TALEGA MARKET UPDATE PRESENTED BY THE ECHELBERGER GROUP As you read this update, summer will be coming to a close and the school year will be starting. After a busy spring, and with the summer selling season now in full swing, we have watched market trends follow those of the last few years. As expected, inventory is still slightly rising while demand has leveled off. But, keep in mind that there are many factors that will come into play when examining these trends. Happening Now: With the news of Brexit, interest rates have remained low. Coming Soon: With school starting earlier this year, I would expect our peak inventory to happen in late July or early August. Fourth Quarter: With it being an election year, distractions for buyers typically cause a slower market. I have watched these trends for the last four years and I do not expect this year to be any different. It is important to take everything into account when considering the sale of your home. And, my best advice is to consult a trusted real estate professional when embarking on your journey. Please give me a call or email me if you have any questions or comments about the market. You can reach me at doug@echelberger.com or my direct line at 949.463.0400. Please visit my website, www.Echelberger.com, for information on myself, my team, and past client reviews.

will soon be starting for our local kids by the time you’re reading this. But today, my inspiration comes as I write while sitting on a deck overlooking a small harbor at my mother’s house in Maine. Quintessential New England! We’ve been traveling the Northeast for three weeks visiting family and friends and soon will be heading back to San Clemente. As much as I hate to think of our trip (and summer vacation) soon ending, by the time it’s here, I know I’ll be looking forward to sleeping in my own bed again, reuniting with our dog, and getting back to regular exercise routine. The kids will be happy to meet up with friends and neighbors again, and I’m especially looking forward to seeing what new progress has been made on the La Pata extension, now due to open in August, hopefully just in time to help ease the drive back to school for high school parents and students. Happy August!

Transportation Solutions Traffic Relief for Talega BY MICHAEL A. KRAMAN
THE QUALITY OF LIFE IN TALEGA is second to none with beautiful weather, great schools, gorgeous golf courses, and the beach just minutes away. The one challenge that we face is traffic congestion. While areas north of San Clemente have alternate routes, the southernmost area of South Orange County has no redundancy in its roadway system. As the CEO of the Transportation Corridor Agencies, I’m working with regional transportation planners and community members to find real traffic relief solutions.
We recognize that we need a comprehensive solution that will likely include more than just roads, but also active transportation and other forms of public transportation. We’re not only working with Caltrans, the County of Orange and the Orange County Transportation Authority to develop solutions, but also service clubs, chambers of commerce and environmental organizations to collaborate and find ways to relieve traffic. The transportation improvement projects underway, which include the I-5 South Freeway Improvement Project that will
At the public forum to discuss South Orange County transportation solutions.
extend the carpool lane in both directions from San Juan Creek Road to south of Pico, as well as the La Pata connection that provides an arterial north-south connection between San Clemente and San Juan Capistrano, will provide much needed relief. But based on the existing levels of traffic on the I-5, and projected traffic and population increases, this will not be enough and more improvements are needed. Earlier this summer we held a public forum, Get Moving Orange County, to provide transportation updates, discuss where traffic is most congested in South County, and collaborate on transportation solutions. The event was very successful and more than a hundred residents and community leaders attended the forum to provide their input. We plan on holding another public forum in the fall and encourage you to attend. To learn more about what we’re doing to identify transportation solutions for South Orange County, please visit www.getmovingoc.com.

HAVE YOU EVER wondered what your house is worth? Of course you have! Real estate is generally a topic you discuss with your neighbors, coworkers and friends. It doesn’t matter if you’re discussing your own home, the listing down the street, or the sale across town. You may discuss the value of homes in your area, but who agrees what value is? And what is the value of your home?
A conventional sales transaction typically has five main parties: the seller, the buyer, two realtors and the bank appraiser. Each party determines their own ‘value’ and, often, they are not the same. Every participant, except the appraiser, is forming their opinion with a mixture of data, desire and motivation. The process, from the decision to list a house to a signed purchase agreement, can be an emotional roller coaster. And, it’s expensive to sell a home. To get the highest price possible you might fix all the deferred maintenance items, complete updates, hire an interior designer, and pay for staging, an inspection and more. All the while you might be overlooking the one professional that can help you the most in the process— your own appraiser! Many people don’t realize that the best money they can spend is to hire their own appraiser first. CONTINUED ON PG 16

