A wild and magical Christmas awaits at Wild Place Project Christmas is a magical time at Wild Place Project and perfect for a day outside with family and friends.

Dagmar Smeed, Head of Marketing and Communications at Wild Place Project, said: “There’s something pretty magical about walking around Wild Place Project, layered up in warm clothes, watching some of the world’s most threatened animals.

Located just off J17 of the M5 near Bristol, it will remain open throughout the whole of the festive period with the exception of Christmas Day. “Nature has a wonderful way of allowing us to escape everyday pressures and it’s always a A visit at this time of year gives the chance to pleasure to see the looks of delight from our see Wild Place Project’s animals, including visitors enjoying a day out over the festive cheetahs, red river hogs, wolves, exotic birds, period. giraffes, and lemurs adjusting to the cooler climes of their outdoor exhibits or snuggling “We have acres of outdoor space for family up within the warmth of their houses. and friends to enjoy safely and have fun together, including our dramatic raised There is also the opportunity to see two walkway in Bear Wood.” reindeers, Molly and Holly. Western Harbour exhibition to open at Create Centre

The interactive exhibition will showcase the comments and ideas that have emerged through the city-wide Western Harbour engagement process. Visitors to the Create Centre will be able to view these emerging themes and will be encouraged to continue to share their thoughts as part of the exhibition.

“We are facing a housing crisis, as well as the ecological and climate emergencies, with limited space to create the homes and jobs Bristol needs. The regeneration of Western Harbour is an opportunity to respond to these crises with a sustainable brownfield location, shaping an inclusive neighbourhood where people can live, work and play.”

On 20 November, there will be a ‘Visioning Day’, where local people will be invited to workshops to help craft the feedback given so far into Place Principles for Western Harbour. A Place Principle is a rule, guide or goal that is followed when making design propositions for change in an area.

Running since September, the programme of engagement activities in Western Harbour and across Bristol has included creative workshops; work with Bristol's artistic and creative talents, including the City Poet, Caleb Parkin; ‘Listening Labs’ with community groups and residents; and walking tours of the area.

Visitors who drop into the exhibition will also be invited to help shape these principles, which will be used to guide the next phase of the regeneration project and the future vision for the area.

A popular interactive map also gave Bristolians the chance to share their hopes for certain areas within Western Harbour. So far, over 500 comments with ideas, hopes and concerns have been left by Bristol’s citizens.

People are encouraged to visit HarbourHopes.co.uk to find out more and book onto activities taking place on Saturday 20 November. The main exhibition will be open on weekdays from 9am to 5pm.

Feedback will help to create a place shaping vision for Western Harbour. Once created, this vision will help the council develop a detailed long-term masterplan that will guide change at Western Harbour in the years to come. Further engagement will take place in 2022 as the masterplan emerges.

Marvin Rees, Mayor of Bristol, said: “The Western Harbour area holds historic and cultural importance for the whole of Bristol, which is why we have engaged with people across the city. It is great to see that so many people have shared their ideas and hopes for the area so far, and I hope they continue to do so as the project progresses.

NEW CLINIC FOR BRISTOL CENTRE FOR REPRODUCTIVE MEDICINE

A new state-of-the-art fertility and IVF clinic serving the South West is set to open soon at Aztec West, Bristol. The Bristol Centre for Reproductive Medicine (BCRM) will move from its current premises at Southmead Hospital into the new larger premises with completely upgraded facilities at the beginning of the New Year. The clinic will continue to treat both NHS and private patients and will provide the latest technology laboratories, equipment, and treatment rooms for those undergoing IVF and other fertility treatments.

With more energy-efficient features and ultra-modern theatres to provide best-inclass care, the larger upgraded new clinic will provide better privacy for patients, plus ample parking and more comfortable surroundings for both patients and staff. The improved facilities will enable BCRM’s internationally recognised specialists to advise and support a greater number of people with IVF and ICSI treatment, IUI treatment, use of donor sperm, egg donation, frozen embryo transfer and complex treatments including fertility surgery.

