Welcome to your November issue...
N
o vember? No way! Are we really only ten weeks away from 2024? Still, it’s been for many of us a most enjoyable year so far and, with the festive period just around the corner, there are plenty of wonderful things still to come.
Remember, though, that it shouldn’t just be “looking after number one”, as there are so many people for whom the coming weeks, (made worse by the cold and cruel winter weather), are going to be “endured” rather than “enjoyed”. Let’s all look out for each other, especially that lonely neighbour who we think might be ok, but why not just make the call to make sure? Kindness and being a good neighbour cost nothing! A big thank you to all our contributors and advertisers in all our five “Discovering” magazines who continue, month after month, to supply such a wide range of informative, entertaining, and very useful features and advice.

In line with the very popular emphasis these days on us “getting our daily 10,000 steps in”, the Royal British Legion has gone one step further (or rather 1,000 steps further!) with its “11,000 Steps a Day in November” challenge. This number, of course, signifies the eleventh day of the eleventh month, a day where the nation comes together to remember the incredible sacrifices made by members of the Armed Forces, during the two World Wars and in various conflicts since 1945. Full details can be found at www.britishlegion.org.uk

After a lifetime of having sung “Somewhere over the Rainbow”, Judy Garland once said, “I don’t think I’ll ever get over it”. Enjoy the read … and for all you moustache cultivators, have a magnificent “Mo-vember”!

Linchfield Community Primary School Harvest
As part of our harvest celebrations this year, Linchfield Community Primary School have been collecting non-perishable goods for the Deepings Food Bank. Some Year 4 children made 3D vegetables during their art lesson this week to celebrate the upcoming Harvest Assembly with Reverend Mark Williams.
Year 6 Geography
Year 6 have been learning about the cause of earthquakes in Geography and found out that they are caused by moving tectonic plates and where they are most likely to happen. To support their learning, they used cookies as a concrete scaffold to support understanding of how the movement of tectonic plates can result in earthquakes.

We have introduced reused materials including pallets and tyres as part of our OPAL (Outdoor Play and Learning) initiative. This has enhanced social times considerably and allowed the children to play imaginatively. Look at our amazing welly racks too – ready for the winter weather! As a UNICEF Gold Rights Respecting school, we respect and protect the rights of every child to access the Convention on the Rights of a Child. Article 21: A children’s education should help them fully develop their personalities, talents and abilities. Article 31: Every child has the right to rest, relax and play and to take part in cultural and creative activities.

On Friday, September 29th, our Year 6 students organised a Macmillan Coffee Morning fundraiser to support the vital work carried out by Macmillan Cancer Support. Parents, carers, grandparents, and people living in the local community were invited into school. The children assembled into teams, which included greeters, gamers, servers, and cleaners, and they flawlessly orchestrated the event throughout the morning. The Year 6 team then set about selling the left-over cakes after school to pupils in other year groups. The school were able to raise a massive £600!
Our Harvest Festival took place at the end of September at St. Guthlac’s Church. All the children made the trip across the field to the Church and were able to bring with them a range of donations for The Deepings Foodbank. We were delighted to be able to donate over 100kg of food items. Our theme this year was fruits and vegetables at Harvest. Children from each class shared their learning, which included poems, fact files, artwork, and prayers. It was lovely to be joined by so many parents and friends for this service in Church. Special thanks to our children in Year 3.

Wax Removal
for better Hearing
I
t’s never too late to start a new business”, a phrase that certainly rings true for an ambitious Bourne lady who has recently established a microsuction ear wax removal service. At an age when most of us would probably consider retirement, Julia Brown has decided to put to good effect her many years of accumulated knowledge and experience with Boots Opticians, with over two decades as a qualified hearing aid audiologist, and latterly with Scrivens. Performed by using a small suction probe to remove earwax from your ear canal, the ‘Tympa System’ of microsuction is quick, safe and painless. Julia covers a 25-mile radius from Bourne, and for those who prefer, microsuction can be carried out in the comfort of your own home. Since July, however, she is also fully accredited to perform microsuction of ear wax within the Lincolnshire Community Surgery Scheme, from the Galletly Practice in Bourne.