The U.S. Department of Labor reports that only 5% of commercial pilots are women. How do you view the competition for women who are interested in aviation as a career now?
It’s rare to see women in aviation, but the trend I’m seeing now is that the door has opened dramatically for women. There is more encouragement for women to get in the industry.
How did you celebrate your promotion to Captain?
Craig and I met at a small airfield south of San Jose in 1995. I was working as a flight instructor and he was a corporate pilot for a lumber company. We dated for five years before being married in 2000.
I haven’t had time to do anything! It has been such a whirlwind!
In May, you flew your first flight as Captain as part of an all female crew for Delta Air Lines. How did it feel being in the cockpit with another woman?
Delays, mechanical problems, a passenger on board that gets sick— you have these things that happen and that’s what kind of makes it interesting. Not that you want those things to happen but it breaks up the monotony. I used to fly mostly transcontinental flights and it can be monotonous when you sit for five or six hours and monitor aircraft controls and parameters. Now I’m flying multiple legs a day up and down the coast. It’s a very fast paced operation that keeps me engaged.
I love flying with my male co-workers but I feel when the flying public sees two women pilots together they look at us like we are very unique. As a TSA officer once said as a first female officer and I were going through security together ‘Oh my gosh, you’re like unicorns!’
Does your job ever feel monotonous or is it always exciting to be flying?

he Phillips family, Craig, Heidi and daughters Madelyn, 11, and Neva, 6, moved to Talega from the Bay area in June of 2014 with a desire to live in a more family oriented community. Both commercial pilots, Craig is a Captain for NetJets, a fractional ownership company based out of John Wayne Airport and Heidi was recently promoted to Captain for Delta Air Lines on the Boeing 717 based out of LAX. Here they have found the balance in family, careers and community that they had been striving for. I sat down with Heidi to discuss the move, her family and what it’s like to be a working mother in an industry still dominated by men.
What led you and Craig to careers in aviation?
After graduating from high school, Craig attended a small college in Northern California and played on the golf and baseball teams. He had always enjoyed flying airplanes, a love he acquired from his grandfather and also his father, who worked for Lockheed Missiles and Space division in Sunnyvale. His grandfather, a Captain for Pan American World Airways, owned a small single engine airplane. Craig worked as an assistant golf pro while he was
attending flight training for his aircraft licenses and ratings, and spent many years flying for different corporate flight departments until he was hired at NetJets in 1999. One of his favorite jobs in aviation was working with the California Department of Forestry, flying multi-engine aircraft in support of fighting wildfires. My love for flying started at a young age. My dad was very interested in aviation so we would attend many airshows at Travis Air Force Base near Fairfield, CA. My favorite was watching the Blue Angels during Fleet Week. I took my first flight when I was 17 was in a Cessna 182 owned by my mom’s boss, a retired Air Force pilot. I knew then I was sold on aviation as a career. My parents are both immigrants and my dad’s family came to America with very little. He worked hard to support his family and didn’t have the means available to have a career himself in aviation. He gave me the drive to work hard and become a female aviator. I graduated from Embry Riddle Aeronautical University in Prescott, AZ with a BS in Aeronautical Science & Aviation Safety and moved back to the Bay Area in pursuit of attaining flight hours to advance my career to become an airline pilot. I had many jobs in aviation including flight instruction, charter, cargo & working

