Bushes trimmed: It has taken some time and several emails, but we want to thank Sovereign Housing for finally trimming the bushes which were over hanging the pavement alongside their Lyn wood Park development on the Bath Road. The bushes were an obstacle to those with a visual impairment and were forcing people to walk closer to the edge of the narrow pavement nearer to heavy, polluting traffic. Please check your council tax bill if you’re unsure what council tax band your property is in. Bus service cuts: We recently reported the huge cuts to bus services coming into force this October, including three services, the 36, 96 and 178 here in Brislington. The Metro Mayor, Dan Norris, has highlighted the national and regional shortage of bus drivers as the principal reason for these cuts. In addition, passenger numbers are still below prepandemic levels, meaning a loss of revenue for bus operators. Several years ago, there was a huge campaign for more public control of our buses via ‘bus franchising’, meaning we control the routes, timetables and tickets for the benefit of the travelling public and not private shareholders. We were at City Hall when the petition, signed by thousands of Bristolians, was presented to the Council. Unfortunately, the administration at the time declined to support the idea. More recent ly, we asked Metro Mayor if he would back ‘bus franchising’. He told us he preferred an ‘enhanced partnership’ approach with our bus operators, but that still leaves too much decision-making power in the hands of profit-driven, private companies. ‘Bus Franchising’ is the system operated in London and shortly in Manchester. We have the power to introduce such a system here in Bristol. Maybe it’s time we did so.

WECA Metro Mayor Dan Norris said: “The £12,300 cash injection from WECA means more Bristolians will be able to reap the benefits of pedal power. If we want more people to leave their cars at home, the alternatives need to be convenient, safe and affordable. EBikes are getting more and more popular and given that Bristol is rather hilly, are a “Moregamechanger.Bristolianscan try and experience the benefits of e-bikes and enjoy riding on two wheels without having to be a lycra-clad fitness fanatic!

We’re offering an opportunity to try out a new technology that is better for the environment, helping us to work towards cleaner air, and less congestion and pollution, while being an affordable option. By being able to test the Revos eBikes, it will hopefully help residents to decide whether this might be a suitable long-term transport option for them and encourage them to purchase a kit for themselves”.

8

NEW E-BIKE KIT TO EXPAND CYCLE HIRE SCHEME Bristol City Council has expanded its bike loan scheme to include an additional 20 bikes that have been converted to electric. The Revos eBike Conversion Kits are designed and made in Bristol and are an affordable and very efficient way to convert existing bikes to electric. The kits can be fitted in around half an hour and weigh so little that you can happily ride without it being powered up. The council will be offering residents the chance to try out the Revos eBikes in a one-month free trial, enabling them to replace trips which may otherwise have been taken by car. Since 2016, the council’s loan bike scheme has helped over 1,500 people to borrow one of its bikes. In total, there are now 60 regular bikes, 22 eBikes, 20 Revos eBikes, and 11 folding bikes available to loan. The loan scheme is available for anyone over 18 years old and a deposit is required on collection. Councillor Don Alexander, Cabinet Member for Transport, said: “The aim of this scheme is to introduce more people to e-bike conversion kits and let them experience the benefits first-hand.

The cycle expansion is part of the WECA’s wider plans to increase the number of e-bikes on roads up and down the region after last year winning £248,000 from the Govern ment to buy e-bikes and expand e-bike loan schemes like the scheme in Bristol.

This is important to enable us to reach our ambitious net-zero targets and let local people breathe cleaner air and lead healthier lives.” Some residents have already embraced the new Revos eBikes and are keen to encourage others to try them out. Edana, from Totterdown who trialled a Revos eBike for four weeks, said: “I borrowed a bike to see if I could find a healthy way to exercise and get around the city, including commuting to work. I opted for a Revos eBike to make it easier on my lower body when I had to tack le Bristol’s hills. “The trial has made me want to change the way that I get to work or travel for small errands, and I am thinking about purchasing one of the Revos eBike Conversion Kits to put on my own bike at home. I would highly recommend trying out one of the bikes, es pecially as the council’s Sustainable Travel Team offer a five-star service.”

The Revos eBike Conversion Kits were developed locally by Revolutionworks. They are based at Filwood Green Business Park, which is a Bristol City Council and Homes and Communities Agency initiative,

“We design and make Revos eBikes in the city, so it would be great if more Bristol cyclists used them as a green way to get about and keep healthy. The conversion kits are easy to fit, but we'd be happy to help anyone who brings their bike to us in our Bristol workshop”.

