How To Sell Your House This Year Lessons learned by 932 successful sellers in November & December 2012
When’s the best time to sell? Wait until after the holidays? Wait until Spring? What about right now? What’s fact? What’s fiction? • Last year 932 properties sold during the “worst” time of year, November and December. • This year, the number of house sales in the District has increased 5.5%. • Every single month, except one, March, there have been more house sales this year than last. 3311 Rowland Place $1,500,000 SOLD! Right after Thanksgiving and settled just before the New Year!

No one is going to look at my house anyway. Isn’t everyone preoccupied with the holidays? • J ust about everyone in this town is busy all other times of the year. The holidays provide some relief and more time off. • After feasting & football on Thanksgiving, shopping on “Black” Friday, and raking leaves on Saturday, there’s still Sunday to look at houses. •M any companies are closed the last week of the year. • F requently employees must use or lose vacation days before the first of the year.

10 ISS U E N O. 7
Wouldn’t it be better to wait until after the holidays to put my house on the market? •N ot necessarily. Last year, 50% of the houses on the market in November and December sold. •M ore houses sold in April than any other month last year. The absorption rate, during this “hot” Spring market, was only a percentage point higher…51% of active listings sold. • Yes, there are fewer buyers, but more important, those buyers have fewer choices. • Typically, buyers who weren’t looking the end of the year aren’t prepared to jump in January.
Success Strategy: “Remember…it’s the relationship between supply and demand!”
Who is going to buy this time of year? •P robably only serious buyers…very motivated and well-qualified! • Ready, willing and able! An invitation… Call Marjorie Dick Stuart 240.731.8079 or if you prefer, write to: Marjorie@MarjorieDickStuart.com

Publisher’s Letter
Defining Moments read a book once that made the claim that in life, coincidences plainly don’t exist. Specific reasons drive the events in our lives, whether good or bad; in the same vein, we also carry a choice to interpret these facts, to recognize, appreciate, and internalize these scattered moments. We can use these experiences as a guide and learn from them. How we react to these moments literally defines our existence, so they’re not to be taken lightly.
I
It ranges from the simple look that lingers longer than it should, to the nagging feeling that you should be doing something, or be somewhere else. It can be as simple as a moment of pure clarity and tranquility; a centering that restores the notion that you are in the right place. These intuitions crop up across our daily lives and should be acted upon, not ignored.
“Life is a succession of moments, to live each one is to succeed.” — Corita Kent
In this issue, we invite you to stay in the moment, enjoying it and reflecting upon it. Our area is changing by the day. That might mean taking a stroll around DC’s freshest neighborhood, Capitol Hill, or surveying the Southern Maryland wine country. The moment of clarity might even come when you’re walking around one of the barrel rooms featured in our Winery Aesthetics section. Whatever allows you to step back and examine your surroundings with a fullheart, we ask you to do so and remember to be thankful for all the moments that you have been given. Taken together, I know that I have to listen to what’s happening around me and stay engaged in the moment. It is not by coincidence that I have met such wonderful people along this journey with DHM. You all have welcomed us to the “neighborhood” and truly made us feel at home here in the District. Thank you. We hope you enjoy the magazine!

eldom can we hold the antinomy of past and present together in an elegant fashion; when we do navigate that landscape properly, we arrive at pure exquisiteness. A challenge that comes with touching up one of the area’s few remaining nineteenth-century large estates lies in maintaining that very identity which makes it so unique. From the foyer to the study, from the sunroom to the grounds, each space requires the utmost attention to detail, in both restorative and entertaining efforts. As one walks through each room, intriguing features are revealed effortlessly. Each room, exists not as a void, but as an unturned moment, brimming with potential.

Winery Aesthetics
BOLD Barrel ROOMS ith rolling droves of grape vines and wonderfully cultivated land, vineyards often serve as testimonies to the earth’s natural beauty. Donna Evers, real estate titan of Evers & Co. Real Estate, runs Twin Oaks Tavern Winery, and takes this beauty to heart. She spends her weekends at the winery, overseeing the logistics of what has become one of the area’s prominent wineries. Aside from making award-winning Chardonnay, she puts quite a bit of time into enhancing the look of the winery. Rare antiques and rustic (yet chic) accessories add to the already gorgeous space, eliciting a response draped in nostalgia and contemplation.
W
Carved out of 6.5 acres of Bluemont land, the property exudes an inviting warmth, as does the staff that runs it. Donna Evers and the team at Twin Oaks Tavern Winery have quite the handle on service and satisfaction (her real estate prowess can attest to that); they share a keen eye for the visually pleasing as well, as evidenced by the property. Aside from a stunning exterior and the finest selection of antiques, Evers put time into creating a truly gorgeous barrel room. Using stained glass, hardwood floors, and warm tones, the room impresses with quiet splendor. It adds to the general aesthetic of the winery—a confluence of homely and personal beauty, inviting for any visitor. Gain a taste of unparalleled service and style by stopping by Twin Oaks Tavern Winery.

