Welcome to your April issue... Three months into the year already and brighter days are almost here (in more ways than one!)
T
o me, the build-up to Easter always seems a bit like a speeding train – you’ve only been on it a little while since leaving the station in the New Year; things have rushed past the window, (Valentine’s Day, Mother’s Day and the like); you’ve just about got used to the wintry wind and rain; and guess what - here’s your stop! Everything has flown by and you’ve been caught unawares. However, we are now in a much better place than at the start of the trip – evenings are now pulling out, there’s sunshine on the blossom and flowers in the garden; it’s time to think about those holidays ahead and those barbecues. I hope you enjoy this “better place” as much as I’m planning on doing.

The “data and not dates” warning recently, about us all not rushing carelessly out of one lockdown and straight into yet another one, seems to have struck many as a sensible way forward. Much of the content in this month’s issue has an optimistic feel about it and I’m sure the warmer days and lighter evenings of springtime will just serve to add to that most welcome of emotions – we can pull through this together! Finally, I wouldn’t say that the pandemic has had too much effect on my sanity, but this morning I saw my neighbour talking to her cat, clearly thinking that her cat understood her – crazy woman! I got back, discussed it with my dogs and they both agreed! Enjoy the read!

Deeping St Nicholas Primary School
A
fter weeks of home schooling, it has been so lovely having all the children back in school where they belong. We would just like to say a huge thank you to all our staff for all their hard work in delivering live online lessons, and to our parents and children for all their efforts making sure they attended, were engaged and were working independently at home. We have lots of exciting things going on around school this half term. One of these things is our playground re-vamp. We are having new canopies and new playground markings which we know the children will really enjoy at break times. Have you noticed our weathervane is back? After three long years, the cockerel is finally back in his rightful place. We’d like to say thank you to Mr Woolner for painstakingly making the repairs, Mrs Manders-Jones for giving him a fresh lick of paint and to Mr Quant for helping us get him back on the roof.
And finally, over the Easter holidays we have arranged some sporting activities for children to attend which will be run by Sports2Day which we are really excited about.
Deeping St James Community Primary School I have been amazed at how superbly well the children have returned to school after nine weeks off. It was great to see their bubbling enthusiasm and joy at being back at school, back with their friends. During lockdown, the school had been open for “critical worker and vulnerable children”; these made up around 25% of the total school population. Children and staff have all had to get used to our online learning platform, Seesaw. This has seen staff posting work onto the platform, the children accessing it and then posting back their finished work (sometimes 4
using home videos!) for the teachers to mark and make comments on. Staff have also been posting video introductions to lessons and inviting the children to whole class ZOOM meetings. I am very proud of all the hard work that staff have put into “home learning”, and also of all the children for coping so well. Enormous thanks go to our parents for “home schooling” their children, whilst juggling a number of other commitments. As some will know, this is my last term at DSJ and I will be handing over the headship to Richard

Westley from Easter onwards, who I’m sure will drive the school forwards. I’m hugely grateful to all the wonderful staff, children, parents and governors with whom I have worked for over twelve years, making my time here so rewarding, but I would also like to thank our local community for always being supportive and encouraging to the school. Ministry of Dance set to Re-open
I
t is over a year since the doors closed to all classes at the Ministry of Dance Studio at The Cross School in Deeping St James. Now, the Principal, Miss Tracy, looks forward with enthusiasm to happier days ahead with the re-opening of this very popular studio, after several weeks of fascinating and highly successful ‘Zoom’ workshops.

There are classes in Ballet, Tap, Modern, Jazz, and ‘Acro’ across all ages, from four upwards, and all abilities, and it is a great place to learn to dance, keep active, have fun and meet new friends.
Hopefully, April 19th will see the children’s programme of dance classes resume, whilst the adults will need to wait until May 17th for their big day.

ocated in Walton, Peterborough, Caverstede has been a nursery school within the community since 1946. We have evolved over the years to become the “Outstanding” Nursery School that we are today, welcoming children and families from across the whole of Peterborough and outlying areas. The Private Property Rental Market
Landlords - Heroes or Villains?