12

Purpose-built, with the latest testing equipment to enable diagnosis of both female and male fertility problems, and with cutting-edge laboratories for testing and research, the space will also allow more teaching, training and research to take place. Over 60 staff will be employed at the centre including specialist embryologists, gynaecologists, andrologists, nurses, sonographers, patient advisors and dedicated administrative staff. The team, which includes world-leading fertility experts and consultants who also work for the NHS, will remain the same – plus some new additions - and are enthusiastic about the move. The new clinic is close to the motorway network with good transport links which will make it more accessible to existing patients and people throughout the region and beyond. BCRM is regulated by the HFEA, has consistently had some of the highest success rates in the country, is the longest-established fertility clinic in Bristol and will continue to provide both private and NHS treatment. All current patients have been advised of the move and further details are available by emailing Quality@BCRM.clinic or at www. fertilitybristol.com

How to spot fake reviews online this Black Friday Let's be honest with each other, those crowds we used to see on Black Friday, with people cramming into shops at opening time and fighting over the latest bargain - they're not gonna happen this year. Although the signs suggest that the majority of us got over the Black Friday hype a few years ago. That being said many shops are still expected to offer deals online for the pre-Christmas sales event on 27 November. It’s been a difficult year for lots of retailers, who will be hoping Black Friday - and its bigger cousin Cyber Monday - will give them a much-needed boost. Useful tips for the best Black Friday deals But this all comes with a health warning if you’re buying online. Amazon is struggling to prevent fake reviews which can mislead shoppers this Black Friday. The consumer group looked at some of the most popular purchases, including tablets and phones, and found some review ratings were being manipulated. 20

Amazon did make an online statement to the claims saying it has clear policies that reviewers and sellers must stick to. In a online statement they said: “ it will suspend, ban, and take legal action against those who break the rules. We found a pair of headphones had 1,006 ratings and 4.8 stars despite only being on sale for six months - well above the average for an unknown brand. As well as false comments, some sellers have also manipulated the star-rating system to persuade people into a purchase. In the UK, Amazon is the main place people go for Black Friday shopping. A major online review companies research found 34% of consumers planned to buy something there this Black Friday, compared to 16% at John Lewis and 7% at Currys PC World. However fake reviews have been a problem on some of the biggest shopping sites including eBay, Facebook and TripAdvisor for years.

Other tactics online shops use is offering free gifts or vouchers in return for positive or five-star reviews - which is in breach of most online store selling policies.

So how do we spot a fake review this Black Friday?

Also another concern is about accounts being hacked to leave reviews, comments being transferred from different products and sellers pushing people to leave pictures.

1. Be sceptical. This is probably your best weapon, especially if there is an unusually high number of reviews compared to others in that category.

There appears to have been a rise in the amount of suspicious reviews on Amazon in the UK since March’s coronavirus lockdown, according to analysis site ReviewMeta the site has an online tool which checks for fakes and copies in a web address.

2. Read and read again. Look for the same language used in multiple reviews.

Their data suggested a 30% rise in the proportion of unnatural reviews on Amazon between March and August following the first coronavirus lockdown.

4. Be wary of products with lots of pictures or videos. Sellers can incentivise fake reviewers to encourage people to add photos and videos.

Here is some simple tips for checking up on fake reviews.

3. Brands you don’t know. If you don’t recognise the brand, check to see if it has its own legitimate-looking website, with clear contact details.

5. Report suspicious reviews to Amazon. Let them investigate before you buy.

Wildlife Photographer of the Year comes to Bristol

On loan from the Natural History Museum in London, Wildlife Photographer of the Year showcases exceptional images of animal behaviour, spectacular species, and the breath-taking diversity of the natural world. The exhibition at M Shed is sponsored by Precision Resources Group (PRG) with the accompanying engagement programme sponsored by the University of the West of England (UWE). Councillor Craig Cheney, Deputy Mayor of Bristol with the responsibility for culture, said: “I’m delighted to see Wildlife Photographer of the Year return to Bristol. From curious underwater creatures to majestic soaring birds, the exhibition ignites curiosity about the natural world and highlights the fragility of wildlife on our planet. Exhibitions like this can be a crucial tool in helping us gain a deeper understanding of the issues facing nature and the actions we need to take to protect it.