ome other wineries in the area have set themselves apart with the composition of their barrel rooms. Paradise Springs Winery in Clifton,VA, stocks (and stacks) their barrels behind a spotless pane; the space remains tidy without proving daunting in its size. While enjoying some of the state’s most consistent and honored wines, patrons can circle around the wonderfully creative tables (barrels, of course) and gaze upon the fleet of wooden units. Boxwood Winery of Middleburg, VA, takes a different route, and makes the barrel room a more clandestine experience. Secluded in what patrons have come to know as The Cave, one can feast their eyes upon a spotless, circular arrangement of barrels. Intentional lighting almost renders the space sacred; walking into the famed Cave at Boxwood, the temptation to fall silent grows difficult to resist. Along with the prudence with which the winery generates their product (an intended annual production capacity of 3,500 cases), one feels that each sip is both intimate and unique. This is no accident, given the barrel room aesthetics of all of these venues. Pay a visit to the Virginian wine country before the season ends and swoop into these two places for an unmatched experience.

Logan Circle Adds Four Distinguished Condominiums In response to increasing demand for luxury properties in the metropolitan area, Thomas Castagnola and John T. Mahshie of TTR Sotheby’s International Realty are working with K Miller Properties, LLC. to launch four elegant new condominiums in the Logan Circle neighborhood. The Mosaic Condominiums offer two penthouse units with separately deeded parking and a rooftop terrace. Treasures of Southern Waters aryland’s crystal waters and fresh cuisine often gain most of the state’s attention; however, a look to the Southern tip reveals a land chock-full of rich culture, deep history, and impressive attractions. Historic sites like Sotterley Plantation, a restored slave cabin operated as a National Historic Landmark, offer chances to step back in time and gaze upon crafted and natural beauty. From tours to workshops, the site shines as one of the most unique historical experiences in the area. Much in the same way, the Annemarie Sculpture Garden and Arts Center displays both works on loan from the Smithsonian and boasts exquisitely formed gardens, each apt in visual appeal. Of course, one does not live on aesthetics and knowledge alone; the wines of Southern Maryland come in and quench visitors’ thirst.
M
Solomons Island Winery, perched just inland of the Patuxent River, remains one of the area’s best (and quietest) escapes. The allure of the water lies in fishing and sailing, while the land murmurs of reposing and enjoying the fruits of the land’s labor. The winery sports more than a few fantastic Merlots and Sauvignon Blancs, enough to keep any connoisseur busy. On the other side of the peninsula, Cove Point Winery serves up a refined array of sweets and reds, as it has done for nearly a decade. It also bottles Lighthouse mists; given the winery’s proximity to the Cove Point Lighthouse, the name proves fitting. Their commitment to the area stands out, as they deal with local growers from Southern Maryland. The peninsula, while isolated by the water, uses the seclusion to house some golden experiences, like a treasure chest caught between currents.

