Vacation Rental Program
It is a pleasure to announce that Quivira Los Cabos is ready to offer a vacation rental program for the properties within the communities of Copala at Quivira, Coronado at Quivira and The Private Residences at Montecristo. We understand that many times, no matter how much you want, you can not spend the entire year enjoying your property and the lifestyle of Quivira, so many owners consider the option of "vacation rent" for some of this time. That's why we have created the "Quivira Vacation Rentals" program so that we can offer owners access to a rental management program through a company that they can rely on, which will handle the entire process from the start to finish.
Once you have registered and your property is accepted into the rental program, our team will manage the marketing and listing of your unit, they will also be in charge of overseeing the entire process for the period in which you have registered. The rental process includes the registration and departure of the tenants, the management of the rental deposit, as well as inventory review and thorough cleaning of the unit after each rental. We then share more specific details of the program.
PROGRAM REGISTRATION
For registration to the program, the owner must fill out a form. This form must contain the information of the property and detail the services with which it counts, as well as the information of the owner to corroborate the information. PROPERTY VERIFICATION:
Once the registration application has been received, the administrator must verify that the information about the property is correct and that it has all the minimum requirements required for the program, being the following: 1. You must have contracted the Property Management Service offered by Pueblo Bonito and includes: Cleaning of pool and garden, two general cleanings of the unit, four general maintenance inspections and Payment of services. The costs of this program are as follows: • Houses with 3 and 4 bedrooms in Montecristo: $ 200 dollars per month • House with 3 bedrooms Copala: $ 150 dollars per month • 3 bedroom Condo: $ 120 dollars • 2 bedroom Condo: $ 100 dollars • 1 bedroom condo: $ 80 dollars
2. All rooms and areas of the house must be fully furnished in it´s corresponding style. 2. Televisions in the bedrooms and common areas. 2. The basic services of: • Electricity • Water • Internet • Cable TV (in at least 3 areas of the house) • Air conditioner
5. Within the basic equipment you must have: a. IN THE BEDROOMS: • Towels (body, face, hands, pool) • Toilet paper • Soap
b. IN THE BATHROOMS: • Towels (body, face, hands, pool) • Toilet paper • Soap
c. IN THE KITCHEN: • Fridge • Stove • Oven • Microwave • Toaster • Coffee maker
• Cookware. • Cutlery (based on maximum occupancy of property) • Glasses, cups and saucers and wine glasses (based on maximum occupancy of the property)
CONTRACTING:
Once verified all of the information and acceptance of the minimum requirements, they will proceed to send the contract to the owner where the conditions of the rental are detailed. The owner will indicate the precise dates or which periods are for rent, there are no maximum or minimum required. Once the signed contract is received, this inventory is integrated into the availability of the rental program, according to the type of property that will go to the corresponding POOL category: 9. DISTRIBUTION OF PAYMENTS:
At the end of each month of 100% of the income received from the units (already discounting the commission from the electronic distributors), 75% of said total will be distributed to the owners whom are in the pool, based on the number of Days of the month that your unit was available for rent. The remaining 25% is for the administration of the program, within which the fees will be paid for Check In, Check Out, Cleaning for each Entry / Exit, as well as all other administration costs of this program.