22

“I would like to thank our sponsors PRG and UWE Bristol for their support, as well as the Bristol City Council culture team who work so hard to make this a success.” With a record-breaking number of entries from 95 countries, the judges of the 57th Wildlife Photographer of the Year competition had the toughest job yet. Every entry was judged anonymously on its creativity, originality, and technical excellence by an international panel of industry experts. Dr Doug Gurr, Director of the Natural History Museum said: “These extraordinary images showcase the rich diversity of life on Earth and spark curiosity and wonder. Telling the story of a planet under pressure, the Wildlife Photographer of the Year exhibition illuminates the urgent challenges we face and the collective action we need to take. This year’s inspiring exhibition will move and empower audiences to advocate for the natural world.”

The competition is the most prestigious photography event of its kind. Launched in 1965 and attracting only 361 entries, today the competition receives over 50,000 submissions from all over the world. This year’s award-winning images will embark on an international tour and be seen by well over a million people. Budding wildlife photographers can submit their images for next year’s competition until 9 December 2021. Mark Lloyd, Managing Director at PRG, said: “Wildlife Photographer of the Year is the most respected exhibition in its field, and we are thrilled to be involved in this much-acclaimed celebration of nature. We cannot wait to see what sights are showcased at this year’s event and it is a great opportunity to support a renowned part of Bristol’s culture. What an event to be involved in!” Dr Anna Piasecki, UWE Bristol’s Head of School of Creative and Cultural Industries, said:

“We’re proud to be backing this prestigious exhibition, which will no doubt provide inspiration to those who visit, not least the younger generation, who are more conscious of nature and the environment than ever before. As a university, we hope to support and foster this interest in nature and arts. UWE Bristol already has close links with the city’s art and cultural institutions, and we’re delighted that our photography students will provide workshops to schoolchildren as part of our engagement with this exhibition.” The exhibition runs until 5 June 2022 and tickets are on sale now at the Bristol Museums website. Due to COVID-19 safety measures, pre-booking a time slot is highly recommended to guarantee entry. The exhibition and museum shop will be open after-hours on Tuesday 7 December for people who wish to visit at a quieter time.

JOS & ANDREW REPORTS ON BRISTOL ZOO PLANS FOR CLIFTON SITE Area Committee update: We’ve just had an update on the community projects in Brislington which are being funded through Community Infrastructure Levy (CIL) money, which developers pay to local authorities to mitigate the negative impact of their developments. We have two projects in the Greater Brislington area this year; the construction of a new path from the top of Arnos Court Park linking the new steps to the main path through the park, and the repair of stone steps heading down to Nightingale Valley in St. Anne’s. We are pleased to report both projects are progressing well and we are hopeful they can be delivered next year. We’ll keep you posted. Bristol Zoo launch plans for Clifton site: Bristol Zoo have just released more details about their plans for the historic zoo site in Clifton. Free access to the 185-year-old gardens, a new, publicly accessible children’s play area and a new Clifton Conservation Hub and café, are included in plans being put forward by Bristol Zoological Society for the future of the 12-acre site.

24

The latest draft masterplan shows up to 235 new homes will be created of which 20% are proposed to be affordable homes. The plans will also ensure the site’s historical buildings are protected and include a mix of sustainable, high-quality, much-needed housing with the same level of space for people and nature as today. Check out their website to see the plans in more detail. There is also a consultation, in which you can leave comments: https://bristolzoo.org.uk Brislington Brook litter pick: It was great to join the Friends of Brislington Brook (FOBB) last weekend for a litter pick in Nightingale Valley. Between all of us, we managed to amass quite a haul. Why not join the Friends at one of their future events? https://www.facebook.com/groups/457276714 2750709/?ref=share