This provides space for small and medium sized business with an environmental ethos. Mark Palmer, Director from Revolutionworks, said: “We were delighted when Bristol City Council decided to add our Revos eBike Conversion Kits to 20 of their loan scheme bikes. Bristol is a hilly city and the Revos eBikes are ideal to help people up them. As we say, with Revos – hills are history!

Why Choose ProTen for your Survey and specialist needs?

The damp survey is not only looking at the damp problem in isolation. It must also involve looking at problems that may have been caused as a result of the damp condi tions. This could involve a dry rot problem, woodworm, decay to timbers and even wall tie

The reasons for dampness in buildings are wide and not always straightforward to diagnose. Tackling a damp problem through a standalone treatment such as a damp proof course injection is rarely the answer. A damp survey, if carried out correctly, is key to ensuring your property damp problem is treated in the right way, to save you time and money and giving your property long term protection.

ProTenfailure.Services are property preservation experts, specialising in the treatment of damp and timber decay. If you are concerned about a damp problem in your property, please contact us where we will be happy to answer your questions and book a damp survey should this be necessary.

BUILDINGSINPROBLEMSDAMP

The objective of the damp survey is to build up a property profile to understand what could be causing the damp so that a decision can be made as to the right course of action. The essential first step is carrying out an external and internal property inspection, assessing factors such as property layout, construction, and environment, vegetation, drainage, and any recent changes to the Aproperty.condensation survey also needs a technical approach. With air conditions constantly changing inside a property, humidity levels and dew points need to be calculated to see if condensation is taking place. Natural occurring cold spots, insulation, shape and layout of rooms, ventilation and lifestyle all need to be considered as these can all impact on condensation problems.

ProTen Services has had a long history of ensuring the correct approach when it comes to surveying and diagnosis of all things damp and timber preservation. ProTen are proud members of the Property care association and adhere to the important industry standards that they suggest and their code of conduct. We believe that that there is a right way to get the best solution and share the values of the PCA with our surveyors being qualified to CSRT ( CSTRB ) & CSSW levels.

Applying wall sealer, also known as wall size, seals the porous surface of the wall and im proves the adhesion of the wallpaper paste. It also aids the slide of the wallpaper, useful when you’re matching patterns or hanging it in awkward areas like window recesses. Have you lined the walls with lining paper? Hanging lining paper prevents the new wallpaper from shrinking when it’s hung, which leads to gaps between the lengths of paper. You may also want to hang lining paper if your walls have any stains or small imperfections in the surface, as it will help to disguise this.

Have you planned how you’re going to hang the wallpaper? We recommend hanging wallpaper vertically unless the pattern requires it to be hung horizontally. If hanging over lining paper, hanging it in the opposite direction to the lining paper means that the seams won’t fall in the same place and create ridges.

HOME IMPROVEMENT TIPS

Does the walls have any fixing on them? If so, unscrew the fixings before papering, leaving the wall plugs in place. Mark the position of each one by pushing a matchstick (with the head broken off) into the plug. Leave it slightly proud so you can find the hole and reuse it later. Also its recommended that the first piece of paper you hang starts from the corner that the window or door is in so any joins are hidden from view. Happy hanging folks!

14

TIPS AND TRICKS FOR SUCCESSFUL WALL PAPER HANGING

If so, have you sealed them with wall sealer?

Have you bought enough wallpaper? It helps to estimate the amount of wallpaper you’ll need for your project. When you measure the height and length of the walls you want to wallpaper, also measure the windows and doors. Allow extra for wastage. We rec ommend 10% extra, and any unopened rolls can be returned to the store you bought them from. Also, allow for extra when using paper with a large repeat pattern – the pattern repeat is usually stated on the roll label or product information. Are all the rolls of wallpaper the same batch number? Make sure all the rolls have the same batch number printed on the label, as the colours and in some instances, the finish, can vary between batches.

There are some tasks that you may need to do before hanging your wallpaper. Check our list to ensure your walls are fully ready for wallpaper. With this guide you will get the best finish possible and avoid any nasty surprises further into the project. Have you removed any existing wallpaper? Doing this will give you a smooth finish and avoid air bubbles and creases appearing when you hang the new wallpaper

Are your walls freshly plastered?

