Iconic Illuminations he Fucsia pendant light was designed by Achille Castiglioni specifically for Flos, in Italy. Made in the image of the Fucsia flower, it gives off optimal light through its bell-shaped design. Its arrangement proves malleable, as it can serve as a single light or in groups of three, eight, or twelve.

M eet the D esig n er Over the past fifteen years, Vincent Sagart, principal of poliform | sagartstudio, has taken the time to reframe the way Americans consider interior design, through careful production and an intentional process. We talked to him about his background, design philosophy, and creative practices for the kitchen & bath of today. District Home: How did you get started in the business? Vincent Sagart: I discovered my affection for design and art early on. Growing up in Europe, I spent my teenage years surrounded by creative minds, hanging around artists in our neighborhood, apprenticing in their studios after school. It was a fantastic experience and a great inspiration—I went on to receive master’s degrees in computer-aided design and stage and costume design. After a successful career in theater and design in Europe, I moved my practice to Washington, D.C. and in 1998 launched a fullservice design studio and showroom with my wife, Helena. DH:Why are your kitchens unique? What’s special about your craft? VS: Over the years we have done wonderful projects in glass houses, old-world villas and anywhere in between. When clients see our work or stop by our showroom, they know almost instantly whether our design philosophy and aesthetics are compatible with their lifestyle and personal preferences. Our kitchens are original designs, often inspired by client’s preferences and architecture of the home. The harmony in the arrangement of parts, a good practical circulation route, and carefully curated open and concealed storage (what is to be hidden and what is to be displayed) is perhaps my signature style…

DH:What sort of things do clients want? How much autonomy do they retain in the process? VS: The kitchen used to have a clear purpose: the storage, preparation, cooking and serving of food. With smartphones, iPads, streaming video and wifi, the modern American kitchen became more than ever before the center of the gathering, an integral part of the whole living space. Kitchen was liberated of walls, allowed to seamlessly blend with the rest of the home, erasing boundaries between family room, dining room, living room, study—it evolved into a hub of everyday activities for today families. Multitasking is the American way of life…we need to design for it. DH:What do you design around? What’s the mainstay of the space? VS: In my design process I tend to deduct nonessential elements while still maintaining functionality. I like to mix old with new, traditional with modern, creating a cozy yet dramatic interior architecture…I spend a lot of time on developing lighting design, especially in complex areas like kitchens, where architectural, task, and decorative fixtures mix. I believe that the effective use of available space, understated simplicity of cabinetry, and emphasis on function bring pleasure and sense of control to daily routines. DH:What’s on the horizon for you and Poliform? VS: This is an exciting time for me—we are developing plans for a new showroom and studio in Georgetown. It will present our complete collection to both residential and commercial clients.

Residents often forget that the area provides deep immersion into nature. From well-kept parks to hidden trails, from the National Arboretum to the Potomac River, we Washingtonians can escape city life at a moment’s notice. My family and friends all look forward to getting together and exploring the area’s wonderful outdoors. Sometimes that means taking a day trip into the thralls of Virginia, while at other times it entails walking along one of Georgetown’s many fabulous trails. Two of our favorite walks include Montrose Park and Roosevelt Island. Every walk is a vacation unto itself, in which my mind can clear, and feel the changing of the season. I’ll acquiesce that it requires serious effort and time to demarcate a portion of a schedule in order to go on walks. It’s not easy to escape the chaos and bustle that’s so representative of life in the area. That said, I sincerely promise that finding the time to absorb and relish the moment goes a long way. As autumn approaches, take time center yourself and enjoy your loved ones.

Q+A The Mandy & David Team

Question: Can you tell us what trends you’re seeing in the market this year? David Getson: I think the big thing we have noticed with our clients has been the up-tick in the luxury market, particularly within the city. There has been a lot of attention paid to the local buyers’ market, because of where interest rates have been for the past year, but what we have seen is a higher reliance on cash in offers. Mandy Mills: And to us, these are strong indicators for potential sellers. Motivated buyers are out there, and despite the fact that rates have risen recently, they are still low from a historical perspective. So it is an excellent time to consider selling or making a vertical move.