Your Support Circle Advice From NICK ASH,Managing Director W&P Legal
E
veryone has a support circle; for some of us, it is family, for others it’s friends, but at the end of the day everyone has someone who they know that they could turn to. I am lucky to have a few.
● Locked out of the house at 2am? That would be
Dave; he is a super practical guy who would know exactly what to do, and he is also the most likely to be with me (he would have been in the pub too!)
● Need some advice about the business? That
would be Bill; he has been a senior manager for most of his working life and has seen a lot of stuff and generally knows what to do.
● Where to go on holiday next year?
● Elisabeth and Tom, who will run my business if I
am incapacitated.
● Marie, Tom, and Jake who will make decisions
about my finances and my health and welfare.
These are the people I know and trust the most, and I am confident that they would be able to run things smoothly and take the right decisions about my life and my health if I couldn’t do it for myself. Most of the people that I know will instinctively answer all the above questions, put names to the people in all those roles, but very few of them can answer the next, most logical question. “So, you know who the people are, but what have you done to make sure it happens?” The answer in most cases is nothing. People just assume things will happen (statistically, less that 10% of people have done anything about this). Unfortunately, life isn’t like that, things don’t just fall into place, you need to take action.
Andy and Maria are the most well-travelled people I know, and they have never steered me wrong. All these people, to a greater or lesser extent, are a part of my support circle and I am grateful and privileged to have them as a part of my life. But there is another level to my support circle; the people who will be there if something terrible happens.
The answer is to make Lasting Powers of Attorney (LPAs), simple legal documents that will authorise the people who are important to you to make the critical life decisions when you can’t. If you need help and advice on putting your LPAs in place, then please call us today on 01778 252301 and book your free consultation.

School News
Market Deeping Community Primary School
I
t has been a busy month for our children with lots of exciting learning, both in school and out. A group of Year 6 girls enjoyed a taste of Lacrosse and all our Year 5s went to see Michael Rosen perform his poetry at the New Theatre in Peterborough – we even got a ‘tweet’ from the great man himself! It was a wonderful way to celebrate National Poetry Day! Grylls Bear (our school mascot) went on his own adventure to a Rugby World Cup match and, as a school, we celebrated Harvest Festival with Rev George from St Guthlac’s and gathered lots of food for the food bank. The PTFA ran a coffee and cake morning for Macmillan and raised over £250. It is lovely to see so much going on in school and we look forward to meeting new parents on our tour days for pupils starting school in September 2024. More details can be found on our website www.mdcp.org.uk.
Baby Sensory at Witham Hall School Witham Hall School and Baby Sensory Stamford have established a new partnership with weekly classes taking place in the Witham Hall dance studio. Witham is delighted to welcome families from the local community onto the school site and looks forward this partnership continuing to grow. Consumer Champion, Safe Local Trades Celebrates its Fifteenth Anniversary
Deepings
October 1st saw the business, set up by SLT director Eileen Le Voi, officially celebrate its fifteenth anniversary. Working tirelessly to force out rogue and cowboy traders across Peterborough and surrounding areas, Safe Local Trades have received several awards for the community-focused service over the years. Eileen said, “The success of Safe Local Trades is due in the main to the fantastic members we have on board, all reliable, professional, and recommended. We have well over 17,500 genuine member reviews on the website, offering customers peace of mind.” And many of those members – including some who are themselves celebrating their own fifteenth anniversary with Safe Local Trades – recently met up to mark the occasion (pictured above). Eileen added, “As well as our work with the trades, much effort is placed on safeguarding the more vulnerable people in our communities, with working with the relevant agencies to offer advice on avoiding rogue traders, reporting doorstep crime and how to get involved with your local neighbourhood watch scheme.” Among those members to reap the benefits is Tony Bogusz of Style Home Improvements who was among the first traders to sign up to the scheme. Tony said, “Safe Local Trades has been a vital building block for our company over the last 15 years. We have found it helps reassure customers that we are a reputable, trustworthy company, and with the help of reviews and photos, customers can decide if we are the company for them before contacting us. We proudly display our SLT logo with pride.” For more details, please visit www.safelocaltrades.com N OV E M BE R 2 0 2 3

Buying Your Dream Home:
D
The Untapped Potential of Vendor Gifted Deposits
uring my time as a Mortgage Adviser, a particular encounter shed light on an oftenoverlooked solution for aspiring homeowners. On a slow Saturday afternoon at the local estate agency, a couple walked in, seeking a new rental property due to their landlord’s decision to sell their current home. While registering their details, I couldn’t help but dig deeper into their situation. Why rent when they wanted to own? The answer was a familiar roadblock—a lack of
the concept of a Vendor Gifted Deposit, a relatively lesser known yet powerful avenue. Picture this: A property’s value is assessed at £250,000, but the seller agrees to sell it for a discounted price, say £237,500. That £12,500 difference can serve as the buyer’s deposit, potentially covering the entire amount required by the lender. For landlords, this strategy offers a win-win scenario. They can sell their property swiftly, ensuring continuous occupancy without any gaps. Plus, they get to support a reliable tenant while possibly sidestepping estate agent fees, though it’s essential to review any sale fee clauses in their letting agreement. In today’s market, where landlords find themselves juggling mortgage payments that sometimes exceed their rental earnings, this concept has gained relevance. Tenants facing the daunting task of finding a new home in a fiercely competitive rental market often miss this hidden gem. So, if you know someone caught in the renter’s cycle while their landlord is selling, do them a favour and share this article. By shedding light on the potential of a Vendor Gifted Deposit, we can empower individuals to explore the possibility of homeownership. It’s all about uncovering opportunities that may be right under their noses, transforming a rental predicament into a stepping stone towards that long-desired dream home.

