Propyard will bring the very best of the beer and music scene together for an Oktoberfest celebration on Friday 21st and Saturday 22nd October, for a weekend filled with Oomph-pah-pah

Following the success of its first iteration of Hopyard earlier this year, Bristol’s newest craft beer festival is back with an Oktoberfest twist, serving up steins of craft beers from Bristol and beyond’s finest breweries, with a side of Bratwurst. Huey Morgan will be headlining a stellar lineup for Friday night.

Saturday’s line-up will include the musical trappings of Madame Electrifie who will be fusing the best vintage beats with the best of the modern age to create a raucous dance floor focused party, along with more Oom-Pah classics from King Brasstards and a headline performance from special guests soon to be announced.

The on-site photography exhibition spotlighting forces of tomorrow at FORWARDS fes FORWARDS - the major new music festival, in Bristol, for the Future - marks its debut this week with FORWARD THINKERS, a new multifaceted portrait series and on-site exhibition spotlighting the influential faces and forces of tomorrow.

The portraits are captured by Bristol-born photographer Chris Hoare, whose work focuses on overlooked areas of society and themes of identity and place. Imbued with the closing light of summer, ahead of the festival, the imagery juxtaposes the urban city environment with the natural surroundings of The Downs. An on-site exhibition of FORWARDS THINKERS will place the intimate portraits side- by-side with inspirational quotes from the individuals, capturing a pivotal moment of time in Bristol’s history and offering an insight into a future filled with hope.

Following the trajectories and opinions of some of Bristol’s most cutting-edge campaigners and creatives, FORWARD THINKERS is a love letter to the city, told through the individual stories of six changmakers. Driven by the momentum of the contributors, these portraits offer a window into the lives of a future generation already driving change from within Bristol.

£500,000 in revenue for the North Somerset economy in 2021-22.

Recent examples include primetime BBC One hit ‘The Outlaws’, long-running children’s series ‘Tracy Beaker’ (BBC), ‘Sandition’ (ITV) and ‘Sandylands’ (Gold). North Somerset Film Office has signed up to the Filming In England Partnership with Creative UK. Convened by Creative England, the partnership connects organisations ranging from local authorities and studios to national organisations such as British Film Commission, National Trust and English Heritage to make sure that England has the most film friendly environment possible.

10 North Somerset’s landmarks and scenery have been used as locations for some of the nation’s best loved films and TV shows for a long time. Seeing the economic benefits that filming can bring into the area, North Som erset Council’s economy team has officially launched a registered film office and new Filmingwebsite.generated

A new website has been created where residents can offer their homes, businesses can offer catering or accommodation and crew can register their interest. It can be financially rewarding too – if your house is chosen to be used as a location, you can earn around £1,000!

Councillor Mark Canniford, North Somerset Council’s executive member for placemaking and economy, said online: “We have a great existing reputation for film-friendliness here in North Somerset, and I am delighted that we’re building on that by signing up to the Filming In England Partnership. I hope that this will help us to maximise the promotion al opportunities created by filming and film “Filmtourism.tourism is great for our area as it showcases our rich natural and architectural assets in front of a huge audience and attracts people to visit filming locations. This is of significant benefit to the visitor economy.

“I encourage residents and local businesses to visit the new website and sign-up to get involved.” Charlotte Wood, Production Liaison Manager (South West) at Creative England, said online: “Creative England welcomes the opportunity to work with the North Somerset Film Office through the Filming in England Partnership. Our production services team works closely with Film Offices across the English regions to facilitate the filming needs of feature film and high-end TV drama productions.

“The UK Film and TV industry is booming and the South West region has a lot to offer to industry. North Somerset is within close proximity to the main production hubs and provides a fantastic addition of on location filming options, including coastal landscapes, rural villages and seaside towns.

“The amount of filming that takes place in the area is testament to the film-friendly attitude of the North Somerset Film Office in welcoming production and providing a professional and efficient service to industry. ”

Jes Flay, location manager on ‘The Sixth Commandment’ TV series which recently filmed in North Somerset, said online: “On behalf of the entire production, thank you. In my 13 years in television I can honestly say, I haven't had a film office help us as quickly and efficiently as you have. You put me in touch with all the right people who answered me immediately. North Somerset Film Office truly knows how to work correctly with film crews and understands the difficulties surrounding our jobs.” To find out more about filming opportunities and support available, visit the new North Somerset Film Office website at www.nsfilmoffice.co.uk.

