East Dorset District Council appoints new Chairman East Dorset District Council has appointed Councillor Steven Lugg as its new Chairman. The honorary position was bestowed following a unanimous vote by the newly-elected councillors during their first annual meeting on Monday 18 May. The Chairman’s charity objectives for the year are to help support the homeless and to offer assistance to local young adults transitioning into work. To this end he looks to help PASHA who run three homeless hostels, and the John Thornton Young Achiever’s Foundation, specifically so they can offer further support to the Ferndown Upper School Centre of Excellence and Industrial Liaison. Councillor Lugg was born and grew up in North Dorset, before joining the army at the age of 16. In 1997 he and his family were posted back to Dorset and have remained here ever since. He left the military in 2004 after 24 years, and recently became a Yeoman of the Queen’s Body Guard. He and his wife Catherine live in Ferndown and have five grown-up children, as well as being foster carers for Bournemouth Borough Council. Like his father, his son Rhys is now serving in the Household Cavalry. A management accountant, Councillor Lugg is a Fellow of the Chartered Management Institute and has a PG Dip in Not for Profit Management. He currently works full-time in Hampshire and is also a trustee of the Ferndown

Community Association and Chairman of the Ferndown Central PACT. He was previously Chairman and Treasurer of East Dorset Mencap. Upon his new appointment Councillor Lugg said: “To be able to lead the East Dorset District council is quite an honour indeed. I am keen to spread awareness about the good work of the council, particularly to local organisations, and am proud to be an ambassador” The Council also elected Councillor David Shortell as Vice Chairman and Councillor Ian Monks as Leader of the Council. The Chairman of the Council is the civic head of the council while the Leader of the Council is the political head. East Dorset District Council has 29 councillors who are elected by the public every four years. They represent 16 different wards of East Dorset.

Christchurch to mark the Magna Carta anniversary thanks to National Lottery Christchurch Culture and Learning Arena (C.A.L), whose activities focus on the heritage of the ancient borough of Christchurch, are celebrating the receipt of a grant of £7,388 from the Heritage Lottery Fund (HLF). The money will go towards the commemoration in Christchurch of the 800th anniversary of the signing of the Magna Carta on Monday 15 June. King John was a frequent visitor to Christchurch Priory and the celebrations will include a re-enactment of his final visit. The Mayor’s Parlour in the High Street and Saxon Square will be the main centre of activities from 10am to 3.30pm. A display of vestments and regalia will be held in the Mayor’s Parlour while a Heritage Marquee in Saxon Square will house the Magna Carta Census Scrolls which visitors will be encouraged to sign as a reaffirmation of the benefits of the Charter. Christchurch History Society will be on hand to provide information and a heritage trail will be led by historian Michael Andrews around the ancient Plantagenet boundary. Pupils from Christchurch Junior School will be dressed in colourful medieval costume and Bournemouth Shakespeare Players will portray the arrival of King John and his courtiers to deliver a charter for ceremonial signing in Christchurch Priory (courtesy of the Reverend Canon Charles Stewart). A peal of bells will herald King John’s departure towards the Constable’s

House where he stayed in 1215 and a stone-mounted plaque financed by the Heritage Lottery Fund grant will be unveiled to commemorate his visits. After banqueting and entertainment in the Bowling Green area, courtesy of the Kings Arms Hotel, the Town Crier will lead the Royal entourage to the Saxon Cross and the Mayor’s Parlour balcony before departure. In the week prior to this event the Hayloft Gallery in Wick Lane will offer free workshops in the ancient crafts of calligraphy, spinning and weaving, medieval bag making and the Bayeux tapestry stitch and preparations will begin for Christchurch’s own Magna Carta Tapestry. Throughout the week beginning 15 June Christchurch Priory will host an art exhibition by its four local schools entitled ‘800 years of cultural heritage’ and will also hold a number of musical events, including a Choral Evensong and an organ recital. In addition to the HLF grant, which will contribute to their specifically designated activities in the event, Christchurch Council is providing £500 of funding. Christchurch professionals in food and drink are honoured at awards evening Businesses, chefs and barmen from Christchurch were honoured at the Christchurch Food & Wine Festival’s Awards for Excellence ceremony held at the Pavilion at the King’s Arms Hotel. Special guest Simon Calder, senior travel editor at The Independent, joined the Food Festival’s Chairman, Vicki Hallam, to present the awards to recipients reflecting the diversity of the borough’s food producers, suppliers and providers. Awards went to The King’s Arms Hotel, recognising their Michelin Bib Gourmand status, to Highcliffe’s Chris Watkins Family Butchers and to local fisherman and Mudeford Lifeboat volunteer, Pete Dadds. Two local farms in Sopley also received awards – Owls Barn Farm and Dan Tanner’s Sopley Farm – while local business Jimmy’s Iced Coffee was honoured for its successful growth. Food Festival founder and President Mary Reader presented the night’s special award to Ian Gibbs for his contribution to the industry and in recognition of his work for the Food Festival Education Trust over the years. During the Food Festival secret shoppers from the United Kingdom Bartenders Guild visited establishments in the borough looking for the very best bar experience. The winner was judged to be The Captains Club Hotel. Meanwhile the Hotel’s barman, Tommo Quy landed the award of Best Bartender following a competition to produce a cocktail using Conker Gin. Rupert Holloway from Conker Spirit was present to announce the award.

