There are many different options locally for builders, from small construction companies to larger custom home builders. Every company’s processes and procedures are different, from onboarding to finish out, what they offer, and what is excluded. With that in mind, here are some ways to prepare for your next project.
GET ORGANIZED: Have an organized list of priorities, thoughts, ideas, and concerns running the second you start thinking about your project. A project notebook is a great idea. Most people have sporadic ideas that are all over the place when they start a new construction project. It is really helpful to put time into really thinking about what your needs are so that you can express those easily before you speak with someone about your project.

CREATE YOUR BUDGET: Determine what your budget is for the project. It is one of the most important things to consider before you begin your project. Being truthful to yourself and having a solid number to present to the companies you interview will be the foundation of the outcome of your project. Also, if there are any details with funding, such as a bank loan, or a payment schedule you prefer, make sure you have those details and preferences ready.

MAKE SOME DESIGN DECISIONS: First, decide whether you want or need the assistance of an interior designer. Consider what your likes and dislikes are for design, and write them down in your project notebook. Browse different styles in person or online if you are undecided or unfamiliar with your options. Know that you don’t have to settle for one defined style and that you can create your own space without constraints. For example, you may love shiplap but dislike everything else from farmhouse design. The opportunities are endless when it comes to customizing your space, and a designer can help

you hone these ideas into a look that makes sense for you and your space.
DECIDE ON A TIMELINE: Decide your preferred timeline for the project and be ready to communicate this with the companies you interview. If it is a remodel project, do you plan on phasing it out or doing it all at once? Are you needing to complete the project in time for a big event, such as the arrival of a new baby or a holiday celebration? Do they have a waiting list and if so, how long are you willing to wait?

BE HONEST: While preparing for your project, be honest with yourself and the companies you work with. The more that you are honest about the things listed above, the more successful you will be in completing the project to your satisfaction.
SET YOUR EXPECTATIONS: It is very important to know and communicate your expectations for the project. This can range from your preferences for the people working in your home, such as not wearing shoes inside or smoking on the property, to the type of products you prefer, hours kept, etc. At the same time, you must also manage your expectations, keeping in mind issues out of their control, such as delays caused by sick crew members, inclement weather or supply chain issues. 2 0 2 2 G N B H B A PA RA D E O F H O M E S

A Homeowner's Guide To Prepping Your HVAC System For Summer By Jonathan Beyer with Beyer Air Conditioning and Heating, LLC With summer knocking on our central Texas doorstep, we took the opportunity to sit down with Jonathan Beyer from Beyer Air Conditioning and Heating to get his best tips and advice on caring for our HVAC units during these hot summer months. Here’s what we learned: GNBHBA: Are there any must-do tasks we need to be taking care of now before the heat of summer arrives? BEYER: Changing your filters monthly throughout the year is a good start. A dirty or clogged filter inhibits airflow which can result in the unit freezing up, water leaks, water damage, decreased performance of your unit, and indoor air quality issues. GNBHBA: That seems easy enough. Anything else we should do? BEYER: It’s important to service and clean your condensate drain. This drain removes the condensate your coil produces in the cooling cycle and can get clogged if not cleaned regularly. A clogged drain could result in your unit shutting off, and potential water damage. This is one of the first things we inspect on these types of visits. If you’re not comfortable cleaning your own condensate drain, get a licensed contractor to conduct this preventive maintenance for you. GNBHBA: Is there a way for us to know when it’s time to replace versus repair our unit? BEYER: The average life expectancy is 10-12 years on an HVAC system. Once it gets around that time you need to start thinking about replacing it. When you get into repairing an older system there is potential that you could end up investing more to repair than replace. You should also think about more downtime if your system is in need of constant repair. Nobody wants that during the Texas summer heat.

GNBHBA: If we suddenly find ourselves with a system that won’t cool, is there anything we can do or check ourselves before calling the pros? BEYER: There are 3 main things a pro would check immediately upon arrival, and you can also do these to rule them out first. To start, check your filter; if it is noticeably dirty, try replacing it and see if that solves the problem. Next, check your breaker panels to see if the breaker tied to your HVAC unit is tripped. This can often be caused by power interruptions and will result in a system that doesn’t operate at all. Most houses have breakers at the indoor unit and at the outdoor unit. Third, we already mentioned drain maintenance: You can pour vinegar in the primary condensate drain at the indoor unit. Typically we suggest ½ a cup of undiluted vinegar. This needs to be done every month in the spring and summer and every other month in fall and winter to keep that drain flowing well. GNBHBA: Do you have any tips for energy savings this time of year? BEYER: Do not turn thermostats off during the day when you leave. Also, don’t raise them more than 4 degrees higher than your normal set point. This can cause your unit to have a longer run time during peak usage periods. Any larger differential will cause your unit to run overtime as it tries to cool back down once you lower the set point again. And keep those filters clean! GNBHBA: Any last words of advice? BEYER: When in doubt, bring out a Licensed HVAC professional to assess your system so that you don’t risk causing further damage. By maintaining your system and having regular professional inspections, you can ensure that your system remains running in pristine condition.

TURNKEY BUILDERS Greg Hoppes started building as a child when he helped his father build their family home. As he grew up, he worked for a custom swimming pool company.
