Welcome to our 10th Anniversary
I
This month is a very special one for the “Discovering” magazines “family” as issue number 120 of our flagship, “Discovering Bourne” magazine represents the TenYear Anniversary of its arrival on the local scene.
n that time, the “family” has grown to five, (“Whittlesea”, “March”, “Wisbech” and “The Deepings” being the other titles) and our influence in this part of the country has become more and more noticeable. The recent ninety-six-page issue of “Discovering Bourne” was exactly three times the size of our issue number one!
My own involvement with the “family” began in 2013 and it has been such an enjoyable, and at times rather hair-raising, journey which I would not have missed for the world. I get such an enormous feeling of pride as I see our five magazines evolve over the course of each month, knowing that our wonderful regular contributors, our featured clients, and our fabulous sales, administration, design, and editorial specialists have combined to bring you an inspiring, interesting and entertaining magazine, month after month. Enjoy the read … and here’s to the next ten years!
Claire x
“Summer’s here and the time is right for dancing in the streets”, sang Martha Reeves and the Vandellas in 1964. Celebrations can follow (not football-related unfortunately!) and our family are doing just that, following the arrival of granddaughter #2 in July. It won’t be long before Violet Grace will be joining big sister, Nancy Rose, on the dance floor! Amongst all the recent shenanigans concerning the former Health Secretary, Matt Hancock, apparently the Secretary of State for International Trade was offering him her support – her name … Liz Truss! Enjoy this month’s magazine/sunshine/Olympics etc …

BY CHRISTY LEFTERI The powerful new novel from the bestselling author of “The Beekeeper of Aleppo”. Nisha has crossed oceans to give her child a future. By day, she cares for Petra’s daughter; at night, she mothers her own little girl by the light of a phone. Nisha’s lover, Yiannis, is a poacher, hunting the tiny songbirds on their way to Africa each winter. His dreams of a new life, and of marrying Nisha, are shattered when she vanishes. No one cares about the disappearance of a domestic worker, except Petra and Yiannis. As they set out to search for her, they realise how little they know about Nisha. What they uncover will change them all.

Build Resilience and Bounce Back Regardless
R
esilience gives us the ability to endure and bounce back from difficulties. The capacity to recover quickly allows us to be more successful in life. Resilient people still experience stress, pain and grief, but they can move through it easier and have stronger coping skills; they tend to be more positive and optimistic. When we are resilient, we feel confident, safe, productive, in control and effective in our lives. It allows us to adapt in difficult situations which causes stress or anxiety, allowing us to bounce back from those experiences, empowering us to grow and make improvements. Resilient people make the choice to respond to challenges more positively, allowing them to find meaning and purpose in their lives. Resilience can be learnt over time, helping you to recover from stressful or traumatic experiences more easily.
Three tips to build resilience
1
Being mentally robust To build mental strength you need to develop a positive mindset allowing a better connection to your purpose and minimising negative thinking. This will allow you to push through obstacles creating a path to success.
2
Building on your strengths All of us have unique strengths and learning how to recognise these and to use them creates confidence, allowing you to face challenges as they come along. Resilient people are open, flexible, and willing to adapt to change. Gaining confidence
in your abilities to deal with whatever happens allows you to take a calmer approach to life.
3
Building strong relationships Creating strong networks of supportive friends, family and colleagues helps build resilience; by talking to others can give a rounded perspective on situations. By having positive interactions with others boosts the good brain chemicals which build confidence and help us cope with whatever happens.
And the good news is that you can practise skills to be more resilient so that you are better prepared to handle anything that life can throw your way.