North Somerset Film Office believes that production companies are attracted by the strong infrastructure, diversity of locations, comparatively low production costs and the positive filming experience that they have here. Over 100 filming shoots take place each year in locations across the area from Abbots Pool and Portishead to Clevedon, the Mendips and Weston-super-Mare.

After a little walk, you will come to the pictur esque old weir and a small waterfall cascad ing down into a deep pool. A haven for wild life, you might even spot some crayfish! In the summer, the water level can get very low, so it may be suitable for your pup to splash around. But in the cooler months, the stream can get very fast and deep (up to 10 foot), so please use caution and make sure your pup is under control and doesn’t go in the river. We were lucky enough to visit in summer where Bella and other dogs got a chance to splash in the water. Leaving the weir, continue on the Red Ochre Trail following the circular, marked route back to the bridge, passing the outdoor classroom on the way.

GOLDEN VALLEY NATURE RESERVE

Golden Valley Nature Reserve in Wick is a beautiful woodland walk that not a lot of people know about. It’s got some incredible views of the quarry (that’s mostly been filled with water) and the valley. The valley used to be full of industrial activity, mining ochre and iron. But now it’s an 8.8-hectare haven for wildlife, with mature woodland and a natural green Parkingcorridor.atWick

Village Hall is no longer available, so there are very limited places to park, so if you drive to the area, always park considerately and legally. If there is nowhere safe or legal to park, please come back an other time. The main entrance of the walk is at the end of Golden Valley Road. There are a couple of trails to explore at Golden Valley Nature Reserve:

14

• The Red Ochre Trail (1.35 miles) is fully accessible to wheelchairs and easy to walk. Just off the path, deposits of glittering red ochre which still coat some of the derelict structures of the old ochre works glitter red in the sunlight (warning: it can stain clothes).

• The Raven’s Rock Trail is very steep and rocky (wear trainers or good shoes), but it has the rewarding views of the Wick Quarry and the Cotswold Hills. Simply follow the Red Ochre Trail, and when you reach the weir, walk up the steps to go on to The Raven’s Rock Trail. We would highly recommend dogs on a lead when climbing the steep Raven’s Rock Trail as there are sheer edges just off the path. When you’re sure your pup is safely on a lead, continue uphill, where you will see spectacular views of the quarry lake. You can follow this trail around to take you past Folly Arch and through fields before it starts to loop back around. Dogs are asked to be on a lead, as the re serve is a former ochre processing industrial site and as a result, there are some hidden metal corrugated sheets and metal spikes on site. Although we have removed much of the metal work, each year the Friends Group seem to uncover more dangerous items. The second reason is to try and prevent dogs from entering the river. Again, hidden metalwork can be found in the river bed, as the factory once spanned the River Boyd. Anoth er reason is that the results of river surveys in the reserve have indicated a drop in the number of aquatic invertebrates present. There is also some private woodland here, so please look out for the signs.

“I’m now able to offer law firms, in-house lawyers and accountants such a service for use in company accounts, probate and other legal purposes. These are based on stringent international standards and have recognised accuracy.

“In recent years we have seen many of the traditional valuers retire and it has had the knock-on effect of lengthening the amount of time it takes to sell houses that are subject to probate or divorce proceedings. It is vital to have a legal independent, watertight valuation of a property in legal situations.

“With uncertainty in the wider economic environment, Red Book valuations are more vital than ever. The housing market is still booming around Bristol with estate agents valuing properties based on very local “Thiscriteria.is absolutely fine for the simple task of selling your home as the market reaction will soon let you know if a property is over or under valued. But when accurate figures are needed that will stand up to scrutiny in public accounts or legal proceedings, the Red Book process is vital.”

Chartered surveyor Andrew Simmonds, a director of Parker’s Estate Agents, has now qualified as a RICS (Royal Institution of Chartered Surveyors) Registered Valuer in an attempt to help reverse the trend. He said: “A formal valuation for tax purposes or to support legal proceedings must be carried out by an RICS Registered Valuer, acting in line with ‘Red Book’ standards. It is very different to a valuation when someone is simply putting their home on the market as it has to meet exacting legal standards.