ou may have seen programmes on TV about dodgy landlords or read about them in the newspapers. Recent policy changes certainly seem to suggest that the government consider private landlords to be making millions from running vast numbers of slum properties. The reality we find, in and around the Deepings area, is that the vast majority of private landlords have one or perhaps two properties that they have used their life savings or pension pot to purchase, in many cases supplemented with a mortgage, and they are doing this to try and provide a better return than they would earn from the historically low bank rates and annuities. They make a modest income and are generally happy to keep the properties well maintained and their tenants happy. We believe that these private landlords are filling a vital gap in the housing market, as local authorities and housing associations do not seem capable of providing sufficient rental housing to meet the demand, and many people are unable or unwilling for a variety of reasons to purchase a home. Perhaps we, here at 26 Letters, are a little fussier than some agents; we have turned down one or two landlords in the past when we feel they might not be willing to properly maintain a property, but they are the exception. All of our current landlords are decent and responsible people. Some of you may think that rents are too high but please remember landlords can have a lot of expenditure. For example, they pay an extra 3% Stamp Duty on the entire purchase price of a property – that might be £7,500 on a three-bed house.
Since 2020, landlords cannot charge tenants any fees, so they have to cover those costs too. They have to pay for gas / electrical safety checks along with any remedial work, not forgetting all the other repairs and maintenance. They pay Income Tax on any profit made and finally, if eventually they sell the property, they get clobbered with Capital Gains Tax. Rents are generally set at the market rate which can be driven up by lack of supply. So, all in all, we believe that private landlords are the heroes of the housing market and not the villains that certain sources make them out to be. As such, 26 Letters treat them accordingly and, we believe, charge a fair price for a first-class service. We don’t do hard sell - we rely on our reputation.

How Does the Budget Affect You?

his year’s budget was one of the most hotly anticipated in many years. The question on everyone’s lips – how are we going to pay back the everincreasing debt? On the face of it, logic dictates that if you are in debt your priority should be to repay it.
That said, there are many factors the Chancellor needs to consider and, given the fragile economic environment we find ourselves in, his priority, in the short-term at least, was to not create further damage to an already very fragile situation. What this means for people like you and me, is that we will not ‘really notice’ any change to our current taxes. The current personal allowance, 20%, 40% and 45% Income Tax bands are increasing with inflation, but from the 2021/22 tax year they

will be frozen until at least the 2026/27 tax year. So, if you are fortunate enough to work for a company that gives you a ‘cost of living’ wage rise, you might find yourself moving into a higher tax rate over the next five years. If the idea of paying more tax does not appeal to you, there are ways of combating this. The two main approaches are making charitable donations or paying into your pension. Both of these attract tax relief at your marginal rate of tax, which means you will get the tax back that you have previously paid. This is the tip of the iceberg for the type of planning we do for our clients. The Hodges moved to ‘The Red Last’ in the village of Shepeau Stow in 2000, and in January 2014 they turned their hobby of metalworking into full-time employment, and it has been growing ever since. The Red Last is a very old property, part of which was once used as a farrier’s and blacksmith’s workshop. A small forge and workshop equipment have been added as the ‘Homestead and Garden’
product line has developed over the years. Local Business Helps Children out of Lockdown
A
local business has invested in 10,000 bespoke puzzle books to help children to come out of the other side of lockdown. With the third lockdown looming, Luke Kennedy had a vision over the Christmas break. Youth Dreams Project (YDP), the business he founded seven years ago, has done a lot to help the children improve their physicality during the past year, but he wanted something to challenge them mentally. The impact of the lockdowns on children’s mental health is huge and will be a continuous concern for many years to come. As part of YDP’s “Mind Matters” programme, Luke created a puzzle book (with the help of Kevin Semple from Paragon Customer Communications), with a variety of challenges from wordsearches to maths questions; there is even a section for children to write down their aspirations. It’s been designed to include features that the children are familiar with, including pictures of their YDP coaches,
making it relatable and exciting to complete. Ten thousand of these complimentary books were delivered to the various schools YDP work with in Peterborough, initially for the vulnerable children and those of critical workers. From March 8th, a copy of the book was to be handed to the rest of the pupils. Youth Dreams Project also launched an inter-school challenge in the latest lockdown to promote the importance of being active and keeping the all-important competitive spirit alive. s a first-time buyer, getting on to the property market has always been a daunting process and buyers are often unsure of where to start. At Adepto, the team has many years of experience, from which we have seen all the ups and downs that come with trying to purchase your first home. In this article, I will provide some top tips to help navigate the property market for the first time. An experienced home mover may also find some of the following to be helpful. ● Sit down
with a mortgage broker and get to know the home moving process, the costs involved and what your purchase and monthly mortgage budget is. All too often I have seen offers made on houses where it has been assumed everything is okay, for it only to go horribly wrong weeks down the line, as the very basics have not been investigated. We work alongside some amazing mortgage brokers who have certainly helped us to help our buyers get moved into their dream home.
● Get
familiar with the various websites; Right move, Zoopla and local agents’ websites too. Turn on property alerts that are relevant to the areas you wish to buy in.
● Register
with estate agents, build the relationship, and really lean on their local knowledge. Make sure the agent is listening to what you need and is proactive. At Adepto, if we do not have a particular type of property for one of our buyers, we will try and find it for them.
● Keep
an open mind. As an agent, we often suggest viewing something that a buyer initially would not consider; maybe it was not in their preferred area or within their initial budget, only for it to turn out that they loved the property and proceeded to purchase it.
● Be
prepared and stand out from the crowd. When offering on a property, make sure you have a valid agreement in principle, proof of your deposit and valid proof of ID and address. By being prepared, you stand more chance of the vendor taking the offer seriously and getting the offer accepted.