Mayor
Words from the Mayor
COUNCILLOR PAUL FELLOWS
Delivering newspapers is probably the first ‘job’ that any young person does when they decide they really need to earn some money for themselves.
I
never did, but my decision was based largely on the fact that I didn’t have a bike, rather than my need for cash. As my main focus this year as Mayor is to support young people, I thought it would be a brilliant idea to help one young person in particular to do their ‘job’. So, fired with enthusiasm, I helped Ben deliver the July edition of “Discovering Bourne”. In doing so, I learnt three valuable lessons: A lot of Bourne residents take pride in their frontages, English drizzle really soaks, and my knees are not as young as I’d wish they were! Ben and his sister, however, were wonderful company and amazing young people. I also had a lot of fun sending some youngsters “off to the
colonies” as a punishment for minor misdemeanours! The Old Town Hall began its 200-year celebrations with a simulation of two actual cases that were heard in the Bourne Court in the early 1800s. Playing out the part of the judge to three classes from Westfield School, I now think that the actual harsh punishments I gave certainly didn’t fit the crime! Judi and I also visited an ‘Open Studio Event’ to see the fantastic work of papercut artist, Rowena Roberts, once more confirming just how much real talent there is in Bourne. We hope that everyone manages to have their own particular brilliant summer; you deserve it. Paul Fellows
Council News

ecently elected Town Mayor, Councillor Paul Fellows, was on hand to reopen the newly refurbished premises at Bourne Town Bowls Club on the Abbey Lawn.
Greeted by Club Chairman, Brian Hutchins, Cllr. Fellows and his Mayoress were asked to ‘give it a go’ at the reopening. Brian informed Cllr. Fellows that the members had been working hard to refurbish the old clubhouse which included a new roof covering, and a complete overhaul of the toilet facilities, to include a disabled unit. The refurbishment was funded by local donations and also a National Lottery grant from the Community Fund.

Going Up in the World?

Try Climbing!
limbing has seen a significant rise in popularity and recognition over the past few years as an accessible activity for any ability, whether that’s indoors on a wall or out on a cliff face.
With rock climbing featuring for the first time at Tokyo’s 2020 Olympics, and British climber Shauna Coxsey a firm favourite, the anticipation to see a rapid growth in demand for alternative climbing options, especially for those that are unable to get out “on the crag”, is high. This growing surge in those wanting to try climbing for the first time is in part down to its numerous benefits. Apart from the obvious physical advantages, there are opportunities for personal growth and development through climbing. Both mental and social wellbeing can be enriched, as climbing is a great way to meet new people and develop strong friendships; owing to the trust needed when overcoming obstacles or challenges that may arise. An added bonus is spending extra time in nature, and close to those mood-enhancing green spaces! Not only this, but because climbing uses the body’s whole musculature, instead of just one group of muscles like when running or rowing, you gain a full body workout that is low impact, putting yourself less at risk of the long-term damage that repetitive movements are prone to produce. Climbing offers an endless variable series of movements within a relatively controlled 12
Bourne
environment when on a wall, which creates opportunities to increase both stamina and endurance, before venturing out on the crag. These different approaches and situations you may find yourself in when climbing improve your mental problem-solving capabilities which, in turn, boost mental agility, focus and self-awareness. All of these culminate in a sense of real accomplishment through participating in an activity that you may have never done before, or perhaps have pushed yourself to exceed your own expectations. Climbing is a versatile, physically and mentally challenging activity that is available all-year round, whether that’s indoors on a wall or in the great outdoors. Tallington Lakes Leisure Park offers the chance to explore new heights on their fifteenmetre custom-built, outdoor wall, where all ages and abilities are welcome. So, even if you’re a seasoned climber or are just curious about starting out, Tallington Lakes can help with getting you out of your comfort zone and climbing!

DOUBLE AND MEGSON CONGRATULATE “DISCOVERING BOURNE” ON THEIR
TENTH ANNIVERSARY In these changing times it is very pleasing to be able to celebrate the magazine’s birthday. Double and Megson have been present in Bourne since 1978, and, in that time, many things in society have changed. We all need to mind our legal business and stay safe. The latter phrase, “stay safe”, has of course taken on a new meaning in this last sixteen months or so. As a high street solicitors’ practice, we offer all the usual services needed in a town the size of Bourne. Whether it is property, wills, probate, lasting powers of attorney, matrimonial and family, litigation, or consumer issues, we are here to help. The world has moved on through the years. Legal Aid is now very restricted to a smaller number of practices. ‘Personal Injury’ is the preserve of specialist firms, as is Criminal Law. Sadly, we have lost our court in Bourne and in
Stamford. There was something to be said for local cases being tried by local people. Take for instance road traffic cases. If a matter is now being tried in Boston or Lincoln, it is a long way to travel for a site visit. It is a long distance too for witnesses, practitioners and defendants. Some local County Courts have closed too. We have seen changes to the law on marriage, civil partnerships and pre-nuptial agreements. A person’s deeds are now mostly an electronic title at the Land Registry. In family matters, there has been a push towards closing courts and reducing the number of centres dealing with cases. In ‘Litigation and Family’ there is now a greater emphasis on mediation or conciliation. So, quite what the legal landscape will be like in ten, or twenty, years’ time is anyone’s guess, but one thing is for sure … changes will happen.

