The fall season is here. That means we have reached the next phase in our cyclical selling season. In previous market updates, I have referenced Steven Thomas’ Orange County Housing Report. His predictions often mirror what I see within San Clemente and the Talega housing market. As expected, inventory has plateaued and will start its cyclical drop. Last year, from the end of August through to the end of the year, the active listing inventory dropped 31% across Orange County. We are currently on the same trajectory. Our active listing inventory is within 1% of the number of homes on the market as at this time last year. Demand will follow suit as we enter the fourth quarter, dropping 3-4% so far in the trailing weeks. It is important to take everything into account when considering the sale of your home. And, my best advice is to consult a trusted real estate professional when embarking on your journey.

La Pata Extension: New Life for Talega PRESENTED BY THE ECHELBERGER GROUP
T
he “La Pata Extension” or “La Pata Connector” has been a hot topic as of late. As a tight-knit community, Talega residents have long debated the pros and cons of this new thoroughfare. But, with the road now open, we have an opportunity to examine the facts, and all things point to a positive outcome. Leading up to and throughout the entire construction process, many residents viewed the La Pata Extension in a negative light. As a result, residents within the Mirador tract filed a lawsuit. Grievances ranged from the road extension being an eyesore, causing excessive road noise, and not being disclosed to its closest neighbors as a potential hit to property values. However, as we have all experienced, the new La Pata Extension is actually none of those things. With any new development, it is important to keep an open mind. I have been keeping my ears open to what the public, real estate industry, and my network of agents have been saying. And, what I can tell you is that the outlook does not look so dismal. In fact, the outlook looks overwhelmingly positive, especially when it comes to the future of Talega property values. What is noticeable from the outset is that the La Pata Extension is not an eyesore and does not significantly add to the road noise in Talega. What La Pata was set out to do is provide greater access and easier transportation to the many amenities of Dana Point, San Juan Capistrano, and Mission Viejo. The last time that we experienced this kind of potential for growth was when The Toll Roads opened California State Route 73. And, as we have learned with property value, location may be everything but access is essential. Instead, the La Pata Extension is set to open doors to a whole new pool of buyers that would not have otherwise considered San Clemente as a viable option. With the recent construction as part of the I-5 South County Improvements Project, the commute north from San Clemente

has been slow to say the least. What was once a 30-minute drive north on the I-5 is now a 5 to 10-minute drive on La Pata. La Pata has the potential to breathe new life into the community of Talega, which quite frankly has struggled when it comes to positive gains in average price per square foot. This is all in contrast to how property values have recovered in the next-door communities of Ladera Ranch, which are comparable to Talega in many regards. On average Talega is still approximately 6% behind Ladera Ranch on price per square foot, which had a similar growth trends over the last 16 years. I will continue to keep my eye on the market, and will keep you updated as to how property values respond over the coming months. However, the outlook is good after only a few short weeks. The San Clemente Woman’s Club is celebrating eighty-five years in the Spanish Village by the Sea. Over the past twelve years, Pat Riegler, with her husband Ron’s help, adopted the 11th Marine Expeditionary Unit at Camp Pendleton. Pat started giving showers for the pregnant Marine wives once a year, occasionally taking them to lunch, and shopping individually for every child in the unit at Christmas (sometimes topping out at 100 children.) Around her 10th anniversary of providing these services, the Marine Corp honored Pat with a plaque.

