Nothing takes away from the esthetic view of a home like clutter. It can marginalize your living space. If you present a cluttered home at your open house, most buyers will leave without a clear picture of your home’s quality. Decluttering is crucial to properly staging your home. Start the process of decluttering your home by dividing your residence into sections. For example, you can classify the sections as kitchen/dining room, bathrooms, den, common rooms, closets, garage/attic and exterior. Don’t start one area until you finish the other. Make sure to have plenty of labels, tape, trash bags (Amazon sells a 50-count box for $15.67), and bubble wrap. Label the items as “keep,” “sell,” “donate,” or “trash.” It is okay to recruit friends to help you. You can entice them to help by giving them some items you planned to sell or donate. NEUTRALIZING YOUR HOME BY DEPERSONALIZING YOUR SPACE Depersonalizing your home can be tough in several ways. Over the years, you might have subconsciously turned your home into an extension of yourself. It may reflect many of your desires, affiliations, beliefs, and tastes. If you have lived in your home for a long time, you may have difficulty with this task. Think of it as pre-packing for the move to your next home. This may ease the thought of separating from your past.

Anything that defines you or your lifestyle must be removed. This includes pictures, diplomas, banners, trophies, souvenirs, and the like. Personal items in the bathrooms and bedrooms must also go. All books with political or religious slants must disappear. As a rule, limit the literature collection to general interest and educational books. Also, decals and other personal items should be removed from the appliances.

ADDING THE FINE TOUCHES

Once you have cleared the canvas, you can start the design phase. Maybe you already have some great ideas, or maybe you don’t have a clue. Either way, it is smart to check out the competition. Search through some local real estate listings online for homes for sale in your market. Take notice of how these sellers use their space. Look for any signs of how they handled decluttering, depersonalizing, and staging. Attend a few open houses and follow up to see what these homes eventually sell for (homes in the DC area have been selling for a median price of $635,000, according to Redfin). The first visual experience a person gets of a luxury hotel is the doorman and the entrance. The hotel’s entrance should make a statement of elegance. Similarly, your entry way should make a statement. Make sure everything is functional and attractive. The area should be clean and fresh looking. Place some fresh flowers on a pedestal next to the door. From your research, you should know whether to use music in the background. Don’t believe the falsehood that small furniture makes a home look bigger. Brighten up your home with natural light or high-wattage lighting. Temper the light in appropriate places and make the important rooms a priority. When arranging furniture, use a technique the Huffpost calls “floating the furniture.” This involves placing chairs, tables, and couches away from the walls. Anchoring areas with throw rugs makes for a comfortable atmosphere. To suit your color scheme, don’t hesitate to rent the appropriate furniture pieces. Properly staging your home is a vital tool for selling your home at your asking price. The process should not be overlooked or dabbled with. Careful attention to decluttering, depersonalizing, and the design will likely pay off in the end. 17

GOIN G PERMANENTLY REM OTE

Over the past year, the pandemic has forced a lot of reflection, and given how much time we’ve spent trapped in our homes, much of that reflection has centered on how and where we live, work and play. CraftJack surveyed 2,888 Americans, including 50 to 150 residents in each of 24 major American cities. Forty-seven percent of our respondents were female and 53 percent male, with an average age of 38 years old and an age range of 18 to 70 years old.


61% WOULD MOVE IF GIVEN THE OPTION TO WORK PERMANENTLY REMOTE. As the prospect of long-term remote work emerges and grows in so many industries, millions of Americans are dreaming of new ways to live and new places to move. We started with a simple question: Would you move, if given the opportunity to work permanently remote? A majority of Americans living in cities (61%) say yes. Not surprisingly, many of the most expensive and densely populated cities contain the highest percentages of people looking for a change of pace. Of those who would leave their current city, we asked what reasons would most compel the move. The desire for a bigger, better home and lower cost of living were the top reasons cited, followed by the desire for more access to nature. Interestingly, weather was the leastcited reason. And when we put the quality of a home head-to-head against the quality of its surrounding area, 66% said the area they live in is more important. To be fair, some residents of major cities have emerged after a year of the pandemic and found they like their city better than ever before. We tip our cap to Indianapolis for having the most people who are grateful for what they’ve got.

TRENDIEST CITIES: 1. AUSTIN 2. LOS ANGELES 3. NEW YORK CITY Next, we asked residents of major cities which other American city they’d move to if given the chance. Honolulu, San Diego, and Seattle were most frequently selected, followed by Denver, Washington D.C., and Tampa – St. Petersburg. Notably, with the exception of Dallas – Ft. Worth, residents in Texas and Florida are committed to staying instate. And no one wants to move further from home than Charlotte and Atlanta residents, both selecting Honolulu as their ideal.

We also asked people what they sense are the major trends right now— 67% feel that the suburbs are “cooler” now than they were pre-pandemic, 69% say smaller cities are trendier than big cities, and 65% say it’s trendier to live out in the country right now, vs. a big city. Texas, California, and Florida are the three trendiest states to be right now, and Austin, TX is the single trendiest city of all.