DERMAL FILLERS
New Treatments from Deep-
P
Following yet more training in London, Alistair and I are now excited to be able to provide two new skin treatments, Profhilo and Jalupro.
rofhilo is a unique, injectable skin treatment designed to hydrate, tighten and rejuvenate the skin in the face, neck, chest or hands. It is very similar to dermal fillers in that it is made from hyaluronic acid; however, its function is very different. Whereas typical fillers are said to be like jelly, Profhilo is likened to honey, and doesn’t change the shape of your face, but spreads evenly throughout the areas chosen, both hydrating and remodelling it from within. I was extremely excited about trying out the five-point-facelift that Profhilo is known for. This is where five injections are placed strategically either side of the face, taking minutes to do and with no pain at all. Even the day afterwards, I could tell there was something different about my skin, like it was glowing and tighter too, but it’s not until the second treatment that you can really tell the difference it makes. The second step is essential in gaining longerlasting results from the increase in collagen and elastin that it produces. The treatments are carried out four weeks apart, and the results are exceptional and can last for a year.
Whereas we use Profhilo for the five-pointfacelift and for turkey necks, we are also able to offer both Jalupro and Sunekos as alternatives to those areas that are more delicate and where there are fine lines or wrinkles to hide, such as smokers’ lines, backs of hands, under eyes, acne scarring and the chest area. Again, I was excited to try out the Jalupro treatment on my chest area which I have

Will & Probate Services
2021: The Year to Protect You and Your Family
ADVICE FROM NICK ASH, MANAGING DIRECTOR WILL AND PROBATE SERVICES
Procrastination
I
was giving a presentation at an event recently; it was nothing to do with wills or anything remotely legal. In fact, it was about running a business and effective ways of growing it. However, one sentence in the presentation struck a chord, because it applies not just to running a business but to everything in life.
“It is not what you know that matters it is what you do.”
We entered the pandemic unprepared, with over 65% of the population not having an up-to-date, valid will, let alone a current and registered Power of Attorney. As we poke our heads out of ‘the other side’ (hopefully) and despite everything we have learned and everyone we have lost, that figure remains stubbornly much the same. So, this month’s message is simple and comes from my business talk which concluded that the worst thing the delegates could do was to have rocked up and then done nothing with the tools and knowledge that they had received.
The truth of that simple sentence is amazing. Many Here it comes! If you have read this far, or you have of you have read my articles for a number of years read my blogs and articles over the years, you know now, so you will know the importance of taking that you need to protect yourselves and action … to protect your family, to make your family. your wishes clear by making a will, to protect your assets from being eaten up The worst thing you can do this month is It is not what to pay for later-life care. read this far and then do nothing! You all have the knowledge; you all know you need to take action, but how many of you have? In truth, not that many!
you know that matters - it is what you do.”
Call us 01778 252 301 and we can start the conversation that will protect you and yours.