MARKET WATCH The Rob and Brent Group have stood out as real estate experts for years now, and as the District’s market heats up, they’ve maintained a constant present at the front. In the wake of that, we decided to get their perspective on the city’s up-and-coming District, Capitol Hill. District Home Magazine: What’s been the spark for the Capitol Hill real estate scene? The Rob and Brent Group: As with other neighborhoods in Washington DC, Capitol Hill and its surroundings are booming with growth. There is a ton of development on the edge of the neighborhood in H Street, Hill East, and Capitol Riverfront. As one of the oldest historic districts in the country, Capitol Hill has retained its neighborhood feel with tree-lined streets, charming architecture and quaint shops. DC’s oldest commercial corridor, Barracks Row,
It’s All
has over 30 great restaurants and opened 12 new businesses last year. Additionally, it was just announced that the sought-after highend Whole Foods Market will be coming to the neighborhood. Ultimately, residents want to live close and avoid long commutes. With the back drop of the Capitol and many other federal agencies, private businesses, and organizations, Capitol Hill allows for that easy commute (it also houses 3 metro stops). DHM: What are the perks of buying, rather than renting, in Capitol Hill? R&B: According to Trulia, it is still cheaper to buy a home than rent one. On Capitol Hill, inventory is down 33% from last year and with the rising demand of people wanting to live in the neighborhood, the trend of higher-than-average appreciation should continue. MEET THE AGENT
Gary Jankowski of Gary Jankowski Real Estate
capitol hill’s RE Expert Since moving to Capitol Hill in 1995, Gary Jankowski has stayed completely immersed in the Hill community. In 2002, he began his real estate career working under the guise of the late Hugh Kelly, and through that collaboration he gained the tools to become one of the Hill’s top producing agents. In reference to how the real estate scene works on the Hill, Gary commented “It’s vital to work with an agent who is on the Hill 24/7 and knows about upcoming listings before they hit the market.” Along with truly remarkable historic homes, a number of parks and excellent metro access, Capitol Hill has become a much more self-sustaining community. When asked about this, Gary explained “In the past, residents would have to leave the area in order to get groceries, go out to eat, and entertain themselves. With a planned Whole Foods, the burgeoning development of the Southeast Waterfront and H Street NE, and the litany of new restaurants and bars along Barracks Row and Eastern Market, residents don’t have to leave the Hill for shopping, dining and entertainment.”
Gary stands out as a real estate agent in part because of his know-how and prowess; aside from this, he also shows how deeply he cares for the community by staying thoroughly involved in it. By serving on the board for the Capitol Hill Business Improvement District and financially supporting the Capitol Hill Community Foundation, Capitol Hill Village, and Barracks Row Main Street, as well as a number of the local schools, he exhibits his sheer enthusiasm for the area. In doing this, he bears the mark of a quality agent—someone who gives back to the community and remains completely invested in it. With a home and an office in Capitol Hill, Gary Jankowski stands as a testament to that ideal. Gary Jankowski | 202.439.6009 Coldwell Banker Residential Brokerage

A Malleable Masterpiece
tabula rasa abula Rasa, the brainchild of Amanda Clarke and husband Cable, is Barracks Row’s charming, light-filled event and meeting space, featuring refreshingly modern and sustainable design. Created to serve as a full-service venue, the space exudes chic, and serves as the perfect white canvas for a variety of clients’ needs. The key to the space’s design, as owner Amanda puts it, is that “the event becomes the space.” We sat down to chat about their path to designing such a wonderfully stylish and versatile space, as well as learn more about this Capitol Hill gem.
T
District Home Magazine: How did you get started, and what inspired you to go into this business? Amanda Clarke: We were looking for a space for my husband to host off-sites and corporate retreats, and we were somewhat familiar with the space because we don’t live too far. When the opportunity presented itself to acquire it, we knew that it could be so much more than just a corporate space with so much natural light and contemporary style. DHM: What were your design goals for the space? AC: We attempted to make it as multi-purpose as possible. For example, the café tables can be adjusted to cocktail height and be used with low chairs or bar stools. Depending on whether it is a social cocktail party or a restaurant pop-up, all of the furnishings in the space can serve a number of different purposes and be in a number of different places. DHM: How would you describe Tabula Rasa’s décor? AC: My husband and I prefer contemporary design, with neutral and white palates, so we chose all white surfaces and were able to bring in different elements of color, whether it be with floral arrangements or art from a rotating exhibit, to brighten the space. It was about creating a venue that our clients can tailor for their own purposes. DHM: The name means “blank slate”—what did you do to maintain warmth in such a simple and versatile space? AC: White can be tricky, but there is so much natural light in the space, and subsequently sunlight, which creates a warm and inviting feel. The front room features beautiful eco-cork flooring—one of the first commercial installations of the product. The green turf carpet in the back room is fun and unexpected—people always see it and laugh, saying how cool of an idea it is. Another thing 56 ISSU E N O. 7