Successful applicants receive a £100 credit limit and can load an initial top-up of £25 to £75 on to their cards. Online, Iceland said: "We do perform credit searches on an application, but we don't do generic credit scoring - we prefer to look at how you’re repaying things now rather than something that may have happened many years ago."

ICELAND’S LATER £75 SHOP SCHEME

According to Iceland 83% of participants said that they no longer need to access food banks, 80% reported an improvement in their mental health, 85% said that they were less worried about meeting their monthly expenses, and 75% reported that they are feeding their children more healthily. Anyone can apply for the scheme and, if successful, credit can be used both in-store and online using the preloaded card.

PAY

From today (August 16) Iceland is offering a zero-interest loans scheme designed to help struggling families across the UK as the cost of living surges. The frozen food giant will provide people with small loans from £25 to £75 to bridge the gap in income, allowing parents to pay the cost of the school holidays grocery bill. The initiative is part of a link-up between Iceland and a charity-owned lender, Fair For You. The trial scheme, Iceland Food Club, will see the loans uploaded to Food Club card, repaid at the rate of £10 per week. The move comes from an initial pilot phase which was offered to 5,000 customers. So far, Iceland has given out £1m in the loans. They were originally charged interest, but Iceland have now invested an unknown amount into “making all loans completely interest-free for the national rollout”. As reported by The Guardian, an independent evaluation of the pilot found that 92% of customers who had previously used food banks had stopped or reduced their use, while 71% said they were less likely to fall behind on rent, council tax or other bills.

Richard Walker, managing director of Iceland, said “fresh thinking” was required from business and government to find workable solutions to the cost of living crisis, reports The Guardian. The initiative has been supported by organisations including Nesta, a UK innovation foundation, and the Esmée Fairbairn Foundation, a grant-making charity.

19

This isn’t just so that we choose the right candidate, but because we want them to be happy, content, working in their excellence and to stay. There is nothing more disheartening, than putting lots of training effort in, only for someone to leave in 6 months’ time. We are not after a quick fix, we are after a solid team member, who is going to be with us for many years to come. Recruiting in this current market sounds easy, as there are some fabulous candidates out there and we have definitely seen a rise in the number of applications, since our last hire but when you are looking for things like enthusiasm, personality, work ethic and people skills as job requirements it’s hard to see where these fit on a CV – a CV won’t tell you whether someone is a natural communicator! So, you need to do the legwork! Everyone loves a little quick fix these days don’t they – but this is one of those times where you need to get involved and, I’ve said it so many times, and I’ll say it again, people will tell you so much about themselves, if you will only listen!

20

It’s the Viewings role. So often underestimated but so important – why? Because it’s the first point of contact and, as such, the face of KPA; this person will (after lots of training) be charged with choosing tenants for our properties and for our landlords’ properties (and it’s well known how important we think this process is) and they will be liaising with the team, the tenants and making value judgements along every step of the way.

Now, there are some things we can teach and some things we can’t and lots of the attributes required for the viewing’s role are things you cannot teach, so it’s crucial that we are able to really get a sense of the person in these interviews. Common sense and the ability to read people are right at the top of the wish list on this one and it’s hard to see this on a CV. We opt for a two staged interview process, and we psychometrically profile the candidates too. This may well sound very 1960s – but it is so that we can get a sense of whether they are a process driven person, a sales driven person or a people’s person and how this mix looks.

HERE ARE MY TOP 5 TIPS FOR LOOKING BEYOND THE CV, AND THIS APPLIES TO ANY POSITION: We are in the process of hiring staff at the moment and, one of the positions is, arguably, and, in my humble opinion, one of the most pivotal roles in the Agency.

LOOKING BEYOND THE CV

1. Adaptable and transferrable skills. With the right amount of training and time, even without any experience, a great candidate can turn out to be a really valuable member of the team.

2. Think about industries (like hospitality) that have been decimated by the pandemic. Candidates may have been out of work for a while. See beyond this. They may give you 110% effort, be super grateful for the opportunity and worth their weight in gold.

21

5. Someone from a different business background can bring new ideas, new ways of thinking and great diversity to your team and, may even be able to think of things that you have never considered! A new team member, fresh to the role, with experience from other industries, who feels excited about the position and empowered to speak their minds because they know that they will be heard, is a wonderful thing. Watching the team grow with the business is one of the most rewarding things and, undoubtedly my favourite part of growing a business! So, wish us luck. These next few weeks are going to be busy, as we are interviewing for several new members of staff. The viewings’ role is one where the successful candidate will need to fill big shoes, as our last team member was absolutely fantastic! She left us to go travelling around Europe, working on the way (which obviously didn’t lend itself well to viewings). We were so excited for her that we couldn’t even be mad that she left us! She was much loved by tenants, landlords and the rest of the team alike. We are hoping for the same this time around and will definitely be looking beyond the CV for these attributes!

