NAREB EMBRACES NEW PARTNERSHIPS
D
espite the current housing landscape and economic challenges in the real estate industry, Realtist® from across the nation attended NAREB’s 65th Mid-Winter Conference (“Mid-Winter Madness”) in Miami, Florida in record numbers. The air sizzled and crackled with excitement laced with the enthusiasm and energy that NAREB has come to expect under its new leadership. The conference offered a plethora of complete mind, body and career educational courses, cutting edge technology tips, new programs, initiatives and even Zumba. Added to that, NAREB also offered platforms for politics, partnerships, designations and networking events for industry professionals of all ages. I must also mention the picturesque backdrop of the beautiful
beaches and sands of Miami. The conference opened with an extensive overview of several new programs such as the Homeowner’s Assurance Program (HAP), the State of Housing In Black America (SHIBA), initiatives under the leadership of the young, task-driven and charismatic NAREB President Julius L. Cartwright. “The overall focus was to teach, inspire, encourage and share strategies with professionals across the U.S and establish NAREB as the cornerstone of housing in Black America,” said Mr. Cartwright. It was evident that NAREB’s educational committee worked long and hard to provide members with a full array of career boosting curriculums for all attendees. What was also obvious and apparent this year was NAREB’s “Open arms policy” aimed at establishing and cultivat-

ing new/old partnerships and alliances. HUD made its presence felt by publicly announcing its furthered commitment to
assisting NAREB in its ongoing quest to provide democracy in housing for people of all colors. Participants said that it was one of the best conferences that they had attended this year and in the history of NAREB. The room was silenced with anticipation as Congresswoman Sheila Jackson Lee took the stage and began to address the audience.

Congresswoman Sheila Jackson Lee spoke about the State of Politics in America and the importance of the Vote in this year’s upcoming election involving President Barack Obama. President Cartwright was also invited to work with the CBC and President Obama on House Financial Services issues and the national Refinance Program. Congresswoman Jackson Lee also shared the importance of what we must do as real estate practitioners to protect, promote and participate in America’s stabilization. Afterwards the audience erupted in a standing ovation as she invited the audience to attend the Congressional Black Caucus meeting in Washington D.C. and was met by a crowd of paparazzi and supporters as she left the podium.

tion was posed to 1st Vice President of NAREB®, Donnell Spivey, a veteran member of NAREB® for 26 years. “We are using creative methods, to get more members involved in the organization including; committees, conventions, conference calls, webinars and a handson approach,” while he recognized the Core Membership Committee as the key factor helping to make it all happen. We are not just emailing them, but because not all members will admit they need help, we pick up the phone. Knowing that we are genuinely interested in their growth, our approach is always, “let us help you”. NAREB 1st Vice President Spivey is eager to make sure that everyone will be allowed the opportunity to join. Membership is the “heart beat” of our organization, he believes, and allowing others access can only make us better and stronger, give us more influence – “our strengths’ in numbers”! -influence-

The Black wealth today is $6,000, so low the Anglo wealth is 100 times more than that. And so the question is are we so comfortable in this season of comfort that we cannot understand why we can’t wait...

They have been able to move from the shot-gun that was their home, might have been a rental. And they have been able to move up and up...
I know America is a great country. I know because I shake the hands of soldiers all the time... But I also know there is a strain in this nation, a dangerous strain that wants to take us back to a time of inequality... And if we don’t realize we’re in a crunch right now... Out of the work of the CBC, the work of this president, we
passed more laws of equality than in the history of this nation... Count me as telling you the truth. [applause] From the pay equity to the GI bill, to the Affordable Care (Act) that does not throw you out of your hospital bed…if you have maxed out on your insurance. The Affordable Care Act will keep you from being thrown out... Freddie Mac and Fannie Mae, yes they’ve had some ups and downs, but compared to what? What’s going to substitute for them? So we’ve got to learn to keep what we got... Allowing homes to be protected in bankruptcies. We’re still fighting that battle. If they had listened to us 5 years back, you could have protected your home during bankruptcies. That would have been a better response than to let it go tank. Lord knows, I don’t know why people don’t listen... And as your veterans come home hold a veterans rally. Be creative, hold a rally. Your chapters can do it. Educate them about their benefits. Make sure when they buy a house with the money they’ve given them, you’re first in line to give them that house... You’ve got to be aggressive in what you have.

LIGHT AT THE END OF THE HOUSING TUNNEL by ECONOMIST laVaughnHENRY The New Year has brought with it a long-awaited renewed growth in jobs and economic activity. In contrast to the last three years, indicators point to some further improvement in overall labor market conditions in 2012, albeit moderate by historical comparison. However, unemployment, while expected to decline, will remain elevated relative to pre-recession levels as the consumer remains slow to expand their consumption or take on new debt. While household spending will continue to advance as more workers enter the labor market, growth in business fixed investment has slowed, further dampening the rate of economic expansion. However, despite the likely improvement in general economic activity, the housing sector, on a national basis, will likely remain depressed in 2012. The primary reason for this remains the persistent overhang of excess supply of housing caused by overbuilding during the housing bubble, as well as the shadow supply of foreclosure inventory and owner-occupied housing that has yet to be placed on the market. All of these factors will work to depress the price of existing housing, and will continue to do as

-realityLaVaughn M. Henry | Federal Reserve such until the oversupply reaches more historically consistent levels. While the Administration has offered multiple programs to move the housing market forward, the reality is that the only factor that will lead to renewed and sustain growth in the housing market is general growth in consumer demand as a result of increased employment, growth in wages, and reduction in housing supply, be it either from reduced construction or decline in foreclosure inventory. Despite recent improvement, by no means can the economy be said to be on stable ground shouting “full-steam ahead.” There remain strong headwinds preventing us from sailing into a strong, unabated recovery. Strains in global financial markets, resulting from
European debt issues and a slowdown in the developing economies such as China and India, continue to pose significant downside risks to the economic outlook. While the U.S. expansion appears to be “made in America,” reduction in demand for our exports by overseas economies can slow our expansion and while unlikely to derail our growth completely, slow it to the point of national discomfort. In summary, we are still in the tunnel of economic recovery. However, for the first time, in a long time, is it reasonable to say that the light at the end of the tunnel is not an oncoming freight train. However, the question remains, how long will it take to reach the end of this tunnel?

R
on Cooper is up for the fight, even if it is one that he thought, prior to 2008, was progressively, being won. Before the mortgage fall-out, says the NAREB® 2nd Vice President, “homeownership in African American communities was 45%. Now we’re starting to see a decline, and our greatest fear is if some of the proposed policies behind mortgage financing are put in place, it can fall well below 30%. Homeownership in the white community is 80%. There’s no reason why African Americans cannot aspire for the same. We, as NAREB, cannot accept that.” Twenty-Nine year real estate veteran Ron Cooper specializes in the sale of Bank Owned properties (REOs). So he’s on the front lines, witnessing the day-to-day inequities in financing of people of color. “We are now, having to fight some of the same battles in housing that we did prior

to the age of the subprime loans. African-Americans are being asked to take the blame for the mortgage fall-out and for receiving loans that most didn’t legally qualify for. But it’s absolutely not true,” says Cooper. “The denial rate during the subprime phase was just as high before the subprime era. The type of financial vehicles that were offered by the major banks and Wall Street, and the motivation for profit, caused the problem.” Unfortunately, statistics have proven that even with the creation of special programs and policies aimed at helping address the high foreclosure rate, neighborhood blight, and disaster recovery for minorities in particular are still having a difficult time getting approved for home loans.