Road sign obscured by undergrowth: We have arranged for a letter to be sent to Sovereign Housing making them aware of road signage obstruction on the Bath Road by their Lynwood Park development due to a large amount of uncontrolled undergrowth. If no action is taken within two weeks, the Council will raise the matter with the Neighborhood Enforcement Team who will issue a formal notice, which will allow the council to cut back and invoice accordingly. Greater Brislington Together meeting: Thank you to Penny for organizing the Greater Brislington Together meeting to discuss the Council’s Welcome Back Fund to support activities that will encourage people to visit Bristol’s high streets and city centre. Organisations can apply for funding to help pay for events such as markets and parades or activities such as marketing or promotion of an event. Organisations can apply for up to £2,400. Applications must be made by 30 November 2021 so time is running out. Furthermore, all activities or events must be delivered, and funding spent, by 31 March 2022. If you’re working on events or involved in community groups where this funding could be applied (or you know any organisations that might benefit), take a look at the website for guidance on the Fund and check eligibility: https://www.bristol.gov.uk/business-support-advice/high-streets/welcomeback-fund

Installation of new vicar of the parish at St. Cuthbert’s: We were delighted to attend a special service led by the Bishop of Bristol at St. Cuthbert’s church last week to officially induct Ian Garrett as vicar of the parish. Ian is very keen to work with the local community and they have exciting plans to modify the interior of the church to facilitate greater use by the community. Business opportunities in our local green spaces: Several people have been in touch about café franchises in our local parks and green spaces. If you have a business you'd like to start in a Bristol park or green space - not necessarily a café - join an information session on Tuesday 23 November at 6pm, to find out more about the commercial opportunities available and how to submit your proposal. Grants to boost vacant commercial property A new grant scheme offering businesses and organisations up to £10,000 to bring vacant buildings back into permanent or temporary use has been launched as part of fresh support for Bristol’s economic recovery. The £1.3 million initiative, funded by the city council, will focus on encouraging new types of businesses, including creative and cultural activities, services and community uses into the city centre and high streets across Bristol. Open to applications from new or expanding small or micro-sized businesses, charities, community, voluntary or social enterprises, the scheme aims to offer support to boost customer footfall, create new jobs and improve the sustainability of businesses. Small or micro businesses are defined as having fewer than 50 employees, a turnover of £10.2 million or less and £5.1 million or less on its balance sheet. Applicants hoping to lease or rent a previously vacant commercial property can apply for grants up to a maximum of £10,000, with the grant size dependent on the length of lease or rental agreement. Applicants are expected to match any award granted by at least 20 per cent. The vacant commercial property grant scheme forms part of the wider City Centre and High Streets Recovery and Renewal programme, which has received funding from the West of England Combined Authority’s Love our High Street project. Councillor Craig Cheney, Deputy Mayor and Cabinet member for Finance, Governance and Performance, said: “The city centre and Bristol’s high streets have been heavily impacted by COVID-19 over the last 18 months. “Offering support in the form of the vacant commercial property grant scheme offers a lifeline to our high streets. Opening new businesses and diversifying what is on offer will increase footfall and encourage people to shop locally, support their high streets and boost Bristol’s recovery.” 26

To apply for a grant, the business or organisation must be looking to lease or rent currently vacant commercial premises located within Bristol city centre or one of the 47 high streets, with consideration given to properties located just outside these areas as long as they are in very close proximity to them. Applicants can check whether a property is within the boundary of the city centre or the high streets covered by the scheme. The grant can be used to cover a wide range of activity from building works, improvements and modifications to new equipment, shop fittings and display units. Applicants will be encouraged to demonstrate how their business will benefit the high street and Bristol citizens, by adding diversity to the area, employing local people or people from under-represented groups, adopting the real Living Wage, improving disabled access and facilities and demonstrating a clear commitment to sustainability through choice of materials, transport and energy. Visit the council’s Vacant Commercial Property Grant page on the website for further information, to download the full guidance notes and to apply. The council will be holding a series of webinars to talk through the vacant commercial property grant scheme. Visit the webpage or sign up to the business newsletter to find dates.