3. Think about the things you can’t gauge from a CV – energy, enthusiasm, work ethic, common sense, people skills and, whether they will be working in their excellence and happy in the position, which means they will stay, and you won’t be caught in that cycle of re-hiring and training every 6 months, which is soul destroying, especially when you are busy!

4. The candidate does not have to have worked in your business sector before, for you to be able to gently mould them into your business practices and way of thinking and doing things. Someone from your business sector may have picked up bad working habits and “industry standard” practices that you actively dislike (I’m trying to be diplomatic here, can you tell!) It’s tempting, when time is scarce, to choose someone who can “hit the ground running” but, from experience, I can say that this is not always the best option.

“We know it’s a worrying time for some people and I’d urge them to check they are getting all the support on offer by searching Help for Households.” Chancellor Nadhim Zahawi said in an online statement: “We know that rising prices faced by many countries around the world are a significant worry for many people here in the UK, especially those most vulnerable to additional costs.

Minister for disabled people, health and work

The one-off payment, announced in May, will be paid automatically to people who receive certain disability benefits from September 20, the Department for Work and Pensions (DWP) said.

The majority of eligible people will receive their payment within a couple of weeks of this date, it added. The payment is intended to help disabled people with the rising cost of living and the higher costs they face, such as for care and mobility needs. It comes on top of other cost-of-living payments totalling £650 for disabled people on low incomes.

22 NO TOLERANCE FOR LITTERING AND DOGS OFF LEAD COST OF LIVING: DISABLED PEOPLE TO GET £150 PAYMENT NEXT MONTH

Millions of households will receive a £150 cost-of-living payment from the end of next month, the Government has said.

All households will receive £400 to help towards energy bills and an extra £150 for properties in council tax bands A-D in Overall,England.the Government has announced a £37 billion package of support to help people with rising costs.

“Today’s announcement that disabled people will begin to receive an additional £150 payment from the end of September reinforc es our commitment to help UK households through the challenging times ahead.”

Chloe Smith said in a statement online: “We know disabled people can face additional costs, which is why we are acting to help reduce the financial pressures on the most vulnerable.

“This £150 disability payment is on top of the £1,200 most low-income benefit claimants will also receive and alongside wider support targeted at disabled people, including help with transport and prescription costs.

A shortage of valuers is holding up so-called “Red Book” house sales across accordingBristol, toa leading estate agent. House sales involving divorcing couples or those selling a property after someone has died require a valuation for tax purposes to be carried out by registered valuers, of which there is a growing shortage in the UK.

Chartered surveyor Andrew Simmonds, a director of Parker’s Estate Agents, has now qualified as a RICS (Royal Institution of Chartered Surveyors) Registered Valuer in an attempt to help reverse the trend. He said: “A formal valuation for tax purposes or to support legal proceedings must be carried out by an RICS Registered Valuer, acting in line with ‘Red Book’ standards. It is very different to a valuation when someone is simply putting their home on the market as it has to meet exacting legal standards.

“In recent years we have seen many of the traditional valuers retire and it has had the knock-on effect of lengthening the amount of time it takes to sell houses that are subject to probate or divorce proceedings. It is vital to have a legal independent, watertight valuation of a property in legal situations.

“I’m now able to offer law firms, in-house lawyers and accountants such a service for use in company accounts, probate and other legal purposes. These are based on stringent international standards and have recognised accuracy.

“With uncertainty in the wider economic environment, Red Book valuations are more vital than ever. The housing market is still booming around Bristol with estate agents valuing properties based on very local “Thiscriteria.is absolutely fine for the simple task of selling your home as the market reaction will soon let you know if a property is over or under valued. But when accurate figures are needed that will stand up to scrutiny in public accounts or legal proceedings, the Red Book process is vital.”