that warms the space is the LED lighting, which can be changed to be warm pinks and purples or cooler blues, giving the space a fun evening nightclub vibe, or even complementing a client’s logo. DHM: What types of clients do you work with? AC: We have done a lot of retail pop-up shops for vendors that don’t have a brick and mortar, so that they can then access the greater DC area (in fact, most of our pop-up clients have been from Northern Virginia). We do a lot of social events as well like birthday parties, and even some wedding receptions recently. We’re trying to do some more corporate retreats during the day as well. DHM: What do you love most about being in Capitol Hill? AC: It’s just a really easy place to live—it’s definitely a pedestrian community, we’re so close to everything. We’ve got a lot of great restaurants now and fun things popping up like speakeasies and things for the kids to do as well. The airport is just across the river, our children go to school here, it’s just so convenient, and there are a lot of great international families and couples that live here as well—it’s just a really fun place to be! Dale Overmyer has made a name for himself as one of the area’s eminent architects. He and his team have perfected the craft of building sophisticated and down-to-earth spaces for nearly two decades. He sat down with us to reflect on his experiences as a homebuilder and a homeowner. District Home Magazine: How have you integrated your views as an architect into your home? Dale Overmyer: Stylistically the addition’s façade and elevations (and even the garden pergola) recall the classic Palladian composition—a beautiful and symmetrically balanced combination of arches, circles and rectangles. My mantra of fewer, bigger, simpler informs the way my family exists in the best part of the house— the kitchen. Also, almost all of the cabinets, countertops and sinks were salvaged from another jobsite so there’s a very valuable green component of re-use. DHM: What are some of the challenges that go into designing in the different DC neighborhoods? DO: There are 46 Historic Districts in DC; further, Georgetown is designated as a National Landmark, so the historic review process is a familiar challenge. Also, making additions in such close proximity to neighbors presents the challenge of diplomacy. The urban density can make construction difficult because of complicated logistics. DHM: How has the profession changed since you started? DO: Of course, the technology shift from hand drafting to computer drafting is the biggest change within the office. Back when I entered the business, there were almost no kitchen shops or bath showrooms. The internet had yet to take off, so there

was no Houzz or Pinterest. People only had magazines and books for reference, and the resourcing of products (especially for interiors) was a mystery to consumers with the architects and designers holding their specifications secret. Now clients have become much more sophisticated as consumers with more knowledge at their fingertips. DHM: What are some unique features of your home? DO: As a Victorian (built in 1877) it supports a rich eclectic mix, inviting each room to be different. DHM: What’s in store for your firm? Are there any upcoming projects we should look out for? DO: This month we’re completing Miami Beach’s largest singlefamily home remodeling project on a historic waterfront estate. We divided the structures into a little village of pavilions, courtyards, pools, and fountains (we even added a grotto!). DHM: Your work and family are both based in Georgetown, what’s the attraction to the community? DO: It’s a pedestrian neighborhood. My office is a block from my house and we can walk to just about everything we need and want. Our best friends are neighbors, too. The quality of life is extraordinary, as is the architecture. www.daleovermyer.com

Have A Little Fun! Design should never take itself too seriously… Put a swing in your kitchen! Why not? We believe that one of Design’s missions is to instill a sense of lightness and a touch of the whimsical into our lives. Just a touch… It is about finding the balance between the mundane and theatrical. Most importantly, it is about allowing your inner smile to help you select the designs you live with. Design that inspires reinvents the ordinary. It takes root in our memory, our nostalgia, our dreams… It reshapes them. Question conventions; accept the unexpected. Designers such as Philippe Starck and Patricia Urquiola inspire us. They have the gift to transform the daily objects we take for granted into “new” classics. Their work is poetic, yet smart and practical. The great Spanish chef Ferran Adrià, owner of the famous El Buli restaurant, challenges our accepted notions about how food should look, taste and smell. By daring to deconstruct the tried and true, he has designed a new language of the senses that is wondrous, inspiring, and delicious! When we design a home, we ask our clients about their lifestyles. We challenge them to rethink their familiar notions about the architecture of a house and talk with us, not about how they live, but about how they would like to live. “How would you like to
entertain? What do you really want your home to feel like? How do you like to relax?” This early stage of the design process offers the client the opportunity to start afresh and make a home that is truly personal and reflects who they are. Great design makes the ordinary extraordinary. It must appear seamless and natural, as though it had always been there… It does not follow conventions nor belongs to fashions. It is timeless. Carl Jung said that “Being playful is a sign of maturity.” So, have a little fun. Put a swing in your step, or a swing in your kitchen… By Sophie Prévost, ASID