In the last three years, Pat’s health has declined and she is confined to a wheelchair. In continuing with the philanthropy, she recruited Patti Brotherton and other ladies from The Gallery in Talega to help. On Thursday, August 25th, they held a baby shower on base for 20 11th MEU wives under the guidance of Kyp Hughes, Family Readiness Officer. Pat and Ron provided lunch and each expectant mother received a handmade baby blanket, stroller, playmat, and various infant and baby necessities. Drawings were held for additional prizes and gift cards. The expectant mothers were so very appreciative since most of them have such limited income and new babies are a big expense. Wealth Management Strategies When Will the Federal Reserve Raise Interest Rates? BY COLIN SMITH CFP®, AAMS®
T
he Federal Reserve, or the “Fed,” directly controls short-term interest rates. Typically, the Fed will lower short-term rates to stimulate the economy. The Fed will raise rates to slow down the economy if it seems to be “overheating” and threatening to push inflation to excessive levels. Since the end of 2008, the Fed has kept short-term rates close to zero. Chair of the Federal Reserve Janet Yellen has indicated that when the increase comes it may be relatively small, and that further increases will be spaced out enough to avoid potential “shocks” to the economy. Consider the following in a rising interest rate environment: • Review your bond holdings - As short-term rates rise, shorter-term bonds may eventually become more attractive than longer-term bonds, which tend to be more volatile. A sell-off of longer-term bonds can push their prices downward, so make sure these bonds don’t take up too large a percentage of your fixed-income portfolio. • Build a bond ladder - To construct this ladder, you need to own bonds and other fixed-rate vehicles of varying maturities. When market interest rates are low, you’ll still have your longer-term bonds, which typically pay higher rates than short-term bonds. When interest rates rise, as may be the case soon, you can reinvest your maturing, shortterm bonds and CDs at the higher rates. • Be prepared for volatility - Certain segments of the financial markets don’t like interest rate increases because higher rates mean higher borrowing costs, which make it harder for businesses to expand their operations. The Fed has already indicated it is likely to raise rates fairly soon. Such a hike may already be largely “priced in” to the market. Skateboarding BY PAUL DURANT
S
ince its infancy here in America, skateboarding has been steadily climbing the ranks. What started as just a leisurely way to get around has evolved into a professional sport that has gained international acceptance.
Tony Hawk helped elevate skateboarding throughout his career and recently in 2009, was invited to skate on the White House grounds to help celebrate Father’s Day with President Barak Obama. Skate competitions that began in the 1960's, up to the X Games of today, have helped to pave the way to include skateboarding in the 2020 Olympics. Despite its worldwide acceptance and steady growth— which has turned skateboarding into a multi-billion-dollar industry— skateboarders are still sometimes viewed in a negative lens. Skateboarders (like myself) see the sport as a fun way to exercise, hang out with friends and family, and develop one’s skills. Yet, the stigma attached to being a “skater” tends to make others see young skateboarders as criminals just for skating on the sidewalk. These kids are mislabeled as misfits, but why? Why are skateboarders so unwelcome in their own community? I’d like to encourage people to get to "know skateboarding" instead of automatically thinking "no skateboarding." Developing a natural curiosity for different sports may in fact help dissolve this stigma or public fear of its growth. Young skaters who made something of themselves through this adversity have found ways to channel their talents into a way to give back to their community. Ryan Sheckler, for example, was born and raised here in San Clemente and started skating at the local Ralph’s Skate Park. After gaining status as a professional skateboarder, Ryan founded the Sheckler Foundation in 2008 with a mission to empower the community to “Be the Change!” One of the foundation’s charities, "Skate For A Cause," helps to raise funds for recovering athletes and build more parks to empower kids to skate in their own communities safely. Let’s be good role models by encouraging our local kids to skate safely and embrace what is truly a valuable talent, as well as using their talents for a compassionate cause. J
ohn Maxwell, the New York times bestselling author and speaker who has sold more than 25 million books in 50 languages, has recently created The “7-Day Experiment to Intentional Living.” This is an initiative designed to provide a taste of what it means to experience a life of significance. But before this “intentional living” movement began, a Talega family was already constructing a passionate family narrative to live their best story and to encourage others to do the same. Meet Sansol neighbors Dr. Paul Garcia, his amazing wife Deanna and their three boys, Mason (8), Trent (6), and Logan (4).
After finishing up at “UoP” as a campus newspaper writer and lifelong sister and member of the Delta Gamma sorority, Deanna moved to the San Francisco area and worked in several outside sales jobs. “I was born and raised in Orange County (Irvine area) so while I loved living in the city, I yearned for the suburban lifestyle,” states Deanna. She eventually made her way home and began working in the mortgage industry,