We asked people if they had to move abroad, where they would choose to live. Ironically, 250 years after we declared our independence from England, now Americans want to go back! The United Kingdom—including England, Scotland, Wales, and Northern Ireland—was the top choice. Canada, France, Japan, and Italy rounded out the top five. One curious trend that has emerged during the pandemic involves cities and states offering incentives for people to relocate. Notable examples include Tulsa, OK and the state of Vermont, each offering up to $10,000. Given this, we decided to ask people what it would take to compel them to a new location, particularly one they’re not particularly fond of. Of those we surveyed, 78% said they would need $100,000 to move to a city they don’t really like, and approximately one in four (23%) would need at least $250,000. We also asked about the opposite scenario—what pay cut would people take to relocate to their most ideal spot? Most Americans (83%) would only take a 10-20 percent pay cut to make that move, with 60% saying 10 percent would be the maximum they would tolerate.

87% BELIEVE THEY SHOULD BE PAID THE SAME AMOUNT THEY’RE CURRENTLY BEING PAID, NO MATTER WHERE THEY MOVE This brings up one of the most contentious debates around the future of remote work, relocation, and distributed workforces: should companies adjust salaries down—making what’s called a locality adjustment—when an employee moves from a more expensive area to a less expensive one? The answer from workers is a resounding no—87% believe they should be paid the same amount they’re currently being paid, no matter where they move. Finally, on the topic of having teams and workforces distributed across multiple locations, we asked about dynamics unique to such work, beginning with time zones. Of the people who have coworkers working in multiple time zones, 57% say the difference routinely interferes with their work. And for those who are in the minority in terms of their time zone, 57% start and end their workday when the majority of their coworkers do, versus 43% who work on their own local time. How do people feel about starting a permanent remote position, with the possibility that they will never meet their coworkers in person? 87% of people said if all else looks good, they would take that job. 29


WHAT THE HOUSING MARKET LOOKS LIKE IN EVERY STATE

By: Polina Ryshakov, Sr. Director of Research & Lead Economist for Sundae Despite the global pandemic as a backdrop, home sale prices went up all across the country in the past year. At the start of the coronavirus pandemic, no one could have predicted what would happen with the housing market. Typically, in a recession, home prices fall and people stay in their homes. The opposite occurred in the fall of 2020. As more and more office workers were given the green light to work remotely, some for an indefinite time period, and mortgage interest rates hit an all-time low, real estate sales spiked in almost every region of the country.

But how long will this housing boom last, and which states are feeling its effects the most?

Sundae used data from the U.S. Census Bureau’s 2019 American Community Survey 1-Year Estimates (released in December 2020) and its own 2021 internal data on current housing market trends to compile a list of statistics that show what the housing market looks like in every state. These stats cover what types of homes exist in every state, how many people are owning or renting homes, the value of homes, and how many homes have been on the market over the past couple of months (it’s important to note that some of this data is constantly changing due to the pandemic). Our featured states this month: Texas, Arizona, Idaho, and Nevada

Texas had a very strong 1Q 2021 with 10% increase in closed sales. This is despite the winter storm Uri, which made its way across the state bringing power outages and bursting pipes leaving people without water and electricity for days. Delivery of new homes also stalled because of the storm further exacerbating the supply issue. Average days on market are at all-time lows. Activity will continue to shift toward homes priced over $300K due to lack of inventory at lower price levels and increasing building costs.

Arizona is one of the hottest real estate markets in the country. Median home prices increased 19.8% since April of last year. Supply is down to under 2 weeks. The demand for largest Arizona metros was there before the pandemic and has only increased since. Native Arizonians, who are priced out of the market by massive price growth are blaming migrating neighbors for driving prices up, but with strong population growth of the state and large local universities producing strong wage earning talent, Arizona has been underbuilt for a long time. Seller’s market is here to stay.

Median price: $235,000 (10.5% higher than in 2020 and 14.1% higher than 2019)

NEVADA

Idaho became the top state in 2020 for inbound moves according to United Van Lines annual study. Top reasons were retirement, followed by jobs and lifestyle, or in a nutshell, affordability. Boise was ranked # 4 best place to live by U.S News & World Reports. According to Freddie Mac HPI, 3 of the top 5 fastest growing real estate markets in the country are in Idaho. With the home price appreciation in the 20% ‘s, the relatively low cost of living compared to its neighboring states may stop being the case in coming years.

Nevada is heavily reliant on the tourism industry and as a result, was hit the hardest of all 50 states by the pandemic. Amid the lockdown, Las Vegas’ luxury real estate sector was doing particularly well, while other segments lagged behind the national double-digit appreciation boom. As Nevada’s labor markets are beginning to recover, pending home sales are showing an exponential growth. Once pandemic stops causing disruptions for business entirely, the Nevada housing market can be expected to outperform the national averages.

As the sellers’ market has become so profoundly pronounced in recent months, many of my buyer clients have inquired, “Am I going to be overpaying if I buy now?”. My hedged answer is, “Probably not, if you’re planning to stay at least a few years.” Factors contributing to the current climate include interest rates at historic lows, a remarkable shortage of inventory of single-family homes and a rapid reordering of preferences due to the pandemic. Additionally, the construction industry never quite recovered from the last recession, further constricting the housing supply. It is no wonder prices are climbing around the country and in the Washington region. Swift increases beg the question – is this a bubble?