A shortage of valuers is holding up so-called “Red Book” house sales across accordingBristol, toa leading estate agent. House sales involving divorcing couples or those selling a property after someone has died require a valuation for tax purposes to be carried out by registered valuers, of which there is a growing shortage in the UK.

Requirements & Duties:

COMPLIANCE MADE SIMPLE

Private sector landlords are required to install at least one smoke alarm on each storey of the premises as well as a carbon monoxide alarm in any room containing a solid fuel burning appliance. HMO Require ments vary upon the size and number of storeys the property has.

The Regulations:

24

Part 2 in our series on “Compliance made Assimple.”property investors and letting agents, we are regularly having conversations with people about compliance. What often comes across is that people find it changeable and confusing. It is changeable, this is true, but it needn’t be confusing. With this in mind, we have put together a series on some of the most common compliance issues, in an attempt to explain them in a way which is succinct and nonconfusing. The second in this series is one that the majority of us will have heard of –Smoke and Carbon Monoxide Alarms. The Smoke and Carbon Monoxide Alarm (England) Regulations 2015 (and amendment which comes into force on 1st October 2022)

The Smoke and Carbon Monoxide Alarm (England) Regulations came into force on 1st October 2015. It is the landlord's respon sibility to ensure that working smoke alarms and carbon monoxide alarms, if applicable, are installed.

Penalties: If a landlord does not install the appropriate alarms, the local authority can impose a fine of up to £5,000 NB: New regulations come into force on 1st October 2022 which amend the Smoke and Carbon Monoxide Alarm (England) Regulations 2015. These new regulations state that all rented properties in England, must provide a carbon monoxide alarm, in rooms used as living accommodation, where there is a fixed combustion appliance, such as gas heaters and boilers. Where previously, the requirements only applied to solid fuel combustion appliances, such as wood burners. The rules, will, however, not extend to gas cookers.

If battery operated smoke alarms are fitted to the premises, the Landlord must ensure they are in working order at the start of the tenancy. The tenant is then responsible for testing the alarms periodically and changing batteries as required.

25

Whilst carbon monoxide alarm regulations apply only to solid fuel appliances, it is good practice to install a CO alarm where there is a gas appliance too.

A professor of preventive medicine and public health at the Autonomous University of Madrid, described the research as representing “a substantial advance in the field”.

The researchers, from the National Institutes of Health, used data from the UK Biobank, which saw 85% of the half a million men and women, aged 40 to 69, report that they regularly drink tea. Of those, 89% said they drank black tea.

The findings, published in the Annals of Internal Medicine, suggested the result was the same no matter whether the person also drank coffee, added milk or sugar to their tea, what their preferred tea temperature was, or whether there were genetic variants involved affecting the rate at which people metabolise caffeine. In other words, tea is good for you no matter how you take it!

The study was conducted with a questionnaire answered from 2006 to 2010 and followed up over more than a decade. OF TEA MAY

When compared with those who do not drink tea, people who consumed two or more cups each day had between a 9% and 13% lower risk of mortality, researchers said. This re search shows that there could be significant health benefits associated with drinking tea.

DRINKING TWO CUPS

He said: “the study does not definitively establish that tea is the cause of the lower mortality of tea drinkers, because it cannot exclude that this is down to other health factors associated with tea consumption.

Another question which remains unanswered is whether people who do not drink tea should start doing so to improve their health”.

He said in a statement online: Most studies had been done in Asia, where green tea is the most widely consumed, and the few outside Asia were “small in size and inconclusive in their results”. He added: “This article shows that regular consumption of black tea (the most widely consumed tea in Europe) is associated with a modest reduction in total and, especially, cardiovascular disease mortality over 10 years in a middle-aged, mostly white, adult general population.”

Mayor Rees added: “We’ve sought to introduce Bristol’s Clean Air Zone in a way that reduces harmful pollution and protects the most deprived households in our city as well as our trades and businesses. That is why we have secured over £42 million to support the switch to cleaner vehicles, alongside wider support with the national cost of living crisis.

Financial support is available to those on low incomes and Bristol-based businesses to help those that need to replace vehicles that don’t meet the zone’s emission standards. The council’s website has more information about the zone and how to access financial support.