The final award of the evening was for the Professional Chef of the Year. Following the heats at the Bournemouth & Poole College when ten local chefs took part, three chefs went on to the final held at Purewell Electrical’s Neff Cookery Theatre. The three finalists were Adam Hart and Luke Phillips from Chewton Glen and Craig McColm from The Jetty, with Luke Phillips taking the title. Luke graduated from Bournemouth & Poole College’s Specialised Chef Course after completing his apprenticeship at The Chewton Glen and then went back to work full-time at the hotel. Following the awards ceremony, Simon Calder entertained the audience with an amusing presentation about his travels abroad. To conclude the event, Vicki Hallam said: “We are very grateful for the contributions of all of the sponsors of the Food Festival and I would especially like to thank the sponsors of the Awards, Harbour Hotels Group, for helping to make this evening such a success. I also congratulate all the winners and thank them for their contribution to the food and drink scene in Christchurch.”

A Couple of Case Studies

1. In early 2009 I was approached by a chap looking to invest in a buyto-let property; at the time he was looking to invest c£230k. We sat down together and shortlisted 5 properties from local agents’ details, he then went away to make appointments to view these properties. I Jeremy Clarke then accompanied him on all 5 viewings to give my input as to what each property would return as far as rental income. During that day we settled on 1 particular house; an extended 3 bedroom semi off of Comet Way in Mudeford priced at £230k. Over the next weeks the negotiations culminated in an agreement to buy the house at £220k and about 5 weeks later he had the keys. We started marketing immediately as the new owner set about decorating the house from top to bottom in neutral colours. Within a week a tenant was secured and that tenant moved in just over 3 weeks after the buyer had completed the purchase. Six years later and the property has had 3 tenants and we are able to show some actual figures based on purchase price, rental income (gross) and current estimated value. There was no mortgage required to buy, the money came from an inheritance. May 2009, purchased for Rent received June 2009 – May 2015 Current estimated value Obviously there have been costs

So what do these figures show? To me they show that the owner has returned approximately £55,000 (rent less costs) on his original investment – about 25% and he now has an asset worth maybe £45,000 more than he paid for it, an overall “profit” of c£100,000! In November 2014 a couple came into my office having read several of my articles in this magazine. They had decided to invest some money from an endowment pay-out and take out a buy–to– let mortgage to secure a property. We talked, I showed them a draft of the above case study, and they went away and started to look at properties to buy. By February they had shortlisted 3 and we spoke again to determine likely rents, they made an offer on one and in mid-April, they collected the keys to a house in Bournemouth and we started to look for tenants. Last weekend the tenants moved in and this couple hope that they have started the same journey as the landlord above started in 2009! Talking about Wildlife...

Marvellous Meadows Rolling meadows with their rainbow colours and sounds of wildlife bring out the romantics and poets in many of us. Few relaxation techniques can compete with a stroll along a meadow, in a light summer breeze, with the sounds of insects humming, birds singing and small mammals scampering away. Meadows are quintessentially British, and an essential part of our landscape, but sadly their numbers have been reduced greatly in the last half century. Meadows may look wild, but in fact these open areas of grassland are man-made havens for wildlife. Over hundreds of years meadows have been carefully managed with traditional means of alternating cattle grazing in the winter with hay cutting in the summer, when meadows are closed for cattle. They support a complex and intricate ecosystem with hundreds of species of flora and fauna, and are of great ecological importance. One of the most important functions of todays’ meadows is supporting pollinators; bees, butterflies, moths and hoverflies. Common pollinator species inhabiting and buzzing around meadows are orange-tip, common blue and skipper butterflies, and bumble bees. A great part of the ecosystem depends on pollinators, and many plants and crops rely on them for their reproduction. Following the intensification of farming and development that took place after the war, pollinators have also decreased in numbers due to increasing popularity of pesticides and loss of many natural habitats. Meadows typically support dozens of species of various grasses and flowers, and the flora vary according to local climate and soil conditions. The varieties of grasses include quaking, sweet vernal-grass and crested dog’s-tail, and the species of flowers vary from snake’shead fritillary, devil’s-bit scabious and pepper saxifrage to various orchids, and many more.