I feel like people sometimes don’t see the team aspect of swimming. At Madelyn’s level, you’re competing against yourself and your own times, but you’re also competing as a team. I have video of my daughter swimming and ten of her teammates standing around and cheering her on in the water. If that’s not “team” I don’t know what is.
What do you find are the main differences living in Southern vs. Northern California?
Female Pilot Crew
Moving here has been a breath of fresh air. My husband says all the time that San Clemente is what the Bay Area was like 30 years ago, and I guess I kind of agree. People up there are so focused on work and how expensive it is to live and the need to have two incomes. The sense of community feels gone. That was a lot of the reason why we moved here. We lived in a nice neighborhood but the public school was not on par. We switched private schools three times because we couldn’t find a good fit. It was very different from what Craig and I grew up with, and it was not really the focus we wanted raising our kids.
What made you choose Talega and what do you like about it?
We were torn about leaving family and moving away from an area we were both raised in and from which we had so many memories, but my commute to LAX from San Jose was getting old. We were searching for a new community closer to L.A. to raise our family and a coworker encouraged us to look in San Clemente,
particularly Talega. With the outdoor lifestyle and fantastic schools that Talega had to offer we knew we chose the right place to move. We love our Miraleste neighborhood. There are tons of kids and no lack of outdoor activities for them to stay busy. There are multiple block parties every year and people really just engage with one another and it’s such a change from where we moved from. I think because of the multiple cul de sacs and great schools, it’s a lot easier to connect in this community.
Do the girls enjoy their new school, Vista Del Mar?
We have a phenomenal Gold Ribbon school here which I have been so excited about. I was concerned about the school when we first moved. It’s one thing on paper but it’s another thing to actually be in the environment and see how the kids interact, and how the parents interact. It has been really good and my kids love it, and that’s a lot to be said for Madelyn because this is her fourth school.
Do you prefer to fly or take road trips when you’re on vacation as a family?
Believe it or not, we usually stay local. Craig and I kind of go through airport burnout so the last thing either of us want to do is get on another airplane and stay in another hotel room. Our most favorite thing to do as a family is to visit Craig’s family’s cabin in Huntington Lake when we have the time. Madelyn and Neva absolutely love being in the Sierra Nevadas. California is such an amazing state. I really didn’t realize, until I started flying for a living, how amazing it really is.
Craig & younger Madelyn
What do you see when you’re flying that passengers miss?
Most people aren’t looking but I see so many amazing things— cloud formations and thunderstorms. I’ve seen the Aurora Borealis flying up to Alaska. That was amazing.
What has been your most memorable flight?
I was flying out of Orlando to JFK four days after September 11th. On the arrival into JFK you have to make this arcing approach over Manhattan. As we were coming in, it was horrible; I saw a smoking hole in the ground where the Twin Towers once stood. I still get choked up thinking about it. To me it was like looking at San Francisco and not seeing the Golden Gate Bridge. It’s obviously a very personal experience for me because somebody used what I love as a weapon and you think, ‘How can that happen?’
How do Madelyn and Neva feel about your job?
They really don’t say much about it and I don’t know if they really and truly understand what I do yet. There was a lot of talk about my promotion to Captain and I was away at training for awhile so I think Madelyn is starting to realize that her mom has an important job and is responsible for a lot of people.
What activities are they involved in?
Madelyn had been swimming in the Bay Area for two years so I thought it was a perfect fit for her to try out for the San Clemente Aquatics Team (SCAT.) She not only found an exceptional swim team that has advanced her skills & success, but she has made many
Huntington Lake, CA
friends. Neva followed suit and joined the team a few months later at age five. They both also play softball for San Clemente Girls Softball and enjoy playing golf at Talega Golf Club.
Madelyn swims at least five days a week. What keeps her motivated?
Some things we love about our team is that SCAT coaches put the kids’ needs first vs. just being performance driven. There are days when she feels she needs a day off and her coaches honor that. There is a camaraderie amongst the parents and kids instead of a focus on an intensive competitive environment. I feel like we’re more driven here in Orange County with sports but at SCAT they encourage the kids to be at the level that works for them. There’s a great balance.