Q: What is one thing that might surprise readers about the DC market? MM: There was an article in the Post this spring about the growing percentage of buyers that are coming from outside of the area. We’ve all witnessed the change in the city over the past decade or two and people from around the world are taking notice. DG: Which has worked well for us. Two years ago we moved from a local boutique brokerage to Coldwell Banker, in part because they are so recognized internationally. Obviously the internet is where most people start their property searches and we believe name recognition and trust are particularly important to those kinds of buyers. We make sure that our sellers know that this is an important segment that should not be ignored. MM: And we take a lot of pride in our city, so it fits nicely with our local expertise. We love to talk about the hidden neighborhood gems or our favorite spots around town and also finding ways for our clients to get involved in the city and their communities.

Q: How do you encourage that involvement? MM: It’s something we’ve thought about a lot over the last couple years, as we’ve become more established. This is our home and we really believe that the more involved we get as residents, the more impact we can all have on the community around us. DG: It’s sort of about integrating all the aspects of your life. We’ve watched our clients purchase homes and then become part of that neighborhood and the fabric of that community. So we have sponsored fundraisers, community events, Kickstarter campaigns, things that help us to give back. We use a percentage of our commission dollars every year to fund local charities that are important to us or our clients. This is such a vibrant city and we love to see people working together to improve the quality of life here.

One Street Endless Culture he nation’s capital is known for how it carefully mediates the relationship between power, money, tradition, and history. This phenomenon comes about through many of its neighborhoods, in which residents with an array of backgrounds and identities manage to co-exist. The 14th Street Corridor (often thought of as synonymous with Logan Circle) has done this for decades now; it has seemingly thrived on diversity. The community sits between Dupont Circle and Shaw, drawing from each to create its own flavor. The upscale dining present in Dupont meanders down the street and sets up shop in establishments that mediate the relationship well. Exquisite taste and exceptional service go on display at restaurants like this; they also attract some of DC’s biggest players. On the other side, the community retains its musical roots with the Black Cat, famous for the eclectic talents that it attracts (not too far away lie the famed U Street Music Hall, as well as its commercial counterpart 9:30 Club).The corridor offers a few robust summer festivals; the Source Festival imitates the intimate theater scene of New York and occurs at the beginning of the summer, while MidCity Dog Days Of August Festival unites the community and rekindles alliances between residents and storefronts. In the same vein, the 14th and U Farmers Market sets up shop each Saturday, 9am-1pm. Vendors, store-owners, and purveyors mingle over fresh produce and eclectic taste, in true 14th Street fashion.

More impressive than the diverse culture at work in the corridor is the convergence of avant-garde design trends, chic art galleries, and historical architecture. The mixture deepens the character of the area through an unconventional combination of old and new. The designers on 14th Street stand in contrast to those so storied in Georgetown, in Cady’s Alley and on Wisconsin Avenue. Places like Muleh and Vastu draw upon classic modern design theory to bring the area consistent product. Lori Graham, Timothy Paul, and Urban Essentials all add a personal touch to their craft; juxtaposed with the tasteful commercialization present in Room and Board, one sees a diversity across the designers. As for the arts, the renowned spaces of Gallery Plan B and Hemphill Fine Arts give artists and patrons a common area to converse and immerse themselves in art. The same goes for the Fathom and Adamson Galleries, as well as the Curator’s Office. Each tells its own story and supplies a different viewpoint of the neighborhood; they’ve all taken their roots in the area of the years, and have thus grown along with it.