In damp meadows, cuckooflower, ragged-robin and yellow iris can also be found. The multitude of grasses and flowers provide the pollinators with the vital nectar and pollen, and the insects in turn end up on the menu for birds, frogs and bats. Badgers, hares and rare farmland birds such as skylark all inhabit meadows, making them one of the most fascinating landscapes we have. Whilst meadows have been reduced drastically, there is good news as well; some have been protected as nature reserves, and meadow creation schemes such as ‘Coronation Meadows’ are creating new, “unimproved” meadows without the use of fertilisers. You can help us keep the magic of British of meadows intact for future generations and in ensuring that pollinators continue to thrive in this invaluable environment. Volunteering with your local Wildlife Trust and buying produce from local, traditionally managed farms are steps that take us closer to ensuring the future of our meadows. Dorset Wildlife Trust supports meadows preservation and will run the Kingcombe Meadows Reserve Wildflower Week Event on Wednesday 27 May 2015 10:30. CODA TRUST SEEKING MUSICIANS FOR EXCITING NEW FOREST MUSIC PROJECT Coda Music Trust is looking for Hampshire or Dorset based musicians, who enjoy the challenge of improvisation, to participate in “Songs For Wild Horses.” Coda is offering a fantastic opportunity to work with world-class musicians on a new creative collaboration. The project aims to create a new piece of music which will have its world premiere in the New Forest in October this year. Coda Music Trust and Hampshire based project, New Dimensions (Turner Sims and Anvil Arts) are working closely with Norwegian musicians Nils Okland (Hardanger Fiddle) and Oyvind Skarbo (Percussion) - both internationally renowned in the field of improvisation. Coda is looking for musicians of all instruments and genres - from experimental to folk, kit players, string players, electronics, singers and wind players - to work as an ensemble with both musicians to create a new piece under the title “Songs For Wild Horses”. Nils & Oyvind are coming to the UK for initial rehearsals on Saturday 13th June, 10:30 – 16:30, at Coda Music Centre, BH23 5QL. Participants will have the chance to work with them over the course of the day and will enjoy a fabulous free lunch at Coda!

Every month the solicitors and lawyers at Harold G Walker will be providing answers to your questions about the law. My employer has refused my request for two weeks holiday, as she has said that she cannot spare me as business is too busy at the moment. Can she stop me taking holiday leave when I want to? In the first instance, you should check your contract of employment and/or holiday leave policy, if your employer has one, to see whether your employer has made particular provision concerning this point. If your employer has, then under the contract your employer will have a contractual right to prevent you from taking your holiday. However, if your contract is silent on this point, then the default position will be set out under Dee Woodcock Employment

I am appointed Executor of my Aunt’s estate and have had to use my own money in connection with her estate; can I claim these back? During the administration of an estate it is usual for certain expenses to arise, such as payment of death certificates, potential change of locks on a property or insurance premiums. Expenses incurred which directly relate to the administration of the estate can be reclaimed from the estate, when monies have been released from the banks, which is usually after the Grant of Representation has been obtained. It is also possible to claim for mileage, if for example, you live some distance from your Aunt’s property and are required, under the terms of the insurance policy,

the Working Time Regulations 1998 (WTR). This states that a worker wishing to take leave must give notice, which must be at least twice the period of the leave requested. Where this has been done the employer may refuse the worker’s holiday request by serving a counter-notice. This counter-notice must be given to the worker at least as many calendar days before the proposed leave is due to commence as the number of days which the employer is refusing. As a result, a worker who wishes to take, ten days holiday (i.e. two weeks holiday), under the WTR, should give their employer twenty calendar days’ notice. If the employer subsequently wishes to refuse that request, it must give notice at least ten calendar days before the date on which the leave was due to start. Christchurch U3A Vintage Brass A Night at the Movies

On Saturday 9 May popular brass band Vintage Brass teamed up with Tamesis, a young, semiprofessional choir, for a Spring Concert, in Boscombe. Tamesis chose ‘film night’ for their theme, and Vintage Brass joined in with ‘Star Chaser’, ‘Tara’ from Gone With the Wind and ‘Elvira Madigan’. Oldies and newbies featured in the choir’s set list – bringing James Bond to Boscombe with a sizzling medley featuring ‘Goldfinger’, ‘You Only Live Twice’ and ‘Diamonds are for Ever’. Later in the evening melodies from ‘Titanic’, ‘Frozen’ brought a more romantic feel to the evening. Vintage Brass’s ‘Colour of Brass’ and the jaunty march ‘New Commission’ showcasing the percussion, made our audience sit up, while a medley of Beatles hits brought back memories of the sixties.