2) In the kitchen – start with the cupboards and then move on to cutlery drawer (tip: soak tea-stained teaspoons in a mug of water with a few drops of vinegar) and then finish with the microwave, kettle and toaster. Call John for a free quote / home visit

hen I first set up Alto Electrical, I was approached by a local school and asked if I would attend a ‘Careers Day’. I remember at the time thinking, “Oh my goodness, there’s no way I can stand out in front of a load of people and talk”; the thought petrified me. As time went on, I realised that very often I would get a surprised reaction when people realised that I was a female, turning up to do a typically male job. I never really had many bad reactions, but it had me thinking that it shouldn’t be such a surprise to people. It’s not that I minded people’s curiosity and asking questions; I really quite like that, and I would try to answer the best I could. To be able to change this reaction, we had to make it normal for the next generation coming through. I was approached by a local College and asked if I wanted to come in and help with one of their ‘Career Days’. I attended and thoroughly enjoyed the day. After this, I approached the NICEIC (National Inspection Council for Electrical Installation Contracting) and explained to them that I wanted to do more to make it more normal to see ladies in the trades. I decided that I wanted to go into schools and clubs to carry out activities with the children, to be seen and to break down the stereotypes. The NICEIC help me set up our ‘Future Generation Campaign’, by offering some funding. With this, I bought eighteen sets of tools and created eighteen activity boards and I started making people aware that we would be happy to come and do these activities with their club or school, free of charge.
Since then, I have attended dozens of ‘Career Days’ in local schools and carried out activities with groups of Scouts, Brownies and Girl Guides, and primary, secondary and private schools in the local area. I love speaking to the students and stretching their minds to realise that they could do just whatever they put their mind to! Sadly, this last year I have not been able to attend any events or ‘Careers Days’ but I hope to change that next year. In the 2021/2022 academic year, I am aiming to hold nineteen activity events; some will be in schools, some will be in clubs and some may even be at our premises in Witham on the Hill. or many, a home move is a daunting process and, without the right guidance, it can become much more frustrating and stressful than it needs to be. From my own personal perspective as a broker, the issues are often born out of a breakdown in communication and a misunderstanding of the process as a whole. Although the following information will come from a position of bias, I honestly believe that speaking with a mortgage broker prior to embarking on any home move, either as someone who has bought and sold before or as a first-time buyer, is the most important first step you can make. In my initial meeting with a prospective client, I will cover the entire process of purchasing a home. This will cover in detail all the costs involved, when they need to be paid, and who they need to be paid to. I will also outline where each party fits into the process, (the estate agent, the lender, the solicitor) and how I will be involved in communicating with all parties to ensure a smooth moving process.
Once we have established what you want to achieve, and we are able to apply for your mortgage, we will request various documents from you that we know the lender will want to assess. Following our due diligence and assessment of documents to ensure they would be suitable to a particular lender, we would then seek to obtain an agreement in principle which will give peace of mind and confidence to make an offer on a new home. Because we have chosen the right lender for your circumstances and carried out necessary checks, we can move promptly to a full mortgage application, once you have successfully had an offer accepted on a new home. Working with lenders’ underwriters, we aim to get the case agreed, survey carried out and progressed to a full mortgage offer in a timely fashion. Keeping you well informed along the way and working with all parties, we will have you unpacking in your new home in no time at all. Effective advice and efficient service, it’s what we do!