The corridor relies upon the domination of Victorian and Romanesque architecture. Old churches fill up the streets; they watch from above as ancient structures witnessed the neighborhood renovation (internally and externally) over the course of decades. One of the most notable churches shares an architect with some of areas most famous structures, including the Library of Congress, the Chamberlain Hotel in Virginia, and Healy Hall at Georgetown University. Grace Reformed Church also had the dear privilege of calling Theodore Roosevelt a member. Finished after the turn of the 20th century, it is one of the oldest buildings in the area, and likely one of the most storied. 14th Street holds many other historical treasures—to see engage them properly requires a visit (or several). 14th Street, as many would suggest, is one of DC’s most popular neighborhoods. Its meticulous fusion of two distinct neighborhoods makes it a desired real estate market. Condos and apartments are sprinkled along the corridor, reasonably priced and maximally proximal. DC’s booming population has swallowed up most of the other real estate markets, leaving the corridor open for potential buyers. It remains one of the few neighborhoods in DC that can actually support new residents; we here at DHM advise you to take advantage of this and check it out.

there’s a delicious scent in the air of fresh baked bread, aromatic herbs or delicious pizza, there’s a good chance you’ve found the 14th Street strip of Logan Circle. Just north of the downtown business district and nestled between the new Convention Center, historic Dupont Circle, and vibrant U-Street Jazz Corridor, 14th Street is Washington’s hottest and hippest dining and entertainment destination. The renaissance really got going in the early 2000’s with Rice, an authentic Thai restaurant boasting a signature omelette purse of Pad Thai, and Posto with its chic décor and perfect pasta as a prelude to a show at the Studio Theatre next door. The area slowly continued taking shape with Birch & Barley and Churchkey, featuring a seemingly endless draught beer selection, and then began to explode with one restaurant opening after another, each with a different spin on things to please any

foodie’s palate. The Pig, Matchbox, Masa 14, Pearl Dive Oyster Palace and Ted’s Bulletin are just a few of the newer eateries. For the best pizza, be sure to check out Matchbox, Ghibbelina or Etto. Just above Pearl Dive, famous for its indoor/outdoor bar and spot-on salvage nautical décor, BlackJack offers a huge open space and two indoor bocce courts in the back. Neighbors say they sometimes hear the “thunk” of an errant ball as it hits the back wall, but they don’t mind the occasional noise thanks to the life and richness restaurants and venues like these have brought to the area. Perhaps the most popular and most praised restaurant of late is Le Diplomate, a French bistro from Stephen Starr, the founder of one of the fastest growing multi-concept restaurant companies in the country, who doesn’t disappoint with a flawlessly designed indoor and outdoor space that evokes the height of Parisian charm, from the wrought iron sinks

in the bathrooms to the expansive marble bars, and even the phone number on the awning written French-style as 20 23 32 33 33. Le Diplomate delivers on taste too, with perhaps the most succulent Boeuf Bourguignon you’ve had, ever—even if you’ve slaved to emulate Julia Child’s own take on the dish. Property values in the area are the highest per square foot in the city, sometimes surpassing $1000 per square foot, and understandably so; when the Whole Foods Market opened in 2002 at 14th and P Streets, a succession of high-end loft-style residences were built around it. Now that the area has exploded with entertainment options, the prices have had nowhere to go but up. sleek + serene TAS Interiors began as a close-knit attempt to bring a fresh perspective to the design scene. Nearly two decades later, Andre Sabbagh and his team at TAS are running the show. We had a chance to discuss his mission, drive, and vision. District Home: How did you get started in the business? Andre Sabbagh: Seventeen years ago I opened my company with the help of my wife. It was her idea to move forward and get started so we used the letters from our names T for Tara, A for Andre and S for Sabbagh TAS Interiors to name the company. I had several clients that had urged me to go on my own and that is how it started. DH: Why are your baths unique? What's special about your craft? AS: My approach to designing a bath has always been less is more and I have used a more transitional style that is soothing and relaxed. I apply the golden rule in designing a bath and that is “functionality.” We use the latest in technologies and materials. DH: What else do you do that's special? AS: We have a full interior design service specializing in kitchen and bath. DH: What sort of things do clients want? How much autonomy do they retain in the process? AS: Often when starting with new clients, we try to establish their comfort zone and help define their style. It is a process that allows me to expand the clients thinking process and help them create their ultimate space. DH: Did you ever see yourself in design? AS: I have always enjoyed the idea of design and I love what I do. DH: What’s on the horizon for you two? What can we expect from TAS moving forward? AS: We continue to expand in our market place with new ideas and fresh styles. We are working with our industry partners to create a line of cabinets and fixtures that are the creation of TAS Interiors.