Real Estate How to Sell Your Home for Top Dollar Faster
“
BY DOUG ECHELBERGER
Thinking about putting your home on the market? How you refine your home, inside and out, matters. Going from tired to turnkey is the difference between selling your home for top dollar faster and sitting on the market. And, as we enter this summer selling season with inventory rising and demand cooling, it has never mattered more. Here are five ways you can increase the property value of your home before selling.
1. Paint the Walls This is my number one recommendation to every seller. Adding a new coat of paint to the walls can enhance your home’s value. It may sound too good to be true, but something as simple as paint makes a room feel fresh and new. And buyers are willing to pay more for a turnkey home that doesn’t require any work. Talega is almost 16 years old. Paint should be refreshed and brought current, from the exterior to the interior, every ten years. To appeal to a larger buyer audience, choose a shade of white, grey or another neutral.
You don’t have to spend a lot to increase the value of your home. Focus instead on wisely spending what you can afford.
”
2. Work on Curb Appeal
3. Update the Bathroom and Kitchen
Working on curb appeal is all about maximizing first impressions. Landscaping is another area where you can make changes regardless of your budget. Start with trimming overgrown bushes and trees, cleaning up your lawn, and drawing attention with flowers, shrubs and other greenery. Not everyone has a creative eye so if necessary, hire a landscaper to design your outdoor space. An expert can select plants that are low maintenance while still enhancing your space.
As we know, the kitchen often sells the home. The bathroom is a close second when it comes to meeting a buyer’s expectations for an updated space. Whether you can afford to do a major remodel or can only budget for a few small changes, these are two areas that you should focus on. Even with a limited budget, you can address the areas that will get the most attention such as lighting, hardware, countertops and cabinets. When in doubt, a coat of paint will always make rooms look and feel brand new.
4. Get a Home Inspection Why wait for the buyer to request a home inspection? Before you list your home, hire an inspector to find out first about any potential problems. For a few hundred dollars, you can prepare your home for sale and have the time to fix any issues that could lower your property value. Ask a trusted real estate professional to recommend an inspector. Hidden problems like water leaks, pest infestation and electrical problems can cause serious damage and will result in a lower price for your home.
5. Improve Energy Efficiency Buyers will pay more for a house that is energy efficient. Who doesn’t like the idea of saving money over the long-term? Install new appliances that require less energy or replace old windows to prevent leaks. Simple changes can make the difference. You can request an audit from your local utility company. Identify areas that need to be repaired so you can make changes before you list your property. You don’t have to spend a lot to increase the value of your home. Focus instead on wisely spending what you can afford. You can sell your home for top dollar faster with the help of a trusted real estate professional. The Echelberger Group is a full-service team with a list of vetted vendors to meet all of your real estate needs. activities to do in the local community to further enhance the educational experience. As an alternative to overloading young students with homework, there are many things that teachers and parents can do to make sure that students are motivated and open to learning more.
“
BY DR. DUSTINE REY
Homework
LAST MONTH’S ARTICLE explored the contentious
topic of homework in the elementary school years. Many researchers, educators and parents assert that premature and improper homework can hinder the development and academic growth of children under the age of twelve. However, there are conditions under which homework can provide positive and valuable benefits for elementary school children and their families. Not all homework is created equal. Benefits prevail when an assignment includes a clear purpose and a connection between the school and home relationship. Homework should invite parents into the process of a child-led activity so that the child is sharing information, rather than learning new information at home or practicing rote memorization skills.
that is age and time appropriate, includes a clear purpose, and invites families to connect has lasting benefits.
One example of this is having the child review parts of a lesson that have been taught at school, requiring parents to listen and discuss its content at home. This type of sharing creates dialogue between families and allows the child to drive the process of sharing what he or she has already learned in the classroom. Some schools send home pictures of lessons from the day and invite families into discussion from a teacher-generated topic list. These discussions are sometimes accompanied with
”
Reading homework can be more beneficial if it is fun for the child. Parents and teachers should find subjects that kids are interested in to either stimulate them to read themselves, or to read aloud. Although personalizing this activity for each child will require more effort than homogeneous homework, the benefits of fun reading will be noticeable.
The “Ten Minute Rule” recommends children spend about ten minutes on homework per night for every year they are in school. That would mean ten minutes for a first-grader and an hour for a child in the sixth grade. Those ten minutes can be spent reading for fun, sharing topics from school with parents, or finding museums and community events that connect to the content of a child’s class. Homework that is age and time appropriate, includes a clear purpose, and invites families to connect has lasting benefits. Homework that lacks real meaning or is given as “busy work” may cause disruption in the home and hinder the intrinsic motivation to learn. Investigate your child’s homework: Do you clearly see the purpose in it? Is it time appropriate? Does it serve to invite families into the learning process? If your answer is no, then meet with your child’s teacher to find out more about his/her homework policy and their intention for positively enhancing the school/home connection. Non Profits & Community News CHOC Los Ninos Guild Has a New Meeting Place @ The Outlets At San Clemente
On Monday, June 20th, the Los Ninos Guild held its final meeting until the new fiscal year begins in September. The members were thrilled with the meeting space at the Outlet Center. We will be having all our board and general meetings in this facility next year. The restrooms are not to be missed with their heated seats and lavish surroundings. The kitchen/bar area was perfect for the catered luncheon. The size of this venue allows us to grow and we hope to attract more women interested in promoting Children’s Hospital of Orange County and CHOC @ Mission Hospital so all children are served regardless of their ability to pay. Come join us in this worthwhile cause and make new friends, too.
CONTINUED FROM PG 7 - HOME APPRAISALS
A great appraiser can save you money by giving you a pre-listing assessment and providing solid facts about your home’s value, its comparison with market sales and listings, and where to spend your efforts to maximize price and minimize the risk of the bank appraiser ruining your sale. Appraisers are obligated to be objective and have no emotional or monetary investment in the transaction.
with that of your appraiser— you’ll know how your home stacks up against other sales and listings in the marketplace, and you’ll have a reliable opinion to assist you in which offer to accept. Get ahead of your competition. Hire a professional appraiser to complete a pre-listing assessment before you list. A good appraisal is an investment, not an expense.
Knowledge is power and being proactive before you list your home can give you an edge in the market. It can help you in the selection of which agent to use by comparing their market data