Invited to participate in two numbers with clapping and finger clicking, the audience responded with a will. Held in the splendid auditorium of the Salvation Army Citadel, the concert was expertly compered by Peter Guntrip, Musical Director of Vintage Brass, together with Louise Rapple Moore, Musical Director of Tamesis.

Blessing of the Waters on Mudeford On Rogation Sunday, 10 May the annual Service of The Blessing of the Waters was conducted by the Rev’d Helen Griffiss. A sizeable parish congregation was joined by Sunday visitors to the quayside: families, dog walkers, motor cyclists and vintage car drivers there for a rally. Prayers were led for the fishermen who sail out of Mudeford to bring in ‘the harvest of the seas’, for the RNLI who save people’s lives in these waters and for all who enjoy our beautiful coastline. Local band Vintage Brass plays hymns including ‘Eternal Father, Strong to Save’ and ‘For Those in Peril on the Seas’.

‘Nemo’, the new sea scouts’ boat was blessed by an intrepid Revd Griffiss who was taken to it across ‘The Run’ in a rowing boat, a life jacket ensuring against any ‘peril on the sea’. Bucket collections for the RNLI did well on this joyful, sunny afternoon at Mudeford.

The Adventures of Nellie The Dorset Publications Camper Van Nellie loves this time of year…the time of Shows! We have so many different types of exhibitions, festivals and fairs that we really are very spoiled. From the Great Dorset Steam Fair and the Dorset Show in September, the Bournemouth Air Festival in August and the wonderful New Forest Show in July, to name but a few. Well this one was totally up Nellie’s street… The Wheels Festival in Bournemouth! Nellie was rather excited to be going out. She had had ‘bronchitis’ and had been suffering for weeks, making a rather loud growling sound as she spluttered along. We were waiting for her new part to arrive all the way from Japan, so if anyone heard her, and to be honest she would have given the Formula One Racers a run for their money with all the noise she was making… we do apologise! So now with a new tube and a revived Nellie, off we went to the Wheels Festival. It was “Mayhem” in Zone 3! What a truck that was. This was a chance to have a ride on a huge truck, be thrown around and bounce up and down on the sand at speed. What fun.

Moving along to zone 2 there were Monster Trucks. OMG as the youngsters would say. Big Pete is massive. Nellie looks decidedly slim, yes slim, next to this beast of a machine. In fact Big Pete Ltd is the UK’s No1 most successful Monster Truck Team and has the ONLY female monster truck driver in Europe! Nellie was very impressed with her. You can check out their website at www.bigpete.org. Big Pete and Grim Reaper pulled a car apart in a tug of war, as if it was made of paper! They also climbed over a hill of sand, with two very squashed cars on top, as if kicking a plastic bottle out of the way. Easy. We also learned that ONE

Then, further along the populated promenade, well… oh… was Nellie’s dream. A red Lotus Esprit. Oh how she would love to look like a red Lotus Esprit. I am sure when she looks in the mirror, instead of seeing huge thighs and a big grin, she sees sleek, smooth, elegant lines. Probable much like I see Claudia Schiffer in the early 1990’s! Or is that Steve? Anyway… gorgeous, glistening and glamorous cars lined the street looking into the sunshine. Mmmmm…

Nellie dreams in the mirror...

Walking back up to the top, to the Overcliff were the famous Formula One Racers. Now if Nellie raced along at that speed (if only she could…) I am sure she would have been severely reprimanded - if they could have caught her of course! Today was a special day and the Overcliff had become an exhilarating race track. I do hope there

was noone staying in one of the hotels, hoping for a quiet romantic weekend, as they would have been rudely disappointed. The noise was amazing. The roars and the revving, incredibly powerful engines were invigorating. What a sight and sound. These cars are something else and driving one, so close to the ground at that speed, and let’s face it, this was probably slow in comparison to what they can do, must be a total trip. Incredible. There were lots of other events on different days at different times. Bournemouth was alive with go-go-go, roaring machines, yells of excitement, family and fun. Well done Bournemouth! Nellie had great fun and is definitely looking forward to more Shows. Where will Nellie go next…? By Debbie Corney