DH: What was your experience of creating the bathroom featured in this issue? AS: Our client had a dated bathroom and wished to modernize the space. They had specific needs and a more European style and wanted to express it in a minimalistic form. Which meant that we had to recreate a new layout of the space to provide a more functional open space. Using the existing architecture of the vaulted ceiling with skylights made an impact on the space and helped define the overall design of the bathroom. I accented the wall with a transitional style molding with recessed lighting. This element redirected the eye upwards and accented the vaulted ceiling. The custom cabinets with Thasoss Marble counters, with electrical outlets and hidden compartments behind the mirrored, the curvilinear bridge is a directional element to the back of the space leading to the frame-less glass steam shower. The space came together by applying the client’s vision of simplicity, function and flair. We also had the wonderful opportunity to work with Charles McDonald of Inex Construction Inc. We would like to thank Thomas Somerville for the help in providing the bathroom fixtures.

Santiago Manent: As a group of factories that offer one lifestyle concept including tile, kitchen , bath , solid surfaces and more, all 8 factories collaborate in the design of new collections. Often these are inspired by natural or man-made elements that our designers gather when traveling around the world. DH: Is there an artist or designer that you can point us to? SM: We have recently partnered with top designers in various countries in order to collaborate with renowned designers such as Clodagh (NY) Richard Rogers (UK) Luis Vidal (Spain) Simone Micheli (Italy) to create some of the most appealing of our collections. DH: We appreciate the minimalist design that many of your products carry. How long have your design incorporated such tastes? SM: Porcelanosa, as an industry trendsetter with headquarters and manufacturing facilities in Spain, has always been at the avant-garde of design. Although we still carry more traditional products, this modern, but minimalistic approach has been heavily incorporated in the last decade. We are very glad to see the great acceptance of this style in the US, where it has changed from a niche style to a widely accepted one. Now, the bulk of our in-store offering is composed of modern products as mandated by the ever evolving taste and style of our clients. DH: How will the KRION line change the way homeowners think about their tubs and sinks? SM: KRION solid surface has traditionally been conceived as a countertop surface, but the new shapes and possibilities offered by this versatile product make possible the most demanding designs. Our professional partners such as architects and designers are really taking advantage of this with our in house designs or custom possibilities. KRION offers a low maintenance, customizable product

that is warm to the touch, reparable and available in multiple color options.This new application of KRION has really gained acceptance among homeowners and designers alike as it offers increased possibilities for the bathroom design. DH: What was the inspiration for the KRION line? SM: KRION was inspired by the demand of Porcelanosa’s clients. They needed a material that defied the limitations of traditional materials and allows one to be inspired to make anything! That’s the beauty of KRION, you can literally manufacture anything you imagine. Its versatility makes it suitable for not only bathroom applications but wall paneling or even exterior facades with cool effects such as back lighting, rounded or irregular shapers and more. DH: What's next for Porcelanosa baths? SM: September and October are big months for Porcelanosa as we introduce the novelties for 2014 at Cerasie in Italy. We will see much more from KRION and our new extra large and extra thin collection of tiles, Xlight. We are going to see more textures in wall tile with a predominance of light and contrast colors but not leaving the always attractive earthy tones.

After molding the design industry in Italy, Arclinea took its talents to the States and immediately began to make waves. They found a way to maintain status as a luxury brand while reaching out to the average homeowner. Ezio Mattiace, President and CEO of Arclinea Washington, sat down with us to give his take on the storied company.