Community Garden and Man Shed Up and Running!
T
he Don’t Lose Hope community garden and man shed has only been open a short time, but has already had an incredible impact on the local area. With over 650 visitors in the first four weeks, the garden and shed is proving to be a real attraction within the Wellhead Park.
Created and maintained by many willing volunteers since the start of construction in early 2020, the garden boasts fully accessible paths; over 120 varieties of flowers, shrubs, and fruit and vegetables; lots of peaceful seating areas; a greenhouse and small wet area. All the fruit and vegetables grown are being used in the café, including strawberries for jam for their cream teas. The commanding shed building, clad in locally sourced timber, and constructed by local teams, houses a plethora of tools and has already started to become a hive of activity.
by “shedders” and volunteers to repair, restore and create items for the people of Bourne and the surrounding villages. More than that, it is a safe space for people to visit, share memories, stories, reduce social isolation, increase learning and skills-sharing, as well and being a hub for meeting, talking and listening. The garden will also be the start
and finish point for the #24hrwalk. This is where garden leader, Dom Brister, will be ‘going for a walk’ for twenty-four hours from 10am on August 28th until 10am on the 29th. He has a merry band from all over the country joining him, in an attempt to raise awareness for male mental health. The hope is that he will be accompanied throughout the walk with teams and individuals, all joining in to raise funds and to get men talking! If you’d like to know more about the walk, the garden or the shed, please head down to the Wellhead Park area or ask for more details at the shop on South Street or the café in Bourne Market Place. We would like to thank all the local businesses for their continued support as we could not continue without it ! You can find details on www.dontlosehope.co.uk, or e-mail dom@dontlosehope.co.uk.
With workshops, groups, and 1:1 tutorial sessions, the shed is used

Spotlight on Clubs
Hereward Probus
A
t last, we are breaking out of lockdown and there are signs that life is adapting to a new “normal”. What are you going to do? If you are aged over sixty and either fully or partially retired, then why not find out about your local Probus Club - Hereward Probus, which covers Bourne and surrounding areas?
26
member. The Probus movement is not a charity and has no central governing body; each club decides its own structure and programme of activities. Having suffered too many rules during their working lives, the members decided to keep it all as simple as possible!
What, I hear you ask, is a Probus Club? Well, there are thousands of them scattered all over the country and they have been in existence since 1965. They can be simply described as a ‘Lunch Group’ but one that includes other social activities.
Twice a year, in the spring (Spring Lunch) and in the autumn (President’s Ladies Lunch), we hold additional lunches to which wives, partners and other guests are invited. In the past, we have organised holidays and day trips which are open to ladies and guests, and these we plan to continue in the future.
Here in Bourne, we plan to meet at the Corn Exchange on the second Monday of each month, commencing in September 2021. On the Tuesday following this meeting, we plan to hold a coffee morning for all members, their wives and partners and the widows of former members.
A committee of twelve look after the administration, social activities and members’ and widows’ welfare. A member may be elected President for two years and all officers stand for election annually. Hereward Probus began here in Bourne in 1988, and two of our current members joined in that year.
Men who enjoy the opportunity to share a drink, a meal and good conversation would be ideal members. On alternate months, we have a short talk, either from a guest speaker or a fellow group
If you have just retired, moved into the area, or are interested in learning more, please contact our secretary, Rob Denton, for further details: email herewardprobus78@gmail.com or call 01778 702555.