This is a relatively unknown nature reserve in North Bristol. Park on Lakewood Road, or if you have a double buggy, the Doncaster Road entrance is the recommended option as the gate can be a bit of a squeeze. If you’ve come in via Lakewood Road, follow the tarmac path with the River Trym on your left as it trickles through the valley floor, past trees that are up to 400 years old. When you come to a fork in the trail, you can choose to go left or right to follow a circular loop. We chose to go up past the open green playing fields, past wild flower meadows and follow the path round past Badock’s Wood primary school before meeting up with the River to return to Lakewood Road. If it’s warm enough, or you have brave kiddos and a change of clothes, the river is shallow and fun to paddle in.

three walks to do in the park, but for buggies you’re slightly limited to the linear path, accessible from Parnell Road or Duch ess Gate opposite Broom Hill. Parnell Road is great route in, as you can find somewhere to park and then marvel at the clock tower set amid a grassy square, before going to explore the estate.

Next to one of Bristol’s well-known bridges, the Prince of Wales Bridge or Second Severn Crossing as it’s known is this quaint little village called Severn Beach. It takes about 25-minutes to drive from Bristol, or you can catch a 40-minute train ride from Bristol Temple Meads to this South Gloucestershire village. If you’re going by car, head towards Station Road BS35 4PL to park on the street. From here it’s easy to get onto the pram friendly flat concrete path that goes around the coastline in both directions. If you turn left away from the bridge you’ll follow alongside the shingly beach with views across to Wales, Flat Holm Island, the lights of Portishead and industrial Avonmouth. Or, take the concrete promenade North – under the M4 bridge – for one mile to discover a protected saltmarsh where thousands of birds stop by on their annual migration. The flat pathways are perfect for buggies and little ones on their bikes and scooters. For a post buggy walk refuel, try Shirley’s Cafe for fish and chips and a cuppa or plan ahead.

A nature reserve of former farmland in South Bristol, Brislington way with wildflower meadows, hedgerows, ponds and woodland. Along with vast stretches of green, there is a pram friendly trail all the way round. Park at Hungerford Gardens BS14 8XX where you can easily see the entrance and playground. From here you can follow the path alongside the golf course, until you reach the open meadows. Dogs are allowed, but must be kept on lead.

PLANT SPRING FLOWERING BULBS

YOUR GARDEN IN SEPTEMBER

Summer is coming to an end with the month of September generally being a cooler month than August. The days are becoming noticeably shorter, but the weather is, however usually warm and calm, giving us the ideal conditions to plant trees and shrubs. It’s a great time of the year to appreciate those long lasting plants that flower into autumn and if you have a fruit or vegetable patch you’ll be busy reaping the rewards of a hopefully successful harvest. Don’t forget - if you look forward to a great spring display of colour then now is the time to buy and plant your bulbs. Whatever you’re doing in your garden this month, be sure to make the most of the remaining warmth while you can.

Take cuttings of perennials such as fuchsia, salvia, verbena, penstemon and chrysanthe mum. It’s a great way to increase the number of plants you have for your summer display and there’s something really satisfying about seeing plants grow that you’ve created yourself. Find some strong growth that hasn’t flowered this year and cut a 5 - 10 cm stem just below a leaf joint. Strip the leaves from the lower stem and leave one or two pairs at the top. Dip the end in hormone rooting powder and plant in pots of compost mixed with grit. Leave the pots somewhere bright and warm until rooted then re-pot into larger containers. Over winter in the greenhouse or conservatory.

September is a good month to lift and divide summer-flowering herbaceous perennials. Most perennials need to be divided every three to five years as the plant can become too big for the border and become congest ed. Dividing will invigorate the plant and help to improve flowering and overall shape next year. Gently dig out the plant you want to divide, being careful not to damage the roots. Use a garden fork to separate the plant into two then shake of any excess soil and replant in your chosen spot as soon as possible.

Hebe ‘Bowles’s Variety’ WHY SHOULD YOU PLANT THEM?

Tulips come in a huge variety of colours and bloom at a time of year when there is very little colour in the garden. snowdrops, appearing before the tulips, are one of the earliest flowering plants in the garden. When the snowdrops begin to fade, the daffodil begins to appear, with its cheery shades of yellow brightening the borders.

LOOKING GOOD THIS MONTH

Hebe ‘Bowles’s Variety’ is an evergreen, rounded shrub with ovate, glossy green leaves that make a very attractive plant for borders and containers. Easy to care for, this Hebe is drought tolerant and flowers prolifically in summer. HOW SHOULD YOU PLANT THEM ? The variety of Hebe flowers best when planted in full sun. the addition of a good quality compost when planting is essential to prevent the roots becoming too dry. After flowering, sheer back dead flower stems to keep the plant looking full.
