Hanging Out with John Coplen... His Take on the Industry Interview and Photography by Rachel Sale How did you get started in real estate?

Both my parents work in real estate, so I feel like I’ve been doing it my whole life and I’ve always had an extreme passion for buildings, which led me to architecture school. After school, I realized the one thing I really missed from my job as an architect was daily interaction with people. I spent too much time sitting behind a desk. A career in real estate is a great way to marry the two.

And what is it you like about the process of working directly with clients?

I love the energy of interacting with people. I know a lot about buildings and residential architecture, and I like to have the ability to help people find something they can envision themselves in, that’s appropriate to them. On the sales side – when someone has spent a lot of time investing a tremendous amount of money in their residence, I think it takes the right person to represent them as a seller to really understand their connection to that building, and how to market that property. I love the back-and-forth it takes to get it right.

It sounds like you take great care in matching personalities with property. How do you do it?

A lot of it is listening to people and understanding their criteria. It’s not just “…it has to be four-bedrooms, or I need a closet here.” A lot of that happens just by getting them into places, gauging their reactions to specific things, and paying attention to subtleties about what lights them up. You can tell sometimes just by the look on their face.You know when you’ve hit the right spot for them.

ABOUT

How would you describe the D.C. market in general?

It’s one of the strongest in the nation. If you look at any other capital cities in the world, none of them are lagging quite as far behind in property value. We have a dense and beautiful capital city design, that provides an abundance of housing near the downtown area which was undervalued for many years. It’s finally adjusting to what it should be. There’s so much external influence in DC, strong turnover, and highly liquid and motivated buyers and sellers. So, the market is extremely stable. I think it makes it tough for a buyer because it’s quite competitive. Sellers will typically get their price, but of course they then have to find something else. In real estate, it’s a continual game of finding the next piece of property and trading up.

So what advice do you have for those kinds of sellers and buyers In DC area? For the seller side, I think the most important thing is to hire a broker who’s going to hear you, accurately represent you, but be completely honest with you on what you have to offer and how to market the important and unique aspects of your home. There’s a lot that goes into marketing a luxury home properly. It takes the right person, who’s calm and who can deftly negotiate and get the deal done. When I represent a person of that caliber I try to fall in love with their property, so I understand the home how they understand it. For a buyer, it’s much the same. Work with a broker you’re 100 percent comfortable with. They’ll be deep into your life (including finances) and you need to be honest with each other about the home, neighborhood, likes, dislikes, and budget.

You’ve been selling real estate for more than 5 years and this year you were named by Washingtonian Magazine as a “Top Agent / Washington Best 2017.” What keeps you motivated? What I love most about this job is my clients, learning about their goals and needs, then helping them to buy or sell a property to achieve those goals. I also love the properties I help sell.

John Coplen earned his B.S. and Masters Degree from the School of Architecture and Planning at Catholic University of America. Following architecture school, John turned his enthusiasm for design to projects as diverse as custom homes and international planning at a Baltimore-based architecture firm. John then trained with nationally recognized real estate consultant RCLCO, where he gained expertise in market forces and their affect on cities. In 2011, John recognized a need in the real estate market: representation with a design adds-value approach. As a result, John founded the Alter Urban Group for sellers who want to maximize their sale by correctly preparing their properties for market, and for discerning buyers who want to customize their new home to their own specific needs and taste. In fact, John has real estate in his blood, he comes from family of real estate investors.

What are your favorite vacation spots?

One of my favorite places is Provincetown. I love the charm of the town and the beauty of the beaches. I love how you can ride a bike everywhereand of course, the lobster rolls. My very favorite place to go is St. Croix because it’s the least developed island of the U.S. Virgin Islands. There’s a lot of space and not a lot of people. I like to stay at The Fred Hotel, which is an absolute hip oasis. My last favorite place to go is Telluride in the winter for skiing. It’s the most dramatic ski town in the U.S.

What book are you reading right now?

I’m re-reading “Animal House” and “1984” mostly because I find sci-fi and utopian novels always keep me interested.

What are your hobbies?

What are some of your favorite DC summer escapes? 1.

Hike Old Rag in the Shenandoah National Park. It’s a challenging hike and worth the work for the view.

2. Take a visit to the National Zoo! We often forget how amazing our Zoo is.

I really love cooking. I’m also really big into nutrition and fitness. Since eighth grade, I’ve always been a swimmer. I like partaking in Triathlons and races. I also love traveling. Every winter you’ll find me on ski slope and every summer I’ll find a place to scuba dive.

3. Watch a movie outdoors. My favorite is Screen

Your favorite restaurants in the city?

4. Lastly, cool off and be entertained with a show

Masseria is my favorite restaurant in the city. The ambiance is unique to DC and if you sit at the bar you can watch all the action in the kitchen. Compass Rose is great too because I love their street food. It reminds me of my travels. Try the Khachapuri, just trust me.