District Home:What got you into the design business? Ezio Mattiace: Well, I would say it was a bet against myself because I come from the construction industry (I’m a civil engineer). At a certain point in time, after earning my MBA, I wanted to change jobs. I said to myself, what do people get from an MBA? You learn entrepreneurship. If you’re an entrepreneur, you’ll be able to start your own business. That was the starting point, when I decided to start a company that was focused on importing and selling fine Italian furniture and kitchens in the regional area. DH:We’ve heard a lot about the Gamma line—what is it? EM: The Gamma line is a line that allows you to have a greater range of choices, including the most affordable ones, still with a stunning design. Because some Hollywood movie stars, VIP and famous chefs own an Arclinea kitchen, it is showcased at Eataly, as well as in Cooking Schools, over time the name has become synonymous with luxury and exclusivity. Arclinea wants to be exquisite, but it also wants to be affordable. We wanted that the average couple could come into a showroom and say “I want to buy Arclinea, and I want the same craftsmanship and materials as your top line—how can you make it affordable?” The Gamma line presents many options with this regard. It is a line that is streamlined and it has all the features that you need to have in a kitchen to make it complete. With this, it enters the realm of the average price for who is looking for affordability. Expensive materials like Solid Ray, some of the most expensive and most effective acrylic in the world, are not available in the Gamma line. This carries over into the specifically designed downdrafts and countertops as well. Some of these things aren’t add-ons available in the Gamma line, but the quality of materials, the Italian craftsmanship, the materials used as well as the 100% recycled content of the wood, is still included in the line. DH:What makes your kitchens unique? EM: First of all, Arclinea kitchens are designed and made in Italy, and you have to understand that Italy has an edge in design and craftsmanship. This edge has a long history in Western design that started from the Renaissance; that edge has been unrivaled for centuries, up to today. If you go to the International Furniture Expo, 62 ISSU E N O. 6

that takes places every year in Milan, in April, you realize that the best names of interior design in the world are represented. Going back to your question, what makes our kitchens unique: Arclinea is a company that was founded in 1925, but the history of Arclinea dates back to 1816, when the founder of the company, Silvio Fortuna started the business as a cabinet maker. It’s probably the oldest business that we know in kitchen manufacturing. When you have a family business that goes back to 1816, with the same concepts of humility, entrepreneurship, and doing things both well and right, you are fascinated—and I was fascinated. The designer of the Arclinea kitchen lines is Antonio Citterio, he’s an internationally renowned designer, not only for kitchens but for furniture as well. Because he has been the sole designer of Arclinea’s kitchens, there has been a continuous design concept and consistency over all of the several kitchen lines that Arclinea has offered through the years. Another thing is the quality of materials and craftsmanship that is, as of today, unparalleled. A lot of the biggest names in fashion, sports, and film, have Arclinea; they consider it top of the line. That said, Arclinea has several lines, which range from completely affordable to really exclusive.There are many grades that allow you to custom tailor your kitchen. DH:What do you value in a kitchen? EM: Functionality, first of all. For a lot of people, a kitchen is a matter of design, something that completes the overall design of your home. The kitchen is a focal point. The majority of people are trying to get functionality out of a kitchen, so my dream kitchen definitely has that. It has all of the features that a professional chef would dream of. When a renowned chef from downtown comes in and looks at the details of one of our Arclinea kitchens, and says that this is his or her dream kitchen, I am honored.

Since setting up shop in Georgetown’s lovely Cady’s Alley, bulthaup has developed as a mainstay of the District’s design scene. Their aesthetic utilizes clean dimensions, thoughtful contrasts, and the best in modern design. Celeste Weinert and Heidi Golem, designers at bulthaup, gave us the pleasure of pulling back the curtain and helping us with some questions.

District Home: What went into splitting up the design concepts of b1, b2, and b3? The b1 focuses on essentials, geometry, and precision. Simplicity and style come together in the b1 kitchen. Per the bulthaup website, “It accentuates the consistent orientation towards horizontal and vertical linearity.” The b2 kitchen workshop emphasizes forwardthinking, as well as mixing elements of modern and classic design. Efficient use of space and optimal flexibility; such defines the essence of the b2 workshop. Finally, the b3 design ties it all together with minimal effort, yet maximum return. The multi-functional wall supports the kitchen by cloaking pipes behind it, allowing the space to express itself more fully. The design allows the kitchen the freedom of malleability, to undergo change at the chef ’s hand. DH: What is the strong-suit of each kitchen design? As mentioned before, b1 carries elegant simplicity. It has a mixture of softness, angularity, and intuitiveness. As for the b2 design, it embraces change and functionality. Examining the pictures online, one feels as if the kitchen of the future is upon us. Lastly, the b3 design brings it all together with complete ease, adding to the kitchen elements of sociability and openness. All three of the design concepts stand out in the industry with their intentionality.

