TALEGA MARKET UPDATE The first four months of 2014 sales volume in Talega started out sluggish as compared to previous years. I compiled sales data from the MLS during the past five years for the first four months of each year (see chart below). Compared to 2013, you can see our volume is down by 32 percent, but sales prices still remain seven percent higher. We have basically seen a roller coaster over the past year for values in Talega.

2013 started out with very low interest rates, low prices, and incredibly low levels of inventory. That sparked a hot market through July 2013 which caused pricing to dramatically increase in Talega. Once summer 2013 sales had closed, it left us with a peak closing average of $1,003,869 in August 2013, and an increase in price of just over 23 percent. The “grim reaper� for real estate was that interest rates and prices rose too fast for buyers to comprehend. Interest rates took a sharp rise in July 2013 and it had a very negative lasting effect on our Talega market causing prices to slide backwards almost 16 percent, but they are still up from last year overall. Looking at our current inventory of 74 active and 33 pending properties in Talega, there is a trend emerging that may correct our low sales volume. I am seeing sellers adjusting their prices at a higher pace than normal to get these properties sold. 38 percent of the properties that are in escrow have reduced their price to make a sale. 39 percent of the active listings have made a reduction to the listing price. I have started to see an increase in sales activity over the last few weeks; and as we head into summer, these price adjustments are attracting buyers to purchase. Sometimes these are just the ebbs and flows of the micro market of Talega. Overall, this is still considered a healthy market.

Cuckoo for Coconut Oil
O
ver the past several years, coconut oil has made a comeback after decades of being shunned for its high saturated fat levels. Prior to the 1940s, coconut oil was a preferred source of plant fats for North American food manufacturers because of its taste, texture and stability. It fell from grace after Ancel Keys, PhD, published his diet-heart hypothesis that the consumption of saturated fats leads to heart disease.
the results of eating coconut oil were almost immediate: “It was like switching on a light. I felt like a different person.” When ingested, MCFAs are converted to ketones that can be sent to the brain to be used for fuel. Unlike glucose (another brain fuel), ketones do not require insulin to enter the cell. This is important for people who have insulin resistance in the brain—like those with Alzheimer’s. Other promising neuroprotective properties of ketones have been seen in patients with epilepsy, Parkinson’s disease and malignant brain cancer.
Why has coconut oil made a comeback? While it contains 100 percent fat like other oils, the type of fatty acids it contains is key to its health benefits. Here’s a brief explanation of fatty acids: As the building blocks of fat, fatty acids come in different lengths: short-chain (SCFA), mediumchain (MCFA) and long-chain (LCFA). Coconut oil is made of 85 percent saturated fat, 65 percent of which are MCFAs, while other oils are generally made up of LCFAs. In a typical Western diet, 97 percent of fat comes from LCFAs. MCFAs are metabolized differently than the other fatty acids. Unlike LCFAs, which go through a laborious digestive process where they eventually end up in the muscles or fat, MCFAs go directly from the intestine to the liver where they are used right away as energy for the body. Professional weightlifters use MCFAs just prior to performing for the quick energy it provides. Here are some benefits coconut oil enthusiasts tout:
WEIGHT LOSS: It seems counterintuitive to say eating fat helps
with weight loss, but coconut oil stimulates metabolism by producing energy and burning calories at an accelerated rate. The unique structure of MCFAs makes them harder for fat tissues to store. Several weight-loss studies found that participants using coconut oil reported higher satiety levels and more stable energy levels.

Because coconut oil is very high in saturated fat, not all health professionals consider it a healthy food. In moderate amounts, most people can add it to their diet without negative consequence, but if you decide to use it therapeutically, do your research, discuss it with your doctor and decide what you think is best for you.