Opening Up The Future!
S
eptember 2021 will be hailed as the month when Peterborough finally becomes firmly established on the national Performing Arts map. That is the ambition of Pino Soccio, the enthusiastic founding force and managing director of Young Technicians.
The reason is that the Young Technicians Academy, a specialist educational facility, training students in all forms of the Performing Arts, Media and Live Events industries, will be opening its doors in Eagle Park, Yaxley. Local musician and technician, Pino, can call upon many years of experience, performing both locally, and also at national venues such as London’s O2 Arena. The inspiration behind Young Technicians came whilst Pino was working in a secondary school for many years, wanting to deliver something new and exciting for young people to take part in. Launched in Whittlesey in January 2016, a handful of students were trained in the live events industry. Since then, the scheme has expanded into many different educational establishments across Cambridgeshire, Peterborough, Fenland and beyond, and consists of a balance of theory work, practical work and endless possibilities for the students who take part. Becoming a Community Interest Company (C.I.C.) in July 2017 has really enabled it to grow, with money reinvested into the future of the scheme and the students within the community. Now, working with 28
Bourne
a directorship team, Pino has created the Young Technicians Academy, due to open next month. The present Young Technicians programmes have a 98% pass rate, with 85% of students moving into higher education or into jobs related to their respective industries. All students are given multiple opportunities to showcase their new skills in a range of internal and external events, including festivals, showcases, concerts and tour days. A variety of industry professional workshops is hosted throughout the year, in partnership with touring engineers, performers and producers. At the Academy, specialist sessions will run for an hour a week and, during school holidays, there will be workshops, inventory days, intensive courses, and events, giving students a range of activities to choose from. At the new, purposebuilt, 2,600 sq.ft, Arts Centre in Yaxley, students will be able to collaborate between departments on any projects that students lead, or towards any coursework. The courses are designed to encourage students both academically and creatively, with a wide range of content across theoretical and practical knowledge. No prior knowledge is needed, as full training for each course pathway will be given. If you have a passion for any of the Performing Arts, then the Young Technicians Academy is the best place for you. Launching next year will be two BTECs, one in Production Arts and one in Performing Arts. If you want to study sound, lighting or stage management or, alternatively, tread the boards and have ambitions to be on the stage, then this unique BTEC programme will be for you. Healthy Eating and Mathematics in the Early Years
S
itting together and enjoying a healthy, home-grown snack is a wonderful part of our day in Nursery and Reception at Morton CE Primary School. In this way, a love of maths is fostered, and the use of real-life contexts and snack time is the perfect vehicle for this.
The children are shown different ways in which they can record their mathematical thinking. They create lists, and experiment with picture graphs to note down who has had a snack and what they have had. Comparison of number is a key skill which can be developed through questioning : How many children have had their fruit? Have more people had bananas or oranges? Which is the most popular vegetable?
children want an apple, but we have only two left … what could we do? (Chopping fruit and vegetables is great fun!) Our pupils are learning the skill of “subitising” (recognising a small amount instantly without counting). Lovingly planting, watering and expectantly watching their vegetables grow enables all children to gain an understanding of where food comes from.
Problem-solving activities are worked on through discussions with the children. Three
We are currently offering places for two to four-year-olds within our Nursery. Families are welcome to visit our Early Years provision, including our Reception class. For an individual tour, please contact the school.

Property News
Winners! BY JASON TREADWELL, MANAGING DIRECTOR
“
W
e are delighted to announce that Newton Fallowell have just won The British Property Award for Bourne in 2021!” writes Newton Fallowell’s Sales Manager at their Bourne office. “Our team performed outstandingly throughout the extensive judging period, which focused on customer service levels. We have now been shortlisted for a number of national awards which will be announced later in the year.
But what are The British Property Awards? The British Property Awards are one of the most inclusive estate agency awards providers, as they do not charge to enter. This has enabled their award to be structured in a manner that ensures maximum participation, on average judging over 90% of agents that meet their minimum criteria on a local level. The team personally mystery shops every estate agent against a set of twenty-five criteria to obtain a balanced overview of their customer service levels. The judging criteria are both comprehensive and detailed, exploring different media, scenarios and time periods to ensure that agents have been rigorously and fairly judged. The British Property Awards provide agents throughout the UK with an invaluable opportunity to compare the service that they provide against the service provided by their local, regional, and
national competition, which is why we are extremely proud to have been recognised for our service. Agents who truly go that extra mile and provide outstanding levels of customer service are rewarded with their accolade, which acts as a beacon to highlight these attributes to their local marketplace. Robert McLean, from The British Property Awards, said, “Our awards have been specifically designed to be attainable to all agents, removing common barriers to entry, such as cost, to ensure that we have the most inclusive awards. Our awards have also been designed to remove any opportunity for bias or manipulation. If an agent has been attributed with one of our awards, it is simply down to the fantastic customer service levels that they have demonstrated across a prolonged period of time. Winning agents should be proud that their customer service levels provide a benchmark for their local, regional and national competition.” These are the reasons why we are proud to have won gold for The British Property Awards 2021, with our team’s hard work and dedication to provide the best possible service being recognised against our competition. If you are looking for an award-winning agent, dedicated to providing the best possible service to their clients, then look no further, and please give our team at Newton Fallowell, Bourne a call on 01778 422567.”