DH: What is your favorite kitchen design? The b2 design takes all of the important features of a kitchen and updates them with style and grace, all while retaining absolute functionality. It uses space efficiently and comes off as the kitchen of the future. In that economy, it still allows for the element of change, something that often comes up in the kitchen space. DH: What’s exciting about bulthaup’s b3 interior system? Organization, ease, and creativity are all at play in bulthaup’s take on interior systems. Functional prisms and liners stand out as fresh takes on organization, while dividers, knife blocks, and jars merge tradition with foresight. The designs keep the cook in mind and honor a commitment to making storage simpler.

District Home sits down with two of the areas best in terms of new neighborhoods—John Mahshie, Senior VP at TTR Sotheby’s, and Nelson Marban, one of the top agents at Beasley Real Estate.

The Rob & Brent Group reflects on the changes in DC during the past few decades, as well as where the city seems headed.

District Home: “Investment property” is a phrase thrown around often. What sort of DC neighborhood might someone look to invest in? Nelson Marban: Neighborhoods with rich and varied architecture are consistently attractive, as they offer historical and aesthetic charm. In many cases, these undiscovered parts of town also offer leafy, tree-lined streets. Easy access to public transportation (bikesharing, Metro stops, etc.) complete the initial ingredients for an “it” neighborhood. Once retail offerings arrive, such as a supermarket and a coffee shop, the neighborhood is well-positioned to take off from there.

hirty years ago, downtown Washington had an unflattering reputation. Today, the area stands as a testament to development, careful planning, and patience. Hordes are flocking to DC, living in lofts and condos stacked among offices, museums, and theatres. The once somber streets are now lined with posh restaurants, cafes, and food trucks. The roads are no longer solely filled with commuters; they share the pavement with bicycles, updated public transportation, Uber cabs, and soon-to-be street cars. The urban office park of downtown stands no longer, and has given way to a mainstay for years to come.

DH: What are some relevant examples of neighborhoods from the past decade that have served as great investment areas? John Mahshie: Logan Circle and Shaw have become premiere examples of what can happen when owners are interested in restoring historic properties and great retail and restaurants join those homeowners. The U Street corridor and Eckington/ Bloomingdale have also followed in this same transformation and have become wonderful destinations in every regard. DH: Where would you say the next big neighborhood is in DC? Why? NM: Capitol Hill’s H Street and Potomac Yard neighborhoods continue to transform and remain “red-hot”, with many new construction projects underway and new renovations can be seen block-to-block. Shaw’s new City Market at O, with mixed residential use and a boutique hotel, has brought on marked attention to the neighborhood and many are referring to it as the next Logan Circle. Brookland is also abuzz, with the new Monroe Market near Catholic University and exciting retail offerings already confirmed. JM: Most neighborhoods in Ward 4 are experiencing the same renaissance as the neighborhoods I just mentioned. Petworth is long-since discovered, and now getting to be a rather expensive neighborhood. Neighboring spots such as Crestwood, Shepherd Park and Brightwood offer extremely fine examples of many architectural styles that were popular in the first quarter of the 20th century.

One neighborhood that has greatly evolved is the H Street Corridor. The enclave has matured into one of the liveliest sections of DC. Due to revitalization efforts from the early 2000s, this trendy community has become synonymous with urban rebirth. H Street has returned to its roots as a thriving, commercial hub; it is home to a diverse, cohesive community. The wave of rejuvenated visual and performing arts scene, hip bars and restaurants, art galleries, music venues and a boom of high-end condos and apartments is quickly reshaping the historic corridor, attracting young professionals who have been priced out of other sections of the city. This neighborhood has just begun its epic evolution, undoubtedly making it the best area in the nation’s capital to invest in right now.
