On behalf of Hall & Woodhouse Geo-Environmental undertook multiple phases of investigation and site assessment on a new mixed use development for their Blandford Brewery which included a state of the art brewery complex, commercial areas and future residential development. Geo-Environmental provided technical and consultancy services in the development from Master Planning to detailed planning stage for the redevelopment. The site’s lengthy use as a brewery and its environmental sensitivity, close to the River Stour and overlying a Major Aquifer, combined with the scope of the proposed development itself, made this a complex project that required a multi-phased investigation and assessment strategy.

Expertise On such a complex project both the approach taken and advice provided needs to be tailored to fit with the requirements of the Client, designer and regulators – an “off the shelf” solution is not appropriate. Geo-Environmental provided a professional approach to meeting the Client’s and regulators’ requirements through a phased assessment approach, with the introduction of specific professional services at key stages of the planning, design and development cycle. Geo-Environmental worked closely with the design and construction teams to deliver remedial objectives in an integrated construction solution.

Benefits It was important that the site remained in operation as a brewery while the site investigation works were carried out. It is always Geo-Environmental’s aim to help our clients minimise financial exposure and environmental incidents by thoroughly identifying risk and creating a plan to design these out, or suggest effective mitigation strategies. Geo-Environmental were able to provide ground investigation services which suited the specific site constraints and achieved these goals.

Geo-Environmental undertook an investigation, on behalf of Fuller, Smith and Turner P.L.C. for the proposed mixed use development of a former brewery site in Horndean. The site extended over three land parcels each with their own unique history. In addition to general brewery operations, former site uses included meat processing, vehicle re-fuelling (brewery fleet), coal powered boilers (latterly gas powered) and blacksmith/forge works. In addition, the main brewery building included a cellar complex which formerly housed beer vats and a groundwater abstraction well extending to depth in the underlying Upper Chalk (major aquifer). The investigations included a detailed desk study assessment followed by an intrusive investigation. At the time of the intrusive investigation, the site remained operational and thus careful planning and liaison with Client management and site personnel was required.

Expertise Geo-Environmental worked closely with the Client to provide a phased assessment to support the disposal of the site for redevelopment. Geo-Environmental was able to provide specific expertise in relation to local geological hazards, their identification and implications for development. The geotechnical and contamination assessments required a detailed understanding of the site’s history, the potential impact on land quality associated with the complex historic use and former land uses in proximity to the site.

Geo-Environmental undertook an investigation for the proposed development of a site in Totton, from fallow farmland to sports pitches, stands, a clubhouse complex and car parking areas. The site itself was situated on a gentle slope and therefore required re-profiling in order to form the level sports pitches specified in the development. Taking this into account and in consultation with Linden Homes, the investigation therefore included an assessment for earthworks fill suitability and earthworks specification. Following the first phase of the ground investigation, the clubhouse complex was found to overlie soft compressible soils, which could have required a change in Linden Homes development strategy. Geo-Environmental investigated options for the Client and initial consideration was given to changing the development layout. After due consideration this was found not to be a feasible option and thus a supplementary investigation was undertaken to support the design of piled foundations.

Expertise Whilst the form of this development was a departure from that typically undertaken by Linden Homes, GeoEnvironmental was able to provide relevant professional and technical support to understand and overcome the challenges with this site and achieve the required goals to support its development. When challenges are identified in site developments, experienced geotechnical engineers Aerial of Site Location, Totton, Hampshire can ensure that delays and additional costs do not occur. Our geotechnical team has extensive experience and this is a crucial factor in ensuring that our clients meet their goals.

Benefits The abnormal ground conditions and development layout constraints required the consideration of innovative solutions to achieve the Client’s objectives. GeoEnvironmental’s experienced and customer focussed Geotechnical Engineers worked in close collaboration with the Client to deliver the required information in a timely and cost effective manner. .