Employment Advice from Odin HR Consultancy Social Media: Use or Misuse? ast month’s barrage of racist comments on social media against members of the England football squad, following the UEFA Euro Cup Final, was met with widespread condemnation. As an employer, can you take any action if you have concerns about an employee’s comments on social media outside of work?
A common mistake by employees is the belief that what they post on social media in their own time is “private”. By its very nature, there should be no expectation of privacy when using social media. With the lines between our professional and personal lives increasingly blurred, opinions or comments posted by an employee can form an electronic trail that can be read by colleagues, customers and the wider public. The more senior, or prominent your employee, the greater the risk that their posts can be quickly linked to, and associated with, your business. Where the content is discriminatory, abusive or in other ways offensive, this could damage the profile of your organisation and its reputation. Provided that you don’t obtain the social media content by unlawful means (i.e. hacking into your employee’s account), you are within your rights to take a screenshot or copy of the post for further investigation. However, it will not always be fair to take disciplinary action against an employee because of what they have posted online. A common mistake to avoid is relying on “damage to the company’s reputation”
when there is little evidence or likelihood of this. A basic point for investigation is to understand the employee’s privacy settings. Was the post shared privately with a small number of friends? Or was the circulation much wider, or the privacy settings public so that the content had been, or could be seen, by a large number of people? The employer fell foul of this in M Austin v A1M Retro Classics Ltd earlier this year when they had to pay Mr Austin £28,000 for unfair dismissal. The case was also a reminder to employers to have a clear social media policy in place. That does not mean that social media content that is discriminatory, bullying or harassing is acceptable, whatever the privacy settings, but you should be clear that it is for those reasons (and the effect of the content on colleagues and in your workplace) that you are investigating the matter as potential gross misconduct. Having a policy that covers employee use of social media outside of work, and sets out what will be considered as unacceptable by the organisation, is essential. It should be clear that causing reputational harm will be treated as a very serious matter. And our recommendation to employees? A basic rule of thumb is to imagine you are having a conversation with a colleague - ask yourself if you would want your boss to overhear what you are saying. If the answer is “NO”, then it’s best to step away from that Tweet! Contact Odin HR for support in putting your social media policy in place.

Local History
Letters from Long Ago!
In the late 1890s, the magnificent Hanthorpe House, near Morton (featured in last month’s Local History feature) was in the hands of the Parker family.
F
or a while, LieutenantColonel William Parker II was in London, where, one day, he was to receive dramatic news from Mr J Allen who, at the time was his gamekeeper/ gardener at Hanthorpe House. The contents of the letter concern a Mrs Robey who, according to
Col Parker
the Census of 1901, was a tenant at Hanthorpe House. She was not afraid to stand up for herself when faced with a local, whose “delight on a shiny night in the season of the year” would appear to have been a bit of poaching! A transcript of the letter follows, (and how we lovers of the Lincolnshire dialect warm to … “ask him wot hee was a doing thear”!)
July 15 Hanthorpe
Sir Mss. Robey was out shooting on Satuarday night near Spring Wood shee saw som one screeping up the wood side in Mr Horns (?) feild it was found out that it was Bradfoot the Blacksmith of Morton shee went too him and ask him wot hee was a doing thear with a gunn she sais hee begun calling her hee said hee wold level her to the ground and then rund away shee maid know more to doo but shot after Him thear was 4 or 5 stray shot enterd the Back of is neck and I have been wating to hear som think a bout it the Police Sergant from Bourne came over to day to see wot Mss. Robey Had to say a bout it (?) Robey went to London on Tuesday hee as not got Back I hav not heard aney think more so I thought I wold let you know Sir, Rowlett wished mee say wen I wrote that is quarters rent was dew to you next week – was hee to hand it over to mee or send it to you sir.
In February 1891, the same Lieutenant-Colonel Parker wrote to the Trustees of the Bourne Fen Drainage, endorsing the application from a Robert Spencer of Morton for the position of Manager at the Guthram Pump Engine, (on the Bourne to Spalding Road, just beyond Twenty). The following transcript clearly highlights the difference between those people in Victorian society who would have had the benefit of a formal education and those who would not. Hanthorpe House Bourne, Lincolnshire Feb. 23rd. 1891. Gentlemen I beg to recommend to your favourable consideration the application of Robert Spencer of Morton for the situation of Manager of the Guthram Engine. Having had 15 years’ experience in a similar situation in Morton Fen, he has a thorough knowledge of his duties, and is, as I have every reason to believe, a steady, sober and industrious man. I am, gentlemen, Yours faithfully
I remain your obidident servant
W Parker.