ARE YOU FED UP WITH CLUTTER?
F
Have you ever looked around your home and thought “Arghhh we could do with more more space?” Or are you about to have a tidy up but don't want to throw everything out? Well, the answer could be to make more use of the space you've already got, literally under your own roof.
or many homeowners, the loft is an underutilised area because it can be difficult and dangerous to reach. Peterboroughbased, loft ladder installer, Access4Lofts, whose slogan is 'Creating Space The Easy Way' can change all that, often in less than a day. Access4Lofts Peterborough owner Paul Norgate says much of the work he conducts is for growing families looking for more storage space or retired people looking for the safest access to their loft available. Paul says that with space at such a premium, it makes sense to make the most of your loft: “Installing a loft ladder is quick and affordable. It's less expensive than a garden shed and it means you don't have to store everything out of the house.”
For the full works, customers can get a retractable three-section ladder, a new hatch, a floating floor over the loft insulation and lighting. Paul says the new ladders are spring-assisted and lighter so they're much easier to use, come with a safety handrail and there is an option of widetread wooden steps. Access4Lofts is an approved “Which?”-trusted trader which means the company has passed its stringent checks. The company has full public liability insurance and all ladders and work carried out come with a lifetime guarantee. To book a free survey and quote, visit www.access4lofts.co.uk/peterborough or give Paul a call on (01733) 663207.

The Inn with Two Names
S
KINDLY SUPPLIED BY DEEPINGS HERITAGE
uccessive generations of the Bertie family of Uffington House were Lords of Deeping Manor from around 1700 and gave their name to The Bertie Arms Inn at Market Deeping. The family’s crest on the inn sign symbolised their power in the form of medieval weapons – heavy wooden poles with metal spikes shaped like rams’ horns. Due to these, the inn was widely known as The Battering Rams. That informal name was even used by its landlords and printed in newspaper advertisements for auction sales being held there. The inn backed on to the River Welland, where the Iron Horse Ranch House currently stands, and as well as containing drinking parlours, it had a large Court Chamber where residents came to pay fines and fees levied by the Manor. The landlord had the role of bailiff, ensuring that the Lord’s fishing rights and market tolls were protected, so he needed to be an upright citizen. The Bertie Arms was not a good drinking place for poachers or gamblers! One landlord was proud that during his twenty-year tenure, not a single unlawful game had been allowed. There were never reports of any drunkenness there, whereas other local landlords found themselves in court – sometimes for being drunk in their own premises! Another distinction of the Bertie Arms is that over the period of a hundred years, only one baby is known to have been born there. This was in 1747 and
50

he grew up to become the village postmaster. By December 1855, the Bertie family’s ownership of Deeping Manor ended. It reverted to being Crown property and the inn’s name was changed to The Queen’s Arms. Eight years later, the inn lost its Manorial role when it was sold off by the Crown, and afterwards was run as a normal public house. A bagatelle table was installed for customers to play an early form of billiards, and its landlords included a carriage builder, an auctioneer, and a shoemaker.

Deepings
After the Queen’s Arms changed hands again in 1879, the new owner continued to renew its licence, but the inn sign was removed and no alcohol was sold. The building was eventually converted into two cottages. It had always been prone to flooding when the river overflowed, and heavy rain in 1947 poured in through the back doors and out of the front. The ancient building was later demolished and replaced by a series of commercial premises. The Bertie Arms public house at Uffington was also once known as The Battering Rams, and its sign still shows a coat of arms with three blue rams’ heads fixed to poles.

Wills
Why do I need a will?
Wills are important to ensure that your assets pass to those you would like. If you are not married, your partner will not automatically inherit your estate. If you have children, you can also use a will to nominate guardians to ensure they are looked after if the worst may happen.
Lasting Powers of Attorney
Probate What is it?
What are they?
When a person sadly passes away, some banks and institutes require a Grant of Probate to enable you to collect in their assets. If you are selling a house, a solicitor will require this to complete the sale.
These are used when you lose mental capacity but must be created while you can still make decisions. If you do not create these in time, then unfortunately the solution is more costly and time consuming.
We are licensed to assist with the probate application on your behalf, as well as distribute the estate, making everything simpler at this difficult time.
Lasting Powers of Attorneys (LPAs) are documents that allow someone that you nominate as your attorney, to deal with your financial or health affairs on your behalf.