North Somerset Council adopts Portbury Wharf Nature Reserve The future of Portbury Wharf Nature Reserve has been safeguarded by North Somerset Council. The long-term management of the 116 acre nature reserve has been protected after the council agreed to take over the ownership of the site. Portbury Wharf Nature Reserve in Portishead was created by North Somerset Council as part of a section 106 planning agreement to provide a green buffer between the port and the Ashlands housing development. The site is a popular recreational and wildlife area. Cllr Steve Bridger, North Somerset Council's executive member with responsibility for assets said the adoption of the site was great news for the local community. "This is a very popular public space that is also a haven for wildlife. "The adoption of the site by the council will ensure that the nature reserve can be enjoyed for generations to come."

The council has had a longstanding legal agreement with developers Persimmon about the future ownership of the land to ensure the site remains protected from future development, with access available and wildlife able to flourish. The site was previously managed by Avon Wildlife Trust (AWT) until the end of 2015 when North Somerset Council took over the management using their contractors, Glendale, to carry out maintenance tasks. North Somerset Council has secured a contribution from Persimmon who will now transfer £75,000 to finance the future maintenance of the site until 2027. North Somerset Council will approach local councils and other organisations to seek further contributions and investigate other sources of funding to support the site’s long-term conservation.

Landlords urged to ensure property meets energy efficiency standards

Private sector landlords in Bath & North East Somerset are being warned to check that their rental property meets the legal minimum energy efficiency standard, or they could risk a fine of up to £5000 per property. Bath and North East Somerset council is responsible for enforcing Minimum Energy Efficiency Standards (MEES) Regulations and a new campaign will see trading standards officers and housing services working together to identify domestic properties in B&NES that do not have an Energy Performance Certificate (EPC) of at least band E. A policy for the enforcement of the Energy Efficiency (Private Rented Property in England And Wales) Regulations 2015, which would give the council the power to issue financial penalties is being recommended in a report to cabinet member for planning, Councillor Tim Ball. If approved, the compliance and enforcement project will require landlords who let out private sector domestic accommodation that is below the legal minimum rating to make property improvements and bring the homes up to a rating of at least E or face a fine of up to £5000 per property. 30

Councillor Tim Ball, cabinet member for Planning and Licensing, said: “The council is committed to improving the health and well-being of its residents by reducing the number of people living in cold and damp conditions in homes that are hard to heat and expensive to run. “The private rented sector makes up 27% of the Bath and North East Somerset housing stock and although the majority meet the current legal minimum energy efficiency standard, we need to identify those which do not and ensure energy efficiency improvements take place. This proposed project will also reduce carbon emissions by improving the energy efficiency of those homes. “I welcome the report as it sets out a policy for the enforcement of the domestic minimum level of energy efficiency regulations. I will consider it carefully before making my decision.” B&NES landlords may be eligible for grant funding for property improvements. More information can be found on the Energy at Home website: https://www.energyathome. org.uk/contact-us

If the cost of the required property improvements is above £3500, the landlord is required to make all possible improvements up to that amount and then may register an exemption If an exemption is not registered and the property remains sub-standard, a Penalty Notice of up to £5000 can be issued and details published. More information on MEES can be found here: https://beta.bathnes.gov.uk/minimum-energy-efficiency-standards-mees-rented-homes A decision on the Policy for the Enforcement of the Domestic Minimum Level of Energy Regulations will be made on or after 2 December 2021. Information on the policy can be found here: https://democracy.bathnes.gov.uk/mgIssueHistoryHome.aspx?IId=33615&PlanId=399& RPID=34911501. The compliance and enforcement project has been funded by a grant from the Department for Business, Energy and Industrial Strategy (BEIS) in partnership with the Midlands Energy Hub.