Mortgage Advice
Homeownership Schemes
S
ADVICE FROM LUCA PALUMBO, MORTGAGE & PROTECTION CONSULTANT
aving for a deposit, securing a mortgage, and finding the right home at the right price is difficult for some people, which can result in them being priced out of buying on the open market. If you are in this situation, it is worth looking into the Government schemes on offer to help you get on the property ladder.
HELP TO BUY The Government’s new Help to Buy scheme replaced the previous scheme. It came into place on April 1st 2021, and comes to an end in March 2023. The new scheme introduced property price caps and is restricted to first-time buyers only, supporting people onto the housing ladder. You’ll need to pay a minimum deposit of 5% of the property purchase price and arrange a repayment mortgage of at least 25% of the property purchase price. You can then borrow an equity loan to cover from 5% and up to 20% of the property purchase price of your newly-built home. If the property is in London, you can borrow up to 40%.
SHARED OWNERSHIP This route gives first-time buyers, previous homeowners who cannot afford to buy one now, and existing shared owners, the option to buy a share of their home (between 25% and 75%) and pay rent on the remaining share. You can buy a home through shared ownership if your household earns £80,000 a year or less (or £90,000 a year or less in London). 95% MORTGAGES From April 19th, first-time buyers are now able to purchase a home with only a 5% deposit. The scheme is aimed at increasing the supply of 5% deposit mortgages for credit-worthy households by supporting lenders to offer these products through a government-backed guarantee. First announced in the 2021 budget, the scheme will help first-time buyers or current homeowners secure a mortgage with just a 5% deposit to buy a house of up to £600,000 – providing an affordable route to homeownership for aspiring homeowners. The Government has offered lenders the guarantee they need to provide mortgages that cover the other 95%, subject to the usual affordability checks.
*Your home may be repossessed if you do not keep up repayments on your mortgage*

Consumer Advice
“Everybody Needs Good Neighbours!” By Eileen Le Voi at Safe Local Trades As life starts to get back to a new kind of normal, a major winner of the pandemic has got to be the nation’s community spirit, highlighted in the ‘Fourth of July Thank You Day’. So, let’s keep that going – and look at one easy but overwhelmingly effective way of supporting your local community... signing up to your local Neighbourhood Watch! Not only will neighbours be joining forces against 15:38 crime in the area, but they can also be part of an invaluable network with many benefits – and be the ‘eyes and ears’ of your street. Neighbourhood Watch (NHW) works as a team where everyone comes together to make their communities safer and improve the wellbeing of its residents, working with the police, local authorities and many other voluntary and professional organisations. Living in a NHW area can: • Lead to lower home insurance. • Allow neighbours to keep in touch via a private Facebook or WhatsApp group. • Promote a communication system to warn about crimes in the local area, for example, cold callers operating in your street, or just to ask, “Which colour bin is it this week?” • Give a visible warning to burglars that the area is a NHW zone through displaying window stickers and road signs. The unfortunate news is that, as lockdown eases in the UK, we’re expecting a rise in burglaries. The NHW association has recently partnered with the Home Office to run a social media awareness campaign to alert those most at risk, giving them practical tools that are proven to prevent burglary by nearly fifty times. The ‘There’s safety in neighbours’ message – featuring the iconic black and yellow branding – encourages use of the “WIDE” combination of security measures in the home. Properties with the “WIDE” security combination (window locks, indoor lights on a timer, door double or deadlocks, and external lights on a timer or sensor) – are nearly fifty times more protected from burglary than those with no security. A really important aspect of a NHW scheme is to improve wellbeing in the community by encouraging activities aimed at improving neighbourliness, reducing loneliness and by fostering a community spirit. To find out more about joining a NHW scheme in your area, visit www.ourwatch.org.uk AUGUST 2021