New bin at Mudeford Quay for rubbish found at sea A new bin has been placed at Mudeford Quay for fishermen to deposit rubbish which they might find while they are out at sea. The bin has been acquired from a partnership between the Litter Free Coast and Sea Campaign, Christchurch Borough Council and Mudeford & District Fishermen’s Association. Litter Free Coast and Sea carried out an audit with local commercial fishermen to find out whether they had the resources they needed to bring marine litter they came across while out at sea ashore for safe disposal. It was discovered that this extra bin was required at Mudeford Quay in Christchurch. Richard Stride, Chairman of Mudeford & District Fishermen’s Association, said: “Rubbish at sea can be a real problem for us, especially if it’s hidden beneath

seaweed. Ropes and balloons can be particularly perilous and balloons have the added problem of giving the impression that they could be a person in danger.” Mudeford ward councillor Claire Bath said: “It’s great that the fishermen now have somewhere convenient to put the litter that they come across at sea and I’m glad that the partnership between our organisations has come up with this solution to the problem.” Matilda Manley, Litter Free Coast and Se Coordinator at Dorset Coast Forum, added: “This project demonstrated the great work local fishermen we engaged with do to minimise the creation of marine and beach litter. Through their practices they are helping create a Litter Free Coast and Sea and are natural ambassadors for the campaign.”

The Great Pacific Rubbish Patch There is a floating island of plastic rubbish, twice the size of Texas, caught in a current gyro between USA and Hawaii. The area is filled with plastic but doesn’t show up on satellite. While predicted in the mid 80s it was discovered in 1999 by Charles J Moore who sailed into it by mistake as he was returning from a yacht race. This problem is not unique to the Pacific. There are a few oceanic garbage patches throughout the world, including one on our doorstep in the North Atlantic. In a recent National Geographic article it was estimated that worldwide there are 5.25 trillion pieces of plastic debris in the ocean. Of that mass, 269,000 tons float on the surface, while some 4 billion plastic microfibers per square kilometre litter the deep sea.

Expand your horizons

Summer, sunshine and strawberries, June is a truly wonderful month! In this time of plentiful growth we take a look at making the most of your waste clippings by turning them into lovely rich compost to use next year, and also how to make the most of every inch of your space. Jobs for June:Take off the side shoots from tomato plants to avoid them becoming too bushy and overburdened with fruit. Water regularly. Garlic that was planted in the Autumn should be maturing now. Lift when the leaves start to shrivel and leave to dry in a warm spot. Keep planting - the moist soil, higher temperatures and long days are ideal growing conditions. French beans, courgettes and salad crops can all be sown now. Watch out for pests! Think about protecting brassicas before caterpillars start to become a problem.

Every year it amazes me how the plants respond so dramatically to the arrival of the warm weather. Anything sown or planted out in May seems to positively leap out of the ground and shoot skywards, in many cases quickly catching up with earlier sowings! Of course the lawn is no exception and if you don’t already have a composting system in place then why not set one up now and make use of some of those endless grass clippings? Ideally you want to have two (or even three) compost bins so that when one is ready to use for the garden you have another filling up and rotting down. You can buy allsorts of nifty looking, ready made, compost bins some even have clever devices that make it easy to turn the whole bin to help the waste break down - but you don’t need anything fancy. You can just start a compost heap in an out of the way corner, enclosing it with old pallets, or wire mesh wrapped around four stakes if you want to keep it looking a little neater. So what should you compost? Well any dead organic matter will decompose naturally but you should aim for a good mix of ‘green’ and ‘brown’ ingredients. Lawn trimmings, veg leaves and peelings provide the green element and you should add a reasonable balance of brown items such as shredded paper, straw, eggshells and even the contents of your vacuum cleaner bag. Turning the heap occasionally will accelerate the breakdown and covering with an old

carpet when it is full will also help. Leave for several months and you should have some great compost! June is also the time of year when it is easy to start to run out of space on your plot. Everything puts on amazing growth spurts and you are suddenly left wondering where you are going to plant out those tomatoes that you’ve been nurturing in the greenhouse, or finding you’ve no room for the cabbages that you’d like to be eating later in the year. Time to expand your horizons and make full use of containers and of your borders. Look at the different varieties of lettuce and salad crops many of these, along with cabbages, can add a splash of decorative, coloured foliage to your borders (and be eaten too!!!). Grow bags are wonderful for crops such as tomatoes, cucumbers and peppers. They’ll be happy in a sunny spot on your patio but do remember to water and feed regularly. Larger pots can house courgettes and pumpkins, with the exotic looking flowers adding a bright splash of colour. Even hanging baskets can get in on the grow your own act! Look for suitable strawberries or tomatoes and you could be treated to a bumper crop of luscious fruit tumbling down from above.