Portishead Lighthouse to Lighthouse A lovely linear 3.5 mile walk along the coastal path in Portishead from Battery Point Lighthouse to Black Nore Lighthouse. There are numerous little pebble beaches to stop at along the way, including Sugar Loaf Beach which has a tidal pool. We also highly recommend stopping at The Windmill Inn after, a dog friendly pub on route, where you are greeted with stunning views of the Bristol Channel from the terraced seating. It’s a particularly good spot to watch the sunset! Walking directions 1. Park at the Portishead Lake Grounds, which has car parks or roadside parking available. 2. Start your walk at the first lighthouse – Battery Point, which is located near the Lido. The views are wonderful here. Do not let your dog enter the water in this area as there are strong currents and rocks. 3. Walk back on yourself, back down the steps to Woodhill Bay and Esplanade Road. You can walk along the beach here for a little while, but there is sinking mud on this beach so we recommend dogs do not enter the water here either. Exit the beach via the steps and walk along Esplanade Road, past some houses and uphill until you see a small sliproad to Kilkenny car park on your right. 4. Walk along the green, directly in front of the Bristol Channel and follow the edge until you see the coastal path appear. 5. The walk is quite easy from here, just follow the path until you reach Black Nore Lighthouse! There are a few little pebble beaches we stopped off at along the way as the tide was out. If the path looks like it splits, keep to the right hand side as this will just follow the coastline. 6. On the way back, we varied our route slightly by walking along the green after Sugar Loaf Beach, towards The Windmill Inn, where we stopped for dinner and drinks.

Hazel’s cold-water challenge for charity Hazel Pattison, age 41 from Bristol, is taking on the Penguin Challenge and pledging to raise funds for Children’s Hospice South West (CHSW). The Penguin Challenge requires participants to do 2 open water swims a month between November and March. Hazel is allowed to wear a wetsuit but has decided it will be more of a challenge to try and do 4 dips a month in a bikini! Hazel has chosen to raise funds for CHSW having visited its local hospice, Charlton Farm near Bristol, before the pandemic. “I always try and do something for charity each year and a few years ago I ran the Bristol Half Marathon with a team from EE and we raised money for CHSW. Because of that we got to visit the hospice and I was overwhelmed with how amazing it was. Hospices are usually associated with sadness, and I can't ever imagine what the families are going through, however I also found it was a place of joy, fun and laughter. Since that visit I've wanted to help; last year my family and I walked up Scafell Pike and raised money for Charlton Farm. Signing myself up to the Penguin Challenge and raising money for the hospice will inspire me to keep me going through the chilly winter months.” 36

Hazel says she got into open water swimming through a friend: ‘’I’ve always loved the beach and always loved being in the sea - in the summer! I have friends in Clevedon who invited me up for a swim in September 2020, still balmy but with a hint of a nip. Then a friend contacted me to see if I would like to carry on with the dips/swims throughout the winter.” Some friends think that Hazel is crazy to carry on the swims in the winter months, but she says it really helps her physical health: “Working from home meant my posture was rubbish, the cold water really soothed the aches and pains. Also, it does wonders for mental health, especially during lockdown. When were still allowed to meet our one person for exercise, I would meet a friend for a cold dip and a socially distanced cuppa afterwards! The feeling of getting into cold water is so invigorating and shocks you into a better mood.” To support Hazel in her challenge you can donate to her fundraising page at by clicking the image above.

WHATS ON AT YOUR LOCAL CINEMA Walt Disney Animation Studios’ “Encanto,” is the tale of an extraordinary family, the Madrigals, who live hidden in the mountains of Colombia in a magical house, in a vibrant town, in a wondrous, charmed place called an Encanto. The all-new original film features the voice of Stephanie Beatriz as Mirabel, an ordinary 15-year-old who’s struggling to find her place in her family. “Mirabel is a really funny, loving character who also deeply yearns for something more,” says Beatriz. “She’s also not afraid to stand up for what she knows is right—something I love and relate to very much.”