Mayor Marvin Rees is encouraging people with vehicles that will be charged to apply for financial support from the council: “There are just three months to go before the zone starts operating but there is still time to get help from the council if your vehicle will be charged. I would urge anyone affected to get in touch with our team today to find out how we can support you.”

Businesses are already preparing for the zone by upgrading their fleets and replacing them with cleaner vehicles. It is estimated that almost three-quarters of Bristol’s drivers will not be charged to enter the zone and this number is expected to increase as residents and businesses access support from the council to change vehicles.

30 Bristol Mayor Marvin Rees reminds residents and businesses that there’s still time to apply for financial support if they need to replace Bristol’svehicles.Clean Air Zone will start operating on Monday 28 November. No vehicles are banned but older and more polluting vehicles will be charged to enter the zone which is in a central area of the city.

• People working within the zone and earning less than £27,000 a year

• Residents in the zone

As well as supporting people to transition to cleaner vehicles, the council has also secured £5.9 million of support for people to switch to more sustainable modes of travel.

The free active travel offers include bike and e-bike trials, cycle training, VOI e-Scooter credit, bus tickets, and planning sessions with travel experts to help people explore all their options for their regular journeys.

The council are also offering temporary exemptions to give people more time to replace their vehicle and have agreed with government an extension to the exemption period. Applications for these temporary exemptions will open in late September and will be available for:

I’m pleased to announce that the government have agreed to our request to extend the temporary exemption period until the end of March 2023. This will allow more time for Bristol residents and businesses to prepare for the zone’s introduction.”

Bushes trimmed: It has taken some time and several emails, but we want to thank Sovereign Housing for finally trimming the bushes which were overhanging the pavement alongside their Lynwood Park development on the Bath Road. The bushes were an obstacle to those with a visual impairment and were forcing people to walk closer to the edge of the narrow pave ment nearer to heavy, polluting traffic. Please check your council tax bill if you’re unsure what council tax band your property is in. Bus service cuts: We recently reported the huge cuts to bus services coming into force this October, including three services, the 36, 96 and 178 here in Brislington. The Metro Mayor, Dan Norris, has highlighted the national and regional shortage of bus drivers as the principal reason for these cuts. In addition, passenger numbers are still below prepandemic levels, meaning a loss of revenue for bus operators. Several years ago, there was a huge campaign for more public control of our buses via ‘bus franchising’, meaning we control the routes, timetables and tickets for the benefit of the travelling public and not private shareholders. We were at City Hall when the petition, signed by thousands of Bristolians, was presented to the Council. Unfortunately, the administration at the time declined to support the idea. More recent ly, we asked Metro Mayor if he would back ‘bus franchising’. He told us he preferred an ‘enhanced partnership’ approach with our bus operators, but that still leaves too much decision-making power in the hands of profit-driven, private companies. ‘Bus Franchising’ is the system operated in London and shortly in Manchester. We have the power to introduce such a system here in Bristol. Maybe it’s time we did so.

tenants and landlords are being asked for their views on the idea of a proposed rent cap, which the government says could save vulnerable households an average of £300 per year and provide financial stability for four million families.

36 Hey, the government is listening to us! They’re launching a consultation which could result in social housing tenants in England being protected from rising rents with a temporary rent cap. That’s awesome news for those of us who are struggling to make ends Socialmeet.housing

Housing Secretary Greg Clark said in a statement online : “We must protect the most vulnerable households in these exceptional circumstances during the year ahead.

TEMPORARY

They added in a statement online that ministers understood such a move would impact social housing landlords and that they are engaging fully with the sector.

“We know many people are worried about the months ahead.

The temporary rent cap would come on top of the current £37bn support package already pledged by the government, which includes a £150 council tax rebate, a £400 energy bill discount to support households over the coming months and £1,200 awarded to the most vulnerable eight million households.

POSSIBLE RENT CAP FOR SOCIAL HOUSING TENANTS

“We want to hear from landlords and social tenants on how we can make this work and support the people that need it most.”

The government has also announced it is committing to reviewing social rent policy beyond 2025 through a separate consultation due to be launched next year.

The temporary cap would apply from 1 April 2023 to 31 March 2024 and the consultation, launched today 1 September , will also seek views on whether to set a limit for 2024-25.