Paul received a Bachelor of Science Degree in Kinesiology with Cum Laude honors from the University of Colorado, and Deanna is a graduate of the University of the Pacific in Stockton, California, having earned a B.A. in Public Relations in 1997. Paul found his way back from the Rocky Mountains to attend Southern California University’s Los Angeles College of Chiropractic, becoming a doctor in 2000. After an internship, he joined a practice with other doctors in 2003, and also had an office in Mission Viejo. He’s more of an introvert, having an appreciation for reading a good book or hanging out with just family, and I’m definitely an extrovert, naturally very social and I love to get out. But, he made me laugh and feel comfortable and I loved that about him. We enjoyed playing tennis together, snowboarding, hiking and mountain biking. We were always up for adventure and valued taking care of ourselves by eating a very clean, organic diet and prioritizing exercise.” After dating for 11 months, the two discussed plans to visit Paris. Deanna thought the “city of love” would be a great place to propose and wondered whether Paul was thinking the same. Later she found out he was nervous that something might happen to the ring. So naturally in the end, Paul whisked her away on a quick surprise trip to the Paris Hotel in Vegas. With an array of red rose petals, champagne on ice, chocolate covered strawberries, and on bended knee, he asked Deanna to become his lifelong partner. Eleven months later, in January of 2007, and amongst their closest friends and loved ones, Paul and Deanna wed at The Montage in Laguna Beach. Wanting to start a family right away, the couple decided Deanna would stay at home to be with their children so she left her corporate job and began a new job that would employ her for a lifetime. A little more than a year later they gave birth to their oldest son, Mason. one of the best midwives in Orange County and executed, as Deanna recalls, one of the best experiences of her life! Mason was born at the Laguna Beach Hospital when they still allowed midwives to practice there. Wanting to continue down the same path for their future children, they used the same midwife for the next two sons’ births as well. Trent was born via water birth in January 2010, and Logan at home in December of 2011. Paul’s weekly adjustments and functional medicine practices had Deanna swearing by this natural and holistic approach to her friends and loved ones (who the couple admits thought they were crazy.) “We really pride ourselves in trusting in our bodies. Our motto is: You take care of the body and the body will take care of you,” states Deanna. Living in Ladera Ranch after Mason was born but with plans of having more children, the couple began the process of looking for a bigger home. They eventually settled on Talega. The neighborhood block parties, concerts in the park, membership in the Mom’s Club where Deanna served as the “Moms Night Out” and “Party Planning Coordinator” have been a family blessing. They have met some wonderful friends and have made some really great lifelong memories! The family has a love for travel and an appreciation for different cultures, so it was important for them to raise their boys to be bilingual and with an awareness of other cultures. Mason and Trent currently attend the Spanish immersion program at Las Palmas Elementary. Logan is still in preschool and will finally join his brothers at the same school next fall. Trent and Logan are active in baseball and soccer, and Mason has a love for technology, Legos and, believe it or not, cooking! They love living so close to the beach where they spend many summer afternoons and evenings. It is also an added bonus that all of the grandparents live nearby and get to be a part of their grandsons’ lives.
Paul regularly surfs and attends jiu-jitsu classes while Deanna likes to recharge at hot yoga. Even though she is very busy raising her boys, she started feeling a need to express her creativity outside of the home, so two years ago she started her own family portrait photography business, Deanna Marie Photography. “I’ve always admired that Paul had a career that he felt very passionate about, one that got him up in the morning and looking forward to his day. When I went into photography it was like, ‘This is it!’ I have always loved taking pictures and I’m happy that I decided to do it. Some people can’t work in a field that they love or feel passionate about because they have bills to pay. It’s a blessing when you can find something that you want to do and make money doing it. That’s the dream job. I couldn’t do it when the kids were smaller but now I can.” Dr. Paul comes to life when he talks about his vocation and his setup at his office in San Juan Capistrano. “It’s really great. It’s like my dream situation with an acupuncturist, esthetician, massage therapist and myself. I still adjust people, of course, and work with sports teams and so forth, but currently I’m focused much more on helping people with learning disabilities and auto immune diseases, for example. We work hard to get a good understanding of what’s going on and that’s what I really like. We use functional lab work that can tell us what is really going on in a patient’s body so we can help the body do what it is supposed to do.” Some of his patients now continued»» OCTOBER 2016 11