Renovating the George Town Club
Ref i n i n g the Finest DHM: What makes the GTC unique? EM: The Club has been a political and social meeting place for decades. Our goal is to have it rival any chic London or New York private club. We want to make it a place where art, politics, design, technology, food, wine and passionate/interesting people all come together. At night it will be like Annabelle’s or Loulou’s in London—very sophisticated and hip—a gathering place for the bright young (and old) things in our city!
Andrew Law DHM: What inspired you during the renovation and what concepts served as mainstays in the process?
For years, the George Town Club has stood out as one of area’s most exclusive clubs, with a membership comprised of past Presidents, prominent diplomats, and top business leaders. With quality service and an updated interior that is both reverent and chic, the club will continue to awe Washingtonians for generations to come. The club recently went under some renovations; we chatted with member Elizabeth Miller to get the insider’s angle on the matter. Andrew Law of Andrew Law Interior Design of and George Hemphill of Hemphill Fine Arts were able to chime in on the conversation as well. Elizabeth Miller District Home Magazine: What can you tell us about the club’s history? EM: The Georgetown Club was formed in 1966 for the purpose of bringing together leaders who had an impact on our country and the world through their work in various business, professional, civic, social and political milieus. Since then, the Club has been a focal point for entertaining prominent Washingtonians, diplomats, socialites, and leaders in business, 60 ISSU E N O. 7
government, and academia. Diplomats of many nations are represented in the membership. DHM: What were some of the things you were looking to get out of the renovation? EM: We sought to preserve the history of the Club’s interiors—which include significant period millwork from both England and the estate of J.P. Morgan—while creating an environment that is relevant for today. We left all the lovely millwork and special, unique features but created a more clean-lined and up-to-date environment.
AL: On many residential projects, we strive to create a sense of history among the rooms; The George Town Club’s architecture provided the perfect backdrop to create spaces that feel both centuries old and relevantly modern. We were inspired by the Club’s history as a venue for gathering, dining, and most importantly—discourse on social and political topics. Having long admired the clubs of London (they are distinctly British, but have an international flair), we felt it was time that Georgetown had a space that provided a similar retreat from a hectic day, or a civilized spot for lunch or a business meeting. The backdrop for such events as book signings, curated art discussions, and wine tasting dinners needed to have some elements of formality (which the architecture provides), balanced with approachable furnishings that are embodied by classic style, rather than sheer trendiness. To that end, sisal rugs were rolled out as floor coverings, bolts of linen were employed to recover sofas and upholster walls, and peacock blue velvet adorns French reading
chairs…all topped with pillows of vintage Fortuny. A retrospective of the abstract work of Washington color school artist Jacob Kainen and a new library featuring books on design, architecture, and culinary pursuits round out the new interior. DHM: Who were some of the other people involved in the process? AL: Significant credit is due to Elizabeth Miller who brought together our team. Debbie Winsor and I have been friends and colleagues in the Design Community for years—and the opportunity to collaborate was long overdue. Of course, like everyone in Georgetown, I have always enjoyed Bo Blair’s restaurants and having him on board to help with The Grill Room was integral in understanding the back of bar and restaurant flow; he has also created new menus for each of the dining rooms, which are already receiving much praise. DHM: Did you repurpose any historic pieces? What did you keep intact? What had to go? AL: One of the wonderful aspects of the Club was the existing architecture, which is comprised of century old English paneling. In addition, there were many classic
pieces of furniture—English and American antiques, as well as some Camelback sofas. Those felt dated until we slipcovered them in a fresh ticking which gives them new life while honoring the traditional lines. Gone are the heavy drapes and sheers that covered all of the windows; the traditional Oriental rugs are now atop a clean layer of sisal, which contributes to the overall layered and collected design of the spaces.
George Hemphill DHM: Your craft is known around the area, so it’s no wonder that the Club asked you to loan some contemporary art. Why did you choose those pieces to go into the space? GH: I worked with Andrew Law on the selection. We went to the studio of famed Washingtonian Jacob Kainen, who passed away in 2001. The studio is maintained by the artist’s estate and Hemphill represents the estate. Andrew made a wonderful selection of works giving Club members a look across several periods in Kainen’s career from his abstract expressionist paintings of the late 1940’s through to his more lyrical abstraction from the 1980’s.