A cause for celebration – the vaccine rollout is well underway, and we have an end date to these draconian lockdown measures!
I
t has been a challenging time for us all, but from April 12th the local economy will once again be able to re-open. Our restaurants, bar and pubs will be able to open both indoors and outdoors from May 17th and, hopefully, if all goes to plan, by June 21st a sense of normality will resume, and we can all get back to seeing one another and living as we should. Over the last year, the Town Council has been a hub of support and information for residents of Market Deeping through the COVID-19 pandemic. On top of that, we have maintained and improved many facilities, such as the playpark on John Eve Field, the cemetery, the new Sanctum area in The Spinney, and provided help for those most in need for shopping. It has been a proud moment for Market Deeping to show such resilience and perseverance, to maintain such a strong sense of community. I am sure that residents will notice a modest increase in their Council Tax bill from the Town Council. This is to reflect the funds that have been available for various organisations through

the COVID-19 pandemic and also to support our various projects around the town. We provide a vital service that needs key investment from the community, and your ongoing understanding and support is appreciated. Special thanks ought to go to the Deepings GP Practice for providing such excellent care and service at the Spalding Vaccination Centre. I had the chance to visit the Vaccination Centre, and the efficiency of the work completed is outstanding. Personally, I am proud that the Senior Practice Nurse is my mother! Under her leadership and help, alongside the GPs, the swift and monumental task of vaccinating so many people within Market Deeping has been undertaken with humbling professionalism and care. It is necessary to emphasise that the fight against COVID-19 is not yet over and we must all stick to the rules and guidelines along this path to freedom on June 21st. efore the railway network was developed in the 1850s, the easiest way to transport heavy loads was by water.
The River Welland was navigable from Market Deeping downstream to Spalding and via The Wash to the open sea. Local grocers ordered goods from London merchants and these were shipped up the coast to Boston docks and then transferred to shallowbottomed barges, known as lighters, for the journey up-river. Each lighter could carry about ten tons, and four or five boats were attached together in a line, known as a gang, which was hauled by horses along the towpath. Wharves by the river in the Market Place and to the west of the present town bridge had landing steps and warehouses. In 1785, grocer John Holland had eighteen pounds of gunpowder stolen from his warehouse. Coal and grain were transported by river, and large quantities of deal and pine imported from Norway and Finland. There was also local river trade between Deeping and Stamford, after a canal was constructed in 1673 to improve navigation.

For almost two hundred years, the waterway brought prosperity to Deeping, so when a railway station was proposed in the 1840s, some local businessmen and boat owners opposed it. Inevitably, goods traffic switched from boats to faster rail transport, and as the importance of the river declined, it gradually silted up and lock gates became neglected. In 1864, when a gang of lighters sailed from Deeping to Stamford with a load of osiers (stems of willow for basket-making), it took four days to make the journey of about eight miles. The ten locks en route were so badly maintained that the boatmen had to use tarpaulins to stop water from leaking out. A few years later, the river at Market Deeping had become quite offensive due to weeds and rubbish accumulating in it. It was reported that one great cause of pollution was the throwing in of dead dogs, cats and garden refuse. However, a small quantity of goods was still coming up-river as far as Deeping in the early 20th century. In the 1905 photograph, the wharf at the back of Stamford Road is looking well-kept, with a warehouse standing on the right. The second photograph from 1962 is more like the view that we see today. Weeds are encroaching across the river, there is grass along the sides of the wharf and the tow path is overgrown. Once a busy scene of commerce, wildlife has now taken over, with ducks and occasionally a heron making it their home.

390g milk chocolate • 75g butter • 5tbsp golden syrup 200g shortbread • 50g chocolate mini eggs 125g fudge • 100g mini pink and white marshmallows For the topping: 150g milk chocolate • 50g chocolate mini eggs 15g butter • 50g fudge

1 Grease and line an 18cm x 28cm tin with baking parchment. Put the chocolate, butter and golden syrup into a bowl, resting over a pan of simmering water and heat until melted. 2 Meanwhile, put the shortbread into a large plastic bag, tie a knot to secure and bash with a rolling pin to crush. Put 50g of mini eggs in a plastic bag and bash to crush. Cut the fudge into small pieces with scissors. 3 Take the chocolate off the heat, tip in the biscuits, mini eggs, fudge and marshmallows. Stir until the mixture is well combined. Tip into the prepared tin and chill. 4 For the topping, melt the milk chocolate with the butter. Pour over the chilled Rocky Road mixture, to cover. Scatter over the fudge and mini eggs, then chill until set or ready to serve. Cut into squares.