The move is being considered as social housing rents are currently regulated to increase each year at a rate of the consumer price index rate plus 1% - which could mean potential rent increases next year of 11% in line with the latest Bank of England forecasts

“Putting a cap on rent increases for social tenants offers security and stability to families across England.

A final decision on whether the cap should be introduced will be taken later in the year, the government said.

BOWLING CLUB

The clubs latest arrival is David Lockyer who first came to the green to learn the basics with Ken Davies ahead of going on the Eastbourne Tour. David played his first ever game on tour and since returning has played his first Men’s League game. Having played sport all of his life he has now taken to bowling and enjoys playing it.

The Men’s League Team remains in Division Four after a season of mixed results, new players and relying on the support of the three permitted ladies in order to field a team.

Bristol After Stroke Club will be on the green once more on Thursday September 8th following a successful and highly enjoyable visit earlier in the season. It’s not too late to try bowling ---- call David Hinksman on 07932 387217 to arrange a free trial session at a time to suit you.

Bowling is a sport that is played to suit individual player’s needs and ambitions. For some it is played purely for pleasure and to meet other bowlers. For others it can be competitive and that can extend beyond club level. A number of bowlers at the City and Port Club have played in County Competitions this season. Sadly there was no repeat of Ken Davis’s great achievement last season when he reached the final of the Bristol Section Champion of Champions but the club has been better represented this year than for many years Interestprevious.in this year’s competitions came to an end at Olveston on Monday July 25th when David Hinksman and Howard Surman played Joe Hardwick and John Smallwood in the City and County Pairs Competition. Playing away against two very good players was a big challenge but David and Howard gave a good account of themselves --- over the 21 ends played they lead briefly at one stage, never let their opponents build a big lead and at the end lost by just eight shots --- it was a very good and competitive game of Thebowls.season has reached its closing stages but there is still plenty of bowling to come including the Club Competition Finals over the week-end 17th/18th September and the final of the Club Knockout Cup on September The5th.

CITY AND PORT OF BRISTOL

Bowling is in many ways a unique sport ---there is no age limit --- too young or two old when you can start playing it and once you have started playing ---- no limit to how far you can develop and play the game. The basics of bowling are simple and they can be learned very quickly but to perfect and improve them takes time and can only be done by practice and taking part in games. This season at the City and Port club new players have arrived, learned the basics, started playing games very quickly and as a result they have developed into very able bowlers. There is nothing like playing games to develop and improve your skills.

Earlier in the season Phill Chard became a bowler after going to the Big Bowls Open Day with Father in Law Adrian Mace --- who had bowled previously at Avonmouth. They are both playing regularly on Monday evenings, in the Men’s League Team and in mixed friendly Thegames.club is pleased to see Sandra Rees returning after being unable to bowl for some time due to ill health. She came back in August and straight away played for the La dies League Team.

Ladies League season ended at Begbrook on Friday August 5th with a win on one rink of the two played but an overall loss. Captained by Flo Grimes on the night the ladies came away with a well earned two points. Next season will see them playing in Division Three and looking for a quick return to Division Two where they have played for many years.

There are some tasks that you may need to do before hanging your wallpaper. Check our list to ensure your walls are fully ready for wallpaper. With this guide you will get the best finish possible and avoid any nasty surprises further into the project. Have you removed any existing wallpaper? Doing this will give you a smooth finish and avoid air bubbles and creases appearing when you hang the new wallpaper

Are your walls freshly plastered?

Have you lined the walls with lining paper? Hanging lining paper prevents the new wallpaper from shrinking when it’s hung, which leads to gaps between the lengths of paper. You may also want to hang lining paper if your walls have any stains or small imperfections in the surface, as it will help to disguise this.

Have you bought enough wallpaper? It helps to estimate the amount of wallpaper you’ll need for your project. When you measure the height and length of the walls you want to wallpaper, also measure the windows and doors. Allow extra for wastage. We rec ommend 10% extra, and any unopened rolls can be returned to the store you bought them from. Also, allow for extra when using paper with a large repeat pattern – the pattern repeat is usually stated on the roll label or product information. Are all the rolls of wallpaper the same batch number? Make sure all the rolls have the same batch number printed on the label, as the colours and in some instances, the finish, can vary between batches.