work in his office because of the healing they have experienced under Paul’s care. So does Deanna get special treatment from Paul? “I have to go in, I don’t get home treatment,” she laughs. “But I do get a better adjustment because with the kids around it’s hard to relax and do it at home. It’s funny, I have to call and make an appointment because he doesn’t keep his own schedule so he doesn’t even know when he’s available. I try to come in when the kids are in school, but sometimes I can’t. He loves when I bring the boys with me,” she jokes wryly. “You know how boys are— playing with medicine balls in the office and talking loudly with massages going on next door. It’s just a chaotic situation but sometimes that’s how it goes.” Paul adds, “And the boys see the office like their second home so in their minds they are not thinking about being quiet.” As a family, the Garcias regularly attend Saddleback Church and both Paul and Deanna are involved in ministries there. He runs a core strengthening class out of the Lake Forest campus and Deanna is a member of the PICS group where she helps photograph various church events.
With his laid back demeanor, Paul tells of his yearly fishing pilgrimage to Alaska with the guys. The Garcias always visit Disneyland at the end of the summer and Deanna is jazzed about her upcoming photography seminar, “Click Away.” Every year, they spend some time at her parents’ second home in Pebble Beach. Surprisingly, none of her family plays golf but they love visiting the beautiful scenery, hanging out in Carmel and relaxing at The Lodge’s spa. The family also loves the snow in Mammoth and Big Bear and plan to travel to Tahoe this winter.

The Garcias are the kind of family you would pay good money to be your neighbors. They are kind and genuine. They are also brave having three boys and a white couch! They are also keenly aware that their approach to life is a little different. Both are in agreement when Deanna states, “We realize we’re not like most families, in the way we lean more towards holistic approaches to diet and medicine. But we’re passionate about what we believe in and really just hope to inspire others to live an authentic life true to who they are.”

Five Essential Steps to Protecting Your Children BY SUSAN DALLAS HATTAN, ESQ.

ost parents consider their children to be their most precious assets, yet many have not planned for the possibility that something could happen to them. While unpleasant to consider, it is essential that you take these five steps to protect your children’s future: 1. Designate guardians - Do you know what would happen to your children if you died or became incapacitated? Avoid having your children taken into custody by child protective services or foster care and ultimately raised by someone you wouldn’t have chosen by designating short and long-term guardians. If there is no perfect option, or you can’t decide who would be best, remember the person chosen by the court might be your last choice! 2. Provide clear instructions - Make sure those you have designated to take on the role of caregiver or potential guardian have agreed to it and have proper documentation of your wishes by providing them with detailed instructions (consider education, religion, geographic location, and fundamental values.) 3. Secure enough financial resources - If you think life insurance is unnecessary or you are putting off saving, think again. Do you have enough savings to care for your children in an emergency? Do you want your children to attend college? What lifestyle do you want your children to have if you can’t be there? 4. Avoid probate - If you own a home and assets worth more than $150,000 and you don’t have them in a trust, your family would be required to endure the long, expensive, public process of probate to transfer the assets. The cost of estate planning is only a small fraction of the cost of probate. 5. Protect your children’s inheritance - Without proper planning, the guardian of your children would be required to release the funds in the estate to them at age 18. If this does not seem prudent, you can control when and how much is passed to your children and protect them from lawsuits, creditors, irresponsible lifestyles, and divorce.