The Rotary Club of the Deepings Installs a Can Bank to Raise Funds for Helipads for Hospitals A Big Red Bin has recently made an appearance at the Market Deeping Tesco store. Deepings Rotary has paid for this to be installed so that funds can be raised specifically for Hospital Helipads (see www. helipadsforhospitals.org.uk). When time is precious, the ability to get a casualty to hospital by air can make the difference between life and death. Thanks to Tesco for creating space to enable this to be installed.

Friendly Support for Deeping’s Exotic Pet Refuge riendship group, Nene and Welland Oddfellows, has presented the Exotic Pet Refuge charity in Deeping St. James with a cash boost of £1,525 and a car boot full of essential donations, worth £400.
Refuge over the past year through a variety of online events. The local friendship society chose the Refuge as its Chairman’s “charity of the year” for 2020, with an additional £150 raised through the sale of Chairman June Holt’s handmade knitted toys.
Based on Station Road, the Exotic Pet Refuge is home to over 250 unwanted, abandoned or neglected exotic animals and rescued British wildlife. Unable to run their regular open days and fundraising activities throughout the pandemic, the Refuge has struggled on a reduced income, and relied heavily on donations from the public to cover running costs. Despite government restrictions preventing the Nene and Welland Oddfellows from meeting faceto-face, £1,375 was raised by its members for the

The group also collected donations of essentials such as pet food, toys and bedding for the Refuge, to the value of £400. Although June’s year as Chairman for the group is coming to an end, Nene and Welland Oddfellows is proud to announce that the incoming Chairman, John Sargeant, will be continuing the Branch’s support for the Exotic Pet Refuge for a further twelve months. Andrew Spencer, Event Co-ordinator for the Nene and Welland Oddfellows, said, “Lockdown has meant that the Refuge is unable to host open days as usual and, as a result, is missing out on muchneeded donations. The Mating Season:

he other day, a lovely tabby cat, Brian, was brought to the surgery for his routine booster. All was fine, said the owner, but recently he’d been coming through the cat flap at a rate of knots, with his tail fluffed up like a toilet brush. He’d taken to sitting on the windowsill, staring into the garden, alert to every movement. He was the picture of health; lovely weight and his coat was gleaming. So, what was causing him to be on edge?
Well, it’s spring and, along with autumn, this is the breeding season for cats. Big bruisers of tom cats are out patrolling their territories, looking for competitors in their area and any chance unneutered females (queens). When defending or claiming territory, most toms will avoid actual fighting. Initially, there will be a face-off and posturing to intimidate each other. This will escalate to the yowling and threats, before there is full scale fighting. However, injuries are common and nasty. Many an old tom will have torn ears, damaged eyes and old war wounds. Young neutered male cats will be alert to the danger of an old tom and will avoid them if possible, running into the house as fast as they can, fuelled by adrenaline. They do not even need to see the tom cat as he will have sprayed the territory with urine. By scratching the trees around his territory,

Meet Brian! he will also have marked it with the scent pads on his feet. (This is why cats scratch furniture, to scent mark it. Knowing this, however, doesn’t make it any less infuriating though!) Once a male cat has been Wise Words By neutered, he will lose the Deirdre Wilson urge to roam and fight. The stench of entire tom cat urine is overpowering, and fortunately, this will also disappear. Most tom cats become the home-loving, affectionate, and fun pets we want them to be. If you have a young female cat and she has not yet been neutered, she may have started calling. Many owners worry about their cat when it is rolling around the floor and crying, but this is normal behaviour. (It’s known as “calling” for a reason!) Sensibly, most owners keep their queens in until they have been spayed to prevent unwanted litters of kittens. It takes two to tango, so by neutering both male and female cats by six months of age, we can help prevent the 4.3 million unwanted kittens that are born in Britain each year. So, Brian was just being cautious. He has the scent of spring in his nostrils and the joy of warmer weather and later evenings, but being a sensible lad, he is keen to avoid danger and not get into trouble. Happy days!