Have you planned how you’re going to hang the wallpaper? We recommend hanging wallpaper vertically unless the pattern requires it to be hung horizontally. If hanging over lining paper, hanging it in the opposite direction to the lining paper means that the seams won’t fall in the same place and create ridges. Does the walls have any fixing on them? If so, unscrew the fixings before papering, leaving the wall plugs in place. Mark the position of each one by pushing a matchstick (with the head broken off) into the plug. Leave it slightly proud so you can find the hole and reuse it later. Also its recommended that the first piece of paper you hang starts from the corner that the window or door is in so any joins are hidden from view. Happy hanging folks!

HOME IMPROVEMENT TIPS

44 TIPS AND TRICKS FOR SUCCESSFUL WALL PAPER HANGING

Applying wall sealer, also known as wall size, seals the porous surface of the wall and im proves the adhesion of the wallpaper paste. It also aids the slide of the wallpaper, useful when you’re matching patterns or hanging it in awkward areas like window recesses.

If so, have you sealed them with wall sealer?

The council is inviting residents and businesses to have their say on the action plan at three events in Radstock next month or by completing an online survey which is open from September 5.

46

An action plan to regenerate Radstock town centre is set to be developed thanks to new funding secured by Bath & North East Som erset Council.

All four projects will agree priority project ideas and seek funding to deliver improve ments to revitalise the town centres with delivery expected from 2024-25 onwards.

The first action plan to be developed will be for Radstock Town Centre and will identify opportunities for improvements to the area to revitalise the town centre and bring vacant shops back into use. The plan will aim to enhance the vitality of the town centre and could include community events and markets, improved public spaces and supporting employment and upskilling in the town centre. It will be developed by the council in partnership with Radstock Town Council.

RADSTOCK FIRST TO BENEFIT FROM NEW TOWN CENTRE REGENERATION

The council successfully bid for £750,000 funding from the West of England Com bined Authority’s Housing and Regeneration Enabling Fund to create regeneration action plans and masterplans for four town centres in Bath and North East Somerset, working in partnership with residents, stakeholders and landowners.

The council is also due to launch work on its new Local Plan for the district in September which will provide a new overall planning framework for Keynsham, Midsomer Norton and Radstock. The regeneration action plans will complement and inform the new Local Plan.

Keynsham Town Centre will also have a regeneration action plan created from 2024 and Twerton and Midsomer Norton High Streets will benefit from Masterplanning activities for key sites near the High Street, with Twerton Masterplanning due to start this year and Midsomer Norton Masterplanning due to start in 2024.

47

An online survey will be available on Rad stock Town Council’s website from Septem ber 5th to September 23rd at: https://www. Aradstock-tc.gov.ukformalpublicconsultation

“The renewal of the high street and making the most of Radstock’s heritage assets including historic buildings will also give a potential for increased tourism and footfall in the town, supporting local trade. Please come along to one of the public events to find out more and have your say, or respond to the online survey.”

The events are being held jointly with Radstock Town Council. The times and venues are as follows:

5.30 pm – 6.30 pm, 7th September 2022, The Library, Radstock (for businesses) 10am – 1pm, 10th September 2022, The Library, Radstock 9am – 12noon, 13th September 2022, Outside the Post Office, The Street

Metro Mayor Dan Norris said: “Our high streets are the beating hearts of local communities and central to the very identi ties of the towns and villages that make our amazing West of England region. That is why regenerating our high streets and town centres is front and centre of the work of the West of England Combined Authority. This £750,000 cash injection from the Combined Authority I am so proud to lead as Metro Mayor represents an important step as we look to give the people of Radstock, Twer ton, Keynsham and Midsomer Norton high streets and town centres matching up to their hopes and ambitions.”

will take place after the action plan has been completed.

“The focus for Radstock will be to improve the vitality and viability of the town centre, in particular bringing vacant buildings and shops back into active use and assisting community organisations in the town to find new premises which meet their needs.

Councillor Mark Roper, cabinet assistant for Neighbourhood Services, said: “I am delight ed that work is starting on a regeneration action plan for Radstock as part of our wider commitment to revitalising town centres across Bath and North East Somerset. The plans will mean real change can be achieved and further funding sought to support the needs of our communities.