Based on the true story that will inspire the world, Warner Bros. Pictures’ “King Richard” follows the journey of Richard Williams, an undeterred father instrumental in raising two of the most extraordinarily gifted athletes of all time, who will end up changing the sport of tennis forever. Two-time Oscar nominee Will Smith (“Ali,” “The Pursuit of Happyness,” “Bad Boys for Life”) stars as Richard, under the direction of Reinaldo Marcus Green (“Monsters and Men”). Driven by a clear vision of their future and using unconventional methods, Richard has a plan that will take Venus and Serena Williams from the streets of Compton, California to the global stage as legendary icons. The profoundly moving film shows the power of family, perseverance and unwavering belief as a means to achieve the impossible and impact the world. From director Jason Reitman and producer Ivan Reitman, comes the next chapter in the original Ghostbusters universe. In Ghostbusters: Afterlife, when a single mom and her two kids arrive in a small town, they begin to discover their connection to the original ghostbusters and the secret legacy their grandfather left behind. The film is written by Jason Reitman & Gil Kenan.

Bristol in ‘retrofit race' to prevent offices undermining city's net zero goal

Bristol risks not achieving the government's net zero targets, unless significant action is taken to upgrade and improve commercial real estate in the next 10 years, according to new analysis by leading property consultancy JLL. A new report, Sustainability and Value in the Regions, concludes that just over 85% of the office stock in Bristol - equating to nearly 14 million sq ft - is at risk of not meeting the UK government's target for all non-domestic properties to have an EPC B rating by 2030. This is compared to an average of 90% across all of England and Wales' leading regional centres. Bristol - the first UK council to declare a climate emergency - has committed to achieving net zero status by 2030. With no completed office development across the eight UK regional centres having yet achieved the UK Green Building Council's (UKGBC) embodied and operational net zero carbon standard, the research also finds that just 10% of total existing office stock in Bristol is BREEAM Good to Outstanding, compared to 16% nationally.

Cutting-edge office scheme Aurora at Finzels Reach, a major regeneration project being developed in Bristol by Cubex, is counted among the BREEAM Outstanding rated offices highlighted in the report. It is soon to be joined by Halo, a new 116,000 sq ft office also being built at Finzels Reach, which has been accredited BREEAM Outstanding, the first development outside London to achieve the toughest new assessment criteria. The study also throws the spotlight on EQ, which will be the first new build office development in Bristol to commit to being net zero carbon in operation, in accordance with the UKGBC framework. At 200,000 sq ft, EQ, which is being developed by CEG for completion in 2023, will be an all-electric building with 100% green energy supply. JLL estimates that the UK's rate of repurposing commercial stock needs to hit 5% annually in order to help the country hit its 2050 carbon neutrality goal, which would be more than double the levels of redevelopment seen in the last decade. In Bristol, replacement rates currently stand at around 0.9%.

The research also showed that sustainability is rising up the priority list for businesses, resulting in growing demand for office space with the highest environmental credentials against a backdrop of lack of supply. The office footprint of regional firms with science-based sustainability targets has more than tripled in the past three years to almost 4.5 million sq ft across the UK. Bristol accounts for just under 725,000 sq ft, which ranks it the third largest among the cities in JLL's sample. Simon Peacock, lead director of the Bristol office of JLL, said: "It is brilliant that Bristol was the first UK council to declare a climate emergency and encouraging to see that investors are increasingly prioritising sustainability targets, with some exciting, state-of-the-art green office schemes coming forward. However, as our report shows, there is still a long way to go to ensure regional cities, including Bristol, meet their goals. In the offices sector, we need to drastically improve the environmental credentials of existing buildings, drive up the rate of repurposing existing stock where appropriate and, when building new, keep challenging ourselves and raising the bar."

Elaine Rossall, head of UK offices research at JLL, said: "As COP26 has only served to reinforce, the next 10 years are imperative to the future of the planet. The built environment accounts for around 40% of all carbon emissions, but is even higher in many cities, meaning our cities and commercial centres must change or risk undermining any regional efforts - now set in stone in the carbon frameworks of most major cities - to achieve net zero status in the 2030s. This research indicates just how far short of those targets some regional office markets will be if, in addition to ongoing investment in new low carbon stock, the vast majority of existing offices aren't improved via refurbishment or retrofit." The research analysed the commercial property markets of Thames Valley, Bristol, Cardiff, Birmingham, Manchester, Leeds, Glasgow and Edinburgh. EPC analysis excluded Scottish cities.
