IBERIS TRACK RECORD Iberis Projects´ Spanish division was founded in 2008 and is headquartered in Marbella, Spain. The core work carried out by Iberis Projects is the construction of high quality contemporary villas built to the most rigorous Northern European standards. From the design, right through to consultations with the client and up to the finished project, Iberis tries to ensure that as much of the process happens ‘in-house’, ensuring only the highest quality levels across all areas. With over 30 years’ construction experience throughout Europe – a large portion of which in the construction of high quality turn-key operations – the Iberis team brings a wealth of expertise to each project. To achieve top Northern European standards and guarantee efficient building timeframes, several concrete and steel prefabricated components are constructed in Iberis factories in Brussels and Antwerp in Belgium, and in Koblenz and Cologne in Germany. Upon delivery, over 30 experienced Iberis team members, engineers and site supervisors oversee the construction process and work closely with the client to customize design elements. It is because of

these high standard prefabricated components that Iberis can guarantee a build time of just 10 months. All Iberis construction sites are individually equipped with an ‘all-risk’ insurance policy as well as decennial liability and meet the strictest local regulations. Each villa has a 10-year guarantee. Iberis Projects is part of the Spanish construction company Icasa Construcciones and works not just as a construction company but also as a project developer. Other companies, which are a direct part of the Iberis group, operate in Cyprus, Holland, Bosnia and Herzegovina in civil construction, villa construction (over 8,000 built), multiple unit project construction and project development.

Iberis Projects is the brainchild of the award-winning Belgian construction engineer, Alfons Geukens. Since graduating from the University of Brussels in 1983, Alfons has been a leading pioneer in the use of prefabricated components for high-profile construction projects throughout Europe. He founded his first construction company in the mid-eighties. After only five years it became the highest ranking company in the Benelux region for the building of major government assignments. Some of his leading projects during that time include Stuivenberg Hospital in Antwerp, the NATO airports of Kleine Brogel and Florennes and the Leopold II tunnel in Brussels. During the same period Alfons founded a German-based construction company – Solidhaus Germany – and was active primarily in the construction of turn-key homes using prefabricated elements. After the merging of East and West Germany in 1989, Solidhaus Germany was one of the first companies to be awarded major construction contracts for the building of new homes in East Germany. In 1999, Alfons built his first high-quality villas in southern Spain on the prestigious golf courses of Valderrama and Monte Mayor. Since then, Alfons and his team have been concentrating primarily on the building of quality luxurious villas both in Spain and in the south of France. Iberis Projects Spain came into being in 2008 as a specialist construction company and project developer.

Civil engineer Serge has worked closely with Alfons since the early 1980’s and has been an integral part in the success of Iberis Projects. A partner in the Belgian engineering company, Planet Engineering, based in Antwerp, Serge oversees a team of 35 engineers who work daily on the layout, the calculations and the production drawings in the sophisticated production of different components for high-tech individual projects. Co-operating with local inspection agencies and exceeding industry regulations, Serge ensures that the quality and stability of Iberis’ various projects are of the highest standard and meet the strictest European energy and insulation requirements.

FREQUENTLY ASKED QUESTIONS Q: How much will it cost to own one of these luxury homes? •A: Our turn-key villa projects can be much more affordable than you imagine, especially in comparison to conventional building methods. Contact your local agent for full details and availability.

•Q: How does the payment process work? •A: Once you make an initial down payment of approximately 40%, we transfer full ownership of the plot and the licensed project into your name. As construction begins you pay on a fully certified monthly basis, meaning you don’t pay for any work that hasn’t yet been completed. This payment structure is low-risk for the client and gives added security. Your local agent can help you with the exact process and any queries that you may have.

•Q: I’ve chosen a villa I love. Will the finished product look exactly the same? •A: The Iberis designs you see in this brochure are highly accurate architectural representations of what the finished product will look like, right down to the swimming pool and landscaped gardens. However, please be aware that these are template designs and may be customized to suit your own requirements.

•Q: Do I need to hire an architect? •A: You can bring your own architect to the project to work with our team, however, if you do wish to change some design elements we can provide an architect to work with you who is already familiar with our design and build process.

•Q: So I can leave everything in your hands and collect the keys to my new home in 10 months? •A: The normal estimate for finalization of your villa – from approval of the licence to the finishing of construction – is 10 months. Build times may vary depending on personalized design elements, but on average you are looking at a 10-month construction time.
