D E C L U T T E R YO U R WAY T O A F A S T E R S A L E Of all the things that you can do to get your home ready for the market, there’s nothing as effective or inexpensive as decluttering. Not only does it allow you to really showcase the best features of your home, it helps you prepare to move and to even shed some items you don’t need anymore. Two birds, one stone. “I cannot express enough how important it is to show a home that is organized, orderly and clean,” commented Doug Echelberger, San Clemente's #1 real estate agent and owner of Echelberger Group. “Getting rid of the clutter is also one of the easiest things to do when selling a home. It doesn’t have to cost anything, you can donate items you no longer want to charities, and you’ll enjoy living in a clean home, too.” Doug cautions that a proper decluttering can sometimes be a big project. He recommends having a plan before diving in. Getting Started: The goal of decluttering your home before listing it for sale is to make your house appear as large and functional as possible. Removing clutter helps rooms feel more open and airy, and it also helps prospective buyers to imagine their furniture, photos and more in your home. Step One: The first thing a potential buyer is going to see is the front yard, driveway and front door. These areas need to be very neat and tidy or else the prospects will simply drive away. You don’t want to waste a lot of energy inside for buyers to be turned off by the outside. Step Two: There are any number of apps for planning big projects like this, so pick one and get to making a list. Every room in the house, even closets and hallways, should have their own entry. Break the effort into the smallest chunks possible to make it easier to accomplish. The more you check off, the better you’ll feel and the more momentum you’re going to build. Step Three: Rooms crammed with furniture are great for a gettogether, but they’re terrible for showing a buyer how they can use the same space. All they can see is your furniture, so get as much of it out of the way as possible. Leave the pieces that are the nicest or the newest for the very best first impression.
Step Four: Clear your counters. When buyers see cluttered countertops, they assume you don’t have enough storage. Nobody wants a house without enough storage—that’s probably the reason they’re looking for a new place to begin with. Step Five: Clean the showers. It is time-consuming and it’s worth every minute. If buyers see mold and mildew, they will assume the rest of the house is in questionable shape as well and are likely to consider that a big turn-off. Step Six: Your collections have gotta go. From stamps and figurines to sports memorabilia and more, the collections may be impressive but they don’t need to be on display. Pack them up, get them out of sight, make the room where you keep them look enormous. Step Seven: Declutter the garage and storage buildings, too. They’re great places to dump stuff you don’t want to get rid of, but potential buyers are going to want to know if their own items will fit in that space. Clean that garage and those storage buildings up and, if necessary, install some heavy duty shelves to give an organized appearance. Where Do You Put The Decluttered Clutter? Once you’ve sorted out the things you can live without for a while, you have to decide what to do with them. You can sell them, maybe make a little bit of cash at a resale shop or a garage sale. You can keep them, but in a storage unit somewhere away from your home. You can recycle them. You can donate them. Whatever you do, don’t keep them in boxes in your house. MARKET SUMMARY •
The active listing inventory increased by a staggering 436 homes in the past two weeks, up 9%, and now totals 5,144. Expect the inventory to increase from now through mid-Summer. Last year, there were 5,263 homes on the market, 119 more than today.
•
This year, 19% fewer homes have come on the market below $500,000 today compared to last year, and there have been 28% fewer closed sales so far this year. Fewer and fewer homes and condominiums are now priced below $500,000. This price range is slowly vanishing.
•
Demand, the number of pending sales over the prior month, increased in the past two-weeks by 38 pending sells, up 1%, and now totals 2,640. Last year, there were 2,981 pending sales, 13% more than today.
•
The average list price for all of Orange County dropped from $1.8 million to $1.7 million over the past two weeks. This number is high due to the mix of homes in the luxury ranges that sit on the market and do not move as quickly as the lower end.
•
For homes priced below $750,000, the market is HOT with an expected market time of just 36 days. This range represents 34% of the active inventory and 55% of demand.
•
For homes priced between $750,000 and $1 million, the expected market time is 45 days, a hot seller’s market (fewer than 60 days). This range represents 18% of the active inventory and 23% of demand.
•
For homes priced between $1 million to $1.25 million, the expected market time is 71 days, a slight seller’s market (between 60 and 90 days).
•
For luxury homes priced between $1.25 million and $1.5 million, the expected market time increased from 95 days to 104.
•
For homes priced between $1.5 million and $2 million, the expected market time decreased from 155 to 129 days.
•
For luxury homes priced between $2 million and $4 million, the expected market time increased from 187 days to 208 days.
•
For luxury homes priced above $4 million, the expected market time increased from 313 to 386 days.
•
The luxury end, all homes above $1.25 million, accounts for 39% of the inventory and only 14% of demand.
•
The expected market time for all homes in Orange County increased from 54 days to 58 in the past two weeks, a hot seller’s market (fewer than 60 days). The expected market time is knocking on the door of a slight seller’s market (from 60 to 90 days).
•
Distressed homes, both short sales and foreclosures combined, make up only 0.4% of all listings and 0.4% of demand. There are only 22 foreclosures and 21 short sales available to purchase today in all of Orange County, that’s 43 total distressed homes on the active market, up four in the past two weeks. Last year there were 89 total distressed sales, 107% more than today. There were 2,613 closed residential resales in March, down by 6% from March 2017’s 2,792 closed sales. March marked a 44% increase from February 2018. The sales to list price ratio was 97.6% for all of Orange County. Foreclosures accounted for just 0.5% of all closed sales, and short sales accounted for 0.6%. That means that 98.9% of all sales were good ol’ fashioned sellers with equity.
