SPRING 2022 | BEACH ROAD OUTLOOK In real estate, the year 2021 was not only phenomenal nationwide, but it was also the busiest year we have experienced on Beach Road. There were a record 29 properties that sold in 2021 and we were fortunate to handle 18 of those transactions, with most buyers coming from Los Angeles and Orange County, and a few from the Bay Area and out of state. A dominant reason Beach Road buyers purchase is the desire to own what we call a Legacy Home—a home where families can gather and enjoy for generations. Others were fulfilling their dream of owning a home on the sand. Regardless, Beach Road made a mark this year in luxury real estate for Orange County. Some quick numbers for 2021: average sale price for Beach Road was $4,504,524 (2020 was $4,055,500), average price per square foot was $1,806 (2020 was $1,561), and average days on market was 72 (2020 was 244). 2022 has also hit records with six homes already sold on Beach Road. Currently there are only three active listings ranging from $5.5 million - $13.5 million. Buyer demand is still at an all-time high as we have been receiving calls from both buyers and agents looking for a property on the road.
