Chic Real Estate Office in Downtown Denver
Create Productive, Stylized Environment For Flourishing Real Estate Company. Ion’s Physical Move Is Parallel To The Movement Of Its Maturing Brand And Image. Space To Meet Company’s Current Working Demands, While Allowing For Expansion. The Space Was Also To Include Additional Monthly Office Rental Opportunities. As Standard Practice, The Design Concept Included The Integration And Consideration Of Surrounding Environment, Paying Historical Respect. My Role Worked With Client For Life Cycle Of Project, (From Property Procurement To Opening Celebration. Code Analysis: Previous Tenant Was Zoned As Retail/Merchant. Applying The New Code Specs And Analysis, The Breakdown Of Green Light. Allowed Us To Renovate, Adding Office Space Without Having To File For An Entirely Different Occupancy Type. Electrical/Mechanical Design: Focused On A Coordinated Effort To Maximize Efficiency- Used Existing Partitions With Electrical In Place/Re Purposed Fixtures. Designed Kept Additional Ducting To Be Exposed. Worked With Engineer To Ensure Loads Did Not Exceed Existing Panel. Permit: Created Cds And Obtained Permit/S Throughout Construction. Gc: Managed Subcontractors/Change Orders/Budget Impacts/Schedule/Conflict-Resolution/ Applied Value-Engineering Wherever Possible. Interiors: Developed Design To Include Re Purposing Materials. Select/Order/Track/Coordinated Installation Of All Ff&E. Provided Client With Interesting/Affordable/Efficient Options To Create A Unique Statement. Uncompromising Design Mandated Resourcefulness... The Tenacity Was Positively Received, Both Client And Realtor Additions Have Grown Rapidly Since Doors Opened April 2017.