Liberty Partnership are delighted to launch
‘The Liberty Lunch’ to celebrate our community champions and those people that go the extra mile
BY RICHARD ASH CHARTERED FINANCIAL PLANNER AND DIRECTOR You may know one of those ‘champions’ who always helps where they can or goes that extra mile for a neighbour, a stranger or a friend, and if you do then we would like to hear from you. Our plan is to offer a modest reward of lunch out at a local pub, diner, coffee shop or eatery up to the value of £100. We would ask that this offer is taken up locally to support our fantastic local businesses. We will select a monthly ‘champion’ from any nominations we receive. When contacting us, we would ask that you say who they are, how you feel they have positively contributed towards our community, and provide their contact information, having asked their permission to do so. Please see this as being a good thing, something to celebrate, a way in which we at Liberty Partnership can celebrate our community. Sadly, we will not be able to recognise everyone, which we hope you all understand.

So, You Need a Rewire?
R
BY COLEEN EVERITT, ALTO ELECTRICAL LIMITED
ewiring your home is not usually something that can be avoided; it is only when the installation in your home needs replacing.
To prepare you … you are likely to have holes in your walls that will need plastering. Unless you are having the installation surface mounted in trunking, or the walls of the building are hollow, there is going to be damage. We always minimise it as much as we can, and can arrange for the walls to be plastered for you if you wish.
Tips to make the rewire as painless as possible
1
Warn the neighbours. Nobody likes conflict, but there is the potential for it, especially if they are shift workers. But most people are happy to live with the noise, providing they know it is happening, and for how long. Alto Electrical have a letter template that you can have, to send to your neighbours that will warn them that the work is going to be carried out, how long it will last, and it will provide them with our contact details in case they need to discuss anything, such as where we are parked. Alternatively, we are happy to send that letter ourselves.
to keep providing power overnight.
3
Don’t go too far! When we are working on your home, often there may be decisions we need you to make. For example, we can’t access a certain area, so we would check with you if it is ok to go via another route. Sometimes, we need to ask questions, like, if we can’t find your stop cock to bond it, we may ask you if you know where it is. You may know that the kitchen used to be in a different room which we could then look in.
4 5
Put things away. Alto Electrical always cover things up when we are carrying out any dusty electrical work, but there is a lot of dust created in the process. So, even with everything covered up, it is impossible to remove all the dust sheets without disturbing it. Book the other trades in. If we’re not arranging the plasterers and decorators, get them booked in (leaving a little buffer). The quicker the plastering and decorating is done, the quicker the dust will go away. You don’t want to be waiting weeks or months before you can get all the dust out of the air. If you think you need a rewire, please get in touch and we can help to advise you.
2
Move out. I often ask my customers to move out when they are having a rewire. Not only are you going to avoid the worst of the dust, but we will be able to get finished much quicker if we’re not having to rewire circuits in stages. It also considerably reduces the cost as we can just press on with the work, instead of needing

FOREVER HOME AND GARDEN CARE
B
rian Toms is looking to establish himself in the local area as that handyman who is able to turn his experienced hand to anything in and around the home and garden, essentially those small, often fiddly, jobs. As he explains, “I understand many people don’t have the time or tools to do home improvements and some may not know where to start; there are others who for whatever reason cannot finish them.” “I aim to offer a solution, I don’t mind doing the smallest of jobs; hanging a picture, changing light bulbs, replacing the seal around your bath or putting up that curtain pole. When it comes to your garden, I can offer everything from just grass cutting to a full garden care package, painting a shed, putting up a hanging basket or fitting a water butt.” Brian has worked for over forty years in the landscape and garden care industry, installing everything from a single fence panel to exhibition gardens at the Chelsea Flower Show. Having to work to high standards has given him an eye for detail
and the ability to achieve high quality work. He has always had a keen interest in all aspects of DIY and home improvements and has a wealth of experience and knowledge. Brian is happy to discuss with you any project you may be considering, confident of providing the solution and service you are looking for. Contact Brian on 07368 829529.
